I've lived at Tortuga Bay since 2018. I love the homey atmosphere here. I decided to make this my forever home due to the peacefulness here. The office staff is are professional, pleasant and helpful. Cindy and Joshua had always helped with what needs I may have. The maintenance crew is beyond amazing. Quick to come and resolve your apartment issues. They will always get 5 stars from me.

As far as maintenance is concerned, with respect to repairs, etc., they get 10+ stars. This is no exaggeration. Although, there has been quite a turnover, I believe they now they have a great and knowledgeable maintenance team. I learn so much from them. Yes! 10+ stars! I’ve been here for over three (3) years and find myself getting more rooted and grounded. My main complaint is the fact that there are too many trees and bushes in front of patios, and windows. It may not bother some people, but for me it is very annoying. There is truly no need for a bush, a tree and another bush to be directly in front of my window and patio. It obstructs my view entirely and the natural light and what little sun I get prevents my plants from getting a good amount of light. The apartments facing north are dark and can get very depressing. I am very serious. I have over 70 plants and constantly searching for good light. The kitchen is dark and depressing, as well. I have asked the Landscapers many times, to cut down some of these outrageous and overgrown bushes, with little success. I don’t think they like working too much. It’s getting ridiculous and out of control. They are ugly and dried up and obviously no one cares for them. When you walk around the pond, get ready to bump into these overgrown ugly bushes with poison ivy shooting out to grab you. Beware, if you are allergic to poison ivy. During the winter months, leaves fall from the trees, and they remain on the ground for several months. It’s worse than a Fall day in New York, also dangerous should you slip on these leaves. At least in New York, the leaves get cleaned up. Not here! I won’t get into the dog poop. That’s completely irresponsible on the dog owners part for not cleaning up after them. We have too many animals on this property. It needs to be controlled a lot better. We have wild animals here, and the dog mess makes it worse with the grass all dried up and burnt. Property wise, it does not get five (5) stars. I gave it four (4) because of the respect I have for the property’s Maintenance team I hope this review is read and some sense can come out of this “greenish” mess and sunlight/daylight can shine through my windows. The amount of rent they advertise is only the beginning. They charge separate for EVERYTHING. Trash, “security”, pest control, fetch (thank god they don’t force you to use it, although you still have to pay for it!), and last but not least, they charge you for having a lock on your door! Oh yes, you read that right. You get charged monthly for having a lock. The amount of gaslighting from the office staff is crazy. They tell you one thing, then if you ask about it, the answer is “what? I never said that”, “I don’t know where you heard that”, “we don’t have that” etc. the pool was locked in the middle of the day, I asked about it and was told “no, it’s open. It’s not locked”, so I walk back up to the pool to see maintenance unlocking it! Lies lies lies. Even the emails they send out are full of lies or come after the fact. The pool was closed for a month and they didn’t send an email until halfway through the month! Construction is going on and they tell you MAYBE 12 hours before they start on your building. Oh, but they will push text messages about a lost pair of headphones at 11:30 at night! Basically, only live here if you are ok with everything you are told being a lie and a ridiculous amount of fees.
Only 20 visitors can apparently ever visit this place bc that’s all the parking they have for visitors. Oh and those visitors parking spot are gone by 9pm so good luck.

Parking is less than preferred and we apologize for the inconveniences it causes. We do supply every resident with a free parking pass and offer 33 visitor spots on the property for any guest you may have. We would be happy to discuss the potential of purchasing a garage, which would give you some extra parking spaces. The apartments are beautiful! The noise outside living next to the 408 is horrible. Traffic is horrible when leaving the complex. The price has gone up way to high for the location. Management & staff have changed 5 times in the last 5 years. Washer/dryers break down easily. The appliances need updated. They will tow your visitors car if left overnight. They don’t have enough visitor parking at the front spaces and if you live in the back you will have to have someone pick you up or walk. Definitely needs more visitor parking.

Tortuga Bay has exceeded our expectations of apartment living in every way. We have owned three homes, but don’t want to go back to home ownership anytime soon because of our amazing experience here. We have three children, and they are more active here with a beautiful outdoor spaces then anywhere we’ve ever lived. Our neighbors are wonderful, and the staff have been very accommodating. It is a very peaceful community in a grest location by Waterford Lakes Town Center, and with great schools!

