Property Ratings at The Yorkshire
Don't be fooled by the lack of security deposit--it is not worth it. To avoid having roaches crawl across your kitchen counters on a daily basis, one must spend an entire day putting all items (food, plates, pans, silverware, ect) into plastic bags then must vacate the apartment (your pet too!) for several hours. If you do not have an entire day to devote to this huge imposition, you will be living side by side with roaches. Evictions and police activity are a regular occurrence.
I have lived in my apartment since 2012 and I never really thought about moving until the new management team took over the building. I actually like my apartment for the most part, but the management staff and the current construction project make living here very uncomfortable. I consider myself to be low maintenance, so I very rarely contact management about issues unless things are really serious. Every interaction that I have had with the current management staff has been incredibly unpleasant and rude. Once I asked to borrow the dolly that is kept in the front office. I had to go into the office to ask for it because the front desk person, who is also incredibly rude, was in there talking with the other two staff members. They flat out lied to me. They said that it was not there and I had to track down the maintenance guy and get him to lend me his dolly. I could not believe it. On another occasion, I had a question about my rent. I continuously asked the management team in the office and they never got back to me. So, I got the name of their supervisor from a previous management team member with whom I maintain contact (she was here when I first rented the apartment and she is wonderful). When I contacted the supervisor, I got the same runaround from him that I received from his staff. Yes, there are bugs. I moved from a suburb and I just figured that it was part of city living. An exterminator visits the building every week and you can ask him to visit your apartment at that time, as many times as you want. Yes, it is noisy. I live on one of the higher floors and the noise is still pretty bad, but you get used to it. It is 16th St after all, so noise should be expected. I definitely would not recommend renting an apartment at the Yorkshire until the current management team is replaced. Lenkin (the owner) has been very slow to respond, so I would just recommend steering clear of this building. It's hard because its such a good deal (all utilities included) in a convenient location. However, I don't think that I should have to be afraid to walk into my apartment building in case I run into one of the management staff. I'm leaving as soon as I can.
This building is full of roaches and mice. The staff at this building are HORRIBLE. They ignore, deceive, and do not communicate with the resident. They file frivolous lawsuits and notice of evictions against their tenants if you file any complaints about mice, roaches or anything that broke like elevators. Trust me when I say this....but this is NOT a building you want to live in. While the front desk staff are incredibly kind and helpful, the folks in management above them are stunningly rude, unhelpful, and unnecessarily aggressive. I actually fear worsening treatment for writing this review and speaking out against them. This is the same management company that controls The Park Hill Apartments - see those reviews to confirm these complaints. They are undergoing a major construction project for the majority of 2016, replacing the plumbing system. The current plumbing has horrible issues with water pressure, rust or algae in the water (making it a brownish-red), and atrocious smelling water that comes from the tap. Be warned, if you're a prospective renter and they don't tell you that upfront. Finally, the building advertises that all utilities are included in your rent. Please be aware that you are asked to pay an additional amount sometimes up to $150 per month towards electricity starting April through October with no explanation how they arrive at this amount. You are given notice in April with all amounts outlined and these utility charges are not based on consumption.
Rampant roach problem, even on the eighth floor. Property management is evasive, rude and unwilling to take responsibility for the problem. The tap water is yellow and smells of sulfur as the water pipes have not been replaced since the 1940s. They are undergoing a major reconstruction project in which tenants will be temporarily & involuntarily relocated to a furnished apartment while each apartment undergoes major demolition. This will require tenants to pack or wrap all belongings in plastic so it is basically like moving all over again. Their roach terminator also requires the entire kitchen & bathroom be empty before treating your apartment, so again, it is basically like moving all over again.
