Do not move here, unless you want to live in an overprice roach infested apartment. The living conditions are inhumane. Woke up in the middle of the night. My two year old son had three cockroaches crawl on him. in the middle of the night and turn on the lights? There’s hundreds of roaches running all over the floor. Went to go unplug stuff in the wall and they started running out of the outlet. Never had roaches in my life and It disgusting. I won’t even eat inside of the apartment .”No one should have to live like that. Takes forever for pest control to come out. They go away for a week and then they come worst. They seriously need to spray every unit in the building when pest control comes out.

The absolute worst place to live. When we moved in they gave us an apartment that didn’t exist. Changed the move in date and location. The apartment smelled like smoke and we later found out the people prior to us smoked in the apartment. They didn’t fully paint or clean. Dish washer didn’t dispense the pod so they said “just toss it in” instead of fixing it. The AC leaked buckets of water for the 2+ years we lived there. We reported it multiple times and nothing was done. During “renovations” they damaged personal property and then “lost” our key and needed ours to get in. Then painted over water damage and mold. The front staff are even worse than the actual apartment. Reported to better business bureau and got no response.
Buildings are old. I’ve had 3 different leaks in my apartment and it’s flooded from the old washing machine in the unit and I’ve only been here 6 months. Office staff is clueless and maintenance guys don’t seem to know what they’re doing
I recently moved into the complex in June 2021 and had several maintenance requests upon move in. The most problematic was that whenever it rains water comes through the window a leaves a puddle of water on the window sill and the floor. 4 months later, and still no update.
Where to begin. Do not move into this complex!! I lived there for 8 1/2 almost 9 long years. I’ve seen management turnover three times, I’ve seen the office staff turnover weekly, and the maintenance staff there’s someone new every single day. From bad AC, to work orders not being actioned in a two week time period, to poor landscaping, 2 of the 3 pools always closed for maintenance, to pot holes and uneven payment and being told it’s a 5 year project. This complex is terrible. They charge fees without telling you I was overcharged $400 last year during Covid because they said they could legally charge late fees but didn’t notify me even after I reached out both via email and a phone call. People don’t clean up after their dogs, you call the office one of the ladies in there talks so fast you don’t understand a word she says. Everything about this complex is terrible. Broken sprinklers flooding the streets lighting around the complex burnt out trash laying around that even the maintenance staff doesn’t pick up. Some of the residents that Have lived there a while care more about the community than the people that are getting paid to care. Lawn men blow grass and dirt on your car, lawn service cuts bushes and just leaves them on the ground. Save your money and try to find something better. Workout room is terrible, broken equipment, mold in the cracked windows, no cleaning products. Do not bother even trying to call the Corp office. You have a better chance of picking the winning lotto #’s. I tried and kept getting the run around, left several messages and never heard back. I could go on and on. Every year this complex gets worse. Stay away and look for something better.
I love Timberlake, the office customer service is great. Ashunti is awesome at her job...p.s someone should promote her to a manager of some sort!
Overall the grounds are nice and apartments decently priced, but the poor management makes living here a nightmare. They are very poor communicators and don’t deal with issues. The neighborhood is very loud. The apartments smell of smoke. There are roaches. I will not be renewing , can’t wait to move!!!

I’m on my 3rd year here now and it really has been an exceptional living experience. The location is amazing. There’s so much to do around the area and it’s a short drive to Winter Park and downtown. The Altamonte area is pretty great too. There are spectacular amenities and I have a spacious floor plan with a high ceilings. The landscaping is nice too (palm trees and plants that give you a classic Florida vibe). I haven’t had any bugs in my apartment either. I would say the main selling points for me are the location, the floor plan, and having a washer and dryer in my apartment that functions very well. I can’t even emphasize enough how good the location is though. It’s also a peaceful neighborhood, especially considering the amount of apartments.

