I lived at Timber Hollow for 4 years, and my family and I love it here! The community is welcoming, and the Fairfield floor plan was perfect for our needs.
Property manager is terrible and rude. Highly recommend avoiding this place. Not worth it. You can be the most unproblematic person and avoid anything to do with the office and she’ll still find a way to make your stay feel like hell. Everyone hates it here not just my husband and I.

Thank you for taking the time to share your feedback. This one-star review is hard for us as we always want to provide a five-star experience. What your review does not mention is that this is about several towing incidents related to an unauthorized trailer that was not documented with the office after multiple attempts to encourage resolution. We had several other residents who were also contacted and asked to update their vehicle information for unauthorized parking at the community; we were able to assist many of them to be able to comply. We're also sorry that the latest episode could have been prevented. If, during the resurfacing of the parking lot, your trailer had been on file, we would have been able to avert the towing.
I found out this morning that I have been sent to collection agency for a delinquent water/sewer payment from October of 2022. The cost for these services was $ 173.00 for 1 month. I never paid that amount for any of the previous 11 months I lived in this complex. I called the office to ask for a detailed bill of what the charges were they could not give me an explanation for the what were the charges. I was told the finial bill was emailed to me. I never saw an email. The had my forwarding address and my mail was forwarded at the post office also. When I requested a registered letter be sent to me new address, I was told " that we don't do that" only email. In addition I was told that I had a $ 300 deposit when signed the lease. Now it is a $ 300 or $ 600 application fee that there was no deposit. The application fee was based upon my credit score. They no longer charge deposits. Hard to believe in this dah and age they don't charge deposits. During the 12 months I lived there Fairfield police where in the complex with their lights on times and Butler County Sheriff's Dept executed a search warrant on the property for narcotics. DO NOT RENT FROM THESE PEOPLE, If I could rate them with a negative number I would.

To clarify, we don’t take deposits but do charge a non-refundable credit approval fee which is $300-600, based on credit. The final utility bill included one full and one partial month of service. If I could give negative stars, I would. First off, horrible communication with the leasing office. When you call, you don’t speak to someone in office onsite, you’re connected to a CALL CENTER in god knows where, speaking with someone who really has no idea about the property or the people living there. If you try to go in office to speak with someone, you’re met with horrible attitude & told to call the call center. Had dishwasher issues lasting over 7 months, where it clearly needed to be replaced but maintenance just tried basically band aid fixes to avoid dealing with replacing. Constantly having to deal with pest control coming in because of constant roach problems, and you’re charged if it’s not set to their standard (even though you’re giving maybe 8 hour notice of them coming). Fitness center is full of broken equipment, and honestly a waste. Again, don’t do it to yourself. You’re better off saving your money & living in a box.

As for your dishwasher, we agree that 7 months is too long to have issues. We would love to know how we can better address this once we can look up your record. It's a great, safe, and quiet place to live. The apartments have been updated and are beautiful. Maintenance replies the same day and fixes issues the first time. Staff is friendly and helpful.
I LOVE where I live I plan on living here for at least 5 more years management is so amazing I love my apartment I don’t have anything to complain about
Been here for 4 years and the place has gone down the drain. Good luck getting anyone in the office on the phone. If you have and problems, you will talk to someone at a call center out of state and all they can do is leave the office a message to call you back... They never do. They will charge you for things that you shouldn't be charged, then you have to fight with them to take it away. They have been remodeling the apartments, terribly I might add, and then rent them to the first people that walk in the door. Cars have been getting broken into and vandalized. I have countless terrible stories of our experiences here. The only good thing about this place is the maintenance team. Don't get trapped here like I did, keep searching.
