Located five minutes east of Downtown Syracuse, the lively neighborhood of Eastside provides residents with all the convenience of city living but at a lower cost. The community is home to Syracuse University, but Eastside itself has blossomed into an exciting destination in its own right.
You may find many groups of college students hanging out on Marshall Street, as this road is lined with several cool shops, bars, restaurants, and coffeehouses. Nearby Thornden Park’s expansive green space touts numerous sports fields and recreational facilities. At the southern end is a rose garden, dotted with hundreds of gorgeous blooms in a variety of hues.
When they’re not at their Eastside apartment homes, students and locals alike could be rocking out at a concert at the Westcott Theater. Residents take comfort in the medical centers in the area, and enjoy a round of golf at Drumlins Golf Course in Syracuse.

The experience has been great so far. The apartment is brand new and the amenities are all great. I love the 24/7 gym access. The fire pits outside at night are great for hangouts with friends

I love living here however I feel there was Some dishonesty about the parking situation here which can be dreadful and Impossible. I love the layout of the apartments. They also have a nice system for receiving packages.

I love the apartment! However, I have more issues with the roommate preference system. Everything I put was done the opposite. For example: said dog only, and live with a cat.

Living in theory has been fun however not all amenities are open. I have been waiting for the hot tub to open since the day I moved in but it has not.

Ive lived here for a few months. The rooms are great. Kitchen appliances (stovetop) were dirty. Hot tub has been broken. Gym and other facilities are great

I like living at Theory so far. The only downside that I can think of is the fact that the bedrooms aren't the same size. This is unfortunate if you end up in one of the smaller rooms -- because they are SIGNIFICANTLY smaller. Otherwise, love Theory though.

Very nice complex, but my apartment was not cleaned or maintenance checked before my roommate and I moved in, even though we confirmed with the leasing office several times that it would be.

Loving the amenities and have not had any major issues since moving in! Only downfall is I was unable to obtain a parking pass for the garage....

Wonderful experience thus far. It's a very safe building and the management has helped me with all the obstacles I've encountered. The maintenance team is speedy and the common spaces and kept very clean. Highly recommend it to anyone who is apartment searching and doesn't mind being a block or 2 further from the university.

Theory is super nice! Very homey and fun to be surrounded by people my age. Only cons are kind of loud sometimes and some apartments are kind of worn.

The apartment itself is spacious and beautifully designed, with high-quality finishes and a layout that maximizes comfort and functionality. I particularly love the large windows that let in plenty of natural light and the sleek kitchen that makes cooking a pleasure.

I love the peace and quiet at Theory. I also love their complimentary coffee station; it is so cute. The gym never feels stuffy, and there is plenty of equipment.

I've had a great experience living in this community. The apartment was clean and well-maintained when I moved in, and the management team has been responsive and helpful whenever I've needed anything. I love the apartment but I am disappointed that the hot tub has not worked since I moved in. I also feel I had a couple of things wrong with the apartment but the maintenance was helpful and came quickly to fix it.

Great community vibes, lovely amenities, good location but definitely could be closer to campus. the apartments are decently sized, and the online rent payment option is so easy

Theory is great but obviously you have to be lucky with roommates. I highly recommend Theory for studio/one bed or if you are signing up with your friends!

Overall the room was good. Very large and spacious. The amenities were good. It got noisy sometimes especially at nights. Distance from school and everything else was perfect.

The staff was nice but they can’t help you with anything in emergency. I have experienced many times that my food was stolen, and the apartment can’t do anything with it. It’s not that hard to spent some money and get an electricity food cabinet to protect residents. Also during the first year when I moved to here, I experienced a huge internet shut down during my final week. It’s frustrating and the apartment did nothing until everyone was complaining about it. Also you would never tell whether your room will face a giant trash can.

I caution anyone considering tenancy at Theory. My experience with Theory has been deeply disappointing. As a tenant of room 153B, I've encountered numerous issues highlighting the management's lack of responsiveness and fairness. Firstly, the subletting process was marred by inefficiencies and poor communication. Despite clear intentions and efforts to follow the provided instructions, technical obstacles and delays hindered the process. Critical information regarding the subletting arrangement was only communicated at the eleventh hour, causing significant inconvenience. Moreover, the management's handling of roommate concerns was equally unsatisfactory. Despite multiple complaints regarding a roommate's cohabitation with her boyfriend, management failed to address the issue adequately. This lack of responsiveness created an uncomfortable living environment for myself and other tenants. To compound matters, the management's decision to prohibit subletting due to one roommate's preference for a female roommate, while disregarding my own preference for a male roommate, reflects inconsistency and favoritism. Overall, the management's failure to address these issues promptly and equitably reflects poorly on their professionalism and commitment to tenant satisfaction. I caution anyone considering tenancy at Theory.

The room was very spacious and really comfortable. The apartment, overall was very nice and spacious. I loved how convenient it was to have the laundry room inside the unit and how close the apartment is located to pretty much everything.

Good facilities, but staff are not kind. However, the price of rent is reasonable. Overall, I am enjoy staying in Theory Syracuse. Also, the laundry machine should be cleaned and I requested several times, but there is no changed.

It was so good! i love the gym and how quiet theory is in general. i love the study lounges and the outside area and cant wait to use when warm outside.

I have had a great experience at Theory. I love the security of the building and rooms themselves that make me feel safe as a resident. It is also a convenient location due to the restaurants that are less than a five minute walk away from the building.

Very nice apartments with underground parkings. Sometimes I can hear people laughing loudly in the hallway. The amenities are okay. Sometimes I can hear garbage truck banging. Other than these, everything else seems pretty good.

Hot tub doesn't work, cheap flooring, and the trash room is gross. That said, the gym and saunas are great. The office staff, especially Janaysia, are professional and quick to respond to issues usually.

I like these apartments. My only complaint is that sometimes you hear loud music at night from other apartments because the walls are thin. The staff is great and they keep your delivery package safe if you are not home.
