After hearing reviews and the bad stuff about this apartment complex and landlords, we still applied and we waited 2 weeks for a reply. No one answered the phone only email responses. We paid $132 for application fees to have to contact them after a email saying we were approved and to buy renters insurance. When I emailed to confirm a move in date for the insurance they sent me the denial. We got our hopes up and wasted our already low income to just be rejected. Should listen to some of these reviews. Avoid unless you want to be ripped off.
My boyfriend recently moved out of his apartment on the ground floor. He has not been there in a month, we went back on Saturday to finish cleaning everything. The pictures of the bathroom, he has had issues with the bathroom with water coming through the walls previously, but was supposedly “fixed”. As you can see the was is literally falling apart and a mushroom is growing from the floor. There is extensive water and mold damage throughout the whole apartment, and maintenance only puts a bandaid on the issue instead of actually fixing it. The water heater also went out monthly, and instead of replacing it, they replaced the same part every time. And not to mention we only ever got 5 minutes of hot water due to how small the water heater was. The ac unit on the wall in the living room literally rained every time it rained outside because of how poorly it was insulated, same with the sliding glass door. Not to mention the fact that the walls and floors are so thin we could hear our upstairs neighbors talking from our apartment, and don’t even think about moving under someone with kids because the stomping and walking will keep you up all hours of the night, stuff would literally be shaking on the walls from them just walking! The electric bill during the winter was over $500 a month due to the radiator heaters. I wouldn’t recommend moving here even if it is your last resort. Worst apartment I have ever been to. Also very dangerous considering all of the drug addicts that live there, and you will probably have people approach you outside asking for a ride places. It always smells like feet and cigarettes (sometimes fish), and the parking lot has so many pot holes you can’t drive for 5 feet without hitting one. not to mention the fact that there is only one maintenance person for 6 buildings?!?!? His roommate also had her clothes STOLEN out of the laundry room, which is the place of nightmares. So disgusting, dirty, not ventilated at all, and the washers and driers regularly go out. Do better timber oaks! I will never recommend to anyone to move into here!!

It was very easy to rent here, and I feel the price is good for what you get. The staff is great to talk to and are helpful when any issues arise. When we first moved in, we put a couple of issues on the inventory slip they give you so you don't get charged for any "mishaps" of the apartment. Well, we were only going to live there for five months (we were just waiting out my husband's last five months in the military).. so we told them not to worry about fixing anything. They insisted and about a week later.. the maintenance guy came out and fixed everything. There's a police station across the street and a high school right next door. There's also a train station right up the road should you decide to take that to work (if you work in Chicago or something). Just remember: it's an apartment complex and you share walls, so don't expect to not hear people above you walking once in awhile or people next door talking (if they're talking loud). It's not loud next door, by any means, though; you might hear mumbling coming through the wall. They're very accommodating to your needs, too. I recommend Timber Oaks, if you want to live in an apartment.
I just barely moved out and I can not say enough good things about Timber Oaks. The pool is amazing for kids, indoor and my daughter usually gets very cold but she could swim for hours. Not overly crowded but the other kids were always friendly too. It is close to the high school and my apartment was one of the closest but I never had any problems with wayward teens, in fact I found it to be quiet and loved walking around the little pond looking at the fish and turtles. The building managers and staff were amazing, if I ever had any issues they were solved almost immediately. They were accommodating when I was working a lot and couldn't get rent in on the first. They kept the grounds clean and were obviously passionate about their work. The only issue I had was the water was quite hard, I used a brita pitcher which helped. I only moved because the commute to work was long. I recommend.
This looks nice and the models are nice. But if you have a dog, they place you in a minimally maintained section at the back of the property as if they are ashamed! I felt like a second class citizen for being a pet owner. The front door was ALWAYS broken and they did not dee-ice the front steps (my husband twisted his back and knee from slipping).Even though they want all dog owners to puck-up, they purposely removed receptacles to reduce trash??? Their workout room is nothing but broken/unmaintained equipment and the pool is closed quite often during the hours it is advertised as open. The staff are cold but the manager was very helpful when I needed help with a lease situation, so that's something good. The dishwasher was useless in my unit. Parking is good unless you park by the high school Without a sticker. If you are a visitor, you will be towed if you are not in visitor parking. I am quite sure that there are a lot if people living here not qualified. ( credit score of 620 and make 3 x the rent). There are quite a few persons who cannot afford this place in my building.... Where they hide those horrible "dog people" . The heaters are all floor/manual and the windows need replacing. Your comed bill will be sky high if your apt did not get new windows. My bathroom fan was broken when I moved in. They never fixed it. Also the water heater was broken which was fixed along with the flooring. Not the worst place ever lived but I cannot wait to leave.
I've been living here for almost a year. Some things I have noticed... They are pretty good at getting back to you right away and fixing appliances, light bulbs, etc quickly. But! Being by the highway it is really loud. The parking sucks for both residents and their guests. It's so far to park and carry groceries or have people over. The grass surrounding the apartments is completely full of cigarette butts because people smole in the balconies. This past winter, the parking lots were so icy and they didn't salt or snow plow very well. The leasing office has a pool and hot tub which would be nice if they were ever open! I haven't used it once. The rent is to high for what you get here.
I lived here for about 5 months and it's so much better than the apartments I lived in before. It's quite, relaxing, and the nature is great. The apartment keeps up with any maintenance that's needed or lawn work. Only reason I only gave this palce 4 stars instead of 5 is becuse, they have a work out room and pool but it's only open office hours (except for Wednesday & Saturday). I was hoping I could work out before work, but it's not open. It's a great place!

The office staff and maintenance team are wonderful. Their very helpful and friendly. Their doing a great job of making Timber Oaks a family friendly place to live again.The apartments are spacious and in good shape.My kids love the pool!
I've lived here 3 years. Love it. Hear little noise from other residents. They are quick to respond if there is a maintenance need.
