Property Ratings at Topaz Apartments
I signed a 14-month lease here and, with one month left, I’m moving due to noise issues from the apartment above. I’m writing to outline several inconveniences that the management has not addressed before I leave. Noise Issues: The reason we decided to move was due to noise from the apartment above. I don't know how the previous tenant managed, but for the past year, we didn’t experience any noise problems until the new tenants moved in. They have been making an excessive amount of noise, running around, playing with balls, and stomping from morning until night. This has completely disrupted my routine after work and has been disturbing my rest for a month. Despite numerous emails to management and countless visits to security, they have remained passive. Trash Problems: The neighbors have two large trash bins, but they don’t use them. Regardless of the size of the trash, it’s often left in the hallway. Dog Poops: Dog owners don’t clean up after their pets, and I have to start my mornings stepping over dog poop. I’ve even stepped in it once. Parking Gate Issues: The parking gate keeps breaking down. Recently, both the car next to mine and the car in front of it had their windows shattered. Also, non-residents frequently park illegally, making it difficult to use the parking lot. Package Theft: There’s a problem with package theft, so be cautious. On a positive note, the maintenance staff are really friendly, prompt, and professional. Thanks to them, the rent felt a bit more justified. Also, the cleaning staff work diligently. I greeted them every morning, but even with their efforts, the issues with trash and dog poops remain unresolved. Additionally, be aware that both the security and leasing office staff may ignore your concerns. Also, it’s worth noting that our downstairs neighbor, who moved in a few months after us, is also moving out on the same day as us. It makes one wonder why.
Moved in a couple months ago and have nothing but great things to say. Move here if you're able to; the security, management, and amenities are extremely on point. Very happy with my decision and im sure it’ll stay that way.
I have loved it at topaz since the day I moved in. I’m yet to see anything wrong. Everything is perfect.

I've lived here since May 2021, and I have regretted it since week two. I have neighbors all around me who make LOUD NOISE all the time. The Neighbors-- animals behind me play loud wall-rocking, picture-dropping music many days of the week without regard to time (mostly between 10:00pm-2am) I've complained thousands of times, called police, and recorded the sounds. They actually turn up the music after I complain. Animals. Management does NOTHING!!!!!!!!!!!!!!!! They don't even respond to my email or calls, I have been ignored. NOTHING about this building is luxury. It's dangerous at times, far too peace-shattering, and the management, all of them, are completely unavailable, uncaring, and frankly, I'm not sure why or how they got hired! It sucks here! save yourself time and misery and go somewhere else. DO NOT be fooled by this place and DO NOT come here!

A smaller complex when compared to nearby apartments and lofts but I like it that way. Im able to go up and down the elevators without much delay. This is especially a perk when you have a bunch groceries or have a pet to take out. Ive interacted the most with Torrie from the leasing office and she has been a delight to work with. She is responsive to all my questions and concerns as a new tenant. The security and maintenance team are also friendly and helpful. All around a great experience so far!

The property manager is a huge deterrent for living here. Shes the worst thing that could happen Topaz residents. The one bright spot is Assistant Property Manager Torrie, she always saves the day! Im thankful for her, shes super warm and helpful and makes it easier to live here.

The morning after my move, there was a grease fire 2 apartments down, alarm going off, tenant wailing down the hall. 2 months after I moved in, a tenant broke a sprinkler on the floor above us, many units good flooded, including mine. The management handled it very poorly, literally just told us to contact our insurance company. I was destitute for about a month while all the repairs were going on in the unit. The actual property management took zero action to even follow up with it’s tenants as long as their building was repaired. Furniture was damaged (there are some items that even the insurance money can’t replace- and I still have to go through the ordeal of replacing all my belongings) but the worst of it was the hassle! If it wasn’t for my renter’s insurance, Topaz wouldn’t have taken care of anything- but the lease was charged on time without fail! Management is pretty much unreachable!! When you do get ahold of them, they ARE professional but rarely follow through. They use COVID as an excuse to have minimal staff therefore nothing really gets accomplished unless you make a point of reaching out to them in person. Security is a revolving door- I never know who our building security is with new faces every other week, sometimes falling asleep during the graveyard shift. The main entrance windows and doors are constantly boarded up and broken, in the 6 months that I’ve been here, it has happened 3-4 times, currently in that state now. Tenants have dogs that pee in the parking garage instead of taking them out for walks to take care of their business outside of the property- therefore smelling and looking like filth! The unit is nice and the amenities are what lure tenants but the hallways constantly smell like weed. Definitely not the “luxury apartment” they advertise. I knew I made a mistake moving here after only a couple of months- riding out my lease to finally move out.

The staff from leasing, maintenance, and security are all very accommodating and professional. All the staff has been practicing Covid-19 protocols and I feel safe here. The community here is very friendly here as well.

Topaz Apartments is not only beautiful outside and inside, but the staff is also always super professional. Torrie, the assistant manager, helped my move in process go as smoothly as possible, and she always replies to my emails as quickly as possible which I appreciate so much. Honestly, I havent experienced any loud neighbors, and the complex is always kept clean as they have a cleaning staff here everyday. Security was a major thing I was looking for in a complex, and living here I feel safe at all times. Im so happy I made the decision to move in!

Incompetence from management period if you live here you'll immediately understand. Fire alarms going off constantly and management does nothing doesn't take control of the situation to let residents know ANYTHING just lets chaos ensue and disrupts your evenings and mid day work from home from the fire alarms. I wouldn't recommend this apartment building to my greatest enemy. If I could give zero stars I would.

I've been living at Topaz for 10 month and I think it's a good place for downtown. It's all new and well maintained. Staff is responsive and maintenance requests are readily taken care of. It also feels safe, but its downtown close to Skid Row, so people need to be comfortable with that.

Topaz is a nice little clean oasis in the middle of the historic core. It's downtown so naturally there will be homeless people and smells but this building is like a beam of light in the midst of a downtown metropolis.

New community. Great in-apartment finishes. Nice sizable in community gym. Located in the historic core of downtown which makes it great to get anywhere downtown.
Topaz is a modern apartment building that is beautiful and full of amazing employees.
Topaz has been an amazing experience this far. Jordan and the management team are world class. It’s only been a few weeks, but I’m very excited to call Topaz home. The neighbors I’ve met thus far, ammentinies, and everyone on property has been amazing.
Topaz is right in the heart of downtown where you can access the latest happenings all within 10mins walk. The modern and new finishing the apartment has in dtla is something that cannot be offered by any other properties in this area.
