Located on Orlando's northeast side, Oviedo is directly north of the University of Central Florida, a large research university, and Central Florida Research Park. It is also home to Seminole State College-Oviedo Campus. Because of its location to UCF, Oviedo is fast-growing, home to about 30,000 residents and frequently listed as one of the country's best places to live. UCF is the nation's largest university, enrolling roughly 64,000 students a year. It is a space-grant university with a sprawling campus of 1,415 acres.
Oviedo was once a rural community and it still features some of its farmland roots, from its historic buildings to the chickens roaming through downtown (yes, really). You may even see a "chicken crossing" sign or two as you make your way through the city. Oviedo's Chickens date back to 1875, when settlers first arrived to grow crops and raise livestock.

Property Ratings at Tivoli Apartments
I’ve been waiting 2 weeks for my application to go through and still no word, every time I called I got a different person with a different response. I ask for my deposit back because I can’t wait any longer and they refused.
Everyone in the front office is nice to you until you move in and have a problem, they don't care and won't help. My apartment flooded TWICE because of a malfunction with the A/C and I have to be out of the apartment for 1 week each time and didn't even get a discount on my rent. Our A/C broke and it took them 2 weeks to come fix it. The walls are really thin, you you hear everything from your neighbors. Mine neighbors were so loud I couldn't even sleep at night, I have started taking medications to sleep because of that! And once again, no one cares or will help you! The complex is really dark at night, I was always scared to leave my apartment.
I've lived at 3 different apartment complexes around UCF and Tivoli was definitely my favorite. It has less crazy college kids compared to Plaza on University and University House, which I appreciated. It's unfurnished, a little pricey, and is definitely dated, but the office staff were great and I never had any problems with maintenance. Like another reviewer said, there's only one dumpster/compacter but it's really not that difficult to deal with. The shuttle to campus is quick, there's plenty of parking, and you're near Publix and other quick amenities. Basically it's a good place to live, which means that it's great in comparison to other complexes in the area. I would definitely recommend it to any UCF students.
This is one of the better apartment complexes in the area. The close proximity to campus and the constant shuttle service back and forth make getting around pretty easy. The staff is young but nice and helpful enough. Any maintenance or repair orders are taken care of pretty quickly. Any apartment will have some kind of pest problem, especially being in Florida, however it's not much of a burden with the weekly pest control spraying around the buildings. You can also request pest control every Friday. The gym, pool area, and club house are relatively small compared to others in the area. Personally, one of the best amenities they offer is the complementary HD Cable and Broadband Internet provided by Summit Broadband. The quality and up-times are pretty good. One of the downsides is the quantity and location of the trash compactor. However, currently there is an independent trash service that makes life a bit easier.
I lived in Tivoli for two years and it has been very nice. The apartment is slightly dated but it is very clean and I've never had an issue with pests. The maintenance staff are very nice and super friendly, the office staff is also great. I always felt safe living at Tivoli and walking my dog at night. The apartment community is in a very convenient location close to Publix and close to UCF where you don't have to take Alafaya and sit in traffic. I would have definitely resigned my lease for a third year if I wasn't moving for graduate school.