Not only are the apartments full of very cheap material, as well as the internet being good awful. You are forced to use and pay for the same internet everyone else has, you can't have good internet here it's good awful. Quite a few gross people and encounters such as vomit and garbage bags left in the hallways. DO NOT GIVE THESE PEOPLE MONEY. They care not about residents only ab rent. TRASH
I’ve lived at Timber Hollow since I moved to Ohio in September 2016. I generally enjoyed the neighborhood and the amenities. Nothing to complain about really. At least until now. It is obvious that the property management at Timber Hollow doesn’t really care about their residents and just wants to be able to charge an extra $200 for “upgraded” units. My unit is not upgraded and I am fine with that. I don’t need anything fancy. Today I came home from getting groceries to find a note on my door that they are not renewing my lease because they need to upgrade my unit. Absolute bull. I was planning to renew my lease for a fourth year at Timber Hollow, but I don’t think I’ll be accepting their offer. They offered me a horrid 5% discount on rent for a new unit, which will still be almost $200 more than I currently pay, and they will waive the transfer fee to change apartments. They essentially gave me a 2 and a half month notice that I have to switch units or move somewhere else. This is not enough time for me, someone who pays bills on a single income, to have enough time to save up for a security deposit elsewhere to live somewhere that values good longtime tenants. This will cause me to have to drain what little savings I had (which I was planning to use to buy a house), to pay for moving expenses and a security deposit. I have to uproot my comfortable home just because the management wants to be able to charge more for “upgraded” units. So irritating.
Organizations and the people that support them can change, what was once bad can make a quick turn around to become good, as is the case here. After reading all the reviews on this place, it was on the bottom of my apartment hunting list, but I am glad I gave it a chance because it is obvious to anyone that management is investing significant funds to update almost everything. Brand new appliances, carpet, plumbing, anything you want updated it has been done. Also washer driver hookups are available on every apartment so you don't have to hoard quarters anymore. Tiffany handles leasing and she is fast and efficient with excellent attention to detail. You will be happy to call this place home. -Casey
I have lived here at Timber Hollows for about two months now and I love it! This place was a huge upgrade for my boyfriend and I and we couldn't be happier. This place definitely is a little more on the pricey side but worth it for us considering all the upgrades and extra space our apartment has. Both the office and maintenance staff are so friendly and accommodating and truly want to make you comfortable here. There is plenty of space for my dog to roam as well with grassy areas surrounding the building and a nice dog park that is centrally located to the buildings. If you're looking for a nice place away from the bustle of Cincinnati but still close to almost everything I would definitely recommend Timber Hollow!
Do not move here. Rates go up every year by a significant amount. We have lived here 9 years so we are very familiar with how this place operates. We are finally getting out and we could not be more happy. The apartment is very slow to respond to issues and when they make repairs they are shoddy and don't last long. The appliances are so outdated they are barely functional and we have lost a fridge full of food because of this. You can of course pay even more for an updated apartment, but it will not get you better treatment. Management does not respond to emails or voicemails and the office rarely answers the phone unless you call non stop. Management does not care about people. Normal people are told there are no exceptions to any policies under any circumstances, but other who are friends with them get exceptions when needed. We were very good tenants and were only late one time on rent because we forgot because we were going to a funeral that day. It was turned in the next day to a hefty late fee attached because we were told there was nothing they could do about it. (This was 4 years ago after 5 years of on time rent.) This place does a good job putting on a show to make it look like a warm welcoming community but you won't feel that way if you move into this place.
My husband and I have lived here 8 months, and we are extremely underwhelmed. After the first full month of living here, we noticed our rent/bill had additional charges on it that were not communicated at move-in. From that moment on, we declined auto-pay and logged in online to pay it ourselves. Month two comes and we are charged a $100 late fee on the 2nd of the month. That is ridiculous to me. Since then, they have been tearing up the property with water piping, roof remodeling, parking lot renovations, and office renovations. The office renovations delayed the pool opening to almost 4 weeks after Memorial Day. Also, our gym was inaccessible for the same amount of time when we were originally notified it would be one business week. The ridiculous amount we pay for one month's rent includes access to the arguably most important amenities such as the pool and fitness center. With all of the cooperation and patience they expect the tenants to have, they could learn to practice what they preach.
