My boyfriend and I have lived here since August 2024 and so far it is a perfect first apartment. When we first moved in, we had a few complications however, maintenance came within MINUTES and fixed everything right up even weeks later they do things in a perfect timely matter, I believe it is perfectly located in College Station for college students attending A&M. There is a bus stop, but also not a far drive to campus. We love it so far and so do our pets!

I have leased an apartment at The Zone at College Station for my son for the past two years. Any issues that we had were dealt with quickly after a message to management; including brand new carpeting in his room the day before he moved in due to the prior tenant having a cat.

The zone is a great place to call home away from home. It has many things to offer for everyone such as 2 gyms for the gym rats, 3 pools for the swimmers, a tanning bed for the sun kissed, and study rooms for the hard workers. The zone takes care of their residents with many events throughout the month. The workers also help you with any need you have. I would definitely recommend living In The Zone!

I lived at The Zone for seven years. Over that time, it went from a wonderful community to a money trap for the unwarry. Management went from truly caring about residents to finding new and creative ways to squeeze money out of them. When they ran out of ideas for new charges, they cut back on services. For instance, the pool was almost always closed, the dog park was never maintained, the door to the clubhouse was always broken, treadmills in the gym never worked, etc. Management also became increasingly bad at communicating with residents. They'll tell you one thing one day and something completely different the next. They'll claim they sent information but it will never arrive. They'll change procedures and policies without telling you. They'll promise you things to get you to renew your lease and then not follow through. If you are unlucky enough to find yourself there, do not have any communication with management that isn't recorded, and absolutely don't trust that their resident portal will accurately keep your records. Record absolutely every interaction, even if it's just to say hello!

I’ve lived at the Zone for the past three years in a 3x3 apartment. Aside from the fast WiFi, this complex is terrible to live in for more than a year. When my roommate got cancer we asked management to extend his lease by a day so he can move to another location (since his lease ended and his treatments were severe). It took more than a month and a dozen phone calls/emails and several barriers by the front desk to be taken seriously. Maintenance will regularly come in without face masks or warnings. When my washing machine broke we asked maintenance to fix it; after they said they “fixed” it, the washing machine flooded our entire apartment. After that, they replaced the padding in my bedroom, except they didn’t bolt down the carpet all the way, leaving exposed nailing. Maintenance and management ignored and are continuing to ignore the problem after almost a month has passed. You get what you pay for living here. Rent is cheap, but management isn’t there to help you.
I actually lived here for my four years at TAMU. It's an ok place to live and a short bike ride to campus. It might not have all of the bells and whistles of other apartment complexes but it's worth the price and management is reasonable in taking care of work orders. If I had to do it over again I'd still choose The Zone.

All I’m gonna say is that I was shocked the first month how much utilities where for a two bedroom two bath. Not to mention that most other places (much nicer places) put the utilities into the price so you don’t get screwed into paying more for a crappier apartment. Make this your VERY last choice while looking for apartments in College Station/ Bryan.

Absolutely loved my stay at this beautiful complex. As a resident of two years, I have thoroughly enjoyed living here. The maintenance team led by Larry is your typical Southern friendly good ol' boys that take care of ya. The pool, volleyball court, and basketball court are well maintained and provided hours of enjoyment after hours of brain numbing study. The office staff is reasonable and fair. There's always a hello and smile when you walk in and the coffee's free! Highly recommend staying here.
Horrible place to live!! I am not a disgruntled tenant as some would have you to believe. These are just facts. DO NOT LOOK AT THE MODEL AS AN INDICATION OF THE THE APARTMENT YOU WILL RECIEVE!! The actual units look NOTHING like that! Although the office staff is nice, don't let the friendly smiles fool you into believing that extends anywhere outside that office. I'm not gonna take a lot of time bashing the Zone per se, I'm just gonna ask that you do your homework and you will see for YOURSELF that theZone is NOT the place to be in any shape, form, or fashion. Please! Don't take my word for ANYTHING! All you have to do is comparisons. Both on prices, and the condition of the apartments and you will more than likely be appalled!
