Property Ratings at Timbers Apartments
I lived in this apartment complex for 4 years and loved how quiet, quaint, and affordable it was. Perfect for starting off after college and loved the location, easy to go into downtown Richland or hop on the Bypass. The walking trail nearby was a life saver during COVID and the staff is wonderful.
The overall appearance of the complex is pleasant, buildings well kept and the neighborhood somewhat quiet. Apartments are modest with decent appliances, wall color, carpeting, overall appearance, and monthly rent/utilities are alright. Maintenance is responsive if you report an issue. The only caution is if you're sensitive to noise, the walls between units, windows, and doors can leach quite a bit of noise.
The grounds are very well kept and the staff is so friendly and courteous! So quiet you barely notice you are living in an apartment. The flowers and trees and landscaping is all immaculate! Would recommend anyone to live here if you want a great rental experience!
We've lived here since August '18 and have never had any issues. When things come up, maintenance issues, the staff are very responsive and make sure to follow up with us to see if we are happy. The staff are friendly and really get to know you as a tenant. They throw community events and are very accepting and open. We've never once felt unwelcome by the tenants or the staff. This is my first experience with apartment living and it has been excellent. I am always recommending Timbers, which sucks because there are so few vacancies lol.
I am moving out soon after living here for about 5 months. Unfortunately, I am breaking my lease and leaving early. Fortunately, it is because I am moving out of state for a new job. The staff are 10/10 friendly and helpful. I’ve enjoyed having conversations with them whenever I was at the front office or ran into them on the grounds. They’ve been very understanding with my situation. When moving in, they noticed some scuffs in the floor I didn’t even think to look for, and made sure to note it on the check in/walk through. A few of them seem to know the names of almost everyone in the complex, which is impressive. The apartment itself is nice. The kitchen is small, but large enough to move around comfortably while cooking. The gym is good, all fixed weights. The pool is also well maintained. The complex is quiet, although quiet hours don’t officially start until 9 pm. On occasion you may hear children playing outside, not obnoxiously loud, just having fun. Neighbors are nice, many people tend to keep to themselves, which contributes to the quietness. tl;dr The staff is great, the apartments are nice, the people are nice, the amenities are good, the price is great. If I ever come back to the area, I will definitely try to live in these apartments again.
Great property just be careful doing anything. They will charge the maximum fee for literally anything. Wouldn’t recommend the place, but the property is beautiful.
I just moved into these apartments about 2 weeks ago. So far I have liked everything about the apartments. It is well kept, the office is responsive to request for maintenance issues. The apartments, so far, have been very quiet yet also kid and pet friendly. (I don't have either) I like that packages that are delivered for me will be signed for at the office and held for me. I was a little disappointed that there were not washer and dryer hookups in the apartments but once I learned that there was a laundry service available through the office and fairly inexpensive that resolved that issue for me as well. The kitchen is small but very efficient as is the bathroom. Both bedrooms are good sized. So far I am very satisfied with living at these apartments. The management staff has been friendly, courteous and helpful.
Saw quite a few families moving out around the same time we got roof leaks, coincidence? You be the judge. Seems like this place thrives on turnarounds. Paint caulk patch, next right?... It seems like the quicker you get tired of their crappy place the better for them. It also seems like there would be no better way to make money than treating a tenant like they are crazy and an inconvenience. Makes sense doesn't it? If in fact this was the case, it would be a good way to keep deposits. If in fact this is the name of the game then why not add on hidden fees, then throw in another person into the apartment... And bam do it all over again...Chaching!!! Money money money. It's up to you if you move in here. It's up to you if you look at and believe the good ratings or the bad. My families experience was terrible. And the owner... Well very confrontational I can tell you that. Look at the answers to the bad reviews. Then look at the answers to the good reviews. Not even a thank you. I'm sure I'll get a reply to this talking about slander this and lible that, but hey, I gave my opinion, and that's all this is. An opinion. Please don't take my word for it but take a very good look at the other negative reviews. Hope this helps everyone. I love the tri-cities!