Only been here 2 days but the staff is awesome, and the place is average but yet excellent at the same time. Nice and quiet and close to everything. Highly recommend it
We lived here for 2 years. The first year went well then it was all down hill from there. Maintenance issue after the next. Our patio flooded multiple times and management told us that there was no way to fix it because we were downhill so we were unable to use our patio for over a year. Then we had a water leak in our bathroom that revealed mold in our vanity. Maintenance tried to just "bleach" out the mold but we demanded a new vanity because living with mold is unacceptable. It took 3 months for them to replace the vanity. Also, any time they entered our apartment they never called to let us know so multiple times we came home to our door open and maintenance in our apartment. The issues continued. We then had a major water leak that caused bubbles in the dry wall covering our entire living room. The maintenance assured us that the leak was maintained but when we came home later that day there were all of our pots and pans used to hold the residual dripping from the ceiling (what company doesn't have buckets?) The next day they came back in (without permission or notification of entry) and went into our linen closet and used our towels(that we use to bathe with) to mop up the water on the carpet. Overall the experience with management and timely responses to emails/phone calls has been less than stellar and honestly if I were you I would not rent from this place unless you would like a constant headache.
When I viewed the apartment I was promised new appliances, new carpet and the full upgrade for a certain price. A week before I moved in they told me my apartment would have none of the things I was promised. After going back and forth with them I finally got the upgrades I was promised three months AFTER moving in. A pipe burst under my apartment and they turned off my water for three days after stating it was only suppose to be off for a day. I was left without a functioning toilet for 3 whole days. They didn't call to inform me the water was still turned off after the second and third day after telling me they would. I had to email and call in myself multiple times before finally talking to someone about it. I had a referral credit on my rent and paid it but they sent me an eviction notice instead of honoring the credit. I had to take off work to get it resolve because their phone was broke for several months. Now that I'm finally free from that place they are STILL trying to scam money from me. DO NOT live here, it is not worth it. The apartment wasn't worth the money I paid for it at all. They are unorganized, their customer service is terrible and they will try to take you for all the money you have. I REPEAT DO NOT LIVE HERE, IT IS NOT WORTH IT.
I recently went and viewed these apartments after looking online when I walked through the door I couldnt help but wonder what website they stole those pictures from since it looked completely different! The kitchen was manilla colored cabinets with brown trim, the patio was small with what appeared to be mold around the bottom. I asked what the rent would be and found that this company goes by demand! Which means 2 people can have the same apartment but someone could pay $200 more just because the demand was high! This place is a joke dont waste your time.
This is the first apartment I've rented on my own, and I'm so glad that I chose this complex! My apartment has brand new carpet and appliances as well as updated cabinets and counter tops. The thing I like best is the outdoor balcony. It backs up to a grassy hill area and is so peaceful I love being out there all the time and will drink my morning coffee out there most days. The staff here is awesome and whenever I have a problem they are on top of it immediately. The club house is awesome and all the units are pet friendly which I've found is hard to come by. I love living here and recommend it to anyone looking for a place. The location is perfect, I never have an issue parking, and I absolutely adore coming home to such an up to date apartment. I really could not be any happier here.
I found these online after I was required to relocate for my job. The office staff is extremely helpful and made the entire relocation process so easy and quick. The complex is very quiet and relaxing. My apartment feels like home and is the perfect size as it's just me here. Being able to do everything (pay rent, maintenance req) from my phone fits my busy life perfectly.
