Although surrounded by inhospitable desert, Phoenix is one of the largest cities in the United States, and the nation’s single largest state capital city. The area contains numerous galleries and museums, putting the people in contact with everything from the European masters to Native American craftsmanship to modern originals from Phoenix’s diverse artistic community. The Downtown cultural scene has developed into a top-notch feast of visual and performing arts, with symphony performances, live theater, and the popular First Friday exhibitions. Phoenix is also an excellent city for sports fans, being one of the few cities in America with local franchises in the NFL, MLB, NBA, and NHL. Several thousand students attend the two Arizona State University campuses in the city, as well as the over-50,000 who attend the main campus in neighboring Tempe.

Property Ratings at Ember at North Phoenix
At first I was fine living here, but now I feel like I am getting taking advantage of for being here. I've been living for the past 4 months and I haven't got all my repairs done in my apartment. My washer doesn't clean or fill up well, my living room window doesn't have a fence, so easily to pull and break in, closets doors are broken, front door is broken, 1st bedroom plugs don't connect well, restroom fan doesn't work and my microwave light doesn't turn on. Not to mention the homeless people that come in the laundry room and stoled some of my clothes and that made me so angry! Yet, I still have to pay rent for this living situation and I find this unacceptable! I should get a discount for this!

A few months ago, this place was complete garbage, and such garbage was the fault, almost exclusively, of the management. While really only the front of the complex is worth photographing, the overall state of the complex is mitigated to some degree by the newer, more competent staff that have been hired. Slowly but surely, the roaches are going, the grounds are improving, new rules are being set in place. While they cannot do anything about the crime here, which is nothing short of rampant, the experience of living here today is not unlike a healing cut. Painful, but it's healing. Maybe one day, we can remove the bandage and see this place seize it's full potential. But we have to let it heal first.
They bought they property last month, since then they can't seem to see that people paid their rent when they have proof and when you try to get it fixed it takes for ever. Second month in a row they are trying to evict me because they can't seem to know who actually paid rent. So I guess when you don't know you just evict everyone. Right? Seriously get it together.
These are the nastiness apartments!!!!!! Roaches!!!! Plus trying to get repairs done is very slow. The management is a joke!!!!!!! Plus the place is not as nice is they picture we had a gas leak everything was torn up and it still is looks like a natural disaster hit the place !!!!!!!!! People park up on the grass and the sidewalks to move things just the worst apartment I’ve ever lived in !!!!!!!!!

This complex staff, and the managment that run it, are the shadiest, laziest people on the face of the planet. I had all of my personal belongings in storage for 8 months before i moved into this complex after relocating from kansas. I had bed bugs within a month of moving in after not having any issues previously. I still had to pay for treatments. Im still getting treatments because the pest control company cant seem to get rid of them despite us following all of the instructions. The managment never calls back like they say. i haven't had a working stove or dishwasher for almost 2 months. their excuse is that they wont let maintenance in until the bed bugs are gone. Only problem is they will still come in to change filters and smoke detector batteries. I have no control over water temperature in any of my faucets. this means I get to take a shower at whatever temperature is coming out of the showerhead- usually too hot for my skin. They empty the trash cans in the dog park about once every 3 weeks and then make excuses when its full again in 2 days for why they havent dumped it. They have no concern for you or your well being, but if your rent is 1 day late, you will pay the fees and they will attempt eviction even if you are withholding rent legally. Spend a little more to get a complex that will not put you at a health risk and stomp on your rights. TELL EVERYONE THIS PLACE IS HORRIBLE. how the state allows the gross neglgence to be continued is beyond me. Seriously, go anywhere else and you will probably be better taken care of. Im in the process of getting an attorney to break my lease because these people and their complete lack of willingness to hold up their end of the deal. GO SOMEHWERE ELSE
Ever since I been here I’ve had a bunch of cockroaches, it’s a desease and maintenance took 4 weeks to fix a leak in my toilet! Worst experience ever

Every since I've moved in these apartments in November they're constantly tagging your cars they tell you if you park in your own spot and your car needs work that it will not be tagged to be towed they have tagged all of my car and they all run except one right now it's registered tag plates insurance and it's parked in my private parking spot that I'm paying for with my rent and they're going to tow it I do not recommend living here for any but anyone another thing I told them about an electrical outlet on the wall which they have not come to fix yet

My family and I renewed our lease in February for our second year here. Simply because the rent is cheap and we have a little one we don't want to move if we don't have to. The previous reviews aren't too far off for the negative things that occur living in this complex. Water is frequently shut off, often for maintenance. I, personally, have found used heroin needles in one of the laundry facilities due to the fact that the lock on the laundry room door is constantly being broken. We've had one of our vehicles vandalized where the back window was smashed out. Dog droppings cover every grassy area. Trash often piles up around the dumpsters. This is definitely one of those scenarios where you get what you pay for. Maintenance is usually pretty responsive and we are able to get our apartment sprayed by pest control (because there are cockroaches), our apartment looks the way it was supposed to from the pictures, and we didn't have any issues when we moved in. Since the office has been under new management it has gotten a bit better than it was when we first got there, but not by much. We're only staying because we don't plan on moving again until we can move into our own house.

