Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

I lived at Tinsley Place for 2 years and it was a great experience. The location is absolute perfection and I truly felt at home. Maintenance was taken care of swiftly if issues came up but it was few and far between. The only complaint I can think of is that the pool was closed a lot during the summer which was frustrating and my bike was stolen from the complex and security footage was not available. Overall, I loved Tinsley Place and would live there again in a heartbeat.

I have been living here for over a year now so I am very aware of everything going on. People are always sitting out in their cars late at night (with no lights) for hours on end just loitering and creeping out residents. More specifically, people have been sitting in their cars staring at my unit for several months at random times and management emailed me a clause in the lease saying they are not liable for anything that happens to residents or resident safety. The lack of empathy or concern is truly unreal. I’ve even had expensive packages stolen off my porch in broad daylight. If that wasn’t enough, a 1/4 of the gates are either broken or left open. This is a huge concern considering a new bar next door opened up and has attracted very rowdy people late at night. Management does nothing, nor do they care about resident safety. STAY FAR AWAY from this apt complex.

We lived here for 6 months, and, while we loved the location, we didn’t like anything else about our experience. They told us our air conditioner was installed upside down, which is why it went out in the middle of summer and leaked until the drywall was falling off. Maintenance requests took months to get done. When we moved out they charged us $500 for damage and cleaning that we lived with the entire time we were there and had given up trying to get them to fix. The baseboards had been painted over dust and always looked dirty, even when they were not. There were just lots of small issues that could have been dealt with. Our garage door also mysteriously opened on its own unpredictably, so that made us feel really secure as well. They advertise that they have smart locks and security systems, but our unit did not have any of that. In fact, the front door wouldn’t even latch closed unless we locked the deadbolt. The “two dog parks” are gross and not maintained by residents or the complex. We never set foot in them. Do yourself a favor and pick a different complex.

I have lived here for 5 years, and I used to absolutely love it (hence why I stayed for 5 years), but management has become disorganized and uncommunicative. I used to live here with my boyfriend, but we split a few months back. When he moved out, the office failed to get his keys to the apartment and the mailbox. When I asked the office to insist upon my ex returning the keys, the manager stated that I was being overly worried and that I should simply get the keys from him myself. When I then asked if I could have my door locks changed because I was worried about my safety (due to her failure to collect the keys), the manager said that I would have to pay a hefty lock-changing fee which was required by "upper management." This is a typical response from her. Anytime she doesn't want to be the "bad guy" she blames her lack of action on "upper management." After a lot of sleuthing, I managed to directly contact "upper management," who said they had never heard anything from her about my predicament and who promptly agreed to help me with everything. If you want to get anything done, you have to go out of your way to contact "upper management" because the manager is too disorganized and lazy to do anything herself. Furthermore, I have been living with roaches for about 6 months. I understand that roaches are just something that is inevitable in apartment complexes after awhile. My problem is not that the roaches exist, but that they've been here for 6 MONTHS. I reported the roaches to the apartment office 6 months ago when I found small roaches in my kitchen and asked for pest control to come take care of them. Pest control has come about 3 times since then, and each time they have failed to actually remove the roaches. The roaches are now quite large, quite numerous, and have spread to every part of my apartment unit -- including the empty unit across the hall from me. My unit is becoming unlivable, and I carry a can of Raid with me around the apartment at all times. Last time pest control was scheduled to come, I had to move all my furniture away from the walls and to empty out my kitchen so that pest control could spray (a process which took about an hour). Additionally, I had to pay someone to sit my dog because the apartment had to be empty for 8 hours after spraying. After all of this, pest control DIDN'T EVEN BOTHER TO SHOW UP for their appointment. So now I still have roaches and am still waiting for the roaches to be addressed.

I viewed your email/text to the property yesterday on the Resident Portal and immediately placed your apt. in the Pest Control "binder" for them to service your apartment Friday. In addition, I will personally be escorting the pest control company to your home!! We will resolve this insect problem and I will be following up with you until we do. I can assure you that EVERYTHING, not only this, will be handled by me for any problems with this community. Trying to look up and/or contact the Corporate office would simply be time that you don't need to spend, and would absolutely delay a resolution. We love living here. The apartment is beautiful and we really like the granite counters. There are really nice outdoor kitchens and areas to hang out. The best thing is the location though. We can walk to just about anything we need, especially all the cool downtown restaurants. There is even a winery and bistro right across the street and of course Torchy's Tacos YUM!!!. The ladies in the office are always nice and helpful. We would highly recommend these apartments.

I do not recommend this apartment. I lived at this apartment complex for 6 months, during the fall of 2017. Each month we received over a $100 in quote-on-quote convenience fees. Again, a 100 dollars each month in additional fees is quite extreme. The fees were accompanied with the electricity and water charges that we received each month. So in addition to rent, we were charged upwards of an additional 200 dollars each month. That's just ridiculous. Overall the complex was fairly clean and well groomed. However, parking is sort of a big problem at this complex, they do not have near enough spots within the gated complex.
