Property Ratings at Three Rivers Apartments
Location is top tier I can walk just about anywhere downtown. We have a nice pool to swim in, laundry downstairs. I don’t have to get a membership because we have that as well. Very nice place to live
I have lived in this apartment for over half a decade. With that said, a lot has changed, and much for the better! They have added nice amenities like a gym, new washers and dryers, a dog park, a completely renovated lobby, new elevators and are in the process of giving the hallways a facelift. Relative to the rest of downtown “nicer” apartments, it still falls slightly on the cheaper end, barely at this point, but still. I enjoy my unit, but it’s definitely a little older despite the facelifts, and when an odor comes up from the pipes, it’s chalked up to being an old building. The windows, in particular, could be a room for improvement, they do not insulate well. On top of that, these units are powered by commercial grade HVAC units, not central air… so it can be a little pricey to keep warm or cool. There have been multiple changes of ownership and management in my time here, and by far, the current iteration is very tyrannical and will threaten to fee you for just about anything. They’ve quit maintaining the dog park, it is now a pit of dirt. They have removed all public trash cans. They will now tow your car if it is parked in a place that is not designated a tow zone. The power that has gone to the head of the manager currently is immeasurable. Even if you are a good tenant and mind your business, she just gives an aura of pure negativity. If it wasn’t for the current management team, I would give the place a 5, but it’s hard to given the circumstances management is imposing on residents. On a final note, Peggy the cleaning lady and Chad the maintenance guy are the only people who are remotely friendly and make living here much more pleasant.
Very old buildings. Elevators constantly breaking down. Very expensive to live here and hidden fees every month. Staff is not helpful and do not care about the residents. Wahser and dryer are in the basement and you have to pay every time
While looking at apartments, this was one on top of my list with how old the building is and the location. After arriving I was disappointed with the amenity's offered compared to other complexes. The biggest deal breaker was that the washer and dryer were located in the basement of the building.

I have lived at Three Rivers for over a year and it’s the perfect mix of location, price and amenities. You are within walking distance of festivals, headwaters park and restaurants. Yes, the building is older, but multiple improvements and upgrades have been completed within the short time I’ve lived here. You really can’t find another place downtown that has all the amenities that Three Rivers does and they are adding more all the time. I’m not going anywhere anytime soon.

The buildings look good at first, until you find out all the problems with maintenance. First, the elevators don't work. In a 14 story building, this is not a small problem. This place is 50 years old but the elevators have never been upgraded and they are worn out. Sometimes they go up when you press down, or the doors close and the elevator goes nowhere (with you trapped inside!), then sometimes the elevators just constantly go up and down between floors with no passengers on them at all (possessed by demons?). A lot of the time they aren't working at all, so good luck not having a heart attack walking up and down the emergency stairways. The owner of the building doesn't want to spend the money to fix the problem, so all you get are promises from management that "we are looking into it" - and not doing anything about it. Next, the windows don't close properly because they are also 50 years old. You can see the wind (and sometimes snow) blowing in the window frames because they do not close right. If you are training for a polar expedition, this is perfect. Since you have to pay your own electric heat and air conditioning (meaning the management doesn't care about this problem either), you need to get used to $300 and $400 electric bills every month. So, the place is actually much more expensive to live in that at first glance. I'm sure the electric company loves this place. You would be wise to look somewhere else.

