The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. A relatively upscale area, Highlands/Perkins offers a range of mid-rise apartments and single-family homes that showcase the best the Bayou State has to offer. A convenient location just across Interstate 10 from Downtown Baton Rouge means residents will always be close to the action. The neighborhood is also home to Louisiana State University, and there’s a welcome youthful energy courtesy of the campus and its students. There are diverse cuisines to explore including Cajun and Creole foods near the university and just off the interstate. Breweries have sprung up near the river and there are well-maintained parks to explore both near the water and closer to Downtown Baton Rouge.

Property Ratings at Tiger Plaza
BUYER BEWARE!!! Living at Tiger Plaza has been hell. First off, the pool has been drained since we moved in a year ago. A person was SHOT and KILLED a few apartments down from us. A squatter broke into the apartment next to us, and when we reported him to the office, their response was to tell us that, "...[they] understand, as [they] live here too. What [they] do is keep [their] head down, don't go out late, and keep [their] door locked." Needless to say, the squatter lived in/trashed the apartment for months. :) Not only that, but the squatter created an infestation of roaches that then began going up the pipes into OUR apartment! The office has been unresponsive, unhelpful, and overall useless. Don't waste your money living here. Unless, of course, you enjoy living in filth and having your car broken into. Then, by all means, Tiger Plaza is the place for you.
Very unprofessional and they don’t handle problems. Wifi hasn’t worked in months and my apartment has a gnat problem. They came to fix my ac because it would cut out every day only for me to wake up at 2 in the morning by the smoke alarm and a apartment full of so much smoke I could barely see, I literally could have died. Would never live here again or recommend to anyone.
And I moved in under a special and they did not give me the special they still charge me more money And refuse to correct it and I’ve been out of Internet since I moved there
Stay away from this place. I wish I could give them zero-rating. I have not had internet in my apartment for 3 months, and they still can't tell me when I can have my internet back. STAY AWAY!!!!!!!!!!!!!!!!!!!!!!!!
I have not been here a month yet and it is terrible ... my apartment was infested with roaches and gnats AND RATS (caught 4) haven’t been here a month yet smh .. my front door looked like it was kicked in and did not seal properly I’ve called multiple times and nothing is being done ... I called for the corporate number nobody seems to know it which I find ironic! I wish I would have read all the reviews this apartment is horrible and if nothing is done soon me and my child will not be here any longer! DO NOT MOVE HERE STAFF IS UNORGANIZED AND DONT SEEM TO REALLY CARE ABOUT YOUR ISSUES DO NOT GET TRAPPED INTO THINKING THIS APARTMENT IS GOOD TAKE YOUR MONEY ELSEWHERE!!!! I will be taking legal action to get out of this lease bc this is beyond ridiculous
The complex is right behind the Tigerland night club and Thursday- Saturday its loud and you can hear it through your walls. The train is so close it’s extremely loud. We had American and German roach infestation and gnats infestation. The apartment looked nothing like the model home. Awful awful.
I didn't even waste my time scheduling a tour of this community as I was completely turned off by the office/leasing staff on the phone. They are very unprofessional and rude. I asked one question and the person on the phone immediately got an attitude. Poor customer service equates to a poor quality of living. I'll pass on this place!
They have a terrible leasing staff and management team. Their apartments do not look like the model homes they show you. The gates break every week, usually more than once a week. Cars are always broken into. They do not treat the property for any pest issues. You do not have access to the aminities they say they have. Only one pool is usually unlock and they rarely clean it. The gym is not accessible. They try to add extra fees for things they choose to change. It takes a minimum of 3 months for maintenance to fix any issue. They do not provide A/C filters. They are just horrible!
If I could give them no stars I would- this apartment complex has gone way downhill since I lived there. The office staff doesn't care about the residents. My friends alarm has been broken since she moved in a year ago, she has called about it multiple times and the staff always say they're going to get it fixed and needless to say she moves out this weekend and it's still not fixed. She went a week without a hot water heater. When my boyfriend moved out he got charged a $75 carpet cleaning fee and we asked his old roommate and the carpets were never even cleaned. They didn't even send us a bill directly they just sent him straight to collections. Tyler never returned our phone calls or replied to our dispute with the collections agency so they finally said we just had to pay it because TP did not respond. They say all these things when you are leasing because all they care about is signing leases and once they have your signature they forget all about you. They obviously don't get commission checks off of happy residents.
Maintenance doesn't do their job. Manager isn't open and available to talk when you red to have a conversation with him. They quick to hand the blame to someone. Lots of broke things in the apartment to include cabinets and outlets. Oh check for mold too cause mold is bad in the vents. They just point blank lazy and unprofessional office staff and manager, for the heavy set female in the office. I hate it and can't wait til my lease is up. Oh they also marks your service requests as complete so they won't look as if they haven't fixed them in which they don't and it gets reported to the home office. They people needs a reality check. And that I gave to them.
I lived here for 2 years and absolutely hated it. In the beginning everything seemed to go fine. I guess they changed management or something because once I renewed my lease things went downhill. Nothing ever got fixed after putting in work orders. My ac and ceiling fans were broken for months.(ceiling fan never got fixed. My dishwasher had broken and I had to find someone else to repair it. The tub had paint chip off literally every time i bathed my son. Not to mention I got robbed twice so there was no type of good security. AFTER I moved out, they told me there was a move out checklist. Then explained to me how I had to pay a fee to clean the carpet even after i'd already cleaned it. Then they proceeded to tell me if anything is broken or damaged I'd get billed even if I told them previously it was broken. Overall it was a terrible experience and I would never advise someone to live here. (Did I mention I didn't have cable for 6 months because they couldnt give me the acct number for the cox services THEY provided in my lease)
This place is the worst. They will say whatever they need to to get you to commit, but then once you move in they don't want to hear from you. I reported things that were broken and they said only emergencies would be dealt with for another 3 weeks! What is that? Everything that they advertise that they have you don't actually have access to like the gym and a tanning bed. I can't even get into my mailbox because the key that they gave me does not work, I need my mail! Basically, if you don't want to have to deal with attitude for things that you should already have don't live here!
