We had an appointment at 2pm and drove across town only to be told they are at lunch till 3pm. In the meantime, we went to another apartment complex. when we did get to see, I understand why the reviews are saying no hot water. The apartments do not have dishwashers, washers/dryer (not even the stackable that they show in their photos), unable to see an available unit only model and when I asked where the hot water heater was, none. hot water runs on a community boiler. that is an absolute automatic no for me personally. if that thing breaks, who knows how long it would take to get fixed and how long there would be no hot water. spacious for sure, but that is because they cut everything out you need.
This is where i currently live. There’s no heat and no running hot water in this apartment. I’ve been here since October and it hasn’t changed. The funny thing is, on the amenities heat isn’t even listed. I thought heat and running hot water was the bare minimum. Imagine not being able to shower or take a hot bath or washing dishes in cold water or cooking a hot meal only to eat it in the cold. When I say there’s no heat the temperature in this apartment has been 62 to 65 degrees. I’ve submitted two work orders and nothing has been done about it.
THERE IS NOT HOT WATER. Nobody solves anything. Every week is something new excuse after excuse, story after a new story. Is terrible!!
This place is full of roaches! No matter how much you clean and try to stay on top of it! Noisy neighbors, who don’t care to keep the community clean. Always trash in the parking lot and common areas. Never any pick up bags, so people never pick up their dog poop! Mailboxes are broken into. Tons of homeless people who walk freely through the apartment complex. All hours of the day digging through the dumpster. When you call the office about your concerns, they don’t seem to care unless you bug them about it. A very sad and dirty place to live in my opinion. I was fooled by the pictures online and also was coming from out of state so I didn’t have much time to really get to know this community. Would not recommend!
Being near Chinatown doesn’t make up for the terrible service all around. Unprofessional staff, rundown apartments, many hazards, please just stay away.
I’ve lived here 3 months so far moved in in the beginning of April and it was my last resort. With that being said you work too hard for your money to waste it on an experience like wynn palms. The leasing agents in the office don’t help they just collect the rent of course. I’ve asked for maintenance to come numerous times they never do, I returned my maintenance check list in the first 48 hours of moving in letting them know about all the problems including COLD WATER ALL THE TIME, WATER SHUTS OFF RANDOMLY, CRACKS IN THE WALLS A HUGE HOLE IN THE BOTTOM OF THE FRONT DOOR THAT ROACHES USE TO CRAWL THROUGH AND SCURRY BACK OUT OF THE AT NIGHT TOWEL HOLDER FELL OFF THE WALL LEAVING A 1inch HOLE EXPOSED IN THE BATHROOM THAT THEY CLEARLY TRIED TO COVER UP. TOILET PAPER HOLDER FELL OFF SINK VANITY HUGE HOLE AROUND THE BATH TUB THAT I WATCHED A ROACH CRAWL OUT OF WHILE TAKING A SHOWER …… YUCK! Lol TONS OF ROACHES! DO YOUR OWN PEST CONTROL IT HELPS SOOOOOO MUCH, HIGHLY RECOMMEND SPRAYING USING HOME DEFENSE BRAND IN & OUTSIDE YOUR HOME ALL AROUND WALLS FLOORS DOORS EVERYTHING SAFELY AND BUY CAULK TO FILL ALL THE CRACKS AND CREVICES OF YOUR APARTMENT THERE WILL BE SO MANY I JUST KNOW IT LOL. I hope this review helps if you have bad credit I get it that’s why I wound up here and IM GRATEFUL this apartment is terrible but it serves its purpose to say the most….. but you simply deserve more, whatever it takes. The quality of living here is low there’s trash everywhere all the time the newly renovated laundry room is already falling apart and it just isn’t worth your time living here the parking sucks depending on your unit you’ll be walking at least 3 minutes to & from your parking space(think about moving in furniture and groceries). Seriously. I could go on and on with the problems living here but if you don’t get it by now, just sign a lease and thank me later. Good luck apartment hunting I know you’ll find what you’re looking for and I know its hard and costly but your almost there, don’t give up now.
This property has nonstop theft. On a weekly if not daily basis there are cars broken into, stolen and apartments burglarized. Look at crime maps, you can see the police reports! Homeless people are all over the property on a daily basis. The office staff has a contract with a security company that is rarely even on site. Avoid this complex! You will most definitely be disappointed
Wynn palms.. it's actually a nice apartment complex, if you can overlook the very severe roach infestation, which pest control have came out several times for but nothing has changed, the laundry room where the homeless tends to sleep & where 10 out of the 12 the washing machines are filled with water & unusable, the front office randomly adding fee's & increasing your rent whenever they feel like it, your car getting broken into & vandalized, & so many more terrible experiences then this is the place for you. Just a heads up the office staff & manager DO NOT care about you as a tenant, at all. All you are seen as is another dollar sign paying for another unit. its honestly very remarkable how scummy the staff really is. I cant wait till my lease is up & I can leave this place. If you're thinking about moving here, I'd think long & hard about it.
Is not a safe place to live a lot of people walking around checking to see if the cars are open and checking what you have in your car a lot of drug dealing people checking what you have outside your house no hot water, windows, door are old and easy for someone to break inside your appointment

Infestation of roaches, incompetent staff, unprofessional maintenance, relentless noise, blasted music, unsafe area, the list continues. Having lived at Wynn Palms the full lease term, you will encounter these issues & more time and time again. Bottom line, DO NOT waste your time with this place.