The buildings were constructed in the 1960's and the place is falling apart. When I complained about the laundry room always flooding I was told "well, old pipes". Elevators have a mind of their own - push 1 and you might end up on 14. Had a fire a year ago and the apartment is still boarded up. It's owned by an investment company who it tight with their wallets. They have a pool but have trouble keeping lifeguards so it's shutdown when one isn't available. Considering all the great places going up downtown this would be low on my list. Positives - Maintenance is quick to fix things in your apartment.
I toured this place for an apartment and even though it didn't work out due to school districts, I loved this place. Rhonda was so nice to work with. I really liked the store and different amenities. I would recommend Three Rivers to anyone I know.
I love living living downtown and close to all the activities here. I have a city view and it is spectacular, especially at night. The buildings have sort of an old world charm to them which adds to the appeal. The pool and deck area was recently renovated and it is gorgeous. I wouldn't live anywhere else!
When looking at homes the questions come to mind about your neighbors safety of your children parking security all these things are a key factor in renting an apertment by the looks of it i can welcome you to Three Rivers Luxary Apartments come in today an sign yourself in for more then just a home
I currently do not live at this beautiful property, but for well over 35 years I have dreamed of living inside it's beautiful walls that I used to watch as our school bus passed it when I was a kid, it seemed to kiss the sky each day like it was saying "Good morning to this beautiful city that we are privileged to call home, I guess one day I'll have an apartment there, but I am sure their are those that live there that don't think that, but for well over 35 years it's been my dream, so to all of you Three Rivers haters, well we love our beautiful towers, and if you don't like it there, then make room for all of us, that dream of setting on the balcony sipping a nice glass of red wine as the day slips away in a dream world that can only be The Three Rivers Luxury Apartment. for downtown fort wayne, it is definitely the nicest for the money. for anything comparable downtown your looking at an apartment almost twice the rate. although the complex itself seems outdated, the apartments themselves have been renovated and are a steal at the rates of comparable complexes. you won't be disturbed by neighbors because you can't hear them over the trains or the fire dept next door. you do get used to it eventually. you will feel like your living in a much larger city than you are but with very easy access to almost every part of the city from three rivers. night life is bustling in this area make sure you can bear the noise of parties from the deck(bar a cross the street) and festivals EVERY weekend of the summer at headwaters park. all in all this complex is second to none in value and convienece for downtown fort wayne.
Wonderful maintenance staff, great bathroom, amazing view (I'm on the 9th floor), and quiet neighbors; I love living at Three Rivers Apartments! My only complaints are the noise from the train (nothing anyone can do about that, just part of living downtown I guess) and the lime deposit that drips on my car in the parking garage when it rains (office staff is working on getting me a new spot; they are really nice and always try to do what it takes to make you happy). I like living near all the activities downtown including the festivals, Rivergreenway and The Deck (so fun to walk home from a bar!!)!
I have lived at Three Rivers Luxury apartments for 6 months now and have enjoyed my experience fully. The pool is gorgeous in the summer,I love the access to the sauna, and grounds are maintained very well. The staff here are very helpful and maintenance is on top of everything - it is like they actually care! Overall this is a very clean, secure, and friendly community that offers plenty of luxury amenities for you to feel like you are living the dream. :)
I love living here. I chose this place #1 because of safety. Being a vertical community you have to use a key to access the building and buzz up any guests. #2 because this is an older building 1960s I believe and isn't your typical apartment layout. Bedrooms are spacious, so are living areas and if you rent an apartment with a balcony... They are huge! I gave a lower score on noise because these apartments are near a train track downtown and a busy fire department. I got used to it quickly. Haven't really had any major issues with neighbor noise that I couldn't easily put up with as the building is mostly concrete. This is a place where you will get to know your neighbors as you will probably ride in the elevator with them. I've lived here for over 2 years now. You pay for what you get.

My family and I are living at Three Rivers currently, but unfortunately will move once our lease is up. The staff and neighbors are nice--friendly and accommodating, but the building is old and lacks insulation. The electric bill was consistently almost $400 in the winter, and our two-bedroom apartment was 58 degrees most days. We asked other tenants, and everyone we talked to had extremely high electric bills. We called Indiana-Michigan Power to see if this was normal for the apartment we are staying in, and the costs for the last two years were similar to our experience, around $400 a month. The apartment is cute and clean otherwise. We always have to take the elevator up to the floor because the stairs are locked for security reasons. If we had known what the apartments are like in the winter, we wouldn't have moved in, but are making the best of it during the summer--we have yet to have to turn on the air because the apartment is so breezy. The trains and sirens (from the nearby fire department) are loud, but they have never prevented me from sleeping or woken me up, although my family has mentioned that their sleep has been affected by the noises on occasion. What wakes me up is the garbage truck that frequently empties the dumpsters below our apartment. In summary, we expected a little better quality for the price we are paying. It is an old building with inefficient air/heating/windows/insulation, and we do not recommend based on our overall experience.
Really enjoyed my time at Three Rivers. They have a wonderful location with perfect views of downtown. Prices are reasonable. Other residents are courteous and very friendly. Though the building is getting old, it is well-kept. Jean Ann and her team are top-notch! Pros: - Location (much of downtown is walkable) and convenient access from major streets - Perfect views of downtown - Amenities: Pool, marketplace, underground parking - Top-notch staff - Friendly residents Cons: - Noise: You're right next to the railroad tracks running through downtown, which are quite noisy. That said, you get used to it fairly quick and learn to tune it out. - Units are getting old. The building was built roughly half a century ago, and the units definitely show its age. - Elevators. They're slow and break down frequently. I'd suggest living on a lower floor so you can take the stairs if need-be.

Anyone with a complaint about Three Rivers' maintenance staff in the grip of a brutal winter probably cannot be satisfied with anything. Dealing with feet instead of inches of snow, maintenance is out very early in bitter cold every morning clearing snow out of the parking lot and doing what they can to assure tenants' cars don't get snowbound and stay on the job through traditional business hours and, often, later. If I have to deal with one of the state's harshest winters in years, I am very grateful to be doing it at Three Rivers where I am confident that maintenance is there, always prompt, always professional, to help with whatever issue I might have. Sincerest gratitude and respect to our incredible staff here.
Downtown is a great place to live with all of the activities happening just a few blocks away. I love living here. The office staff could improve their follow thru. They get busy and need reminded of things at times. However, they are more professional than other apartment complexes and are great to work with and it seems like they are always available and willing to help. Don't worry about the noises. After your first month, you will sleep right through the city noises. And It is rare that I hear anyone above or below me. The maintenance staff are fantastic, friendly and responsive. The pool is great, they even have lifeguards. Most important point of all: I feel safe here.
My wife and I have lived here since 1984 and love living down town. Great office and mtce. staff. Overall condition of property has been improved the last few years.
I have lived at Three Rivers over 4 years and love it!! I feel safe here - excellent security. The office staff and maintenance staff are the best. Excellent view of the city from my balcony. Centrally located with short distance to all edges of town.
The apartment is in a great location. In the middle of everything.