This was written on Thursday, May 11th, 2017 I recently applied to their apartments. I was approved. All I had to do was wait till the 31st to move in. My approval date was Tuesday, may 9th, 2017. This morning, at 9:12 AM, I get a call from one of the ladies at the office. She said we were denied. No explanation. Just said they changed their minds. I said okay, and hung up. I was upset, and did not feel like saying anything rude, so I just left it at that. After I had calmed down, and thought about how to go about it, I called them back. They were busy or something, so I just tried later. Now it is about 1:30 in the afternoon. I finally got a hold of them,Agent K, I will call her.? She was terribly rude. Started talking over me from the get-go. I asked her if she could help me figure out why my application was suddenly denied. And then she started the drama. Suddenly we have been calling nonstop for 2 days? Even though we JUST found out about the denial this morning. Then my fiance calls. Now we have been calling for three days, even though we found out this morning. Then she says that they will consider this harassment, even though we only called a grand total of three times EVER, and it was all today. They are just as bad as the people at the place I live. That lady, Agent S, literally screamed so loud that my fiance could hear it from two buildings away. What is up with you guys here in Arizona? I have lived in several countries, and never met property management so god awfully rude and deceitful, and intentionally malicious. Do not move here.

I was almost swayed by the horrible reviews and did not give this place a chance. I am glad that I decided to investigate on my own and now live here in the most comfortable property I have ever resided at. There were complaints about garbage being piled all over so I drove around the property at random times on various days and never once saw any garbage laying anywhere outside of a dumpster. This is my experience so far: My apartment was clean and ready for me on the agreed day for move in. One of my keys was a little tight in the lock, so they replaced it with one that worked more smoothly. I had three complaints that I addressed to the office. One of the bedroom doors would not latch due to a missing part, I thought I saw a bug scamper across the floor and the outside light was not working by the front door. The bedroom door was repaired the next morning, the apartment was scheduled for pest control three days later and I have not seen a bug since. The outside light has been repaired and is working now. Everything I ask for is done professionally and in a timely manner. The office staff, including the manager, Monica, have been very professional and made me feel welcome here and at home. They respond immediately to needs and I have not experienced any of the things these people are posting. I am wondering if someone has an ulterior motive in posting such rot that is completely untrue. The leasing agent is charming and knowledgeable and they all strive to make this property a great place to live. So, don't be swayed by some of these ridiculous reviews. If you are looking for a place to be safe and happy, come by and look around and make your own judgements. You won't be sorry
This place is horrible. I do not even know where to start. We signed our lease for a set price and were told that water sewer and trash were included in that amount, about 2 months in are rent was raised $100 as these amenities aren't included but are in addition to rent. They are constantly turning off the water to "fix" issues without warning most times. I had my A/C leaking for 5 months completely soaking the carpet and growing mold. They came out 8 different times before it was fixed and they didn't replace the carpet only the foam underneath. They left holes in the walls and the ceiling to fix the A/C and have not patched up they're work! The hose on the toilet was so rusted the knob fell off and flooded my bathroom with over an inch of water. We called and left a message on their "emergency" maintenance line, it took them 10 hours to respond, and 12 hours to fix the flood. The cherry on top is when my car was broken into and burglarized over night and when I called them the blew me off since nothing was stolen just rummaged through. a few months prior, someone tried to pull off my license plate on my car! Their "security" walks around looking at their phone while on patrol. They constantly have vagrants sleeping and going through the dumpster areas, and will not do anything to fix this! After we threaten to call the media due to the constant problems with our A/C, they towed my husbands truck. Within our lease the are obligated to "notify tenants before a costly tow". There was no call, email, not even a note left on our door to "notify". When I brought this to their attention, they refuse to admit any wrong doing or any reimbursement for getting our truck back. There are drugs every where. the laundry room was just vandalized and it has been a week since it has been cleaned. The management refuses to do any thing about any issue on their property. Maintenance never keeps appointments, they enter apartments when I have not given them permission for certain days. This is a horrible place, do not move here!
Run just run away. The management is worthless. If you want no hot water and no answers to anything outside of business hours move here. Nothing is an emergency when you talk to management even though the messaging system states it is. Don't expect any calls.