For this area and this price range, I generally like this apartment. The outdoor areas are pretty well kept, and I feel safer here than I do near the other complexes in the area. I wish I had toured the specific apartment before deciding to rent here (I came from out of state), because my building reeks of smoke, and my downstairs neighbor makes it impossible for me to enjoy my patio because he's always smoking on his. I would recommend that my complex designate certain buildings as smoking or non-smoking. Other buildings that I have been through smell like apple pie, so I think it is possible to be happy here in that aspect, I was just unlucky. The cabinets and appliances are very old, but they work fine, and there is no microwave. I would say one of the worst things about this complex is that they force you to have cable. Whether you install/use it or not, you pay for it - an extra $40/mo. So they advertise lower rent prices, but a more honest approach would be to include the cable fee in with the rent, and advertise free cable. We can't even bundle cable with our internet to save money because it is through the complex's group. I feel sorry for the people with satellite - I guess they are paying for both? The clubhouse is pretty nice, but you're not allowed to have parties in it so I'm not sure what they do with that kitchen or the room with the tables. They will accept packages in the office, but they don't stay behind the desk in a locked room - they are put in a closet across the building that the staff can't even see, and that everyone has access to. I don't trust anything important to be shipped there. I haven't used the pool, but it looks like a good size. They have DJ events at the pool, which I haven't been to, but I appreciate that they do it. The walls don't block out any sound at all. I can hear my neighbors arguing, talking on the phone, *everything*, but the nicer apartments I've lived in that are pretty quiet come with a higher rent. The dog park is one of the tennis courts, covered in mulch. It could be better, but I like that they tried. Basically, this complex is trying really hard to offer some things that nicer complexes offer, without the hefty rent increase, so of course they have to cut corners to do that. I understand it most of the time, but come one guys - the cable thing? Ridiculous. Honestly, if I didn't have such a bad neighbor I would probably stay, but I think I will be looking around when it comes time to renew my lease.
So far since living here I've had no problems. The phones were down for a few months so it was a hassle walking to the office. The community is quiet and very safe compared to other neighborhoods. The staff is extremely nice and the maintenance staff shows up every time you call. There's also a lot of fun community activities and it is located in a great part of town with a lot of different attractions in close proximity. However, you definitely need to have a car because there is no bus route the runs near here. The only complaint that I have is the laundry facility. There is only one laundry building on the property and if you do not live on that side of the complex it is a somewhat far drive to get there. It would be nice if there was a laundry facility closer to my building. Also, if we were provided with laundry cards like other apartment buildings instead of having to go out and find coins. Other than that I have had nothing but positive experiences so far.
Lived here four years really like my apt it is perfect for me room size is good mant crew are really good nice and quite and I feel safe here I am 58 I could live here the rest of my life close to work all in all I like my apt
Moving to Fairfield Ohio was a big change for me...I have fell in love with my apartment, from the cathedral ceilings to the fireplace. It is fantastic having a spacious full size laundry hook up right in the apartment. Never dreamed an apartment could be so incredibly quiet... And if you need to be close to numerous great restaurants and shopping this is the place for you...
I've lived at Timber Hollow for a year in their large one bedroom and have enjoyed every minute of it! The neighborhood is quiet and kept very clean. They take care of the community inside and out. I haven’t had any major issues with my apartment, but the few maintenance requests I have submitted have been taken care within that same day. The staff is always friendly and helpful. You can pay rent through texting, which is so convenient. I’ve been impressed with the communication between the office and the community, and they even have community events throughout the year. I think the only thing to be aware of upfront is that there’s no grace period with the rent, and sometimes people don’t clean up after their dogs but - they are working to fix that. At the end of the day, I look forward to coming home - I know that I made the right choice renting with Timber Hollow.
My husband and I moved into Timber Hollow a few months ago and are very happy with everything. We haven't had any major issues with the staff or our neighbors. Our building is typically quiet and everyone is pretty respectful. One problem that we have run into is that, maintenance was originally very quick and efficient, however, over time they have taken several days to come and fix issues that we put in a work order for. Also, the work they have done a couple of times was not done correctly and we had to have them come back several times to fix the same issue. This may be due to the fact that they have such a large property to manage. Overall, we haven't had any major problems with our apartment, although you can tell it is a older property. Something that I appreciate about living at Timber Hollow is that they keep the hallways clean. That was something that was a big turn-off when my husband and I were apartment searching--a lot of the properties we looked at had filthy hallways. Apparently Timber Hollow has a cleaning company that takes care of the hallways. So overall, we really enjoy living at Timber Hollow and haven't had any bad experiences. We also feel safe living here!

