Located about one mile north of Downtown San Antonio, the Pearl District is a vibrant neighborhood regarded for its rich history and exciting modern offerings. The Pearl was once a brewery, in operation from 1883 to 2001. Today, the Pearl has been repurposed into a culinary and cultural destination, as well as one of the most sought-after neighborhoods in San Antonio.
Nestled on the banks of the San Antonio River, the Pearl spreads across 22 acres with an array of chef-driven restaurants, specialty shops, laidback bars, luxury apartments, office space, and the third campus of the Culinary Institute of America. Tin Top Flats has been my favorite place to call home of all my apartments! It is the first “luxury” style apartments I have experienced that actually lives up to its luxury name. The amenities, service of the leasing professionals, responsiveness of maintenance, and community events cannot be beat! I will miss living here when I have to relocate next. Thank you Tin Top staff!

Overall, it is a nice brand new apartment with a great location next to the creamery and pearl. The highway is loud so I recommend a unit not facing the highway unless the noise doesn’t bother you. The windows are not the best quality and the walls are thin (just like most apartments) so the noise is my only major complaint. There’s always plenty of parking in the garage and the residents here are very nice!

Overall, really good experience. There have been a few issues with the garage. Specifically, someone ran into the gate and it took forever to get the gate fixed. It definitely caused a security issue. My biggest complaint is the mail room. It is a nightmare. Rather than an Amazon locker, it's a giant free for all. Sometimes it takes over 40 minutes to find your package. It is truly maddening. An Amazon locker would be so simple and make everyone's life better. The best part of an Amazon locker is packages are automatically picked up by Amazon if left for too long.

TinTop has an aesthetically pleasing design, for both its community spaces and its apartments. The community is reasonably quiet, with numerous activities for residents (if you want to participate). Traffic increases considerably during the academic year due to the location of Hawthorne Academy across the street from the building. As long as you don't have to enter or leave the building during the time periods of student drop off or pick up, the traffic is manageable. The proximity to the San Antonio River is a major plus; within a couple minutes, you can be walking or running along the river. Places to eat are nearby too, another bonus of the location.

The location of this Apartment building is incredible. The entire river walk is right at your doorstep. The management takes great pride in maintaining the building’s cleanliness and tidiness. They also organize well-planned social events. The amenities here are top-notch. The pool, sky lounge, and play area keep you entertained. But the best part for me is the workspace. They have nice little rooms that are perfect for working, and they also have large meeting rooms that meet all the office requirements.

Very clean and well-maintained apartment complex with great amenities. Highly desirable location near the historic Pearl. Within walking distance to downtown San Antonio along the River Walk (roughly 25-30 minutes at a leisure pace). Also close to many good, affordable eateries and bars along N St Mary's St.

Tin Tops is the best place I have ever lived. The facility provides such a warming and welcoming place to call home. Well, I’ve been able to meet some good residents. I think it’s been nice, though I’ve noticed a lot of doors being left open. My bike was stolen over the weekend and it could have possibly happened due to this. I appreciate those I’ve met but whoever is neglecting to close the doors behind them has become an issue.

I can’t say enough about Tin Top Flats. My apartment is beautiful. The spacious, stylish kitchen makes feel like I live in a stand alone house. All of the people in the office are the best. They are kind and do not make you feel like “just a tenant “. The community provides events for neighbors to get to know each other and make friends. I could go on and on, but in summary, Tin Top is top notch.

Best community I’ve ever lived in. Everything is clean and well organized. Tin Top staff is friendly and are pretty responsive when needed. I have been here almost 2 months and was planning on a 1 year deal… i will definitely stay longer!

My husband and I just moved to Tin Top from a nearby building and we have been blown away so far (moved in March 2024). The appliances are amazing, units are so nice and brand new. Gym is state of the art, and other amenities are awesome. Very dog friendly. Great sense of community!

Everything has been great so far. Absolutely no complaints. Never any parking issues. The Pearl is a short walk away. The restaurants and coffee shops are excellent. And the property is gorgeous.

I love living here, its a great place to be social and access all of the great things about the pearl. My saturdays are walks to the farmers market and then to get an acai bowl at Rise Up. I'm so close to everything, I love it. And, the social gatherings that the staff throws are really good. I've met some good friends here!

So far loving living here! We have been here for only a short amount of time and so far loving the community and lifestyle we have here. The pool and gym are amazing and love being within walking distance to so much. Definitely recommend going on a tour to see for yourself!

The EV charging is expensive. When moving in, I was told it would be 11 cents per KW. It is actually 31 cents per KW. Thats quite the difference and has added up quickly, raising the cost of living here for me. That is why I removed 2 stars. The staff is friendly and the community events are nice to have. I have made many friends and enjoy living in the community. I feel safe and enjoy going out in the area.
