Property Ratings at Thirty-One 32 Cypress
Every concern & question I had the office manager didn’t hesitate to answer those questions! The unit was beautifully renovated besides the vertical blinds I don’t like, but that’s just a preference!
We have been without air for 3 months. We have sent SEVERAL maintenance requests and emails. All of the maintenance requests get closed out saying that they are completed when maintenance came to our apartment ONCE to give us a SMALL AC unit that doesn't even cool off half of our apartment. We have lived here for 2 years now. Ever since the management change the maintenance has been HORRIBLE!

Thank you for your feedback. We are pleased to share that the property is under new ownership and management as of September 20, 2024. Please let us know if you have any outstanding concerns. We hope to exceed your expectations in the future. Thank you!
These apartments are way to expensive for the health dangers they have. They've had a price increase since I moved here and they aren't worth what they cost before hand. If you like mold, roaches, terrible management and lazy maintenance, this your place. I recommend spending your hard earned money elsewhere.
We’ve been living here for about 2 years. Our bathroom is full of mold on the ceiling and around the walls. We called maintenance and they washed the walls off and told us when we shower to shower with the vent on. Now mold is on the ceiling and the property manager (who is awful and VERY UNPROFESSIONAL) told us this mold is our responsibility. Our heat has been broken for MONTHS and all they keep saying is we have to get a new thermostat. We’ve been waiting for a new thermostat for MONTHS!!!!!!!!!! This is the worst place to live. I wouldn’t want my dog staying here. Please don’t move here if you can help it. Mold is EVERYWHERE!

Steer clear. The leasing agent, Nick, was lovely, but everything else about my experience was miserable. There was a move in special for the first month, so me and my wife jumped on it and moved in January 4th. When we showed up to sign the lease, there was no printer ink, so we were handed the keys and told we could go ahead and move our stuff in. We found holes in the ceiling, and the sliding glass door had a pane shattered out. We went ahead and moved our stuff in with full intentions of getting maintenance to repair the items in question. The next morning, we woke up and did a thorough search, and discovered mold. Orange, grey, black; you name it, and we had at least one colony of it. Immediately, I moved my wife and two children out, along with all of their clothes. I had to stay behind due to there still being remaining items. I tried to call the leasing office, and found that Nick was not cleared to do anything in the system. I waited, living in this horrid unit that was pushed onto me and my family, until Monday, when I finally gave up and called the better business bureau. They FINALLY called me from corporate and informed me that there was nothing that could be done for nearly a month. They did offer to move me and my family into another unit... That had water damage, holes in the ceiling, and mildew. The following day, Tuesday, I met the property manager. Her name was Lauren, and she was single handedly the worst part of our experience. She refused to let me explain the situation, claiming she was caught up already and "wasn't going to go back and forth with me." That's a real quote, from someone who works in a service industry! I couldn't believe it. So, we signed our notice of evacuation and I asked for her supervisors number. She refused, and gave me the same corporate number I have been bounced around at for days. All of my stuff will be out of this godforsaken place by tonight, and I'll be free of this absolute hellish experience. If you come here planning to stay, deal with Nick and Nick alone. But, preferably, stay away. This place is bound to get condemned.

