DONOT rent here and I mean it!! It’s absolutely disgusting! The apartments are roach infested! Everything is old and worn out and SO RAGGEDY. The apartments are so small! Barely enough space to move around. The management is absolutely horrible! They are so unprofessional and rude!

Do not rent this apartment it is not habitable. Cockroaches and fleas are all over the property. The property is not maintain and you will get sick. The staff are not approachable and they will run you out of the office if you go to complain. The floors are very dirty and sticky no matter how you clean.

the apt has many problems on the bug, the wall which is thin, people who shout at night, party, smoke and homeless people. Roaches are everywhere. while you are eating food, while sleeping, while taking bath, you will see everyday. I could get out now. don't pick here unless you could not have any choices. the BUILDING 11 is the roach nest.

My fiance and I lived here for six months and had we been aware of the vast list of cons of this place, we would have stayed far away from Ivilla Garden. For starters, the complex is extremely dingy and outdated-looking. The units themselves have an unsettling "old" smell and need serious TLC. Trash and old furniture is constantly piled up on or around the dumpsters. The so-called "tennis" and "volleyball" courts are a joke and an actual eyesore to look at. Droves of feral cats and their many litters of kittens roam the complex constantly. There is also a serious roach problem with this complex. Do not be like us and ignore this. We spent literal weeks trying to get this under control. There were roaches making their way in from the sink drain, cracks under the front door, and who knows where else. The leasing office said that they spray for bugs once a week, but we have never, ever seen anyone do this. We had to take care of it ourselves and re-caulk every open hole that we saw. It was disgusting. Speaking of disgusting, the laundry room is also not up to par. There are no in-unit washers here, there is only a communal laundry room. All of the machines smell like mildew, and more often than not, at least one machine is out of service. The laundry room is already small enough as it is so this makes this chore even more difficult. The area that Ivilla is located at is also NOT safe. The police make visits to this complex very often. When we first moved in in December of last year, it seemed as if the police were there weekly. Shady characters can constantly be seen circling the complex or trespassing, which by the way, is extremely easy to do because the "security gate" gets repeatedly stuck or left open. I have come home to see homeless people laying or slumped over in the stairwells. There are also registered sex offenders that live here. I know because we have received city notifications in the mail. The leasing office staff is also relatively unorganized. They seem to have a high turnover of managers, which evidently causes a lot of confusion. Once, they tried sticking us with a late fee because they said that we didn't pay our rent on time for one month; we had the bank notification and payment confirmation to prove otherwise, and they still made a big deal about it. They only agreed to credit us for the late fee when we threatened to escalate the situation. If you can afford to shell out a little more in rent, look elsewhere for a place to live.
Fantastic customer service is sorely lacking these days. Therefore, I find it necesarry to give a review, anytime, I recieve absolutely fantastic service! I am so sorry that I cannot recall the name of the woman who helped me! I was interested in moving from California to Pheonix. I had a hundred questions and the woman I spoke with was so patient and kind. She literally spent about 40 minutes with me, answering questions. She went so far as to call me back when she had to look further into some of my more detailed question. She didn't blow me off, as many other offices of potential rental properties had done. She went above and beyond her job and actually called me back during her own personal time to get me some answers. I am so thankful. As soon as my lease here in California is over...guess where I will be moving? I want to thank you so much and please forgive me not recalling your name!
The lady that is at the front never answers the phone. We have gone in after calling multiple times to see that she is taking a call on her cell phone. She is also always very argumentative, and will cut you off before finishing asking a question. I do not recommend this complex to anyone.
This was one of my first apartments I decided to move here in 2015 because it was convenient at the time. As soon as we moved in the neighbors on the top floor were arguing very loud, soon enough the roaches were coming out from everywhere our other neighbor smoked cigarettes so constant smell would come through the air vents. I had just had my first child and I remember waking up to roaches on his milk, it was so disgusting. I had to move out because the living conditions were unbearable, especially with my baby there. Just awful and I now have bad credit due to these stupid apartments. Also staff was very unhelpful and rude. I let them know I had roaches but they could care less all they care is that the rent money is coming in. It was the WORST APARTMENT EVER AND I WOULD NEVER RECOMMEND.
We went here to apply for a 1 bed 1 bath apartment on December 15th, 2017. We filled out some forms and did the paperwork to get it. At the end manager told us that we were all set to move in on January 2018. She assigned an apartment on first floor. So today we went all excited to move in and guess what? We had been thrown to the second floor. Different apartment number, different payment! And we went to the office again and try to see what had happend "it was nobody's fault" nobody could explain why we didnt get the apartment we agreed to. All our stuff was on our truck, we don't have a place to live in now. Gotta stay in a hotel because the apartment on the second floor smells horrible (cigarrettes. Now they have told us that they can give us a different apartment on the first floor until next week. What a horrible experience! We don't know what to do now. I don't even wanna live there no more.) On top of that we seen people moving in to the apartment we agreed to rent, AFTER she said it was unavalable due to plumbing issues

I was looking for a place with utilities included and was a little skeptical about the Maryvale area. When I found Bella Gardens the ladies in the office were very nice and helpful. I needed to make a change in my apartment number from 3rd floor to 1st floor 2 days before I moved in bc my disabled mom was coming to live with me and they were able to accommodate me. I saw some reviews about cockroaches but I haven't seen any yet and hope I don't.
They have a really bad roach infestation going on in this apartment and the lady's in their office is rude and have attitudes when you tell them that you need anything
I lived here in 2014 my very first apartment i was 20 and I got a learning disability so I never had experienced a nasty apartment in my life it's nice outside but inside is roaches everywhere was going in my refrigerator i could eat always had to stay the night at my mom's house I left one night and I came back and the apartment was full of baby roaches everywhere I was scared and just moved out and I was stuck with no cool air for a week so the apartment got really hot had to GO to my moms and came back the roaches was worst so cause of these apartment I had my very first eviction now I can't get another place as easy it's hard sometimes I'm homeless cause I can't get a job or a place like that so don't move into these apartments they lie and nasty never again read these apartment reviews before you guys move in
Bella Gardens is perfect if you like waking up with roaches over your head, in your fridge, on your couch, in your bathtub and your kitchen counters. Also they turn the water off without notice, so if you're in the middle of cooking, taking a shower, cleaning, you will have the displeasure of no water for hours without notice. And forget about calling the office. They hardly answer the phone and always closes early. If you enjoy all of this, move here. They offer all of yhis and so much more!
I have been living here at Bella Gardens for 4 years!! I love the current office staff!!
We have been here a month and its OK so far .its very quiet and the lady's in the office are very nice
My apartment is very cool and spacious the people here a very friendly and the women in the office are very understanding I like living here.
