When you live in The Diamond, you’re in walking distance of so many breweries! Hardywood Park Craft Brewery is the ideal place to meet up with friends for a pint – plus they have an expansive dog-friendly patio! Blue Bee Cider, Veil Brewing Company, Three Notch’d Brewing Company, and many local distilleries are also nearby.
There’s an industrial vibe in The Diamond, since many manufacturers and small businesses call this neighborhood home. In addition to beer tasting, residents enjoy cheering on the Flying Squirrels at The Diamond baseball stadium, drinking roast coffee at the cafes, and dining at one of its many trendy eateries. Residents are down the road from Richmond’s arts and culture district, and just twenty minutes away from the international airport.

At this time of this review, their at 9 reviews which should have averaged to 1.8 or 2 stars but somehow they have more than 4. Be careful! I am not sure why this is but be aware. The train is right next to the apartment so that's going to wake you. Also, the apartments are really dark and have one window in the bedroom so your living room is incredibly dark. Oh and if you look at the over reviews. The management doesn't care. This is 100% true.

So far I haven't been able to have a single issue resolved without reminding them multiple times. So much that it's caused me to get towed. Also the gym and pool look nice but the gym and pool is small and the pool is always in the shade. There are other odd things but in the end just leave.

The leasing office/management team doesn't care about you or any issues you have living here. The train will keep you up, annoy you and will stop on the tracks and leave you stranded outside of your apartment for hours. Facility is gross, trash gets overfilled and spills into the parking lot. The trash they have inside the building does the same. The leasing office is rarely available, and when they are they don't want to help. Receiving mail/packages is absolutely terrible; the mail space is messy and items are never arriving on time and mine have been stolen multiple times. Would not recommend living here or any place where this management team has its influence.
Pros: - All inclusive living. It is convenient and a bit of a cost savings. - Parking: compared to many apartments this seemed to have the most parking available to residents and guests. - Tall windows with great lighting. - Coffee in lobby (it's not great, but it is free) Cons: - The floors are stained concrete that have not been kept in good condition. (I looked at several of the units and this was the case) -General maintenance: building is often dirty and smells (elevator, stairwell, entrance, & common area) - They tow not just residents but the guest parking too. Not exactly the warm welcome for your guest. - Not much outdoor space. Even units with patios or balcony only have a very little space and it isn't very private. - The smell of weed and cigarette smoke comes through the ventilation. Property managers offer no solutions for addressing this issue. - Communication: If they need something from you they will utilize several methods of communication, but if there is something very important for you to know they may just send an email. - Thin walls and weirdly ceilings too. You can hear people talking... not yelling, just talking from other units. -Other noises: There is a train the comes by often and it is very loud. (just know that going in)
I've been a tenant at Todd Lofts since 2013 and I used to love it here. The all-inclusive monthly rent simplifies things and the staff are nice. However, Todd Lofts has been making a number of renovations to its units and facility, many of which have been quite invasive and with many of those events happened with little warning. While this would have been worth it for the value of the new improvements if they had grandfathered in current tenants, they opted not to do this and most tenants saw astronomical increases in their rents (mine was a 25-30% monthly increase). Considering the difficulties of the renovations, having to deal with a sudden and substantial rent increase was a slap in the face, and to add further injury they decided to no longer give any rent concessions to renewing tenants. Rule #1 of business: reward good and loyal customers. I renewed my lease only because I was far too busy with other things to go apartment hunting right now. Word to the wise: if you are splitting the rent with someone, this place could still be a good deal. However, don't be surprised when they eventually take you for granted as a tenant and jack up your rates. If this isn't a concern for you, you may enjoy being a tenant here.
I enjoyed living there and only moved out after my budget didn't allow it anymore. It was very convenient to have parking that was free if you didn't want to have one of the premium spaces. My only complaints would be my experience with the staff when moving out, they scheduled renovations about a month before we would move out, but I think that was just how their scheduling would have been anyway with the fact that they put in new appliances so that was really annoying to deal with when also getting ready to move out. But they charged me for a cleaning fee because they claimed that my roommate and I had not cleaned out the bathroom or kitchen, even though when I left everything was spotless as we had scrubbed everything down on my way out. The staff also takes a lunch break but they never seem to be at the same time each day so sometimes no one will be there in the middle of the afternoon. If they have finished the renovations it probably is really nice, though it seems like they just did that so they could charge more since the old appliances worked fine and were maybe just a little dated.

I have a few complaints, Sometimes the staff there are hard to get a hold of, you have to leave them a message and they will get back to you. Also they allow people to schedule parties that last a lot longer than the quiet hours (Past 10 pm). Over all though the apartment its quiet and all utilities are included. The Internet is nothing fancy but it does the job. Cable goes in and out sometimes but its okay for free cable. The common areas are neat and not really used a lot, I feel the complex could throw some get together for the residents. The very convenient to everything in Richmond VA

First of all the fact that I only have to pay one fee that covers everything is very convenient! They just replaced all of our appliances and added microwaves, awesome! There is a pool, gym, free coffee drinks and the location is easy access to downtown or 64 to get out of town. Located in a up and coming area of Richmond, The Diamond is within walking distance along with Hardywood brewery and Bowtie cinemas. Doesn't get any better then this!
Let me start by saying my apartment is great and its the best place I have lived at yet (It's the fourth place I have rented). Appliances are new and work well. I had a problem with my garbage disposal and I used the maintenance request form online and it was fixed the next day. Cable and internet are provided, the plans are just OK. It's all inclusive, if you want a bit nicer of either cable or internet you can get that but it will cost more. I stream Netflix and HBO and the quality will shift but for the most part it streams smoothly. I looked at both the Stove Lofts and these and got the feeling that these are of much higher quality. The look of the apartment at Todd Lofts really varies from room to room so I would suggest checking out a couple. I wanted a two bedroom at first but switched to the studio when I saw it. Lastly the staff was extremely helpful when I was setting up my move in time and have continued to be kind and personable. All receiving of packages is done through the leasing office so you continue to interact with the same people once you have signed your lease. Todd Lofts is a great spot!