Thank you for taking the time to leave a review. We are excited that we have hired a new pest control company, Pro Chem. I am also happy to announce our new courtesy patrol company, Tactical One. In addition we have added cameras to our amenities.
"Do not come rent here" for the following reasons ... 1-It is an unsafe place, they have entered to steal several times, street people to be an open place. 2-The pools are dirty all year, and people have been seen indigent jump the fence and bathe in the pool, wash their dirty clothes on it and even their pets. NEVER YOU BATH IN THOSE SWIMMING POOLS. 3-The washing machines and dryers are broken, they do not dry well and when you wash the clothes are stained, the people in the street steal your clothes and nobody pays for that. 4-They have implemented a new method of garbage collection that is not functional, they removed the containers and have them stored at the end, going to throw large garbage up there is very difficult and uncomfortable. 5-Change the contract expiration dates in your favor to charge more and when you complain they tell you that it was a mistake and they always do it. 6-The apartments are full of cockroaches, I have found poisonous spiders (black widow) and other insects. 7-The sample apartment and the photos do not match the apartment they give to rent, things are missing and things are always broken, they are of very poor quality. I RECOMMEND THAT YOU DO NOT COME TO RENT HERE. I have lived here for more than 5 years and I'm about to leave, things have changed a lot since then "for the worse" 1. Roaches everywhere 2. No hot water in kitchen. You will need to heat up water to wash dishes. No dishwasher. 3. Electrical wiring messed up. Anything plugged in will fall out of the wall. 4. Maintenance people are incompetent. 5. Laundry rooms are disgusting, dirty, broken machines and people will steal your clothes out of machines. 6. No one cleans up after their dog. Its like living in a toilet. 7. Management will rip you off and not only keep your security deposit but will say you owe them. Will blemish your credit report. 8. Any drug you want is avaliable. Lots of drug addicts for neighbors. 9. Bring plenty of Raid, bleach, and Mr.Clean. Apartment will be dirty and roach infested when you move in.

If you have good credit STAY AWAY! I'm debt free. The property management team is flat-out incompetent. I received military orders and legally broke my lease without penalty in March 2018. About a month ago I received the first negative hit to my credit report ever because the management sent me to collections for breaking my lease. They were asking for like 3 months of rent and I told them to refer to their records. After looking at their records the collections company tells me that the apartments want me to pay back the concessions I received at lease signing. In my mind this seems extremely petty because they had already sent me a deposit refund check a few months ago. Why didn't they reduce the amount of my deposit check? Incompetence... I hadn't cashed the deposit check so I tell them to deduct that amount from concessions balance. So I took a hit to my credit for a little more than a $100 when this could have been handled before I left. Think about it, they received proper notice, conducted a final walk-through, received the apartment keys, and returned the deposit... They never know what's going on and the default response it to push a request to future or defer to the incompetent manager of the day. As for living in the apartments the walls are paper-thin and infested with roachs. Take your money elsewhere! You've been warned...

The machines in the laundromat closest to my building almost never work. If I don't waste $1.75 on at least one load of clothes because the machines just stops in the middle, with a full tank of water, I'm grateful. I'm going to try going to a real laundry at a shopping center close by. Even though it's probably more expensive, It'll probably be cheaper because I won't completely loose an entire wash because the machine is crap. If the rent were anymore expensive I'd totally look for another place.

Once you sign a lease with them. The management will treat you like you are a prisoner. You are under siege. The manager has the worse attitude I have ever seen. The maintenance staff don't fix things in the apartment unless you with-hold rent. I am still waiting for an exterminator to get rid of my roaches. I can't wait until my lease is over. The security guards have guns and walk around harassing/provoking conflict with tenants all the time. It's disgusting. They have just replaced the old staff BUT the manager is still here and she is terrible terrible terrible

I moved to Vegas for a job last year only had one week to find an apartment. After several searches I found Wynn Palm Apts. The staff here are great whenever I have a problem they are always on top of things. I love that recently they have done some upgrade to the landscape and now it looks like one of the resorts. Maricela, Letty, Iris and Paola are wonderful always greet you with a smile and by name. Which I love that they take the time to get to know the tenants. Antonino (Tony) is the best maintence guy he always come on time and he is an expert at repairs. I wanted to get screens for my windows and he came by to measure them for me. I am so glad to be a tenant here at Wynn Palms.

I just signed my second lease for the Wynn Palm Apartments and on a whole I am really happy. My neighbors are polite and friendly. I feel safe in the area. The complex is convenient to the bus and walking distance to stores. It's kind of right in the middle of everything. I have recommended the complex to a few people.

Wynn Palms under new management is a cleaner and quieter apartments. Every time I've called for maintenance they've always responded on a timely fashion. I've stayed there 3 years and 4 months and for the most part I enjoyed my stay. Rent is cheap and the neighbors keep to themselves. I'd recommend wynn palms apartments.

moved in fri 13 dec moved all stuff right back out window not working no heat and roach infestation not problem infested kills at least 50 roaches in first 6 hours of moving in and that is not an exaggeration

This is a great place to live if you're on a really tight budget and do not want to live. Super friendly and helpful staff Convenient location. New & beautiful upgrades. I love the painted wall (not white) White appliances resurface counter tops. It's cozy. That's why we moved to Wynn Palms & it's a great home. We made the right decision!
Just moved in a few weeks ago, my neighbors are for the most part cool(they keep to themselves),the rent is really cheap, and it's close to my work. Overall I like it.