This apartment is great and the amenities are nice for the price I pay. The walk in master closet and big balcony are what sold me when I was looking around. I love sitting on my patio with a glass of wine and a book when the weather is nice. The current managers and maintenance guys of the property are great and if I have any issues they always respond quickly and efficiently. I have lived here going on 9 years and have really loved it and always felt like home!
I have lived here for almost 2 yrs. I really like the area they management is awesome. Tiff and Katie. Maintenance could be a Lil better but it's not horrible. They definitely try to accommodate everyone. I plan on staying another yr or more. If I can get a new tub. Lol
I was pleasantly surprised after moving in, any issue was taking care of immediately the staff was friendly and the amenities for the price in this area were affordable.
From the friendly office staff, to the quick response maintenance team this complex is top notch! When I first moved in I was a little skeptical, everything seemed to professional for an apartment complex. Luckily I've been wrong! I call the office with a question, it's answered, I put in a maintenance request, it's handled quickly! The common areas, the lawn, the pool, the workout room are all kept up very nice. I couldn't be more happier with my choice to live here, and even though my lease isn't up until April 2016 I already plan on signing again for another year! My daughter and I feel safe, comfortable, and wanted here at Timber Hollow! So join us in calling Timber Hollow home.
I love the layout of this apartment and the vaulted ceilings. It is surrounded by trees so it feels very snug and secluded. The walls are thick so it is quiet all the time. It doesn't feel like an apartment, which I love! It is a little pricy for the size, but overall its good. Neighbors are nice, parking can be tricky in certain areas that are more full than others. This is right by the highways so its a quick drive to everything, and only 20 minutes from downtown. Right by Jungle Jims so grocery shopping is quick!
Best place ever to live in Fairfield. Not only are the living quarters sufficient, I enjoy dealing with the really terrific staff. There's not just one person to name, I'm speaking on the entire staff. Love where I live love my life, love Timber Hollow Apartments
Very good living space, you get good prices and it is very good for commuters because it is close enough to 275 but not too close. Good admostphere and staff is on repairs quickly. Needs new cable wiring and new doors but overall it is a very good place to live for the price
I lived on this property back in the 90's n loved it so when looking 3 years ago for an apartment in the area again I started and ended my search at Timber Hollow. The apartments are clean and well maintained as well as the property it's self. There's a great pool and clubhouse. The office and maintance staff are very personable and accommodating to the needs of the residents. I just renewed my lease again and would recommend this complex to anyone looking in the area.
There are several apartments in the area to choose from and I am happy with my choice of Timber Hollow. The size of the unit is perfect, not too small, not too large, and perfectly manageable. My unit has all the convenient amenities to make my life easier, such as washer- dryer hookup, and plenty of parking spaces. The location of the Timber Hollow is perfect for shopping, dining, entertainment and nightlife. Imagine yourself relaxing with your morning coffee on the balcony while you enjoy the tree-lined lanes of the complex while someone else takes care of the landscaped yards. Or take a dip in the pool located in a beautiful courtyard or meet new friends at some of the sponsored activities. It is like being on a permanent vacation without the high price. I just moved in two weeks ago and am very satisfied with my choice of Timber Hollow Apartments. The apt was in perfect condition upon move in, a couple things needed touched up and maintenance came fast and fixed the problems. Great community to live in and being close to Route 4 and Interstate 275 provides great convenience!
Price is way too high for the size and condition of the apartments. They raise my rent every year and they never update the apartments. It's just getting so out of hand. I wouldn't recommend it to anyone specifically for that reason.