Full disclosure...I am the owner of Timbers. We know who posted this comment, and I just wanted to respond. First, we currently have 3 vacancies out of 267 apartments and 2 of those are rented already. So this poster's comment about "...quite a few families moving out..." is obviously inaccurate. And anyone who feels a landlord can make more money by frequently turning apartments and retaining security deposits rather than having long term rentals clearly does not understand the apartment business. We have been at or close to 100% for several years because we offer great apartments at reasonable rents. And one more comment about the poster's claim that we keep deposits: This poster is getting a 100% refund of the security deposit. We charged the poster no hidden fees because we have no hidden fees. This poster also claims I was confrontational. This poster made untrue claims about both our employees (most of whom are long term, all of whom are outstanding, and all of whom are highly valued) and our business practices. I firmly defended our employees and our business practices against those untrue claims. If that's confrontational, then I'm guilty as charged.
Our experience staying at Timbers was very disappointing to say the least. Management is rude and unprofessional. Apartments are not kept up, for the amount of money you pay for. Best advice, look elsewhere.

I have lived at Timbers for a while now and I love it! The complex is quiet, maintenance is quick, the office staff is nice and very personable. I love walking in and being greeted like a person and not just a number. The amenities are unique and well cared for. My personal favorite is the laundry service, I was able to drop off my laundry and pick it up already folded! Saved me money on laundry soap too. They made my move and transition so easy by doing everything online and even offered me a ride in from the airport! They made me feel like home here, I feel safe and the is ultimately what I was looking for. So, if you are looking for an everybody friendly home to call yours, I would definitely give Timbers a shot!
I lived in a ground floor unit at Timbers several years ago. It was fine until one day while using the bathroom I saw a light in the floor vent. Looking closer, I saw 2 brown eyes staring up at me! Called the cops, and someone had gotten access to the supposedly secure area under the ground units and tampered with the vents for a better view. The cops figured it was a maintenance worker - but they never caught the guy. I lived with my mother at the time and we wondered how many times this had happened. It was a scary, invasive experience

I'm the owner of The Timbers Apartments and have owned The Timbers since 2005. I normally don't respond to reviews posted online because almost all of them are posted by individuals we've either asked to leave for violations of their leases or evicted. This one, however, caught my attention because of the seriousness of the allegations being made. I would ask anyone reading this review to wonder why, if this person lived at The Timbers "...several years ago," this person is posting this review now? We also never received a report from this person nor any notice from the Richland Police Department involving any such invasion privacy. There's is no doubt the police would have reported this to us if for no other reason than to gain access to the crawl space to do some preliminary investigation. That never happened. Also, ask yourself why the police would simply say that they "...figured it was a maintenance worker..." and then do no follow up with us? The police don't "figure" anything...they investigate by taking such steps as searching for prints in the area around the ducting that had to have been removed for this to have happened. In addition, the crawl spaces under our buildings are, for one thing, secured as this person says, and for another are fairly dark. That being the case, I doubt this person "...saw a light in the floor vent." Would this "peeper" actually use a flashlight to see into the bathroom? Highly unlikely! In addition, how likely would it be that a light would show through if this "peeper" had his head so close to the opening thus filling it almost completely that this person could see that he had "brown eyes?" And how likely would it be that this "peeper" would continue to stare through the vent opening as the Resident approached the vent to the point where the Resident could not only discover him, but also see the color of his eyes? Finally, how likely would it be that this man would just remain there so that he was "...staring up at me?" This posting is ludicrous. This posting also makes serious criminal allegations and I'd like to advise this person about the laws pertaining to libel. To me, the fact that The Timbers usually has fewer than 5 apartments to rent on any given day out of 267 and is often times fully occupied speaks volumes about what it's like to live there. It's not unusual for us to have a waiting list as well. People don't wait to get into a seriously bad apartment complex. I'd be very aware of relying on this review and this person needs to be very aware of the exposure this posting creates for him or her.
Staff is super nice and friendly at first, they pretend to be helpful and nice because they just want your money. I had to pay application fee and co signer. They said they wouldn't cash the checks in until they got all my documents. However they begin the process without letting me know while still asking for more information that was never on the application. When I tried to cancel they said they couldn't refund my money, yet a few hours after my call was when they cashed in my checks....
