Property Ratings at Timber Lake
Had multiple maintenance issues that went unresolved for long enough that I fixed them myself (including rodent issues). My ceiling started leaking water and it was not "fixed" for literally months -- all that they did was redo the drywall and paint over it, so obviously water still got through. The way they send information is very indirect and unhelpful, and they don't put much effort into maintaining good relations with tenants. This place is extremely overpriced and I would suggest you stay away no matter how desperate you are.
Awful place to live. Management staff are unhelpful and rude and disorganized. Walls are thin and the buildings are falling apart. Constant unresolved maintenance issues. Trash overflowing from dumpsters and in the ponds. I don't have one positive thing to say about this place after living there for 2 years. There is a reason this place has so many one star reviews. The only reason there are any positive reviews is because they were offering prizes to residents to leave them. Save yourself the trouble and look elsewhere, there are much better places to live than this over priced dump.
I am a PhD candidate at MSU, and thought this would be a nice place to live not far from my work. Unfortunately, in my 17 years of renting, this has easily been the worst. Stay far away from this place! If you like your privacy and just want to be left alone to do your own thing, forget about it. They have been inventing mandatory "inspections" of my apartment over and over again. It feels incredibly violating to have strangers force themselves into your home as often as once a month it seems. All they care about is the facade. Sure it looks nice on the outside, but the inside is crap. I pay more in heating this little apartment than I paid to heat the multi-story house that I had rented previously in Lansing. When we moved in, there were gaps under the door and under the gas furnace through which I could see daylight. I fixed those, but our gas bill is still extremely high despite the apartment being chilly during the winter. The heating vents barely put out any heat, which implies the ducts are bad, and all my heating cost is going into heating the floor of the apartment above me. Management is constantly nitpicking and staff is rude. For example, they claim I cannot park my bicycle in my assigned carport. Rather, I have to keep it inside the house. They're constantly nitpicking about exactly what I can and cannot have on my patio. Of course none of this stuff was in the lease that I signed (despite their claims to the contrary), but what am I gonna do? Take them to small claims court for taking my bike? I don't have time for that, and they know it. Crime is terrible at this complex. Our (locked) car was broken into twice in less than a year and stuff stolen. Stuff gets stolen from porches all the time. Our laundry has been stolen from the laundry facilities. Homeless people sleep on the premises. For most of the year, most of the outdoor lights near our apartment were not working. We complained several times, but they didn't get fixed until we made vague threats about a lawsuit. I have rented at three other places in the greater Lansing area, and have never had an experience this frustrating and aggravating.
I never write reviews for pretty much anything. If there’s one thing I wish I knew before moving in its that management doesn’t care about anything. Our unit was literally underneath the property maintenance manager and we’ve had an insulation issue since we moved in. Our electric bills are through the roof because our place is poorly insulated. Leasing office hours are a joke. They kicked me out at 10am after I came in because they didn’t “open” until 11:30. I usually make fun of reviews like this but god I can’t wait to move. I would give less stars if I could.
A new management company took over a year ago. They raised our rent and have continued to allow our buildings to decline. Additionally, they now made it a rule that we cannot even have our own bikes in our own carports and stated they must be stored on the deck or patio. Ironically, they also stated we cannot have "personal property" stored on the deck or patio. so I am not really sure where that leaves us to store our bikes.
These apartments were a 4/5 before AMP Residential took over about a year ago. Management does not care about residents needs or issues. - The washer/driers have been broken for about a year now, I know for a fact management has been notified multiple times. I’ve personally called AMP Residential headquarters to get to the bottom of this and nothing has come about. - Last year when it was time to resign our lease they took forever to get us the paperwork and let us know the new price. I heard other residents grumbling as well. - I’ve contacted management a few weeks ago about a what this years resigning will cost, no answer. I’d like to know a few months ahead of time, moving takes planning and I need to know what my options are. - AMP tried to convert this to a pet free property when they first took over, that lasted a few months until “pet friendly” options started popping up - These properties used to be catered to adults, I’m seeing a LOT more college kids. I moved into these apartments to get away from college like living (loud and obnoxious). They remind a lot of DTN. I’ve lived in EL for over 10 years now. I’ve rented from a lot of properties. I see Timberlake tanking. They don’t care about the residents. They care about $$$ and image. Consider yourself warned.
We just moved in the end of July and had an interesting experience. The apartments are overall run down. Our apartment is very musty smelling and wallpaper is bubbling off of the wall in spots. Also, this apartment does not have a lot of storage space. We previously lived in a 700 square foot apartment, and we had way more storage space. It would be nice if by the kitchen they had a small pantry or linen closet. We also couldn’t get our 7-foot long couch in the front door because of how the doors are placed in the entry. So, we had to buy a new smaller couch that can be taken apart to fit in the door. We had a very small love seat that had also got stuck but we were able to get that in. The grounds are okay but people need to be held accountable for their dogs pooping all over the place. Out in front of our apartment, there are piles because people don’t seem to care if they pick it up or not. The last place we lived would come to take a sample and DNA test it to someone’s animal and everyone’s animal was registered with the apartment complex. That way people picked up after their dog. Next, my neighbors above me, I swear they are up all night long. The ceiling is not soundproof at all, and all night long we are being woke up by the people above us. I go to bed around 10 P.M. and I can hear them walking around, then I get up at 4:50 to head to work and they are up walking around. They even woke my dog up at 3 in the morning which woke my wife and me up. In my opinion, they charge a little bit too much money for what you get here. I will say this, the property may not be the best, but the people in the office are okay to deal with. They are understanding. I would give the staff a 3-star review but the apartments themself a 1 star.
The apartments are relatively nice, good location, but the staff is pretty underwhelming. Your car will bottom out trying to park under the covered parking because they refuse to patch the divots. The model room doesn't have the 8x2 fireplace that throws the entire room off. There is almost no communication to residents and none of it is clear, I've had my clocks reset several times from the power, and utilities out with no notice for several hours. Just look elsewhere, it's not worth the 100 dollars a month you might save here in EL.
Horrible unprofessional office staff. No communication with residents. Ticketed $45 on my car with no notice, while parked in my paid carport spot.
I would highly recommend Timber Lake Apartments. The apartments are very spacious and super clean. The grounds are well kept, the maintenance crew is fast and hands on and the office staff is unbelievably kind, welcoming and very professional. You won’t go wrong renting at Timber Lake Apartments!!!! Diane
