It smells so bad outside. Cant even get fresh air. and of course there’s roaches. There’s no grass. Maintenance barely helps..
I lived several years in this place and it is incredible that its administration is so bad, they do not respect your rights and believe that you can live in bad conditions and without comfort and good cleaning conditions. They never clean the stairs and common areas, there are always spiders, cobwebs, dust, pollen and grease stains on the floors. The pool turns green and they only do maintenance once a week it's nasty. Paint in places such as bathrooms and kitchen deteriorate due to normal use, they do not help you keep them in good condition and that is a minimum right since they are places that generate mold. They take time to solve the damage, they do not have good technical service. They do not make a good selection of the personnel who come to live and they do not enforce the rules of coexistence. It is unsafe and very dirty. It is not a good place to live, it is expensive for what they offer you.
I have been living here since three years , first the apartment is getting worst , our ac do not work every other day no one come to fix it it’s set at 74 and apartment temperature is 80 degrees , second there was water damage which they would not fix for days making all excuses that there was a leak upstairs all my closet clothes were soaking wet , I have 3 kids living conditions are getting worst , worst management , they manager walked in saw the ac was not working , it’s still same since last two days .
They never get back to you like they say they will. Had roaches when I moved in that I had to treat because they didn’t. Apartment was dirty when I got it. Shower wall was molded, stove broken and ice maker. Extremely lazy staff. I can’t wait to move when my lease is up
I currently rent a 3 bedroom apartment at Timberlakes. Management showed me the pristine condition show model - telling me my apartment was not available to be seen, I naively believed my apartment would be the same. For the price I pay for this apartment, I could have been renting a house instead. This area is crime riddled, noisy at all hours of the night, hearing domestic disputes and loud car music. My car was broken into - I told the office and management about it - zero response. Try to get something fixed- took two months for a new dryer that didn’t put rust on the clothes. Areas of the apartment need to be desperately renovated, parts of the moulding are falling apart - they just slap some paint on it instead of actually replacing what needs to be

The apartments are not well kept including the grounds. Maintenance is horrible. They take forever to complete any request. There is hardly any parking! Only thing good about these apartments are the lay outs.

Do not rent from this place, when I left this place I was told everything was good and I did not owe anything but after year later this place send a bill saying I owe thousand sending me to collection, make sure you write what you sign with them. Horrible!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I like my apartment the only thing that I need is a new dryer. The office staff is nice. The stores are near by like Walmart nails salons.

First is close to everything in Atascocita and Humble!! But the best thing is the girls in the office are so attentive of there tenants! That makes u go everyday just to say hi!! Apartments are pretty clean and decent for the price your love it!!