I would advise you to look elsewhere. I've been living here for 6 years now and ever since the new management company (related management) took over this place has gone down hill. My (along with about 30+ other peoples) vehicles have been broken into twice over the course of 6 months. The property manager and owners have not taken any precautions to help residents with this reoccurring issue. Michelle the property manager is very rude and condescending. She told me that "that's what's insurance is for" amongst many other rude comments. Save the headache, havoc and unnecessary out of pocket expenses and look elsewhere. I have two extensive police reports from these break-ins because there were so many people affected. I wish I could include a few out of the many pics of some of the vehicles including my own that was broken into for the second time on 2/1/2020.
We just moved in about 2 months ago, and I see a roach almost every day! I can’t stand it! We are not dirty people and keep our house clean, but the roaches keep coming. We’ve had maintenance spray at least 3 times so far and we till see them. I’m not sure if it’s the person upstairs or what, but I’m over it. DONT LIVE HERE!!! I can’t wait until my lease is up so we can move out of this nasty place.
I’ve lived in Timberlake apartments for five years now and ever since this new management company has taken over it has been the worse. My car along with two other neighbors have been vandalized. I once scheduled an appointment to get my carpet cleaned and it didn't get done until 2 weeks later (mind you I kept calling and even went to the leading office where one of the consultants told me “she forgot about me”. There are huge potholes that the company seemingly has no interested in fixing. I’ve had kids kicking at my door and running, the list goes on. This management company and the staff seem to have no interest in the safety of their residents and taking the necessary precautions to do so. I say this because I’ve tried numerous times to reach the property managers and til this day have yet to get a return call. It would be in your best interest to continue looking.
The community is a good community. I am a long term resident but with rent increases of over $200 a month at the end of your lease you won't be able to afford it.
Parking lots and pavement needs some work. Pot holes, galore. when you request maintenance double-check that you were put on the list because many times you are not. Love the apartment, though.
THIS IS THE WORST APARTMENT COMPLEX I HAVE LIVED IN!!! between the noise, the unkept properties, the horrible mold problem that EVERYONE will notice after moving in. i have lived here for 2 years and can i say it has definitely went down the drain since i have been here. pool on opposite side of the office is never cleaned , today i went and its green and has 4 ducks in along with the hot tub not working. potholes everywhere that are never taken care of. management has changed numerous times since first signing my lease. i have a fence that has never been painted along with broken boards since the day that i moved in . honestly if you are looking for a apartment turn around now.... you will 100% regret it.
From the management to the quality of the apartments things are just NOT good. There are lots of bugs. Roaches all over the place. EVERY person I have talked to in this community has problems with the AC units. Poor insulation and poor units. It runs constantly all day long.. waste of money. The office management is not helpful or kind, they will do anything to make more money from you. The one upside is that the maintenance team is pretty efficient. They come quickly to fix things. Which happens a lot because things are always breaking. ( also they have contests to offer money off of rent in return for good reviews online so beware of what your reading. Many of the good reviews may be from people trying to get discounts ) Bottom line, these units are expensive and not worth the money. Im sorry i didn't look into more apartment complexes in the area.
This apartment (Timberlake Apartments) was a blessing for myself and my wife after we got married. Been living here for 2 years. Great location; nice, clean neighborhood; great gym and pools and jacuzzis. And good for the price we got it for too. Near everything here in Altamonte! Less than 10 minutes from the highway, the mall, the grocery store, hospital, and pretty much anything you could be in the mood for restaurant-wise! Could do without the leaves and acorns ALL OVER the ground from all of the trees when you walk outside in the parking lot. One bedroom apartment with den and sunroom is a spacious apartment. Apartments themselves are kind of old in the way they're build and engineered electrically but we've had very few problems in our time here.

The area is really nice and quiet. I found these apartments online, and I wasn't able to view them before I moved into them. The apartments are smaller than what I thought they were going to be. At first I had a lot of issues with the apartment but maintenance did wonders. I would recommend these apartments if your a college student and your not going to live here for long.
The timber lake apartments aren't in a bad area however, I've only lived here since the beginning of March and I'm already having problems such as mold in our air vents, the oven handle falling off BUGS, lawn maitnece people not cleaning up after themselves and leaving the sidewalk a mess. As well as problems inside our apartment (which we pay too much for a 1 bedroom) the office staff is okay some aren't friendly and make up policies hat didn't apply the month before. It's an okay place to live, but there are way better places to live in the Altamonte Springs area.