Timberhollow is definitely a dream place for starters. My girlfriend and I have been tenant's in the timberhollow apartments for a year now and have not had one problem. The lawn care is excellent. The lighting around the complex makes us feel safe and confident not to worry about crime. Everyone in the front office is friendly and makes it easy to communicate our needs and wants. We are really looking forward to signing another year or two on the lease.
I have been living here since April 2015 and thus far, the experience has been very good. Every time I have a maintainence issue, they respond very quickly, sometimes even the same day. Also, the office staff is very accomodating and if they have made a mistake, they will not only apologize for it, but will give you something to correct the mistake. The only issues that I have is that there is sometimes an issue with the cleaning of the hallways. There was a slice of bread left in the hallway of my building for over 2 weeks! The bread had began crumbling and made a huge mess.The building is not filthy, but trash does seem to linger in the hall for a long time. Also, the phones at the office have been down for almost a month now. They send out emails almost daily about the phones being out, but there does not seem to be any resolve. Overall, this has been a great place to live and I would definitely recommend this place to anyone in this area. It is very quiet and I have never had any issues with the neighbors. Also, I like that there is a laundry facility on site that only costs $1 to wash and $1 to dry!!! It is much cheaper than other places in the area. Come Check it out.
Thus far, my experience at this community has been great! The property managers and residents are great. The property managers are not only friendly but answer any and/or all concerns one (may) have efficiently and effectively. There is also a lot to do here, from attending a pool party to working out in the fitness center. The location of this community is very convenient being close to my job and local restaurants and shopping centers and/or plazas. I would definitely recommend Timber Hollows! :)
When I first saw the apartments at timber hollow in fairfield my father was living here I instantly fall in love with them. I then applied my self in Dec of 2014 I moved into my one bedroom In jan 7 2015. My home is relaxing in beautiful very huge bedroom big bathroom with large morror. Washer in dryer hook up boarder finishes updated appliance black love my counters and I have a window so I can see in my living room my carpet is very different in fluffy large living room( cable included what a plus!) and dinning area is great size I love my big balcony with extra storage room also on my balcony. I love living here it's in great location for schools in shopping very quite and friendly neighbors. Living here has been a great experience we have a great fitness center in a great pool. The complex throws great pool parties with Djs every Friday in the summer. They are very understanding if you have a issue with paying rent on time longs you keep communication with them on when you can pay they won't trip. In that's a good deal for losing a job or short on a check . the office management is great in very nice people. They are on spot when doing a maintanice work orders usually in the same day or the next day. I love I can call timber hollow apartments my home is lovely here I recommend my complex to anyone who wants to get what you paying for plus some. I just renewed my lease for a second term. I am a recent college graduate and these apartments and staff are my home and family. I love the location and atmosphere. They aren't brand new but the staff works hard to give it a new apartment feel. I plan on staying for many years.
Beautiful apartments with a variety of layouts and options to choose from. Pieceful and quite neighborhood. Amazing and friendly staff along with a great and quick maintenance staff. Plenty of parking in front of your apartment and car-ports available. Close to highway and restaurants. As well as A schools. Couldn't be happier!!

I have been here at Timber Hollow Apartments and have had a good experience. The maintenance people are very good at coming out in a timely manner. The office people have been nice when I have been in the office. I do not have any complaints.
Timber Hollow Apartments are a great place to stay! Their maintnece team is wonderful and the office staff are super friendly. They take care of their tenants, ften throwing different events allowing tenants to get to know each other. The grounds are always well maintained and the inside of the apartments are beautiful. Also its super close to everything so your never too far from where you want to be at. I have recommended these apartments to friends so i will also recommend them to everyone else.

No surprises which is what I want. This is a great spot for me at this time in my life. I just signed my lease for next year! Looking forward to another year in my apartment that's just right for me. It's a great quite neighborhood! I've been here a little over a year now and started using the work out area in the main building. The equipment is simple and easy to use, it's a place I look forward to go to every night. I also have a wonderful view of the apartments from my back porch.
