Ortega Farms is a suburban neighborhood nestled along the Ortega River. My son was told when he applied to live here that he could observe the unit he would be renting prior to move in as to assess if there were any repairs or issues that would need to be resolved before occupying the unit. After approval they attempted eliminate the opportunity to observe the apartment prior to move in. When he asked to move the move in date back as to observe the apartment prior to move in they hung up. They then called him back shortly after stating that they were recalling his approval and blocked his number and email address immediately. He had no idea that wanting to look at the unit would elicit such a response. It is a pretty awful experience for a first time renter to encounter.

The unit your son was interested in was under renovation at the time, and we were in the process of preparing it for his move-in. We absolutely intended to allow him to view the unit before making a final decision and offered him the option to wait until the apartment was ready. At no point did we request a lease to be signed or a deposit to be paid before he had the opportunity to see the unit in its completed state. Do not move here!! Upon my move in there were dead roaches everywhere and when I went to turn on the water it was BROWN and the leasing office said “it’s brown because the apartments been vacant. Good luck using your toilets and showers because every week they’re shutting off the main water valve due to a “plumbing emergency” yuck! The plumbing comes up in the carpets and shower. Imagine having to clean up poop from everywhere in your house!! I’ve had to go to a family members house to bathe and use their toilet a countless number of times. 0/10 DO NOT RECOMMEND

For the love of your family, your safety and peace of mind, DO NOT MOVE HERE!!!! The negative reviews are true, constant plumbing issues, (I’ve lost several pieces of furniture bc of the frequent flooding) weekly water shut offs, and maintenance does not speak English. Pest, mold, and crime as well. Police are always out here. I’ve even spoken with a JSO officer who recommended I move. The leasing agents are the best until you move in and then you and your concerns are ignored or poorly addressed. They do not take ownership or accountability for their mistakes or their part of the agreement. Pool is closed most times like it is right now, it’s June in Florida. There are better options, go find them. Eventually, I did!
So far in my experience a friendly community, and I watch them working on pest control which is good and so necessary in this state of FL. Nice dog park! I see pet owners and pets often having a blast here! So I pass by the pool often glance at the sign hanging on the gate entrance of the pool with hopes it said opened, would be nice to dip into the pool once before my lease is up ????. If I could give a few recommendations as a tenant would be improving the speed on which the repairs get done to provide every tenant myself including with the Implied Warranty of Habitability for safe and livable conditions. My bathroom conditions is currently partly uninhabitable hopefully the repairs will continue soon????. Depending on the progress of improvements looking to continue forward with my lease next year overall friendly community.

I have lived here for 2 months. i have asked for the ac to get fixed and still has not been fixed. Someone tried to break in to my apartment and still no one has fixed the sliding glass door or the screen door. Roaches in the apartment and not to mention the snakes that are in your back area of your apartment. I am stuck here until my lease is up but i can guarantee that when its up i will be moving

Topaz villas maintenance is terrible. It takes weeks to months just for one job to be completed even after sending service requests via online, call, or walk in. The disposal haven’t work and my sink has been clogged going on to two months now. It sucks having to be uncomfortable to this degree and still pay them rent. Please, do better topaz villas.
Great friendly staff! Was able to get me moved in sooner than expected and our place is beyond gorgeous. When you go in ask for Gary, he will do anything within his power to help you get settled into your new home ??
My youngest daughter lived in this apartment complex for a couple of years and she had nothing but good things to say about the property. As a mother, I felt fairly certain she was in a safe area. Now, I am currently in the process of moving back to Jacksonville from Lake City, Fla. My daughter mentioned that new owners had taken over and really upgraded all of the units. I originally thought I wanted to be right at the beach, but after seeing the new website and amazing changes, I think I have changed my mind and will apply @ Topaz Villas!
The apartments are really old and the plumbing is really bad. As a result of these issues, they have a really bad Cockroach problem. I had to break my lease early because of it as I’m terrified of those things and i work from home. So just imagine feeling uncomfortable in your own home. They renovated the insides of the apartments which is why i renewed my lease for a second year with hopes that i wouldn’t have the issues i had in my first unit (lots of cockroaches, there were literally 5 in my master bathroom at one time before) in my new unit, but i was wrong! And made a HUGE mistake! Luckily i was able to break my lease stress free but those apartments need to be demolished, the grounds treated, and rebuilt entirely. Redoing the exterior of the apartments without focusing on the underlying issues that makes them bad is like having a Pretty girlfriend with a nasty attitude. It’s just not enough! I’m not writing to bash them, I’m hoping they can take the negative reviews to become better, and also this a warning to those who may be afraid like myself and are considering these apartments. Save yourself the trouble!
Maintenance is appalling. Filthy dirty upon move in. Mold in bathrooms, water damage on ceilings, cockroaches, apartments getting broken into, etc.
Gary's customer service is the best in the game. Honestly, everyone there is great. But Gary stood out more than anyone. He really helps out people in need and can relate to a lot of them. He had everything done on time, very good communication, and overall GREAT customer service.
I recently visited Topaz Village in search of my new place to call home. I have to say I love the property, the location and most of all Gary, the agent that assisted me. Gary was so professional, friendly, knowledgeable and I felt like my wants were important to him. After searching several apartments, his customer service won me over, hands down! He made the decision super easy for me to consider calling this place my new home!!
Topaz Villas is terrible with maintenance I have to call day after day after day just to get one job done. The people in the office customer service is terrible as well. they never follow up on any request to tell me if the job got done or if it didn’t and why not. I have to come home to see the same thing still not fixed. This has happened on multiple occasions thoughout the time I been staying here. I hate when something needs to be fixed because I know it’s gonna take a arm and a legs just for them to do their job. It’s annoying not being comfortable in your own apt. I wouldn’t recommend staying here shouldn’t have to always go back and forth like I do.
Dont waste your money. Apartments are falling apart. The apartments all have water plumbing issues. They are infested. Police are always getting called. Dont make the same mistake I did.

I called to get info on a 2X2 and he was really rude. I was trying to understand how the rent and water worked and he acted like I was supposed to already know. I live in a 3X2 house and trying to down size but if this is how apartments are I think I will stay where I am. He should be fired !!!!!!!
I've been a tenant of mission springs for 2 years now. This apartment complex is one of the best places you will find for the amount of money that you will spend they have a low security deposit and they will help you with the application process in any way that they can. Trisha who works in the leasing department is always very professional and always has a smile and friendly tone of voice. I've never had an issue that she has not been able to fully explain and calm me down about the matter..Carressa that's head of the billing office has always been very understanding sympathetic and helpful when I've had concerns about rent or billing.. the pools and the parking lots are always kept clean as well as the laundry facility.. I do wish they would do more maintenance with the playground..hint hint.. the maintenance department is always addressed my issues in a very timely matter and professionally.. looking forward to renewing another lease when the time comes.. the new owners are doing an excellent job... lots of the negative reviews on here are from the previous owners and management team.. remember people this is the Westside... they're doing everything possible to keep this area safe as they can.. they also have a security company that you can call and report suspicious Behavior to.. thanks again to the staff for treating my daughter very special appreciate all that you do for us..David N n Lilly...
Not bad for the sq. ft. and no one walking above you. I like that the office holds people accountable for lease violations. Not renovated or new, but worth the price. Usually any noise or issues I see is guest of people. But I call the number given with security and they take care of it. Been here few months hope it continues this way.

I love my little house. The first time I walked in I was like this is perfect. I have Lupus and can't always climb stairs and when I saw it was one level I was ecstatic. My little community is quiet and the office responds quickly to your concerns.
