I've lived here coming up on 2 years now, and HOLY crap, it's bad. The number of times managements has changed needs to be counted on BOTH of my hands. You get really good people that want to help and that work in the office, but they eventually move away because to Property Manager or whoever decides that this establishment is not worth fixing up, leaving the people that live here to rot. That's my main issue, the staff seem to have good intentions, but it won't matter anyway once they pack up and leave in the next 3-4 months

Don’t move here! Horrible management, they don’t even clean the hallway floors and elevator. Definitely terminating my lease soon. The water is always off!!!!!!

I would not recommend living here. Management has recently changed and it has gone downhill fast. There are bugs everywhere (especially coming from drains in the kitchen after cleaning every night). The exterior doors to the hallways are never closed. The water is shut off at least once, sometimes twice a week. The common areas are always very dirty. Garbage piles up in the garages. It’s just been a terrible experience overall
Everything is dirty! I’m not sure what they are paying the staff to do but the apartment complex of filthy .. the elevators are filthy the stair wells are filthy .. the floors throughout the complex looked like they haven’t been cleaned in years .. Roaches ! Water is turned off for hours at a time the new management company does not notify u .. they do not answer the phone in the office . They do not clean the dog park… Nothing gets fixed in timely manner due to their excuse being they have one maintenance man threat is not the residents problem nor do we want to hear that as an excuse ! Since Tides at Midtown has taken over the complex has gotten worse and filthier

I've been a resident here for almost a year now. What I can say from my own personal experience is this, I REALLY enjoy living here at the Chelsea on Southern. The people who work in the office are wonderful! If there is ever a problem you have maintenance-wise, they're really good a fixing it ASAP. The location is PERFECT, I love living in North Dallas/Addison area. There is so much to do near where I live it's the best! I will note that when I first moved in, roaches were a problem in my unit. However, with the Pest Control service they offer, I haven't seen any since we first moved in! And of course, there are always things that could be improved upon. Communication, Plumbing, and Fire Alarms for sure. Overall I have to give them a good review because of the simple fact that they do their best to send out notifications on building maintenance and make sure things are fixed in a timely manner! I love living here and I can't wait for year two!

Current resident, been here for 2+ years. I really used to like living here. Great location and old management was wonderful (shoutout to Carlos, we miss you) but I might be looking to terminate my lease soon. Living here is getting ridiculous and near unlivable. Every day it’s something different. Issues started when the building changed ownership to Valiant Residential. The staff in the leasing office are great and helpful, but the property manager position has cycled through a few different people so nobody sticks around long enough to care. These are recent issues: Labor Day weekend, we had days of unresolved plumbing issues and terrible water pressure. This past Monday evening, it was a power outage for 5 hours. This morning, the fire alarms went off for almost 3 hours straight (no emergency). Residents were given no advance notification to plan around maintenance, only a “sorry we get it but please be patient while we try to fix it” type email. The plumbing and fire alarms are an ongoing issue. Normally when a property changes hands, I get that there’s a learning curve for managing a new property— but it’s been over a year now and this is a biweekly issue. Other residents feel the same. There is no consistency. Communication before planned maintenance absolutely sucks. TLDR: Valiant residential management sucks and they’re playing hot potato with this property. If you seek consistency or are looking for a peaceful place to work from home, do NOT live here!

I recently moved here and my experience thus far has been awful. There are bugs EVERYWHERE (roaches, water bugs, lizards, spiders, beetles, you name it-everyday in my apartment and outside). Literally my first month of staying here-I’ve seen everything in my apartment, and I continue to see every bug, alive or dead (I spray, myself). Maintenance uses a small bottle of spray and you have to call to have your apartment sprayed (however, I do feel that the office should have this done regularly—throughout the complex); I had to buy a spray to eliminate bugs because what they use, I can get at a local store (yet there are still bugs everywhere ??). They definitely need to invest in a company that specializes in exterminating bugs, because it is awful! If you don’t want to wake up to a fear of bugs everyday, randomly, I would suggest moving somewhere else. The parking garage isn’t too spacious, but it isn’t a big deal to me. My main thing are the bugs. I literally fear staying here. Definitely won’t be renewing. The price is cheaper than most but it isn’t worth it, honestly.

TLDR; actual room was small, old and crusty; smelled like cigarettes; and overcharged me!!! Their prices on the website are misleading (you have to pay an additional $200 for a 3 month lease) which was not stated on the quote. Also, the building was actually built in the 80s, but renovated recently which is why it looks newer. I lived on the 1st floor, and there were BUGS EVERYWHERE. I'm talking giant cockroaches within the first few days of moving in, flies constantly around despite not having food out, and dead bugs appearing randomly even after exterminators were here twice. The appliances were extremely old, there were cracks, stains, and dents all over the walls, ceilings, and floors. The doors were all either stuck and hard to open, or could never stay closed. Not to mention the heavy paint/cigarette smell that didn't go away all throughout the 3 months I stayed here. The room was also very very small, and so where the parking garage spots!!! the walls were very thin. Multiple times I heard people SCREAMING at eachother while fighting in the hallway. There was also no internet provided!!! You have to order, pay for, and install it yourself which would be okay EXCEPT there's also no internet outside of your apartment (gym, lobby, etc.) Lastly, I had a 3 month lease (~90 days), but they required a 60 day notice of move out which is insane to me. I didn't get a written notice of this which I told management, but they were convinced they had sent it and forced me to pay an additional month or so of rent (which is month-to-month and thus even more expensive than what I paid each month for my 3 month lease).

