There have been countless issues since I have moved in to my apartment. It was not at all “move-in ready,” there are pests, they consistently lose residents’ mail, and the staff is (almost entirely) rude and unaccommodating.

Mostly cons: Unit has been treated for bed bugs multiple times but they keep coming back. It’s a huge issue in the building. Lots of other issues- stovetop burners that don’t light, stuck doors, poor plumbing. Ceilings are very thin so can hear every step of people above you. There are also issues with their online rental payment system. The neighboring alley and street are very noisy and there is lots of crime in the vicinity. Pros: security guard presence, fitness center, units are reasonably priced for the amount of space and neighborhood. But cons far outweigh the pros.

Security is terrible, one of the guards stopped me the other night and asked for money.... there's biting bugs, ants and plenty of cockroaches.... Hot water consistency is lacking and the manager's hostile at best.

I really enjoy my studio apartment here. Perfect size for me, room for guests, big windows for plants. I would think Asia and Gary have never had a bad day, they’ve always been concerned with my comfort making sure everything is going well, while also being friendly and easy going. It’s a chill and comfortable place to live.

Hi all, I moved into Tivoli Gardens about 6 years ago. My apartment (as are all the apartments) are newly renovated. The building has increasingly changed for the better since then, with improvements being made in the timely reporting and resolution of maintenance issues, notification of package arrivals, as well as professionalism of the staff. I love the neighborhood as well, Columbia Heights is connected to practically all parts of DC via 14th and 16th streets and is about 5 blocks away from the metro and the Target shopping center. If you're looking for affordable rent and great onsite services check this place out!
I have been living in Tivoli Gardens for the past two months. As I looked for studio apartments for $1,500 and under throughout the NW quadrant of the city they failed to meet my need for a decent size. My studio in Tivoli Gardens caught my eye because it is spacious and affordable. My apartment is a great size (upwards of 500 sq/ft) with a very large closet, and comfortably sized bathroom. I also have a clear living space and kitchen/dining space. The apartment itself is in a prime location! Columbia Heights is a great neighborhood for those of us who do not have cars and rely on walking and/or public transportation. The apartment has incredibly easy access to both the 14th and 16th St bus lines and is about a ten minute walk from the neighborhood's metro station. There is also a Giant supermarket and a shopping center that includes a Target/Marshalls/DSW within a five to ten minute walk of the building. That being said, it is in an old building and does not have any amenities other than the basement laundry facility. I was fine with the lack of amenities because of the reasonable price for such a large studio in NW, DC. I have also had to call maintenance upwards of three times during my short time here to fix small things that needed tending to. While no major work has been done, the process of discovering that something is wrong, filling out the maintenance form, and having the team come by the apartment so frequently is not ideal. Additionally, the office is open from 9 am to 5 pm on weekdays. The only time I really have to stop by to pick up packages is Saturday mornings, which is a bit of an inconvenience. Within my first month management had exterminators come through to spray bed bug pesticides in my apartment. While it is good to know that they are proactive about preventing such invasive pests, it's a bit concerning that there must have been a bed bug infestation in the building at some point. All in all, I have enjoyed my apartment thus far but I wish I knew some of these more intimate details earlier on.
I'm a relatively new resident of Tivoli Gardens (managed by Borger Management) in the Columbia Heights neighborhood of DC. In looking for a studio apartment, two main priorities led me to choose Tivoli Gardens: price and location. While the apartment has its cons, the price and location are two pros in my book. First, price. Tivoli Gardens runs specials from time to time so I locked my first year lease in at a few hundred dollars below the average studio price. For the amount of money, the space in the studio is actually very generous compared to others around the city. Their studios have a great layout that allows you to separate your "rooms" easily. The kitchen, for instance, is significantly bigger than those of most other studios around DC, so if you like to cook then this is a great apartment for you! The walk-in closet is also VERY spacious and separates the bathroom entrance from the main living space, allowing more privacy than other studios. Second, location. Tivoli Gardens is in Columbia Heights, bordering on Mount Pleasant and Petworth. It's about an 8 minute walk to the Green/Yellow Metro line, Target, Bed Bath & Beyond, several chain restaurants, and the Giant. It's a two minute walk to the bus stop where all 4 of the 16th street bus lines pick up. Very convenient in getting downtown. Overall, Tivoli Gardens is in a great spot because it's close enough to the hustle and bustle of the city while still maintaining privacy and solitude of a residential area. Some other pros of the building: - You have the option of installing Comcast or RCN for internet/TV. - Generally quiet - Leasing office and maintenance is on site However, the building is not perfect. Some of its major flaws include: - Rude and unresponsive leasing office staff. Luckily you only have to deal with them when you move in and when you move out! - Poor security. You may as well not even use your key fob to swipe in. Men hang out in the lobby and outside the front doors drinking and smoking. There are security guards at night but they spend more time playing on their phones than watching the door. - Ugly interior. While the apartments themselves are quite nice, the hallways/lobbies of Tivoli Gardens are shabby. The paint is chipping and the carpets are smelly and have stains all over them. The management keeps claiming they're in the process of replacing it but so far nothing has been done. - No parking. Street parking is zoned and very difficult to find.
My husband and I have lived at the Tivoli since January 2014. When we moved in our one bedroom apartment was newly renovated. The layout of our one bedroom is awesome, two big walk-in closets, spacious living room, dining room and bedroom. The kitchen and bathroom are fairly small, but work well for us. I read mixed reviews before we moved in and since. We have not experienced issues with infestations of any kind (I've seen maybe 5 spiders in 19 months) and have never felt unsafe in or near our apartment building. We enjoy that this building is as diverse as the neighborhood that we live in. Less than 10 minutes to the metro and all the DCUSA shopping (Target, BBB, Best Buy, etc), also very near other great bars and restaurants. There are two small markets on the same block where you can buy beer, food, and other basics. We love the taqueria across the street, the new Lao place nearby, the Red Derby just up 14th St, going out to the Kangaroo Boxing Club on 11th St or the Purple Patch in MtP and shopping at the CoHi Farmer's Market on Saturdays. All are nearby and easily accessible. This is definitely not a luxury apartment, no fancy amenities (no gym, no pool, etc), but we would rather cut a few hundred dollars off our rent then have amenities we rarely use and can purchase elsewhere with the savings. We have had a few repairs come up here and there (needed the drains unclogged, one of the light fixtures stopped working and needed to be replaced), but the building has always gotten them fixed within a few days at most. If you are looking for a reasonably priced apartment with a good layout near the metro this may be a good fit. If you are looking for top-of-the-line luxury, you should look elsewhere and expect to pay significantly more.
I was initially drawn to Tivoli Gardens because it was the best bang for my buck anywhere in DC. The studio apartments are huge and several hundred dollars below comparable sized places in DC. Couple that with beautiful hardwood floors and closets as big as some bedrooms in New York and I was sold. However, the building is not without flaws. Tivoli Gardens is an art deco building and has old infrastructure. In the 18 months I spent in one unit, my kitchen flooded twice and a waterline break in the bathroom caused my entire apartment to be submerged in about a half inch of water. At this point, most people would find another apartment. Instead, I moved into another unit within the building. Why? Because the customer service was above and beyond. The boots on the ground maintenance guys were proactive, polite and made me feel like they cared about taking care of the residents. The property manager was equally responsive, working with me to make the logistics of the move less daunting. He spent countless hours talking and emailing with me to make sure every issue was address in a timely manner and to my satisfaction. Although Tivoli Gardens is a no frills complex, the space and the customer service make it a place I'm happy to call home.
