Best place to live in Omaha, Great location in down town
Absolutely love the TipTop apts! It has the modern-industrial look to it with exposed brick and ligh ceilings! The units are spacious. The amenities are great with a fitness room that has everything you need for a good workout. The rooftop is the best! Grills, fire pit, TV, hottub and amazing views! I love this place!
Great place to live good amenities downtown living.
These used to be amazing apartments with great management, but has steadily declined over the years. Just in the last year, I have had my car broken into twice in the garage. In the past 5 months as having Sarah as the property manager, I have put in several maintenance requests for leaking pipes, clogged drains, etc. and not one has been fixed. These are great apartments if you want to live downtown or close to Creighton, but extremely frustrating when you have to babysit the management. Also, there is a heavy homeless population in the area. There has been several times where one has tried try sneak into the building after I walk me, which is somewhat alarming.

I absolutely loved living at TipTop! Melissa (the manager) was amazing from the start; my husband was in the military & she made everything a breeze with our lease despite us not knowing when we’d be moving. The apartments have various unique floor plans that are all so cute & trendy; I loved the exposed brick in ours! They also organize little game nights/trivia every once in awhile in the community center which was a great way to get to know your neighbors. Couldn’t have asked for a better experience :)
I love Tip Top!! The location is good, rent is not bad considering most of my friends pay quite a bit more than I do. I love rustic/industrial look (brick walls, high ceilings, cool metal doors). Melissa is awesome and will go out of her way to make you feel at home. She gets to know her residents, and is so nice. The maintenance guy is also awesome and fixed anything and everything for us! I would recommend to anyone!!
TipTop Lofts are fantastic. From the start, Melissa (the Manager) was fabulous. I was living out of state and searching for an Omaha apartment. She allowed me to tour through FaceTime, answered all of my questions and showed me the apartments she knew I would like based upon what I was looking for. Move in was great, Melissa was very helpful in explaining and showing all of the amenities. Marcus, Maintenance Manager, is also fantastic. The tenants at Tiptop are friendly; met some people on the roof top who became great friends within a week of moving to TipTop. Everyone you meet is friendly, from college students to retired residents. The location is great, close to downtown without the hassles of traffic (except during CWS but who doesn't love CWS). You actually have prime parking for CWS. Fireworks at the stadium, downtown or over in CB throughout the year can be seen from the balconies or rooftop. I would highly recommend Tiptop Apartments, and Melissa is the icing on the cake.
Tip Top by far has the best value for downtown living with adequate amenities and true loft living style. Maintenance is always timely, residents super friendly, and skyline view of growing Omaha/NODO is remarkable - but call me biased. Location isnt old market, but very walkable to most of downtown attractions. Don’t overlook living here!
Where do I begin!? I only decided to look at this property last minute after looking at several others because of all of the positive reviews I kept seeing online to see if this was for real or not. My first impression right off the bat with the property manager was amazement. She is warm, welcoming, knowledgeable of the property and city. The reviews of the building and staff are 100% accurate!! The industrial, loft style apartment I ending up moving into has all the charm and character of what one would want in major city living for a fraction of the cost while getting a sprawling square footage layout! The place is quiet, immaculate & pristine, secure and very well managed & maintained. Moving from half way across the country has been much easier primarily because I chose to live at Tip Top, without a doubt!!
When selecting an apartment in Omaha I did a lot of searching around for the largest apartment for the best price and TipTop best fit the bill. The apartments are beautiful with a modern industrial feel and the high ceilings make the large space feel even larger. TipTop is perfectly located close to downtown--easily walkable to CHI Health Center, Blatt, Old Mattress Factory, and more. The staff is friendly and welcoming and very quick to respond to any concerns of the residents. Definitely recommend!
After a somewhat feral and wanderlust adult life, living abroad in several countries, family brought me back to Omaha. TipTop made it home. TipTop Apartments offer everything I was looking for and so much more. The historic building – Omaha landmark living – and creative layouts give each apartment its own personality, natural light and perspective on downtown Omaha – open-air views, the city skyline and river bluffs, major events and attractions. I can walk to any number of venues for dining, sampling local craft beers, sporting events, cinema and live music. The TipTop community has its own pulse energized by the setting and an interesting mix of tenants including students, business professionals, artists and a sprinkling of retirees. I like the rooftop gatherings, social events and just mixing with neighbors. Management is always available and responsive. They seemingly go the extra measure to accommodate. I looked at several downtown apartments and found it all at TipTop. It isn’t just good…it’s the best.