STAY AWAY!!! I'll start by saying that I have seen worse living conditions than these but when you add on POOR CUSTOMER SERVICE, this ices the cake! I have been a tenant here for over a year and still experience the same issues that I did a year ago, seems worse with management changes. For starters, poor landscaping habits do not keep the grass cut and most if not all sidewalks ARE INACCESSIBLE! I have practically begged them to change this to make the sidewalks more accessible but nothing! Next, the site's mailboxes have been out of order for about three months now. They started allowing tenants to pick up mail from the rental office but once new management came, it was decided that all tenants would have to travel to HOMEWOOD to pick up mail! So today I go to express to the property manager that I had to wait 30 minutes at Homewood's post office because at first NO ONE could find my mail!! Before this trip, I called and was told that a notice was sent to all tenants stating that mail pickup is in Homewood but I have yet to receive a notice. Maybe it went to Homewood (well, she said it went to Homewood) or not!! I drove to Homewood earlier and checked my mail and still no notice and I am still missing important mail, that's not at the post nor rental office. In addition, when asking about the date in which mailboxes would be fixed - it's still unclear because a new date is given each time But, don't fret because if you have packages being delivered, there are left in the rental's office as a courtesy of the property manager. Yes, weird, I know. Next thing, I have submitted reports of mold and attempted to submit a report to the new property manager today and had the police called on me! YEP!! The new property manager felt the need to call the police! She stated that I was being rude and wouldn't leave the office. Granted I told her I would not leave the office until I finished submitting ALL of my requests, and since that involved work she wanted no parts of that, but I was not rude! Definitely annoyed and still am, but never rude!! Anywho, the police came, I am "banned" from the rental office, the sidewalks are still inaccessible, rats and roaches still roam the property, roads are still in poor driving and walking conditions, mold is still present in multiple rooms and HAVE NOT been treated, and the world still turns!!!!! Happy Monday to all aspiring renters, but please make note and spare yourself the trouble!

Let's see, I don't really know where to start. This is a very poor property in very poor condition. To begin, we had rats here for over a year! That's not a typo - RAT INFESTATION!! Then there was a major roof replacement. Just imagine many people walking loudly above your ceiling, dropping heavy objects above your ceiling, and using extremely loud power tools from sunrise to sunset! Just imagine parts of your ceiling falling to the floor and holes in your walls. Needless to say, quite a miserable situation for at least 2 weeks!! Then, since the roofers did such a poor job, they had to come back a second time, and I had to endure this again for several more days! During this period, I had only intermittent satellite TV (satellite was owners decision, not tenants) and NO AIR CONDITIONING! Both were damaged by the roofers. After 2 months I finally have TV service, but still NO AIR CONDITIONING!! Inside temperature averages 82 degrees! Throughout all of this misery, it has been difficult to get a straight answer from management, since they don't often answer the phone. You have to go directly to the leasing office for any information about your issue, and if you press them at all, they speak to you like a child!! I am simply waiting for my opportunity to leave this dilapidated property!! Here's the thing - the management of this property is overwhelmed with all of the serious issues here (I've just named the most serious ones) and cannot take care of the residents they have, much less bring in new tenants. So to sum it up, if you have to choose between Cypress Gardens, Hoover AL and a tent, PITCH A TENT!!!!!!!

I was moved into a unit and went 5 days with no heat because the gas line and entire heating unit had to be replaced. Rent for the following month wasn't prorated because they "accommodated" me by providing me a small space heater to heat my entire apartment until the heating unit was replaced. It is the middle of the winter at the time of this review. Also, cable and internet are not included. It was an additional charge and you have to pay the installation fee of $65.00. You also have to pay the additional charge of $70.00 a month whether you have the services installed or not !! According to the leasing agent Randy.

Do not stay here maintenance is a joke. They will come and try to fix things but never do. The rats are out of control they are everywhere in the walls and the ceiling. You can hear them running around all times of the night. The property is a joke. Don't believe me just drive through it one day. I have to move ASAP!!!! It's so not worth it trust me

This is one of the worse places to live. First of all you have to deal with rats the size of dogs and residences that so not have respect for you or their properties, managers didn't care about the upkeep of the property.. Nothing done about nothing. Hope you have more luck in getting your deposit refunded. Been gone for 3 months and have not received anything yet only a bunch of lies.
Maintanance won't fix anything.Grass wasn't cut for two months.Theres dirty diapers and trash in the road everywhere. The police are constantly over here.Someone was trying to get into my apartment at 4:00 in the morning while we were asleep.A very unsafe place to live at.This place is worse than the projects.
Had a friend move here about month ago . Several issues with apartment when moved in and to this day the majority of them not fixed. Numerous trips to office, phone calls and left messages, no response. Called the corp. office and no return phone call either. Very disappointed and upset dealing with all this. Told him to fill out walk thru paper with things wrong and return to them , said it would be taken care of and no show on Date nor call.
