Property Ratings at Three Fountains Apartments
Good things Utilities included in rent. Apartment is good. Dart connectivity. Walmart is nearby. Bad Things Corridors stinks due to waste spills. Common amenities are in shambles. Pest issues- roaches, rats. AC will not work when you most need it in summer. Surrounding area is not the best.
Although it seems like a steal, this is a terrible place to move. They shut off hot water without notice, which means you can’t do laundry, wash dishes, and take showers for days. Not enough parking for the residents so if you come home past 10pm, you’ll have no where to park. Management is unresponsive and do absolutely nothing. You can’t control the thermostat and the system is over 20 years old, which means in the summers YOULL be the one sweating in your apartment. Infestation of roaches and stolen packages to top it all off. Would never recommend even to my worst enemy
I know it is kinda of cliche to have a bad first apartment... but this place is absolutely pathetic. The management is slime and they know it. The leasing agents are dismissive about complaints, maintenance does a quick cheap fix with the promise to come back and do a full fix. But of course that never happens because that would mean they have to spend money (which they spend on cheap paint and crappy contractors). I lived there through 2020 and counted down the days till it was time to move out. As for the fire alarms that go off at all times of the day (and night)... the alarm is in the bedroom and it is EXTREMELY loud when it goes off. The mornings it go off put me in a horrible mood for the rest of the day and I fight the urge to rip the alarm off the wall. When I moved in I was blinded by all the “wonderful amenities” offered by these apartments. Two pools, multiple courtyards, and a full game room. The outdoor pool is green four days out of the week and killed with chlorine the other three days. The game room had been locked since the day I moved in and the basement where it is located has been “under construction” for my entire lease as well. There are so many better apartments in Dallas than Three Fountains and I urge anyone strongly considering moving into the apartment to reconsider and look elsewhere. Do not be fooled by the initial appearance, look at the fine details and test the appliances. I can promise you will come across a problem sooner or later. If you do decide to move in... all I can say is GOOD. LUCK
Looks are very deceiving. This place looks nice and seems reasonable for the price but it’s aweful. There’s pest like rodents in the ceiling and bugs, they will add fees in the middle of your lease, half of their amenities they offer aren’t available. Locks don’t work in the doors so anyone can walk in the lobby and there has actually been people seen that are non residents sleeping there and nothing is done. People let their pets run around with no leash which isn’t bad if you like animals. Vehicles get broken into. The application process took 3 weeks but the office girls are pretty nice for the most part and they always listen to my rants about how terrible this is and say there’s nothing they can do about it. I definitely wouldn’t suggest moving here.

Incompitant Management, went back in the lease agreement, roaches everywhere, bursting kitchen sinks, mold, falling celilings, no functional bathtub, water temp. in shower is either scolding hot or freezing cold, fire alarms will go off in middle of the night or early mornings.... JUST DONT MOVE HERE.
I can’t stress how bad this place is. Not just because roaches here are huge, service maintenance is slow to come or ignored, the outdated appliances, residents cars always getting towed or broken into, or the look of the units are stuck in the 70s unless renovated. ITS THE FIRE ALARMS! They go off randomly at all hours and it’s been like this for months. Multiple fines have been issued and they still go off at 4am. Everyone is miserable living in these conditions. The communication with the office is so poor and disorganized. The building is old, some floors are sinking (the second floor at least) and the renovations will wake you up if not the fire alarms. Please don’t move to this area too, this whole street is high crime and it’s not worth the cheap rent. Worst place I’ve lived so far.
The whole building is nasty. It leaks from everywhere. The management do not care. They do not clean trash and rates and roaches are everywhere. Fire alarm (false) goes off many times every week. you don't find parking and car gets towed every now and then. Pool is always nasty and they keep the gym room closed, all they have is broken machine. Once you are in, they will try to scam you every possible way.
The ceiling leaks from top floor and the management does not care. The pool is always nasty, the gym is mostly closed. I never found the game room open. The staffs are rude and does not offer good service. If anything does not work, you put work order and it takes lot of time to fix. Please do not come here if you have option.