We have lived at Timberlake for a while now and it's just okay. The apartments are nice but are not very updated. They promised all the tenants new windows once but only did about a quarter of them done. Our ac unit is always having issues and our neighbors are kinda questionable.
Great Location, quiet and with very friendly staff who are always there with any questions that you might have.
I just renewed my lease here at TimberLake its is a great place to live. The streets are tree lined and it is close to everything grocery stores, mall and plenty of restaurants. Maintenance is fast to fix any problems you may have. The office staff is very friendly and helpful. I have a 1 bedroom with a den its like having a 2 bedroom because the den has a door and closet. It is very quiet here and if you enjoy taking walks this is your place.
I live in a great neighborhood with excellent neighbors. I love my location in Altamonte, I am close to highways, restaurants and more. The management team is very helpful whenever I request a service and follow up with me. I recently had a bit of a flood in my apartment and the service team was courteous and responded extremely quickly. Everyday, someone from the office or service team would call me to check and make sure everything was going smoothly. On what I would have considered to be a major inconvenience, turned out to be quite smooth and easy fix. I am very happy living here and look forward to a few more years here!
I've lived in Timberlake for 4, almost 5 yeas now and it's home to me. They have outstanding amenities! I love the option of the 3 pools and 2 Jacuzzi's. They now have a full gym and offer all kinds of workout classes. The staff is always friendly and helpful. If I have a maintenance request, someone is always there within 24 hours or less. Most of the people in my area have been there since I've been there so there's always familiar faces and true neighbors. They often have community events and all are welcomed. I often get home after dark and never feel unsafe. The buildings and parking lots are kept well lit. Also, the washer and dryer in my apartment are a definite plus! That's not offered in a lot of complexes. I have a 2 bedroom and I love the space and the fact that's it's a split layout. You'll love it! Gina
I have lived at Timberlake Apartments for 2 years now and going on 3 years. I am truly satisfied with this place because the website is user friendly. I can submit any maintenance request set up automatic withdraw for my rent. All of my maintance request are done within 24 hours. The facilities are always clean and they provide free excersie classes weekly at the gym. Overall I am very satisfied with this apartment complex as it is also close to the mall and other grocery stores.
Timberlake's Give and Take: It's something good, not something great: For the amount of living space Your pockets will make sure to ache. Its pros and cons make great debate: Before you move into this place Read this review of my intake.. Location: Good Location. Timberlake is located in an appreciated area. The location is on a street which intersects both State Roads 434/436, which is very convenient to travel East or West. It is 5 minutes away from the Altamonte Mall and offers a variety of Plaza's along the way. It generally tens to be a safe location, however it is not a gated community which to most feels a little more secure. Amenities: Good Amenities. Timberlake Apartments have some pretty good amenities to offer. There are two separate pool location to prevent any overcrowding. The gym key has a $50.00 one time fee, which to me is a good thing because it limits the amount of people who can just walk in. The Gym consist of treadmills, spinning bikes, elliptical machines, dung bells and cable machines. The building also offers Wifi, a place to sit and watch TV, billiards room, and tanning bed. However the tanning bed is never available because it needs to be supervised, and when I asked to get in the room on 4 different occasions, the employees response was either they are too busy to watch you tan, or no call back at all, so the rooms is always locked. Maintenance: Very Poor Service. Again, I am not one to complain, but sometimes enough is enough. First the wood flooring is some type of wallpaper texture, and the people who lived here before me most of always wet the floor to clean it because it created bubbles off on the wood floor. Again, I did not think much of it, so when I went to clean behind the stove because it was filthy, I attempted to move the stove back to its original place and it tore the wood flooring. I called maintenance and it was stated as being my fault for moving the stove.. I let it go. NEXT was the plumbing. Grant it I never throw anything down but toilet paper in the toilet, the water starting coming up from the toilet and out from the bottom of it, and up from the tub. Not once, but TWO separate occasions. I let them know feces water was on the carpet floor and nobody ever came to inspect it. The apartment next to me had a plumbing issue making water run into my closet. This created a STINK and MOLD on my carpet when I came home. It took Code Enforcement to fix the issue.