I lived in Timbers Apartments for 5 months, and they in general are not bad. However be sure about the fact that they will not be refunding you, any of your advance deposit that you pay them back, they have a number of excuses that they make for that. One of the excuses that they put forward in my case is the deduction for carpet cleaning, that of around 50 dollars. When i told them we left it as clean as we got it, they said, it is charged for their standard mandatory cleaning that they deduct it in any case which is a big lie as they don't mention any of this in the contract that you sign with them, when you are getting an apartment in the start. In fact they tell you in the start that unless the carpet is not cleaned by the tenant while vacating, and is in bad shape, they won't charge you at all for the standard carpet cleaning. SO BE AWARE of this fact and Good luck :)
I love these apartments! The staff is friendly, the grounds are well maintained, and they have awesome amenities. I have never seen an apartment complex offer the amenities that The Timbers does. They do community events with all the residents too. The staff and residents are friendly and quiet. If you are looking for a family friendly community to live this is the perfect place you you!

The grounds are beautiful, probably the best in all of The Tri-Cities. The maintenance workers are prompt and MOST of them are friendly. A couple were very misogynistic towards my wife, which neither of us appreciated. And we enjoyed most of our neighbors. However, the owners are the most anally retentive and RUDE people I have ever known. Have something knocked over on your porch? Ten days notice to comply or vacate! And they DON'T like children or animals at all. They expect children to be perfect models of the Victorian standard of: must be seen but NEVER heard. Stay out past 6 PM on the playground with your children? Get a notice on your door! Have a friendly dog (on a leash)? Get complaints! The office staff smile to your face, but it's totally a facade. They are extremely cold and uncaring. I don't know how they actually achieved 4 stars here. I would look elsewhere for reviews. You will see a lot of the same negative observations.
From the moment I walked into the office I knew I wanted to live there just because of office staff. Great amenities in top of that and good prices!

I've lived here for over six years. The staff has always been friendly, courteous, and helpful. The buildings and grounds are well maintained and the noise level minimal.
First and foremost the Timbers Apartments has been a great and inviting place to live. I lived at the apartment complex for over a year and felt as though everyone was a tight knit family. The office and maintenance staff were very helpful and tended to all my needs. I've met both of the owners and I must say, they are very personable, caring, and have the drive to make the Timbers feel like home. It's also great to have staff available during the weekend hours as I've noticed most places aren't open. The apperance of the Timbers is fabulous! The grounds are beautiful, flowers galour, and all the wildlife roaming around is quite pleasurable to watch! By far my favorite area is the theater room. Great to have a group of friends over to watch sporting events or have a movie night. Overall the experiance at the Timbers was amazing and would recommend friends, family, acquantances, etc to live there!
I lived at The Timbers for roughly half of a year and boy let's just say... first impressions can be misleading. When I first inquired about an apartment, they were super on top of keeping us up to date and allowing us to move in a couple days early at a pro-rated rate. Cool. I was happy so far. However, we were unable to look at the apartment before our move-in-date and when we did, the cleanliness of the apartment appeared half heartedly. First, there was chalk on the patio from the previous tenants. Aside from the bright neon stars and phrases, it wasn't a big deal. You would figure though that something like that would be cleaned before new tenants arrived. Also, there were ripped stickers all over the windows which appeared to be their cheap attempt of taking them off. There were holes from the prev. tenant in most all of the rooms and crumbs in the kitchen floor. I'm not one to get upset over small things so I figured "Hey, I can clean it up. Overall it smells okay and I'm too excited about moving to care much." BUT after I moved out of the complex, the office tried nailing me with the most ridiculous charges- even items that were obviously damaged before the move in. I later on spoke with the owner of The Timbers, and she was pretty rude. She stated that the cleaning job done on my apartment after my move out was "filthy" and she asked "Did you guys even bother to clean?" I work with customer service and I know how to treat clients. Whether they are right or wrong you always treat someone with respect. She acted as if the apartment was left in piles of mud, doors out of their hooks and broken in walls. This was nothing of the sort. Another thing I wanted to share, is although yes, the apartment is extremely quiet, it's almost too quiet! If you have a normal conversation with someone out on your porch, you will most likely get a noise complaint. I received my first and only noise complaint which apparently was the "final" notice around the 2nd month living there with absolutely no warning. Moral of the story: If you're a older, live alone, or are the most absolute perfect tenant ever, this is the place for you. If you're looking to have a place where you can actually breath, this is not the place for you. Overall, I had a miserable experience here shortly after the lease was over. The walk through was bias and falsifiable and the owner was very rude. The other office ladies had very respectful tones, but you could tell this was just a front. You're there puppet and they want your money.