This apartment complex has it all! It is within walking distance to several restaurants and bars. The rooms are spacious, with tall ceilings and beautiful exposed brick walls. Last but not least, the Property Manager Melissa is absolutely delightful! She goes the extra mile to ensure you get your mail on time, you have some fun at trivia game nights, and if you have any concerns, they are well taken care of. I highly recommend checking this place out!
The Tip Top is a great place to live! I have lived here for several years and have found the management to be extremely responsive when issues arise. The heated garage and spacious apartments are the best I’ve seen downtown.
A big city vibe, loft style apartment in the perfect location in downtown Omaha. With a rooftop equipped with a hot tub, free access grills, plenty of seating, and a view of city nightlife- you can't find a better place than TipTop Lofts, especially for the price you pay. Maintenance staff is rapid quick and efficient when anything is needed. Property Manager Melissa is a landlord that answers all questions, provides assistance with any and all things (and is the best landlord I have ever rented from.) TipTop Top Five -Appliances, the unit, and entire building are always working and clean -$7 Uber to the Old Market & Capital District areas with plenty to do in walking distance -On site weight room with treadmills, bikes, ellipticals -Rooftop patio -Loft style, vault ceiling, industrial vibe apartment style
I have lived in two different units at Tiptop for almost 4 years; My initial thought was to try downtown living for a year and buy a condo. My experience at Tiptop has been so good that I abandoned that idea and decided to stay indefinitely. There are lots of great things about the place. First, it is safe; the place operates on a proxy card system for the building and garage. The place is clean, the housekeeping team keeps the common areas and the garage nice. Well maintained, everything works and there is nothing broken or neglected. Very quiet, both of my units have been quiet; sometimes it feels like I’m the only person living on my floor. The East and South views from my apartment is amazing. Amenities I like: Nice workout center that is not crowded Large heated, well-lit parking garage Roof deck with grills, hot tub, lots of furniture and awesome views Packages are delivered to managers office and held Large community room to use Lots of space for visitors to park (don’t underestimate this!) Quick to the interstate in any direction $7.00 Uber to the airport Close to downtown without the crowds and noise. Melissa is the manager and is on-site during the day; she is super responsive, professional and personable. She is easy to contact; I always get an email or text very quickly for any questions of requests. I was a West Omaha home owner for years and was nervous about living with lots of other people; this place has been amazing; my worries were unfounded. If you want to live downtown, this is a great place.
When we were moving back to the Omaha area, we knew exactly where we wanted to live...Tip Top!! And we were not disappointed!! The building is spacious, clean, and we feel very safe! We love the exposed brick in the lofts, the high ceilings, the elevators, and of course the underground parking garage!!! The staff is excellent and they are always willing to assist at any time!! If you are looking for a place in the Omaha metro area, we highly recommend Tip Top!!
I’ve been living at the Tip Top since July. Great place to live, and you can’t beat the view! As soon as I walked in, Melissa was extremely cordial and knowledgeable about the building and readily answered whatever questions I had. Marcus is always on top of maintenance issues and is very professional and personable. I also applaud Nustyle for being Veteran friendly. As a disabled vet, they have been very helpful with any issues that I have encountered requiring their assistance.

It’s my favorite part about Omaha since moving here from Texas. I can definitively say: this is the best place to live in downtown Omaha. It’s 8 minutes from the airport and restaurants are in walking distance. I had a loft in downtown Dallas and finding this place was a perfect surprise since it offers the same genuine industrial feel, offering true loft floor plans with vaulted 18ft ceilings, exposed brick and etc. You absolutely can't beat the uniqueness and character of the lofts. The windows are huge; giving you a great view of the city. It feels like a hotel as you make your way through the lobby to your loft, very clean, very cool. The building is safe and secured with swipe access and security cameras where they need to be. The underground parking is heated and crucial for those -17 degree early morning commutes. The rooftop is perfect for grilling during the occasional warm summer nights. Melissa from leasing was and still is extremely helpful during my transition. She’s very sweet and professional, going above and beyond what normal leasing agents would do to make residents feel welcomed. She’s accessible, helpful and knowledgeable. She’s very involved in the community -hosting trivia game nights and special events to bring everyone together. Marcus the building’s handyman takes care of everything quickly - work orders are remedied promptly. Both are a perfect examples of amazing customer service. Y’all are appreciated. Obviously, I definitely recommend you consider living that TipTop life.

Moved in last year when I started med school and could not have made a better choice! The building is quiet, especially for being an apartment, met some great neighbors and the leasing office and maintenance are exceptional, responsive and accommodating. Planning on living here at least for the duration of school - it cannot be beat!
I’ve lived here for a few months now and I have really enjoyed it. The rooftop is probably my favorite part. I’ve also been able to meet a couple cool people since moving in.

