Upon move in our unit has haphazardly cleaned. We filled out the move in form with the damages and none were taken care of until I submitted service requests for each one. Over our 20 months of living there, we were without AC for over 5 weeks in the summer heat, had our balcony doors replaced (required by management) which left cold air flowing in during the freezing winter months, our flooring ripped up to fix the balcony doors they incorrectly installed, and also had multiple vendors allow themselves in after multiple requests management sends a heads up of anyone coming in or management escorts the vendors. We were able to move out and they came to us 6 months later with over $1,000 in charges, including full carpet replacement that I have seen many people also complain about here. The management office also has constant turnover so if you have a problem, the next property manager has no idea of your past issues and nothing ever gets resolved. The apartments are outdated unless you live in the Stags Leap part and is the worst managed apartment I have ever lived in. Stay away

In addition to the awful rat problem that they refuse to deal with, management charged $3,000 in excess of the security deposit to replace the carpet after move out. When asked for proof of damage, management was unresponsive and just sent us to collections. Management also argued the validity of our 60 day move out notice when an email was sent explicitly stating that we would not be re-signing our lease.

A lady who works here, name starts with an T and ends in an A, lied to me. I was told that I was going to have a corner unit so I signed to that unit. Upon move in day, I was given a map of my unit. It was not the corner unit I signed for plus my unit was filthy! Never got treated this way from an apartment company. Don’t work with her and reconsider your move here. Also maintenance takes too long to respond and the people in the office don’t care about you

Ridiculous charges by the apartment after staying for 4 years at the same unit. PLEASE STAY AWAY. Dont they expect basic wear and tear when some one lives at the same apartment for like 4 years ? I got the apartment cleaned as well.

They blew up my phone with calls, text messages, and emails all week since I scheduled a tour then the morning of the tour they cancelled due to scheduling conflicts claiming the other tour was confirmed despite the fact that my tour was confirmed as well. I would’ve loved to have given this place a solid chance but that was my sign to not lease with them.
BEWARE: this place is infested with rats. We have been living here for a year and in that time the building management has done nothing. All they need to do is to put bait stations around the property, but they refuse to contract with a pest control agency. So the result is a total overwhelming population of rats. Every night they swarm over people's properties and we wake up to find furniture destroyed, rat droppings everywhere, and the building management does nothing despite tons of complaints from the residents. It is not safe for young children to be outside the house after dark. DO NOT RENT HERE.
1. All phone calls and emails go unanswered. 2. Rent went up $300/mo after only one lease term (12 months to 12 months). No upgrades, crime increasing, rat droppings on my patio every morning, gym equipment is always broken, where is all this money going? In addition, I received a suspicious addition charge on my Dec-22 rent/utilities bill. I had originally paid in full, which included my usual water/sewage charge of ~$30. Then after rent was due, I was charged an additional $78.11 for water/sewage (I had already paid this). I called and emailed the office and left voicemails, but have not had one of my communications returned. This began first week of Jan-23. After over a month of no one answering my question about this erroneous charge, I asked BBB to step in and help. This was a month ago, and still have not received a response or explanation as to why my water/sewage was tripled. I don't mind paying what I owe, but this is very shady and suspicious behavior.
Management is an absolute joke. Just keep driving by and don’t stop. They let a vacant apartment flood above me, now myself and a lot of other renters are being kicked out. Their solution is to give us “nicer” apartments at a higher rate or leave without any help. Also, if you like rats, then I guess this would be a great place stay. I have pix of an ungodly amount of rat poop in a garage they leased to me 2 days prior to giving me a 7 day notice to vacate due to their negligence.

