Nice property but too expensive for small apartment the prices are more than displayed online. Was told if I forfeit my apartment before move In I would loose my deposit which was fine but also thought I was going to pay additional 4000$ for the apartment BEFORE (because I forfeit)I even moved in…. No y’all aren’t getting any money from me! I let y’all have the the deposit. Staff needs to be more clear about hidden fees.
We have been here almost a year and we see ourselves staying here for awhile. This place is amazing! It’s in a beautiful and quiet area. Everybody I have met have been so nice. Maintenance is very quick with responding and always here to help. Tiffany the property manager is so helpful and kind. I definitely recommend Timber trails to anybody!!
The community is pastoral and quiet, while still being very close to stores, gas stations, and churches, etc. I have been a tenant here for 8 years, and I have never been happier. The staff is congenial and always eager to help. Some of the well-appreciated amenities are valet trash pickup for everyone and quick attention to service requests. I love my apartment.

This place does not deserve 1 star. My full review is apparently too long for this box, so here's the nitty-gritty breakdown. Management (both onsite and remote) is grossly inept, irresponsible, rude, and unaccountable. Our newly renovated apartment had a list of at least 13 issues when we moved in (including a leaking bedroom ceiling and broken AC). While some of the issues were in fact the cause of the renovation company, everything could have been caught before we moved in if the management had done a walk through to check before our move in date. None of this was found until after we had paid our deposit to get our key and entered the unit. It took 3 days for them to start doing anything about it (we moved in at the end of July during one of the hottest weeks of the summer), and the entire week was a parade of people in and out of our apartment fixing everything (one worker actually entered without knocking one morning while my fiance was still in bed because one of the mangers had told him there wouldn't be anyone home when she in fact had absolutely no way of knowing this). As impossible as the onsite management is to deal with, they're all you've got. Regional management believes their onsite teams should handle everything, and despite reaching out to another property in PA to voice my complaints in an effort to reach the regional manager, I was later told by onsite manager Jess that the regional team has asked her to make sure I am aware of the fact that I should communicate only with her. Maintenance sucks. Just planning on doing everything yourself because you'll ask them to fix something, they'll fail then you'll spend your own money and time doing what they should have fixed (honestly they owe me a decent pay check at this point for doing the maintenance crew's work at our unit). After telling them this would be a transition place before buying a house, they told us there were no early move out fees (huge selling factor), so if we found the perfect house 3 months before the lease was up we just had to give them a 30 day notice and we could move out. Upon reading through the lease, it would actually cost a little over $3000 to move out 3 months early.
We have lived her for two months and this is the worst decision we have ever made. Upon move in we had a leak in our ceiling that was molded. We informed the office that it was mold and they argued with us and said it wasn't. It took them a week to fix out air conditioner. Air conditioner that doesn't work is apparently not an emergency even went its 90 degrees outside and have two dogs. I was also told i would have hardwood floor and I had carpet so i had to leave my home for an entire day with my dogs so they could fix their mistake. They don't tell you about fees. $300 PER pet. They want to DNA test EACH of your dogs which is $20 each. We were never told about this fee, and i discovered it when filling out the information for my pets. Throughout our entire move Jessica was never in wrong and "worked quickly". If quickly is sitting in the heat for over a week after i just paid $400 to move in then i guess so. All the outlets in my apartment are lose and coming out of the walls. Ive asked them to fix this and they said they would "look over it", they never did. I can also hear every step my neighbor takes and very breath she takes. Poorly constructed apartments. My ceiling appears to be falling in. They have remodeled units but you can tell it was done with little effort up close. If you ever have an issue and want to speak with someone hirer apparently there is no way to do that. Jessica is apparently the highest chain of command you will ever get to speak to and she's difficult and flat out rude. WE HAVE GIVEN UP ON THIS PLACE. just do yourself a favor and avoid it. There are much better places to live for your money.
Honestly I liked living here (other than one major issue in the beginning) but today at 148 I exit a meeting to a phone call from the office stating that I didnt register my dog. Problem is.. I did! Jess met the dog I sat there & filled out the form & wrote a 300.00 check. Diane said I needed shots & i got them..by the clinic they recommended. The clinic emailed them & i dropped off a copy. But 1.5 years later Jess sees me walking a dog & doesnt think to ask about it. She sends me an email giving me 3.5 hours to pay 300.00. Unfortunately I didnt have access to my work email b4 noon & instead I was charged 1560.00 & Jess kept blaming me & not giving me time to look into & resolve. Now I have to scramble to locate docs & a check on a checking account thats closed. Oh in the meantime they tell me if I dont pay by 1st. They will start the eviction process. I'll get a copy of the check but now tomorrow I have to take off work to meet with an attorney & possibly file a claim in clermont county courts! Translation: Jess drove by, saw me with Clyde & forgot that I did all I needed to. Jess jumped the gun & called corp causing all this & now I have go thru this... thanks timber trails. Love the treatment to a tenant that pays on time every month & even early... No complaints at all. Once my lease is over im out NOW !
I have lived here for nearly a year and I honestly can say that Jessica and Tiffany both are part of what makes this community incredible. I have never once walked in the office without feeling extremely welcomed. I have put in several small work orders and all of them were completed extremely diligently. I definitely anticipate renewing my lease and I am incredibly satisfied with everything so far. I would recommend this place to anyone looking for somewhere to call home! Jacob white
We haven't even moved in yet and just pet fees and vet trips to qualify to live here has ran us up $1200 because it is a $300 PER PET which they don't make clear; we didn't know that till after we had paid the deposit already. The complex itself is nice and in a good area but have your credit card on hand with this place.
The new company is running Timber Trails into the ground!! This property will be called the new and improved Piccadilly soon!! I do not recommend this property to call your new home... keep looking!!
Timber Trails is a great place to live! We have lived here for 2 years and are only moving because we're buying a house. We have never had any issues. It's a very quiet and beautiful place to live! Pool, dog park and a play ground! The staff is very friendly and accommodating! I highly recommend Timber Trails!
We have lived here for 3 years and have established a great relationship with the community and faculty! Timber Trails has added many great features for its tenants, including the pool, playground, dog park and enhancing the grounds for a beautiful looking area that feels safe and inviting. We were lucky to have an apartment backing up to the woods; it felt like our piece of paradise, yet right across the street from any store you may need. Management has always responded to our requests quickly, and at times gone out of their way to make sure we have what we need. The big bonus is it being pet friendly! Highly recommend.
The staff make this little community what it is and I'm very happy to live here. The maintenance men are professional but still keep a nice home touch by talking with community members. The grounds are kept very well and there is a good variety of plants/flowers to make it look beautiful. Not to mention the love of pets everyone has. It's always nice seeing the cute animals being walked around and people congregating around their animals.
Nice, quiet neighborhood with a pool that isn't usually crowded. Very close to Beechmont restaurants/shops. Apartment facilities and outdoor appearance are nicely maintained (always mow lawns and plant flowers and bushes). Maintenance addresses problems in a timely manner. Overall, nice place and rent price is reasonable.
