Property Ratings at Tioga Apartments
I've lived in this building for about a year, and overall have been very happy with my apartment. It is pretty large for your typical studio, and the windows make it feel a bit bigger. I particularily love the large walk-in closet. The landlord is very nice and although he is a little forgetful, he's always taken care of any issues I have right away if I just text him a quick reminder. The only problem I've had is with the building itself. While it is very well maintained for such an old building, it is a VERY old building. The window insulation is non-existent, the shower drain backs up pretty often, and the bathroom sink only has either super cold or super hot water. That being said, for the price and location you're bound to have a couple setbacks and I still view this apartment as a good value, especially for students.
Tioga apartments slightly outside of Marquette's campus is quite possibly the worst place to live as a student. The landlord is inattentive and never gets back to you, leaving you to contact the property managers. The residences are full of random insects and no amount of scrubbing can make the floors look anything but disgusting. Other tenants enjoy smoking, despite it being a non smoking building, and it leaves a rancid constant stench in the air for hours. The sink, toilet, and shower have no pressure at all, and are not even connected to the wall in some cases (the sink). Each device was full of mold and mildew which they (Tioga) expects you to clean yourself. Last but not least, the other people residing in the apartment complex are rude and dishonest. On numerous occasions I ordered a package and, due to the fact that the postal service cannot enter the building, when a package is left in the lobby it is assured to be stolen. Don't bother asking anyone if they have it, either, because there is no way they would even answer their doors, let alone tell you if they "accidentally" took your package. Do not live here.
The Tioga Apartment building owned by Ogden Realty isn't the worst place to live. However, it's a no smoking building that constantly smells like cigarette or weed smoke. The hallways are carpeted and never cleaned so it smells like mold and wet dog/cat. The tenants also seem to be very scattered in occupation/lifestyle. I am a student. My apartment itself is much more pleasant than the community and common areas of the building. However, my bathroom is very dated. There is a faucet for both the hot and cold water in the bathroom sink. Warm water is not an option. It's either scalding or freezing. The shower is ok, but even after maintenance snaked my drain it still gets backed up. Maintenance is offered 24/7 which was nice for when my entry doorknob completely fell off. For anything that is not an emergency, don't bet on it getting completed in a timely fashion. My refrigerator didn't work properly when I moved in and it took 3 weeks for them to finally fix. I don't recommend these apartments unless you are like me and nothing else was available.
Very cute building with a unique layout for a Studio apartment. Great windows and feels larger than one would expect for a studio apartment. Many positives to this building and apartment. A few downsides, no air conditioning (can bring or request a unit to solve that), and poor mail system, no place for packages to be left, regular mail is fine though.