Horrible Maintenance ... don’t expect anything to get fixed in a timely manner.
Illegal drug activity, lazy staff, and I don’t feel safe here. Rats, roaches, snake problems. They are trying to pass a C class property for an A class and are way over priced for their product.
I would NOT recommend this property to anyone. While the apartment itself is not bad, the staff and management are completely unprofessional. I've lived here 2 years. We I renewed my lease last year, the new management company had just taken over. The day I signed my renewal lease, was the day they informed me that rent was going up. Obviously it put me in a bind, because I had no time to find another r place to live. Luckily, I was able to afford the increase. Shortly after this, they locked me out of my garage, because they claim the old management company had it marked as being unused. A few months later, we began being charged for Valet Trash, which we didn't have an option on. I literally live across from the dumpster. Then, my truck gets towed because it has no parking tag. Because I was never issued a tag from the new management. But other vehicles were not towed. When I spoke to the front office, I was told that "they believe my statements to be untrue" about getting a parking tag. I will NOT be renewing this July.
I made the huge mistake of applying here. Everything seemed fine when I stopped by and I was really excited to see you could do everything online. I completed the application and was approved then completed what seemed like the lease. I chose my move in date and paid all the fees. Unfortunately when it was time to move, I was told that my app was never approved (although I have the email confirmation) and that I still needed to submit documentation. I was beyond frustrated bc I only found this out when I physically went to apartment since I had been calling all day the day before and the next morning. On top of that, the staff were unorganized, rude and unprofessional. The time and money I wasted on that apartment wss frustrating and the whole situation was a nightmare but I'm thankful I didn't move in. When you hear from tenants that you shouldn't move in, listen! Please stay away from this apartment or you will be sorry.
Terrible management, I have lived in multiple apartment complex’s and I have never experienced management that was this terrible. They lie to you about what you owe when it’s time for your lease to be up and then they will put a eviction notice on your door saying you owe more (even if you have already paid everything you were told to pay) The complex itself is unkept, there is trash everywhere, the units are outdated (for the new price they are trying to charge), and it smells like a rancid fish market all the time outside because it’s next to a water sewage treatment plant. There are plenty of other complex’s in the area where you can get much better service and a safer community to live for a better price.
This places is horrible bad management places is invest with roaches and bugs. I hate to live like that not worth what they are asking for in rent way over priced for the quality of work and time the people are really lazy never want to do there jobs plus they always never do there job.
This place is the worst, for the time I have been living here management has changed 3 times! and all of them are horrible! The current one they claim to be in charge of very luxurious apartments in katy but yet cant get maintenance to come to my apartment to fix the numerous things that have been broken since day one! including the BLACK MOLD inside the duct and vents this is completely inhumane and the girls at the office have terrible attitude. The smell from the sewage place next door is horrible and they never disclose this! If I would've known this but no they dont say it just to get you in to rent! When they changed for this current management they tried to raise our rent even tho our contract said less when I went to confront them they claimed I didnt payed my last rent which I did and they got me doing their job and giving them proof one I was responsible to bring the money order that they should have on file as is their job, they didnt raise my rent but I had to go through all of this to make it happen. Place is always dirty the hallways are dirty nobody ever cleans them when they come to cut the grass they leave grass everywhere and they dont even pick the trash they just go over it!
having an ongoing issue for the past 3months with fixing the bathroom-links/damage to the floor due to the numerous links- today I had to deal with not someone who is understanding of my frustration that the work STILL isn't finished but "Mel" rolling her eyes and refusing to go to her office when asked by the manager-she just stood there making faces and rolling her eyes-This stuff I use to shrug off knowing the new manger has a lot to deal with-But I certainly do not expect to be taunted like this girl did.........there are other places to move to-and that is exactly what I am doing.....maybe once Mel realizes she works for us, she may have a better outlook on situations.
Just renewed my lease here! I'm happy because it is a very nice place to live, the livingroom is spacious, the kitchen, dinning room bedrooms, closets and bathrooms are just the right size for me. I really love the green areas, it's fun for kids to play outside and really nice to barbecue with friends, family and in the summer we enjoy the pool! We've never had problems with parking, when we have visitors there are parking places especially for them. It's quiet here and people living here are very friendly. I personally have been treated in a very nice and respectful way by the manager and everyone in the office. They have been very helpful at all times and the maintenance men have also been very respectful and helpful in fixing the things when needed. I appreciate all that as a resident living here! Your rent is just the base I paid significantly more every total bill. I don't feel safe here the new tenants coming in are extremely questionable. This place has a terriblle smell we are next to a sewage treatment plant in the garbage is always overflowing. They won't show you your apartment for a reason. It's understandable why it's only at half capacity
Do not waste your money! Go live in the hood instead! Car break ins, Drug Addicks, fleas and bed bugs! Management is terrible the old staff is gone since they switched managers everyone is moving out I do not blame them my lease is up in Sept and I'm definitely leaving! If you have a problem deal with it your self because the lazy manager will sit behind her desk and act like we don't see her, she is never available. She says email her and she never responds toys apartment went down completely! They had such beautiful girls and now it's disgusting! Towing is ridiculous they towed ny car parked in front and the manager thought she wasn't gonna release my car bit I made sure she did allicson made sure she was honest because manager had poor excuse! She rips everyone off especially the last tow truck company which is my friend she got rid of them right away because she never paid them money! Please please don't lease here the model looks nothing like the apartments!
I should have been suspicious when they didn't bother to talk to me when filling out the application, but I needed an apartment quickly and they were the only one in town I was one available and for good reason. This place is next to a fire station a sewage treatment plant and it has an infestation of feral cats and raccoons. The towing policy is so strict and parking is so limited you will never be able to bring company over. I can't wait for my lease to be over. It felt like a crime handing them that check every month knowing it would go to completely to waste. I was paying for a sub-par apartments in constant need of repair and a bunch of temp employees looking at their phones eating up the clock.
This is one of the worst run complexes I have ever seen. This is not hyperbole. I am going to go into significant detail because I was lied to and financially deceived multiple times in my one year stay at this prison. When we first moved both the dryer and sink disposal were non-functional. It took 5 weeks to get a replacement dryer and 8 weeks to get a replacement disposal. When the disposal was installed they did not install the drain tube so when we ran the dish washer our kitchen was flooded with sewage. We were on our own. It took another week for the tech to come by to install the drain. You will not see your apartment ahead of time not because it is ready, but to hide the sewage treatment next door. The smell during the summer is sickening with strange mold growing on the walls of the buildings and even cars that haven't moved in a few days. There is a class action lawsuit in this. If you have asthma or children who have asthma you are risking their health. The office staff is useless. They will say they reported it or called it, but nothing gets done. The same stacks of paperwork lie on their desks weeks at a time. The manager hides behind a privacy glass at all times gossiping on her iphone. You will never interact with her no matter how bad it gets.The letters the office sends out to the tenants are always riddled with typos. They don't even care enough to spell check. Even when you call the number for the office it reroutes you to an offshore call center headed by salesmen. None of the repairmen behave like they speak English. They will insult you behind your back thinking you aren't fluent. Its discriminatory. You will never have guest over because the tow trucks are so strict and petty. They tow at all hours of the day now. There are five visitor spots at the front of a complex that is 1/3 mile long with over 1000 tenants. You have to chauffeur everyone from the middle school parking lot to your apartment like we live in labor camp. Its embarrassing. I myself have had to pay over $800 to rescue my friends' and mother cars that were towed on Thanksgiving day! You can't live here. Most of the tenants are middle to lower income. A lot of them are starting families. You are only allowed one car per apartment. I find it cruel that the management is so petty that it is willing to financially destroy its tenants for a quick buck by confiscating their cars. None of the office staff live here and that says more than anything else.

Since living here i have had nothing but bad experiences. Maintenance issues would go weeks unattended to. The kids on the property would run wild and the staff in the office were TERRIBLE. But, recently i went to the office and had a very professional and friendly experience. The new leasing lady that they have is AMAZING she is very caring and very sweet. The other staff members who i haven't talked to very much are nice as well. Also, i put in a work order in with the leasing girl and it was taken care of that day. No more waiting for months to have my issues taken care of. The office staff is very shorthanded so sometimes they are unable to get too you. But, this new team seems to care and are doing a great job!!!! Now i would recommend this place to friends and co workers.
We lived in this apartment complex for 5 years. We never had a problem with the staff or the tenants. In fact when we moved out we still had our lease to the end of the month. A tree fell through our home and we had to move back to the apartment. They kept us at the same rate we had been at for all the previous years and were very helpful in getting our basic needs met.
Moved here two years ago and management has changed at least 3 times or more. No one knows anything in the front office and you must make multiple calls and droop in to make maintanance requests. The rent is too high for the property. The sewage always makes the apartment stink daily.
