Property Ratings at Topaz House
The space i have for a 1 bed/1 bath with utilities included is as good of a price as you’ll find in the area. The leasing office and the concierge are very nice people. I’d recommend to anyone looking to live in Bethesda
(context: rented since July 2019, 1 bed/1 bath) as a tenant here, if you want clean air, water or clothes and value the health of you and your electrical devices...it can be a substantial and unanticipated extra expense to be comfortable. I'd written a much more comprehensive review , but it exceeded this website's character limit.
I moved in to Topaz building August 2017 and it was very efficient and fast. I was very impressed by the execution of the leasing manager. Certainly, when they need your money and they are really fast. I stay there until end of April because I purchase property in DC so I need to move out. My lender had the extremely difficult time to reach out the manager to get a rental verification and I have to walk into the office twice in order to make it done. At this moment, I still believe they are just busy. After I moved out for 35 days, I sent them email checking the status with no replies. one week after, I called them and they said I should get the deposit back soon. On June 16, I still do not receive my deposit, which is 46 days after I moved out. I emailed them again and one of the officer replied me said her manager is responsible for the deposit and she will check. Come on, I do not have to know your internal organization in order to get my money back. After the one week, which is today, I still do not received any feedback. Based on Maryland law, I should get my deposit within 45 after I moved out. Now it is been 55 days. I strongly believe I need to post this comments to website so everyone should manager your timing accordingly when things come to return deposit and rental verification.
What a friendly place to live! Not only is the rent reasonable, fast two block walk to the metro, friendly staff ( there's even a dressed doorman), the best part are the smiles of the people who live here. We must be happy to live here!
I have been at Topaz House for 7 months now and am very pleased. The building is well maintained and the neighbors are quiet. The location is really convenient to downtown Bethesda and 2 blocks away from the metro. My only reason for 4 our of 5 stars is that while the parking garage being covered is a plus, the spaces are extremely tight and hard to get in and out of. Not a huge deal since I walk most of the time anyway. Overall, this is a great place to live at a reasonable rate.
Five minutes from the Bethesda Metro and ten minutes from Bethesda Row, the Topaz House is in a great location. Open floor plan with lots of light and an open kitchen, the space is warm and welcoming. Utilities are included, and our apartment was recently redone to have brand new appliances and marble counter tops. The bathroom is ordinary and a little tight, but the closet space is plentiful. The gym is new, clean, and I use it regularly. The roof is excellent and the pool is a very welcome addition to the hot D.C. summers. The best part about the Topaz House is that it feels like a community--the staff is friendly and remembers your name, and the property manager is incredibly kind. It's a great place to live!
Pros: The staff - they are the best. The space - plenty of it and it's well designed. The amenities - pool, gym, courtyard. The location - close to the metro, close to Bethesda Row, easy access to 495. Cons: Washer/dryer isn't in-unit. Occasionally noisy neighbors but it's usually nice and quiet.
I lived here twice First in 2013, I lived in a temporal unit and a junior one bed apartment; both were eeally nice. the temp unit is really convenient if you live alone and dont spend to much time at home, has one big walk in closet and a good size kitchen. The one bed unit have a small closet for a married couple,specially is you wife need a lot of space for her cloths, the living room area is really big and we used to put a sofa-bed with no problem and no need to mess the living room. , the view was incredible because we lived on the 10th floor; sometimes the floor smell to different food and when my wife was pregnant it was really hard for her on the first months. We came back this year, to a 2bed apartment. But this time the experience is not that good, becuase we have found some bugs on thr carpet and the admin have not give us the storage for the unit. Master beddroom is really big, but the walkig closet is smaller than the onr on the temp unit. Pool is on the roof and a small gym is also available. I recomend the place, but i think the management is too bussy and need to be aware of too many issues.

Topaz apartment have good space with modern utilities and is located near to the Metro station. Though its an old building you may not find the modern logistics bells and whistle, freedom to chose your cable and internet service, independent cooling & heating like other apartments in the vicinity. But this makes their rental cheaper compared to other modern apartments. Had the rentals little bit higher, I would have to move to Rockville and rely on metros to come to office.

The Topaz House is simultaneously corporate and mom-and-pop, which is an odd combination. The building's bones are good, and the management puts a decent effort into renovations, but there's a disconnect between the official literature (leases, agreements, etc.) and what the property manager will tell you. I'd actually call this a positive, since most other places are quite inflexible. The apartments are nice enough, though every turnover in D.C. looks exactly the same. Opt for one of the apartments in the center of the building and you'll be rewarded with near constant quiet - you'd swear you were living in the suburbs. The plumbing is my biggest complaint - the water coming from our tap has a funny smell and leaves a discolored mineral crust on everything it touches.

After touring so many different communities, this one stands out! 5 minutes to METRO, Family Owned, courteous staff, AMAZING PRICE & all utilities included! Everything I need balled into one. Cant Wait to Move in!
Pros: -The location of the Topaz House is pretty great. Two blocks from the Red Line makes it a great place if you want to commute or go out in D.C. Additionally, Bethesda has a host of great restaurants that are within walking distance to the Topaz House. -The front desk and landlady are INCREDIBLY nice and caring. Anytime, any day they can help out however they can. I lived there for one year, and on the last day, she remember everything about me that I told her when I came to see the place -Living spaces are large, especially for the price we payed for a 3-person apartment. Cons: -There was constant construction for the year I was there, which included a ton of noise even on weekends when you want to sleep in. -Inside seems a bit outdated
I have lived at Topaz House for almost 3 years now. Overall, my experience has been OK but things continue to deteriorate and get worse, as opposed to getting better. Pros: -Location (walking distance to Bethesda metro) -Space (relatively large living space) -24-hour security Cons: -Maintenance (responsive but use quick-fixes instead of fixing things properly) -Cleanliness (roach problems throughout building, weird "sewage-like" smells in hallways and basements sometimes. Many walls in my apartment are not painted - just spackled and primed.) -Concierge (bad hours, often gone during "in" hours, no flexibility) -Structural integrity (our kitchen has flooded TWICE - once from water leaking through the walls from above, and once from water coming up through the sink. Came home from work one day and our kitchen light was dangling by its wires - they came to "fix" it and it looks horrible now) -Heating/cooling (either heating OR cooling, and maintenance decides when to switch...fall and spring months can be very cold/hot until it is switched) -Response to leaks (maintenance didn't think damage to cabinets and kitchen area was "substantial" enough to justify replacement. The AC unit in our bedroom leaked and left a huge discolored, moldy stain on the carpet - they wanted us to sign a waiver so if they broke anything when replacing our carpet that they were not liable) -Constant water line repairs (building-wide notices every couple months about water shut-offs for "emergency" maintenance. About half the time, hot water is not available the next morning) In general, the building itself is the frustrating part, as well as dealing with maintenance and management. There has been ongoing construction since August 2012 which results in early morning drilling/hammering and inability to open windows (they have been locked shut from the outside and covered in plastic wrap since last August as well). In my opinion, I think it's worth paying a little more for a nicer place, equally as close to downtown or the metro.
