Property Ratings at Timber Top Apartments & Townhomes
My husband and I moved in on Wednesday and haven't had any issues since. The neighbors are nice, there are stray kitties that are sooo cute. We're going to try to catch one of them tho that seems to be a little too skinny and take it to a shelter, poor baby. We have only had one little issue which was a toilet leak. However after I called we were contacted by maintenance in less then a half hour. Then they fixed it within the hour. This is my husband and i's first home together and so far it's amazing.
The property wasn’t well kept. Dumpsters always overflowing, stray animals galore, my apartment always smelled like weed due to neighbors. And the pool the whole year I lived there was never opened except maybe a few days. The apartment had out dated appliances. My dishwasher they would come “fix” every few months because it would dump water all over the floor. My dryer took two sometimes three cycles on high heat to dry my clothes and it was only me living there and I didn’t do huge washes. Then when I was moving out, I turned my keys in on the last day of month on a Sunday in the box by the office like they said. and because it wasn’t processed til the first to end me living there. I got charged the whole month of April. Then when I said that’s unreasonable and I wasn’t going to pay they said they would file a civil claim and get my paychecks docked.
Applied, paid app fee, leasing agent went MIA. When touring they noted tenants as “complainers” and to ignore the bad reviews online. I took a chance with them but then realized it seems like they take app fees from anyone and then don’t really complete applications. Property is in poor condition. The unit I toured which most folks do has water damage on the ceiling by the front door - offering insight into how much water damage and mold may be in this complex but is left unmanaged due to careless management. Reviews are filled with complaints. Trust the folks paying to live there!!
I’ve only lived here for a month and dealing with the leasing office is the worst!!!!
I have the space I truly wanted for a decent price. I have a wooded view out of the back of it which is serene and peaceful. Close to many parks and the people seem quite nice. Staff was wonderful and very helpful!!
Dangerous place to live, constantly raising your rent, they don't fix anything, mold in bathrooms & they paint over it. Trash all over outside and the roofers the higher cat call you inappropriately as do the people who cut the grass. Raccoons all over and cats are bad with fleas and there's people who throw cat foo outside to feed them and the raccoons. The office people sick they never have an answer for anything but but yet somehow have a job I don't get that ????? very rude to you over the phone and you pay renters insurance for them not you and yours. ??
Title says It all Management will ignore EVERY issue you bring up and then raise your rent a random amount depending on how much you complain about issues (research shows to be a range of $50 to $200, all depends on how much you complain about issues) If you plan on living here, DON'T
Lived here for a few years, and overall it was good but definitely went downhill in the last few years. The price was good for the amount of space we had. I was on a Ground Level unit on Rocky Brook, but I heard that up the hill it was not as nice. Be prepared though, we had SO MANY power outages. We even were out for a week in the dead of winter and had to stay at a hotel to be warm. I had constant internet issues as well; Spectrum even said at one point the line outside was cut. There was trash often outside and just left there by residents or maintenance (roofing supplies were left outside for weeks on more than one occasion). The office staff was friendly when I first moved in, but eventually they seemed to be more and more rude. They often acted like I was bothering them when I called. Maintenance was not bad, but they often took a week and a half to address any issues. I've heard stories from multiple residents about it being even longer, so I am glad that a week and a half was my norm. Parking can be rough at night, but there is ample parking on Rocky Brook it just sometimes takes a little longer of a walk. Neighbors are generally good; we had a family above us that was loud and stomped around but that is going to happen. I wanted to rate this place a 4 star, but as I wrote this I think that is has become more of a 3 star. I enjoy being so close to Cuyahoga Falls, and love the area. There is just a lot of downfall for the last few years that made it go downhill.
Property doesnt match the photos at all. If I could add some photos I WOULD! Yall this place is infested with cockroaches, mold that they paint over and paint over. So many health risks, also people will steal from you and try to break in. Gunshots, someone almost got killed not long ago. Not worth it! Look ANYWHERE BUT HERE!
I have raccoons living in my walls and have been for a year. I have put in 7 calls to the main office with proof of the scratching and squeaking and they refuse to do anything about it.
Suddenly I get a notification that I owe a late fee. I get my check on the 3 of month I go to my bank get the money order and put in the mail. It’s post marked. Not my fault people don’t open there mail after the 5th of the month. Late fee. Or pay online extra $20.00 more.
I lived there from 2015 to 2022 and always paid my rent on time, kept my apartment extremely clean, was quiet, etc. When I left, I was not charged any fees. I even walked around picking up trash every day when walking my dog. I never had any complaints made against me. So all that to say, this review doesn't come from a place of bitterness or me complaining about eviction notices or late fees, like some reviews may. Honestly, I loved my apartment- it was cute, spacious, and one of the better ones for sure. And things weren't that bad at first. I noticed things really going downhill around 2019-2020. Timber Top continues to allow horrible tenants and does not enforce rules about things that don't hurt Timber Top financially. The place looks so run down and is so depressing. It's very sad. The landscaping is horrible except for by the front entrances and office. There is graffiti. Structures are breaking down. There is black mold in some AC units. Be sure to drive into the back of the complex to really see it all. And the residents overall are unfriendly, inconsiderate people who trash the place, make noise, drive recklessly, do drugs, don't clean up pet waste, and let their kids run wild destroying property, among many other things. I have contacted Timber Top many times via phone or email asking them to fix various things like exterior security lights (I started asking in March 2021 and gave them a list of specific lights with addresses) or to clean up the HUGE amount of litter constantly on the ground. I've also informed them about a tenant who is breeding pit bulls in his garage and keeping the dogs in filthy conditions. And they don't do anything after promising to do so. Years ago I would have still said it was an okay place to live. Now I don't recommend anyone live there, for their safety and mental health. Timber Top, stop replying to online reviews asking people to contact you. When we contact you, we can't get a hold of you, we don't get replies to our emails, or you don't fix or change anything. Screen your tenants better. Enforce rules. Make repairs. Kick people out who are disruptive and horrible, even if they are paying rent.
The place actually wasn't bad. But they never did anything about the loud neighbors. The music was so loud it would constantly shake the floors and walls. People screaming constantly. Fights. Peace and quiet is not an option here. Some of the units are disgusting though. We managed to get a semi decent one.