This was my first apartment after being a previous home owner. The location, ease of access and one of a kind apartment style made my two years there a wonderful experience. Melissa is a fantastic apartment manager and will go out of her way to help with anything you may need. You wont meet a better person to make your stay there a great one. Maintenance is quick to respond with an easy online tool to send your maintenance requests without making a single phone call. The building is secured by swipe access and cameras at every corner for peace of mind, along with underground parking. The elevators and doorways are designed for moving your belongings in with ease. If your in need of a fun, safe, welcoming apartment complex Tip Top is for you.
My family of three has lived at TipTop since April, 2017. This is a temporary place for us as we build a new home just up the street in a building of the same age as this one. From my first visit with Melissa before we moved in, to this day, we have loved it here. Melissa knows everything and always greets me with a smile. Marcus sees to every maintenance need almost before we ask. We have met some great neighbors who look out for my handicapped sister. They all hold the elevator for her! We enjoy our view of downtown Omaha and just the vibe of this neighborhood. There is great community in this place, including the sweet ladies who keep the common areas clean. This was the best move we could have made in the in-between time from selling our house to moving to a new place. Love the TipTop!
What a great place to live! Melissa is amazing at making sure all of the residents' needs are met, and the maintenance staff has always been easy to work with and goes above and beyond all of our needs. This is such a great location for all of the CWS action, and all of the happenings at the CenturyLink center, too.
Amazing value for a top notch building! Impeccably kept and managed. Definitely a fantastic building in a great location to Creighton, CWS, interstate access, restaurants and bars. Being able to walk to concerts and CenturyLink Center is a major plus. This historical building is one in a million!
Tiptop is in a great location in a growing part of the city. It is walkable to downtown and near a lot of good Omaha culture. It is managed by someone you can get ahold of easily and quickly and you always see someone around shoveling snow or fixing something in the building. This is a fun place to be!
After living in different locations within downtown Omaha, I'm very happy with my decision to move to TipTop. Cost of Living: -TipTop is very affordable compared to other apartments in downtown. For everything you get, it's tough to beat. Management: -I can confidently say that Melissa has been the best Property Manager I've worked with. If I ever have a question, she's very quick to respond. Amenities: -As a person that enjoys to exercise, the gym has practically everything you need. -The rooftop is a great spot to grill, play bags (cornhole) and listen to music with friends. Apartment: -Open layout with tall ceilings. -Large window in our living room that lets in plenty of natural light. -Kitchen has PLENTY of cupboard and counter space People: -I've made a lot of new friends since moving here. Whether at the gym, hanging out on the rooftop or commons area, everyone has been very nice. Location: -Very short ride to the Old Market. If you don't feel like driving anywhere, there are some nice bars and restaurants within walking distance.
I lived in TipTop my senior year at Creighton University and I could not have asked for a better building. The location was great and I was able to walk to school and avoided the $380/year parking pass. The rooftop is great for hanging out with friends and the indoor gym is a HUGE bonus (a lot better than a lot of others I have seen in Omaha apartments). Additionally, the apartments have a lot of space and the very tall ceilings are AMAZING!
I was referred by a buddy to live here, and I'm glad I listened. I think it says a lot if the current residents like where they live enough to give an honest recommendation to a friend to also consider moving in. The staff has been more than great, building is quiet and clean. I will be referring my friends to also move here as well!

I've lived in several other apartment communities, and Tip Top by far wins the best property hands down with a bullet! It is so refreshing to have consistency with the management, where with previous properties I have lived at, I could expect to see new office staff every 4-6 months. NuStyle Development: whatever you are doing with your employees and business practices, you are doing it right! It's obvious the property manager and maintenance enjoy their job, and take pride in their building. As a resident, I truly feel that the manager cares about my happiness and contentment. I don't plan on leaving this building anytime soon, and look forward to many more years in my beautiful loft.
I have really enjoyed living here the last few months. There are never really any issues, nice people and facility, and maintenance usually comes the same day if you were to have any issues. Overall wonderful experience.

TipTop is such a great value for the huge space you get, especially so close to downtown and the ballpark area. Each apartment is unique, and the industrial feel of the apartments is great. It's so easy to commute anywhere in the city from TipTop, and everyone who lives here is just awesome!

The building is always clean and well kept and the management at the Tip Top is so great! Melissa is one of the reasons I love living at this apartment because she cares about each and every resident and does everything she can to make sure we are all happy and taken care of! I moved to Tip Tip this fall and absolutely LOVE it. It feels more like a home rather than an apartment. The staff and maintenance are very attentive and genuinely care about resident experience while living here. Its close proximity to the best parts of downtown was a major plus for me. I would highly recommend anyone looking for a new home to consider Tip Top - you won’t regret it. Plus, Melissa (the propert manager) is wonderful - so easy to get along with. She makes the whole experience better.
Moved in a year and a half ago. I have absolutely no complaints. The location alone allowing easy access to council bluffs west dodge Omaha and Bellevue makes it a prime location to navigate Omaha. They are constantly making sure any required maintaince is completed within a resionable time to include pest control, for which I have not see one insect during my time here. The high ceilings and concrete walls assist in reducing noise from any neighbors. If your young or old looking for a place in the heart of the city with a sense of security, this is worth your while to check out.