For full disclosure, I am the owner of the Timbers Apartments. I’m posting this in response to the person who provided the review posted on March 4, 2013. I know who this person is, and I want to set the record straight. There are always two sides to every story, and it’s time that I presented mine. In response to the comment that the apartment was not clean when this reviewer moved in, the move-in checklist, which the reviewer signed, clearly indicates that it was clean. Our standard procedure when we turn apartments is to, first, have our maintenance staff and outside vendors, if necessary, take care of any repairs and/or painting; second, to have our housekeepers thoroughly clean the apartment; third, to have the carpets professionally cleaned; and fourth, to have our property manager and maintenance manager together do a final inspection of each and every apartment. That way at least four people have been in each apartment and performed their assigned jobs and only after which they all complete and sign off on a maintenance checklist. We have a process we follow with each and every turn so that nothing is left to chance. Upon move-in, we walk through each apartment with every new resident, including this reviewer, at which time the new resident is given the opportunity to note anything that does not meet his or her standards, and after the inspection is complete the move-in checklist is signed by both the new resident and a member of the Timbers staff. Occasionally, something will fall through the cracks which is the exception and not the rule, and when that happens, we immediately resolve the issue. If, as this reviewer states, there was “chalk on the patio, ripped stickers on the windows, holes in the walls, and crumbs on the floor,” why didn’t she point these issues out, ask us to remedy the problems, or at least ask us to note them on the move-in checklist she signed? This reviewer then states that when she moved out the Timbers tried “nailing me with the most ridiculous charges- even items that were obviously damaged before the move in.” Again, if there was obvious damage that was so concerning, why didn’t she bring it up at the time of move in so the damage would be noted on her move-in checklist? This would have avoided any charge at the time of move-out. And, if the charges were so ridiculous, why did the reviewer then pay the charges in full? This reviewer also states that I was “pretty rude” because I asked, "Did you guys even bother to clean?" Those were, indeed, my exact words. I wasn’t being rude, I was simply asking an honest question because it didn’t appear that any attempt was made to clean the apartment. It was extremely dirty and the oven, in particular, was extremely filthy. When any of our residents move out, we give them a cleaning checklist to follow to help them avoid charges against their security deposit. We love giving residents their deposits back because that means they left the apartment clean and in good condition which only makes our job easier and usually shortens the time the apartment remains vacant. To us, a full refund is a good thing! The reviewer mentions that the Timbers is a quiet complex. I’m proud to say that’s very true. We do have a quiet complex. In fact, we pride ourselves on this, and I take this reviewer’s statement that our complex is “too quiet” as a compliment. Most everyone I know would much rather live in a quiet complex than one in which the rules and regulations are not enforced. If a noise complaint is made, as it was about this reviewer by her neighbors, our standard policy, followed in this case, is to usually first give the person against whom the complaint was made a friendly reminder. If the noise continues and another complaint is made, we then issue a formal 10-day notice to comply. If the noise and complaints still continue, as they did with this reviewer, then and only then, will we consider asking the person to move, but this is only after a long discussion with the resident and all attempts to resolve the issue have failed. With regard to this reviewer, we decided not to renew the reviewer’s lease, and her neighbors appreciated the efforts we made on their behalf. Deciding not to renew a lease rarely happens as having occupied apartments is our goal, but sometimes we’re left with no choice as was the case with this reviewer. One of the qualities our residents enjoy most about the Timbers is the peace and quiet that is difficult to find in apartment living. When reading this reviewer’s comments, please keep my response in mind. In short, the reviewer’s neighbors complained about noise from her apartment on more than one occasion and even after repeated notices and warnings had been given, this reviewer chose to continue to violate our rules and regulations and she left, obviously, feeling as if she was the victim. Her neighbors would disagree.
Ive been here at timbers for 4 months now and i have had no problems here. everyone here is friendly. they allow dogs and no one gets on your case. all my neighbors and quite. well one guy has an ANNOYING CAR but that happens. all the maintenance guys are nice and not creepy. If there is going to be anything going on you will get a note on your door so you know what is going on. the price is a little more then i wish but the inside of the apts are nice and clean.