It’s not the trash service. It’s the tenets. The trash service does their jobs. According to the rules. Boxes must be broken down for example and I thought there was a rule of how many bags and broken down boxes that the service can take. The tenets don’t care about leaving an empty trash can outside their apartment for months now. In fact it’s been months upon months. They put trash out on holidays it sits there from the night befor to the night after a holiday! The tenets do not follow the guidelines! All the residents who have lived here for years follow the rules. apparently the tenets are aloud to do what ever they want. It’s disgusting. I’m not seeing any results. Just lots of trash all day and night!! Empty trash cans all over the place. Why should I renew my contract if I have to walk by trash everyday bc the tenets are not held accountable?! They signed documents!!
This property looks great from the outside, the staff was nice and great about answering questions, the sign up was easy however once you are a resident, it's a different experience. As a current resident, I'm very dissatisfied and will be relocating once my lease is up. Keep in mind, I'm a landlord myself. I have respect for my tenant and truly want them to be happy where they choose to live. Just to ramble on about a few occurrences... -Communication is horrendous. Your ambassador or property manager contact is not provided. You have to hunt it down. When you do, it takes days for a response. -Office turnover is high. In the last 2 months, I've had to talk to 3 different ambassadors. I only know I have a new contact when the current one's email is rejected, then I have to go back to the office for a new contact. -Have a problem/issue after office hours? Call a number, go through 4-5 prompts (if you choose the prompts correctly because the instructions are vague) then wait for an off duty person to pick up. Hopefully they do. If not, leave a message and just wait for someone from the office to get back to you. As mentioned above, this may take days. -They fine you for every little thing, or at least threaten the potential in weekly community emails. -Pools are ALWAYS closed. Literally every other week emails that a pool is closed. -Bugs! Yes it's summer in Texas. There is a monthly fee for pest control however bugs everywhere and not a bug guy in sight. Again I deal with bugs at my own property, and I deal with it when my tenant let's me know. I could keep going but hopefully any potential new residents get the point....good luck!
Nightmare ever since I moved back in. Horrible leasing rates and the leasing agents lie, they didn’t pay my realtor a referral fee because I previously lived here, but they didn’t divulge that until after the lease was signed. Management makes poor excuses about the conditions of the grounds. Dog park is made of gravel and slices your dogs feet when playing catch. Tenants neither leash, nor pick up after their dogs so prepare to break up dog fights and step in dog crap at least 3x a week. Construction starts at 8AM which breaks their own rules for noise violations. It’s a nightmare living here. DON’T waste your money.
Management and maintenance will wait months to solve urgent issues. Alarms are constantly going off, people move in to dirty units, maintenance will lie directly to you. I don’t know if the people who work here are terribly disorganized or simply don’t care about their residents. Every interaction is like pulling teeth.
This complex gives residents the runaround once you do move in. I’ve lived here for two years and I am extremely disappointed in the miscommunication. I requested a specific garage three months ago, was told it was too soon, a month later, told I would get a leasing agreement that I never received, then told the garage is unavailable. They only care about selling a fantasy to new residents. This plus the terrible trash service, dog poop, and restrictions on who can use which pools has confirmed for me that I will be moving once my lease is up.
I live in The Charles building at Thousand Oaks and as beautiful and new as my apartment is, it is unlivable hearing every step from upstairs neighbors (and the dog). Unfortunately there is no padding in the flooring so every sound can be heard. There is a reason so many people do not renew in the building.
Management is almost unresponsive and definitely uncooperative! The bad reviews on here are spot on. This place just wants your money all of it for limited amenities (No hot tubs)

