Property Ratings at The River Lofts at Tobacco Row
Lived here for two whole years and hated every second of it. There was never a time that something wasn't broken in our apartment. Whether it was mold, our garage collapsing and falling apart, water building up in the drainless water heater pan, the flooring coming up, the railing disintegrating, the gas leaking in the fireplace non stop, there being 0 working smoke alarms upon move in, the front door not working, the back door not locking, the drains not draining, etc. We would have to yell and beg the office to fix major things. I had to make a huge fuss and nearly yell at the office to get them to fix our front door, which wouldn't open without 200+ lbs of force, meaning I would have to stay home all day and miss work for months upon months so our family could get inside. Service requests would be deleted after a few days and never fixed, gas lit into thinking issues were our fault, etc. My car was damaged several times when the garage was collapsing and never paid or admitted it. (This includes maintenance breaking glass inside of our garage and never admitting it.) I'm surprised this place still exists let alone is allowed to rent out. By the way, did I mention the bugs? Bugs. Constant. Holes in nearly every door frame and window left space for all sorts of pests. Spiders, mice, rats, flies, etc. Hundreds of dollars worth of stuff ruined by rats. And the best part? Despite having a front and back door, you can't get packages delivered to your house. They go to the office, which is open at the most obscure hours and closes for funsies at random times and dates. Good luck getting perishables delivered either, they'll lock the doors 30 minutes before closing despite being open for barely five hours in the day (which, by the way, is when everyone is usually at work.)
Maintenance is so subpar I've wish I could give this place 0 stars. I got leaks in my roof for the past 1.5 years. They refuse to fix it. Leaking on bed and furniture. It takes literally months for them to address any type of work order. My neighbor across the hall is at war with the front office due to the same reasons. She's even refusing to pay rent due to this. I can't wait to move out. Worst apartments I've ever lived in. Don't move here and save yourself the stress.
I have lived here six years and plan to reside here indefinitely. It?s all about location and the cost-effectiveness for my budget.
The Consolidated apartments provide lots of square footage for the price. I?m not in the market to buy a home as my career keeps me moving. Meanwhile, the apartment is energy efficient, and I enjoy the floor to ceiling windows in my unit. I have a view of the tree canopy overlooking the swimming pool. This will be my home for one more year.
Tobacco Row is in a great location with historic building that all have a unique character. It is obvious that the designers of the property had a vision to retain the historic touches with modern conveniences. The challenge remains in the upkeep of this facility which does have challenges because of the ages of the property, which is to be expected. The gyms are all very convenient and a great selling point for the property. Having said that, the gyms all need to be serviced as much of the equipment is either broken or unsafe to use. The property management and staff are excellent and a pleasure to see as they are all focused on customer service. They are the reason I remain at this property.
This building is well maintained by maintenance and house keeping. Thank you for the new weights and equipment in the gym. Also, thank you for repairing the air conditioning.
Love the big windows in my natural apartment with a very convenient location and adequate free street parking (depending on the time of day). Non urgent maintenance requests could be completed a little quicker and utilities are not included so a little pricey but if you can afford it without financial strain would definitely recommend!

I typically move for my job every 2 to 3 years. This community feels very secure and has many of the amenities that makes a weekend enjoyable. Homeownership has been out of the question for 20 years because of the type of job that I hold and therefore this community is well priced from my lifestyle.

I have been a resident for nearly 5 years, when I first arrived in Richmond I rented downtown for a brief time and management was not as welcoming or responsive as Cameron Kinney. Rent was higher and units smaller and did not have 24hr emergency maintenance. The RiverLofts have been a blessing!

I enjoy being able to walk to restaurants and parks from our community. We are only a 5-10 minute Uber ride to Carytown, Scott?s Addision, and Altria Theater. I feel secure in the building and like my neighbors.

The building location is very good, and the apartment itself is spacious and has a nice layout but in need of some kitchen and bathroom updates. The parking garage is not well maintained and cleaned, and the gates have been under repair replacement for months. Property rules do not appear to be enforced, especially with the prohibition of interior tobacco or marijuana use. Certain pet owners appear to regularly break the rules governing pets (i.e., pets urinating in the elevators, pet owners not cleaning up after pets, etc.. Security patrolling is inconsistent and there are frequent break-ins in the parking decks especially if the parking gates are inoperative). The front door call box is frequently inoperative, too. Currently, the apartment complex as a whole does not feel luxurious at all; it feels a bit rundown and in need of updating. The management staff, while very friendly, appears to be understaffed, and is slow to follow up on issues. Maintenance requests were seldom promptly responded. Overall, for 3 years, I enjoyed living in my apartment that was well located to downtown and Shockoe Bottom restaurants and night life. I would recommend renting here, but you should be made well aware of the compromises you will likely have to make.