Current resident: Do not move here. List of reasons why below: 1) Smelled like animals/chemical when we first moved in. 2) Came a day early to walk through apartment and keys were not ready. Came back the morning of move early (as we requested) and rudely turned away until opening time. Still could not get key without some special renter's insurance page despite asking already if really needed. 3) Front office says one thing, does/emails another with almost every issue. Called one day about an email received. Told to ignore emails by Noelle. Got another email the next day saying it was not done and only had 48 hours before being charged a fee each month. 4) $5 parcel service charged each month with charges three days if package not picked up. 5) Water-logged corridors on the first floor after rain near area with chess-board 6) Dark park near trash bins. 7) Elevator stops after 4th floor despite 6 floors of apartments. 8) Only one door to balcony opens. 9) Row of apartments that borders the Brownstone apartment has constant noise from 10-12 AC units outside. 10) Tall cupboard in kitchen has chord from built-in microwave taking up space. I may update if any other issue noted. DO not wish for reply from management and/or office. Only wish to see improvements in future services and actions.

Very sorry to hear you were turned away before our office was opened. It is not our intent to make you feel unwelcome. I noticed you are having problems with your patio door to open. There are two latches on the inside of the door that will help you open both doors and please let us know if you need help with that. Sorry our elevator doesn't go up to the last garage floor but we actually only have 4 floors of apartment living and the 5th-7th floor only provide extra parking. WORST APARTMENTS I HAVE LEASED WITH—I’ve leased many apartments and The Chelsea at Southern is by far the worst. They are rude, nonchalant and money hungry. I’ve never experienced such hostility from a leasing company. I’m referring to both office personals and corporate. Ammenities are of the bare minimal and parking is ridiculous. I don’t even have guest come over because I’m afraid they are going to tow their car. I’ve seen them tow vehicles left and right even with the visitors tags on and displayed. It’s insane. I would not move here. Save yourself the trouble.

I would not live here again. Very bad management. They tow cars off every night. Seems like they are making money to tow off cars. This all started back in September of 2016 when the current manager started. I told her that she works for the residents of the complex, but she laughed at my comment. Yes, I told her she works for the owners, but she does work to get reviews and she continues to act the way she does. Many people will be moving once their contracts are up.
I have lived here for two years now and it has been a wonderful experience for me. The location is superb and the property is always clean and well maintained. I absolutely love my neighbors and everyone in the office; I feel a sense of community living here. Everyone in the office is extremely helpful and friendly. Michelle and Michael always go above and beyond in helping me every time I need something and I truly appreciate that. It makes living here more enjoyable and truly feels like home. The maintenance staff are also terrific and always friendly and professional. Everything gets fixed in a timely manner. I love living here and calling this my home. I have wonderful neighbors and enjoy meeting residents here…everyone is very friendly. But most of all, I love our office staff- always professional and helpful. Thank you guys very much for your patience and hard work!
PROS: 1. Large, spacious closets. I can fit two twin size mattresses (from head to toe then head to toe). 2. Jacuzzi, pool, 2 grills 3. 24 hour gym with fob 4. 1 guest bathroom downstairs 5. 2 elevators 6. Gated parking garage 7. Fobs on every single door, so the security is good. 8. Visitor parking permit required or they tow. 9. Nice office staff (most of them, except 10. They seem to fix most requests. 11. Water, coffee, candy and dog treats available daily in the office 12. 1 computer available in the office CONS: 1.older apartment so there are small spiders 2. The maintenance team needs to be replaced, especially if they continue to not want to pick up trash and do something about huge spider webs everywhere 3. The maintenance team needs to be replaced, esp if they continue to not fix the mirrors so the cars can see each other as they drive in the parking garage. 4. The maintenance team needs to be replaced, esp if they continue to not use less harsh chemical when cleaning elevators and hallways. Thus is not the holocaust era, there is no need to contain the gases of harsh chemicals in the stairways where there are no fans to ventilate it. 5. The elevators need fans that are strong enough to actually ventilate the air, esp because the chemicals they use are so harmful to our reproductive organs. 6. They need to not come into our apartments without consent. 7. The maintenance team needs to treat the people that live here with more respect and kindness. 8. You can hear people talking and walking in the hallways, but it's not that bad. Most people know so they don't talk in the hallways while walking to their apsrtments. 9. The pool has alot of leaves. Again, ever since the new maintenance team moved in (Steven), there has been a huge difference in the ways that they don't maintain the beauty that this complex has the potential to have. 10. Rachel, Vanessa and the new lady that works in the office are nice but everyone else is not. 11. No 24/7 conference room with a blackboard or big table like some other complexes have. 12. No billiard/game/tv room 13. Parking spaces are VERY TIGHT. Expect dings, scratches and maybe bumps but rarely.
I've been living at my apartments for about 2 years now, and I enjoy the community. it's peaceful, and quiet and the residents are friendly even though I don't know any of them personally. Everyone speaks and says hello when passing by but I guess people just aren't as neighborly anymore I suppose so I guess that's just how it is...maybe it's a city thing. I moved here because the price was right for my budget at the time, and still is to be honest. I just think that the place needs some new paint, the cabinets need to updated with a more modern look, and the white appliances need to be upgraded to stainless steel; however I know there's a price for that so Im sure the rent will increase somewhat but it would be worth it. I plan to continue living here for a while so I guess I just need to be patient.