you will not be getting the apartment, or any for that matter listed in the photos. What you will receive is cockroaches, filthy mold, water leaks pouring into your apartment, appliances not working, maintenance never fixing them. Oh btw if you’re ever one day late you will get fined for it immediately so no grace period at all. Place literally makes about 4 million per month (just on this property) and can’t simply handle the issues that lie within each apartment. You will regret living here. All the “good” reviews on here were just submitted by staff so you mine as well look at the real reviews. I lived here for a few years and let me tell you… WORST MANAGEMENT EVER place is literally so disgusting!! GO ANYWHERE ELSE!

I moved in to Timber Top Apartments in July of last year and have had a great experience living there! I lived in a loft near the front and never had any issues at all. It was quiet, I never felt unsafe and it was convenient to be near by the laundry facility! It’s a great place to start out in!

I've lived here for a year now and haven't had too many problems. Neighbors are friendly but I may have just gotten lucky with my building. Only big negative is crime.. someone getting robbed at gun point and someone breaking into cars isn't the most welcoming. Otherwise I haven't had a any issues: maintenance is quick (fixed light outside the day of call), snow removal is kept up fairly decent with all the hills in the winter, and those working in the office are friendly and willing to help. I recommend looking at all of the apartments they have to offer because every one is different! Some hall carpet, some have hardwood, some have walk in closets, women have washer and dryer, some don't. For the prices you can't beat it, althouth investing in pepper spray isn't a bad idea. Wish they'd get more security to make things seem a little more safe, but really you'll find crime anywhere so
The place is good for the price, the carpet is old and stained, but some places are getting replaced with a vinyl/hardwood and updated with washer and dryer units. it has a nice pool. The management staff is extremely rude almost like they dont want you to live here, but if you can get past that it's not bad. Maintenance is pretty on top of things and easy to reach.
it is nestled in the woods. Beautiful scenery, gorgeous place to live in.the only thing that I can see that is a down side of this place is the rent .it is over priced.
Timbertop is a beautiful location in Akron Ohio, to start off it's located so that you can always see the sun shining through the trees, which causes a perfect breeze. It's a very clean location and the staff is very accommodating, I was having issues with the application process and they kindheartedly helped me out. The apartments are spacious, mine sits right on a lake so every morning when I wake up I see the water-reflected rays of light through my window and it honestly couldn't be any more of a perfect thing to wake up to. The housing is wonderful, every apartment has something of beauty, you will never leave un-satisfied with Timbertop. The housing is spacious, as well they are pet-friendly and keep their areas well taken care of, there is a pool right by the office and they give you pool passes right away! Plenty of things to do right down the road, food, bars, location, location! There's always something to do if you don't want to sit at home, but even if you do, it's a very quiet area for all the apartments that are around. It's also a great area to walk around in, very scenic. With the option of 1,2, and 3 bedroom housing at a very low price how could you not be happy with Timbertop! There's something for everyone!
The complex i live in is Timber Top. It is a great starter apartment for many reasons. One of the main reasons is that the prices are very low and heat is free! My building and apartment are great! The pool is nice and the staff are very helpful. The only downfall is that the walls are thin in some areas.
Well my apartment is your average everyday middle class, overly priced apartment. The above tenants are loud people with people who don't have no common decency for their neighbors. Most often these apartments are poorly maintained and have raised rent every year. My apartment has had an ongoing mildew issue which has caused one of my bedrooms to be unusable for my daughter. We now share our room with her because she's got a cough from the mildew and environmental issues.
I love my condo !! It is nessled in the valley, with beautiful views, and a cozy wooded outdoor feel. The condo is spacious, open and airy, with 3 different levels. The neighbors here are warm and friendly. For entertainment purposes, movie theatres, great food and dining, as well as many stores close by for all your shopping needs. I truly love it here !! It is warm safe, and one of the most beautiful parts of the city !! There is a separate deck aside from a patio, for all your entertaining enjoyment, and just relaxing at home !! A 2 car garage, fireplace, and 2 full baths, also add to the extreme comfort of this lovely place I call home !!!!