Let me preface this by saying that these apartments are a little bit older, but that does not make it exempt from holding itself to a standard. I felt as if my expectations were pretty straight forward for this community - I pay my lease, I receive a conditioned home, water (which is another subject on it's own), and just a mutual respect between tenants. That was certainly not the case at The Park. I'm going to start by addressing the first thing you'll notice upon entering one of these units - the smell. I didn't notice it at first because of the air fresheners, but give it a day or so and the musty, strange aroma will present itself. Towards the end of the lease, my apartment smelled like a dirty diaper. My guess maybe was because of the ongoing sewage problems, but to make the unit bearable, I could not go easy on the air fresheners. In most cases my 'setup' would be overkill, but it was necessary. The next topic I want to touch on, are the tenants. I understand not everybody is going to be everybody's best friend, but I believe it is upon the property management company to have somewhat control of their own grounds. As funny as it sounds, the children there have more control over the day to day than the management company. I at least see and hear the kids running and screaming at midnight on the weekdays, whereas the management company has yet to look out the window to notice they need to order somebody to clean up the excessive amount of dog feces on the lawns. Now on to the most outstanding subject of them all, the water. For the fun of it, I tabbed over to my email and searched "the park water" and I have 8 emails regarding water shutoffs from JUST February to today (April). This is not counting the typed letters I've received on my door, and everything prior to February. Even if I look past the grounds, and the smell, I think it is very reasonable to be entitled to running water for which I am paying. When I was hoping things would go over smoothly, to no surprise, The Park at Deer Valley fell in line with the rest of what is wrong with property management. Excusing the problems with, "they are older apartments," is not a valid reason for letting something go to waste. I'm of the mind that if something is older, it should have more experience because it has had it's trials. Leave the managing of a living environment in the hands of somebody who understands it's importance.
The management is unable to complete basic tasks. EVERY month I have been here there has been a significant issue. Month 1: On the move in day the unit was not ready. It was not ready until the next day that I could start to move furniture into the unit. Month 2: I was overcharged $700 and it took a month to get the issue sorted out. Month 3: My car was vandalized in the complex. Month 4: The refrigerator went out and it took over a week to get a fix. I was not reimbursed for lost groceries either. Month 5: Illegal drugs found in the open in laundry facility. Went back the next day, drugs were still out in open. (BTW: the laundry facilities not by the sales office are in complete disarray on a regular basis) Month 6: Utilities in the ENTIRE complex shut down for safety reasons. There was no hot water or laundry facility access for 4 days. The management did not do anything to help tenants. Outside of these issues, expect dumpsters to be overflowing on a regular basis, dog droppings everywhere, broken pool equipment, broken locks on the laundry facility every few weeks, shoddy repairs, and a bad attitude from one of the workers in the main office. Oh, and turn on the heater one day in the winter.... expect your smoke alarm to go off- Scary. Personally, I feel that I was given a "bait and switch" routine as the unit I moved into looked nothing like the model unit. If you are hard pressed for a place to live and this is the absolute only place you can find, try finding somewhere else harder. There are plenty of decent apartment complexes located within a 3-mile radius of this one. Any of which is likely a better option. I wish I could give 0 stars in the rating, but one is the lowest I can go. UPDATE: 3/15/16: Without skipping a beat, this management team has done it again. There is now NO WATER IN THE ENTIRE COMPLEX. Yes, you read that correctly. NO WATER IN THE COMPLEX. This is expected to continue on 3/16/16 as well according to a notice put out by management. This is the kind of lifestyle you can expect if you live here. Vandalism, crime, broken utilities, incompetence, and excuses. Be respectful to yourself and the people you love by STAYING CLEAR OF THIS SLUM.
First time renting and like the previous review states, service is terrible! AC leaked for more than a week before I had to call very upset before any actual work was done, then, on the day of said repair, my AC no longer works. I have called numerous times as well as call the "emergency" line with no avail. Do yourself a favor and DO NOT rent here!!!!
This apartment complex is reasonably priced, and overall decent . The front office is pretty helpful, I have had no real issues with them. The complex is under new management, and in the middle of a remodel, so there are a few kinks they are working out Overall though, if you're looking for somewhere to live that is not too hard to fit into your budget, this would be a good place to look.
Well it was my first apartment and everything was going smoothly that is until the complex went under new management. The office people wherr very nice minus the new boss. The mantance staff was extremely slow at getting to the apartment when ever there was a problem that required their aassistance. I found my second bathroom tolit always got clogged and over flowed and on top of that the ac unit always leaked, and no matter how many time i went to the office to ask for mantanice I always found myself waiting 2 to 3 days for any service. I highly recommend that if your a firstvtime apartment hunter or just looking to move into a new place this is not the complez you want to live in. All and all the entire staff is horrible