The team in the office makes the difference. Being able to talk to them directly, ask questions in person or stop by for packages, it helps make this a community instead of just a rental complex.

This is a pleasant and comfortable place to live for the most part. I moved here in March of 2002 when the property was managed by McCormack- Barron who were excellent managers and did not charge to park in the lots. Having said that the Leasing office personnel are all excellent people and extremely helpful. I believe the maintenance response could be better even though the personal are all extremely pleasant. During the Forest City time a rubber floor was placed over a beautiful tile floor in the lobby of Kinney. the elevators had a beautiful parquet wood floor that was also covered up with rubber. Perhaps it for safety but the building is not as nice. The cleaning crew is also excellent. Overall a pleasant to place to live however could be improved to bring it back up to snuff. I've lived here a long time so clearly I'm not unhappy. Thanks

Love the building and the location, very nice people. Leasing office has a friendly sales staff and the management office personnel are nice as well. Maintenance issues, however, tend to be hampered by under-staffing which can cause delays on repairs.

The apartments are spacious and simply gorgeous. My apartment overlooks Book Binders Restaurant and the view is beautiful. The amenities are clean and functional. I don't like that the package room is only in one building and closes early on Sat. and is closed on Sundays. The worst part is maintenance. They never answer any of the tickets you write up on their app. But I put up with all that because the neighborhood is quiet but nearby a variety of restaurants and bars. And did I mention how gorgeous the apartments are with their high ceilings and large windows.

I love how striking the floor plans are. So unique, even for the area which has similar style buildings. In the apartment, it stays pretty quiet. I rarely hear my neighbors unless someone is walking directly by my door, but even then it?s muffled. The entrance and hallways are usually pretty clean thanks to the cleaning staff, who are very nice. Pet rent is ridiculously high at $75, I?ve never seen a higher price at an apartment complex.

The maintenance team responds quickly to problems and issues and typically resolves them on the first visit. The housekeeping staff maintains the cleanliness of the building. These apartments have a variety of sizes and floor plans that are appealing.
I've lived here for a few years now. If you enjoy city life and a comfortable environment you should consider this place. Let's face it, your neighbors can make or break your experience. The tenants here are respectful of each other and the community decorum

The staff are super friendly, professional, respectful and eager to make the move-in process easy. My expectations coming from out of state have been exceeded. Staff is quickly to respond and always willing to help and go above and beyond. Z and Sil are amazing as well as the other staff I have encountered. The Lucky Strike apartment complex and units are very nice with some exceptions, i.e. peeling wallpaper in some places, stained carpeting and broken chairs in business meeting room, and floor/ceiling do not provide noise barrier. I do enjoy the aesthetics of the apartment, i.e. large windows, high ceilings, original hardwood floors. The elevators are very quick and the garage parking is fantastic. The location to the Capital Trail, Shiplock Park, Rockets Landing, and Cana Trail add to the enjoyment.

It?s a wonderful place to live, but maintenance needs a lot of work.
There is definitely a sense of community with the planned events, continuous improvement in hallway lighting, carpet cleaning and painting. There seems to be sufficient staff to provide a higher level of service to residents.
I really loved living here. For the price it was reasonable and if I wasn't a contract employee I would live here.
I've enjoyed living here, especially as my first apartment experience.

Wonderful apartments in a great area! The common areas are nothing amazing and could stand an update, but the actual units are in great shape and have amazing natural light. Kitchen cabinets are a bit worn, but not terrible. Good bang for your buck.

Great location.walking distance to literally anything including access to the capital bike trail. Lucky strike is an old building with lots of unique character and some old building type issues. Overall it’s very quiet and peaceful and everyone is friendly for the most part.
It's a non-pretentious yet luxurious apartment building with onsite amenities, including pool and well-equipped gym. Residents and staff are informal and friendly. Special requests -- e.g. moving to a different unit -- are handled promptly and courteously. Downtown destinations are walking distqnce. I've been here 3 1/2 years and plan to stay indefinitely.
Not a bad apartment. I love it. Just a few issues that should have been fixed before I moved in. My floor plan has great space.

Moved into an apartment in the middle of July and not only did the air conditioner not work but the hot water heater, dishwasher, dryer and garbage disposal didn’t work. It took four weeks for the maintenance requests to be completed. Managements response was to tell me they are short staffed and cannot handle the 700+ apartments in the complex. The apartment was so dirty upon move in with hair and food all over. You don’t get a parking spot when you move in, you get placed on a waiting list which we have now been on for three months. Street parking is nonexistent after 4pm or on weekends.

We are so happy to be in the consolidated building. The leasing staff, particularly Sil, has been amazing throughout the process. I can tell we are cared for here. We did have a maintenance issues on move in (problem with the dryer not working well), but the system for submitting maintenance requests is easy. We are looking forward to being here for a long time!
I work downtown and my apartment is nearby.
