I strongly advise against renting an apartment here. Since moving in, I've encountered numerous problems, and the management team has been unhelpful. Recently, they hired painters to work on the building's exterior, and my car ended up covered in paint. Despite sharing proof of the damage, the management team has offered no solutions and insists it's not their responsibility, refusing to collaborate on a resolution. I even asked for a small, one-time rent reduction to compensate for the stress and time spent dealing with this (~15 hours after obtaining estimates showing over $1k in damages, working with adjusters, and dealing with the management team) as well as being out of a car for two days while its repaired, but they rejected my request and continue to deny any responsibility. Please heed my warning and avoid signing a lease with them. I relocated here from another state, and they pulled a "Bait and Switch" with my apartment. The unit I was shown was nothing like the one I was given. Adding to this, my oven has been malfunctioning for two months (still not fixed), along with the car issue and other various problems, it's evident that the management is incompetent.

Zero Stars. WARNING - DO NOT MOVE HERE!!! This is a horrible place to live due to the management. Literally the only positive is the location. They charge absurd fees for NORMAL wear & tear to an already VERY worn down apartment - where ALL of the things they have asked to pay fees for were ALL broken & worn down upon move in. This is completely using their tenants to pay for repairs, when they aren't willing to repair it themselves. I'm appalled and offended by their lack of morals & treatment of people.

I've lived at Thirty377 for two years and have enjoyed the experience. My apartment is spacious with plenty of windows and natural light, extra storage space and a convenient location. Cheryl the Resident Services Manager is always very friendly and helpful. The property grounds are well kept and the location provides easy access to the Katy Trail. Anytime I've had a service issue or maintenance request it is addressed promptly by Luis. Parking is also a plus with assigned spaces in a covered garage. Thirty377 is a wonderful place to live.
TOTAL SCAM! THEY ARE ASKING ME TO PAY $700 FOR DAMAGED CARPETS AFTER MOVE OUT?????!!!! Seems like this is a common practice for them. I was a resident in Thirty377 in Dallas, TX. I moved out 5 days before my lease end date and asked them prior for a walkthrough which they denied because the “service manager does it on his own time” I asked if they can get back to me if they found anything which was supposed to be next day, they didn’t. Out of no where I receive an email with an attached document saying I owe them more than $700 because they had to replace all carpets in the apartment?!! I had a cat and there were ZERO incidents where it peed or pooped on carpet!!! Plus they took $500 non refundable pet deposit PLUS pet rent, what the hell is that deposit for then?!!! I called someone from the billing department and she literally yelled and screamed at me on the phone! She’s crazy!! And when I told her you don’t have to yell she said NO I DO TO GET YOUR ATTENTION BECAUSE YOU DON’T SEEM TO UNDERSTAND ME! Seriously? What kind of employees are they having there? I’ll be reaching out to corporate and they don’t get this resolved I’m lawyering up! 2 of my neighbors had the same thing happen to them... they drag you in with their “specials” then make it all up when you leave knowing you can’t do anything about it......STAY AWAY!!!
I'll start with the good: - Location: This property is just west of West Village, so you have all the amenities of the Uptown area without as much noise (with the exception of renovation construction). - Maintenance staff: Maintenance requests were resolved quickly and thoroughly. And now why I am so glad to get out of that hellhole: - Management company: UDR imposes any regular replacement costs upon the most recent tenant. We moved in and the carpet was a mess, but when we moved out, we were charged $400 for a carpet replacement. Most decent complexes replace the carpet for each new tenant, but UDR passed the buck for the replacement to us because we couldn't argue without going to court for a small claims case. It's highway robbery. When we called for clarification, their customer service rep started out condescending and ended the conversation by screaming. - Parking: Each unit gets a single (tiny) parking spot. If you want to be able to park, it'll be an extra $50/month, per spot, which tacks on a good bit to the monthly rent. - Mail: You have to pay a monthly fee to get your mail delivered, and if you're not able to pick up within two days (which, if you travel for work like I do, is sometimes unfeasible), you get charged $3/day that it's stored. Despite the fact that we paid every month, on time, my mail service was shut off TWICE by management, and all of my mail was returned to the sender and deemed undeliverable. Never mind that I got charged fees for returned mail, and that I was waiting on wedding invitations and time-sensitive work documents. - Amenities and fixtures: You absolutely are paying for the location here. The apartments are not very nice, and the gym and pool are tiny--you'll wait to get in the water or on a treadmill. If you've got the patience and the pocketbook to lose both by moving here, sell your car, send your mail elsewhere, and make sure to take pictures of every angle in every room before signing that inventory form.
This complex appears to be (and charges rent) like luxury apartment homes. However, once you move in everything changes. Construction is shoddy and cheaply done. You won't see this in the apartments they show, but there are all kinds of little issues with mis-aligned mirrors and paint chipping. Although the the show apartment there is a beautiful new washer/dryer, once you lease you'll be rented units from the 1970's that barely run. And to top it all off, they charge you for getting packages ($20 sign up fee $3/month $3 each day you don't pick up). All of this would be acceptable if the apartments were a steal. But these are luxury rents for low-end apartments.
Construction since December, charges for package delivery, pool under construction since December, and bait/switch when you try to move out. They ask for 2 months rent to break the lease but hold your check and ask for another months rent....totaling 3 months rent. When not using the outsourced locker system they pressure you into signing up at $10/month at every opportunity. The main parking garage has been under construction since December and it does not look like they are ending anytime soon. Do yourself a favor, skip this location and you will be much happier. The whole complex seems to be more concerned on how it looks than how it operates.