I used to love Austin ranch, but it had declined in every aspect over the past year. The apartments are nice, but 100% not worth the money or having to deal with management. Easily the worst management I’ve ever had to deal with, especially for a community that boasts itself on being so-called “luxury living”. I moved out early do to major construction being done (without notifying the tenants of this, mind you) and months later they are still finding issues with my account that had been settled 3 months prior. I’ve lived in many complexes around this area and it baffles me how they are so disorganized and able to get away with such terrible work ethics. If you like being surprised by 1.5 year construction projects outside your door, being hit with fees due to their negligence, and overpaying for an apartment, then this might be the place for you. Good luck, you will need it.
Can’t get anyone to return my calls in leasing office. Misc. maintenance expenses included in “water bill” that are never broken down or accounted for, makes me question where my money is going. Debris covering parking lot and bricks in parking spaces that never seem to get used.
Listen to everyone else that says they will just scam you for money. They don't care if what they are doing is lawful or not, they want your money and they will act like they have the power to take it. Don't fall for their scam.
Do not live here. The management will do anything in their power to take your money, even it's unlawful. If you want to keep your money, stay away.
Do yourself and your wallet a favor and stay far away from Thousand Oaks. The accounting office is BEYOND unreasonable and the higher management is no help. They don't care about good-standing tenants!!!
They will try to steal every penny they can from you. I used to love Austin Ranch when I rented from them the first time, but it has gone down-hill so fast. On top of that they will send you eviction notices even when you paid prior to when rent was due, harass you half way through the month requiring you to submit proof of payment, and then act like they did you a favor taking care of the late fees they tacked on when you show them a screenshot of THEIR own system saying we paid on the 29th. They would not help me log into the account requiring me to pay in person and then they claimed to have lost a money order until we said we were going to do a stop payment on it. My roommate was charged twice one month for her half of the rent and they refused to refund it, they would only credit the account so I had to pay for her groceries that month, otherwise she wouldn't have been able to eat. My car was broken into and about $1500 worth of stuff was stolen. Crime has gotten so bad, they had to put up signs around the property and send out emails to everyone. They don't change the air vents, it had MOLD all over the unit. They also don't send pest control (which you pay for every month) out unless there is a problem. The first time I lived here, it was rats. The second time, my roommate was bitten by spiders twice. They charged us $3000 to move out and their statement had multiple errors. We were so tired of dealing with their incompetent staff, we paid it, just to be done with them. Don't make the same mistake we did, moving here.
Austin ranch is a pretty good community, and the amenities they have to offer make it that much better. Thousand Oak apartments are a newly built complex with a lot to offer as well as also to improve on. The outside of the complex is nicely groomed and very well maintained. The staff have always been helpful when I have ever had a problem, they are all very respectful. Each Building in the complex has their own set of maintenance crew, which leads to faster fixes when needed. The complex is flooded with pools which is great in the summer because not one pool is completely full. Now for the downs of the apartments; the walk ways and stairwells to get into the apartments are badly stained and need to be power washed as well as the walls on the outside of the apartments. I have a dog, as most renters at this complex, I personally would like more doggie disposal cans I believe if they were easier to access, people would be more likely to pick up after their dog.
The fact that I was dead set on living around uptown and decided to live over here says it's a great apartment. (The cost honesly isn't much different.) You really can't beat the community. My first weekend here I was already recieving emails about an upcoming game night and an end of summer pool party. There are always people walking outside - lots walking their dogs but also just people being active. Access to Arbor Hills right from the complex is great too. There is a square with cafes, taverns, a small convenience store, a dog "spa", yoga... you barely have to leave the complex for anything and if you do, anything you need is probably within 10 minutes. I work from home so the ability to walk to all of these things has been perfect for me.
Positives: nature preserve, friends, walking distance to bars, pools, neighborhood, centrally located. Negative: small space, partying, rats, unkept landscaping

I can't stop thinking of these apartments. This is where I'm planning to move in pretty soon. They are perfect... The best around... Feels like you are living in your own little community. They have got everything from pools to stores to restaurants all in your own community with only the best apartments.
This is a great apartment if you are looking for a strong community feel with lots of outdoor activities. They have activities constantly and really try to bring the residents together. The apartments are nice and as long as you don't live by a pool, noise won't be a problem. Maintenance is quick to respond and the office staff is usually available for questions. Summers are fun because there are over 7 pools to choose from-and a walking trail through the nature preserve. All over-really great apartment community!
Like most people, I HAVE to live comfortably. The place I was at previously did not provide me such a thing. I actually ended up leaving early from being so upset with its conditions. Thousand Oaks at Austin Ranch, however, has provided me with a great, relaxing and social living environment. My leasing agent, Ciara was the first indicator that I would love my new apartment. She provided me with a great unit AND a convenient covered parking spot. The pool I'm located by has fountains running continuously which is very relaxing whether I'm at the pool or in bed ready to fall asleep. In addition, I'm located near dog parks, a nature preserve, a gym (which I was able to cancel my outside membership for) and several pools. I'm beyond pleased with both the living conditions and service provided by this complex and the community that surrounds it.
Thousand Oaks is a great place to live. It is well maintained and the maintenance guys will respond quickly. Pros: * Great Staff * Great Amenities * Active Lifestyle Cons: * Parking is Horrible! * Distance from Tollway or 121 * Not enough restaurants
Thousand Oaks, and Austin Ranch in general, is a great place for young professionals. With its ample walking spaces, quality gyms, 8 pools, quick walks to bars and other conveniences, and distance to major highways, there aren't many places like it in the city, especially on this side of town. The leasing agents are very nice and maintenance is prompt. There are 30 apartment designs, and the are generally feels like a neighborhood.The Cares team hosts many event for the community and the pools are packed every weekend. For a great price this place is a must visit.
Overall great, just be sure to handle your own because the staff doesn't know anything and the rules seem to change every hour.
