Property Ratings at THRIVE IN LUBBOCK
Management offered no help when property was stolen and wouldn’t save camera footage for officers to view. Gates are constantly broken, utility bills are insane for four bedroom apartment, and bikes are regularly stolen.
I recently went into their leasing office for a tour. The three guys there were pretty rude during the whole interaction. They interrupted me at the beginning and they complained about taking me on the tour in front of me. They were not interested in helping me at all. The plan I was there to tour was not available but they said they could show me their 2 bedroom. Honestly I would have considered it since I was very interested in living at Thrive but after dealing with all three of them I just thanked them and left. I was able to find a similar apartment that had a leasing office that was way more professional, and I am planning on signing with them. If this is how they act to potential tenants, imagine how they act towards their current tenants.
AUGUST 2022-Broke my sons lease two weeks before TTU classes were to start. They stated this was due to their mis-management. They communicated this to him via email at 7:30pm at night. Of course the office was closed and there was no one to speak to. Horrible service and left us stranded to find a new place for our son. DO NOT select this apartment as a housing option as you could receive an email last minute that your child does not have a place to stay! Who wants that risk!
The staff at Thrive was so helpful and made me feel so at home as soon as I walked through the doors! Great amenities to have everything you need in one place! I am so excited to be a part of such a great community!

The management does not care about the tenants or their property. I asks a manager for his supervisors number and he refused and said, he couldn’t give it out cause he didn’t have sticky notes! My girlfriends truck was stolen out of the parking lot, my tires as well as at least 6 other residents were slashed on multiple occasions and the apartment did nothing to stop it. Thy list it as a gated community but leave the gates open all the time allowing anyone in at any time. When asked about the gates management will lie and say they are broke when they are indeed not. Gun shots are a regular around the complex as well as drug related violence. If you are reading this and thinking well that won’t happen to me, I thought the same. I have paid over 1,000$ in repairs to my vehicle as a result of their parking lot. Look for another apartment! Anywhere but here!
I have heard gunshots go off right next to my apartment 6 times now and thrive has done nothing to stop it. I have several videos showing proof of gunshots and I have seen gun shells hidden in bushes. When asked about the shots I am told they are just fireworks even tho I have proof that it’s not.
Management changes every other week. Every manager they get seems to be just terrible. The maintenance is awful as well. You will put in a work order and they won’t come by and fix it but will mark it completed. Everything in my whole apartment got stolen earlier in the year. They have no cameras. All the gates are constantly left open so don’t buy into the gated community. My truck also got hit third month living here by a roofer and never got fixed. Terrible place for anyone especially college kids. Do your self a favor and go pick out another place.
If you want condescending management that have no intention of helping you fix any issues with the apartment by all means live here.
The management is very inconsistent and maintenance takes forever to do anything. They also make you pay to receive packages here and I’ve never heard of that happening anywhere else.
I wish I could give this place 0 stars, but that is not an option. However, I would not recommend these apartments to my worst enemy. The very first moment I walked in my room I was mortified with disgust. There was dust everywhere, the tile in the bathroom had stains on it. My room had not been painted, so there were stains and patches on the walls. Further, my toilet and tub were dirty as well. When I told the staff about my room, they told me that the cleaning people must have forgotten to clean it and that I would need to call and schedule for them to come back which could take weeks. Also, after the first few months of living there, they decided to charge us for water. Every month the total amount of water used by the entire apartment complex is divided and given to each tenant to pay, therefore, water is not included in your amenities. Additionally, you do have a $30 cap, however, I am in a four bedroom, and we are hardly ever home and we were charged $45 each in electricity because they said we went over our cap. $180 over! It makes no sense. And we do not receive a break down of our water or electricity bills. In order, to see your electricity bill you have to go to the front office and ask, in which they will be hesitant to give you a copy. It's pretty sketch to me. My lease is up in July and I guarantee you that I will not be back nor recommend this place to anyone I know.
The staff is friendly but when it comes to the quality of the apartment, it's about what you would expect from Student Housing. It's a little over priced for what it's worth and I found quite a few problems when I moved in. The maintenance crew is currently operated by one man, poor guy, but they had him come out and fix the major concern of mildew in the shower pretty quick. I'm still waiting on a few more repairs but not sure how long it will take to get them done. I'm sure the owners can afford to either lower their standards in their hiring process for new maintenance personal or increase what they are paying these guys to attract more help. One or two maintenance guys for 200 units doesn't cut it. If it stays like this, I doubt I'll see maintenance around my place again for the rest of my lease.
This college housing is an ideal place for a young adult trying to live on there own. With all bills included in rent you have a little less stress about money in your pocket. With 2 pools and a hot tub you can be in water year round. The management makes sure that you are always taken care of and will always help you in sticky aituations. I love living here and will live here until I am married! I would high recommend this wonderful home.