Do yourself a favor and look elsewhere. Whatever rent rate they give you add on about $100 to $150 for extra fees. The water and sewer bill is a joke, people I know with big families and 4 bedroom homes pay way less than what I pay for in a small 2 bedroom. They also raise the rent every lease end/year. You do not have a choice on cable/internet provider you will be stuck with crappy comcast which its quite expensive and you can't look at other providers to save money with cheaper rates cause they don't allow others in. They have 2 different trash fees, service fee, water and sewer. Also the gym is a joke and forget about a hot tub because they made the decision to get rid of it. We have no sauna nor spa as I see they are advertising as they do.

If you are reading the reviews it is because you care about your future and want to not dread a year long lease somewhere. I also read the reviews and before I moved in the reviews were great. Unfortunately, a new management company has moved in and things have gone downhill very quickly. Tortuga Bay is beautifully landscaped, the location is great and the interiors are spacious. Now that I have given three compliments about this community let me share the list of terrible attributes. 1. Parking: When I moved in last year I was given a parking pass and told that those without parking passes should park in "Guest Parking" otherwise they would be towed. Since the new management has arrived there are no more parking passes. Now when I get home from work there are people who don't live in the complex parked in the residents areas now. I constantly have to park in the "Guest Parking." People park illegally all over the neighborhood because THERE ARE NO PARKING SPOTS LEFT. 2. Security: What can I say about security. My neighbor's chained up bicycle was stolen from his porch. They cut the lock and took it. My car was broken into. My other neighbor had his Amazon packages stolen. I was walking my dog late at night and found three men hiding in the bushes down by the lake. I called our security officer and got his voicemail. I left a message but didn't hear back until the next morning when he told me that he wasn't on our property last night and if something like that were to happen again to call the non-emergency number. I'm sorry I thought you were our non-emergency number. 3. BUGS: The bug situation here is ridiculous. The number of bugs in here are horrifying. I am a VERY clean person. I called about the bugs day one at Tortuga. They sent someone to put some paste down. They didn't go away. So I called the next week. They never sent anyone to take care of it. No one ever came back and the bugs have gotten to the point where when I turn on a light I expect to see at least two. Bugs to expect: Large roaches (palmetto bugs), very small roaches (German cockroaches eat everything- even each other), mill bugs (get into cereal/flour), and ants. 4. Management: The new management is unprofessional. I was out of town and was unable to reach their office by phone or email over the course of a week. I called everyday at least three times a day. If you need someone to talk down to you please see Kelly at the office.
This apartment community was a dream come true. My husband, daughter, and I love it here. We were very satisfied with the staff, maintenance, and management, until we had a complaint. I had a graduation party for my daughter in May, 2015. I was told that the screened in porch area by the pool was mine to rent for $75. I was assured it would be spotless, and up to Tortuga's high standards. When I went to the area to begin my preparations for decorations, I noticed that the grill was unreasonably filthy, no soap in the bathrooms, the trash receptacles in the pool area were full to overflow, and the refrigerator in the porch area had roaches run out when I opened the door. I am not a complainer, I said nothing that day to the leasing agent on site (she was touring guest), I waited, and quietly went to speak to the leasing agent that made the assurances. She got snooty! She said, "Its an outdoor area, and it is cleaned everyday". I said, well something happened, because it wasn't cleaned that day. I was out there from 7:00 AM, until late evening, and not one person ever emptied the trash, or even put soap in the bathroom. I was very surprised by the attitude she displayed. I tried to impress on her that I wanted to circumvent this occurring to anyone else. It enraged me that she treated with such disdain! I relayed this event to my husband, and we both went later in the week to speak to management, and the attitude was worse. I was told by the leasing manager, "here, take your check, we didn't send it in, now what's the problem?" This was one incident that happened to me personally, but why? We have been here for three years, and that behavior keeps us from interacting with the office, and asking necessary questions. The complex is kept in good repair, and the grounds are tidy. Maintenance comes in about 48 hours once you report an issue. We are comfortable here, and plan to stay a bit. Management has recently changed, we'll see how that goes from now on.
Staff was combative and some of their policies were kinda lame. A lot of younger kids missed out on money because missing "intent to move" paperwork....but if you're an adult and can follow instructions you wont get in those kinds of situations. Pool is nice...people are friendly. If you're a student/young professional right out of school its a great place (though the "gym" is kind of a joke and things are often broken...) One very strong point: the maintenance staff. These guys were on point and made everything run like clockwork...any problems were fixed in a fair amount of time.
We've lived here for over 3 years and love it. The location is 10 minutes from UCF, easy access to highways, and close to shopping. It can be difficult to make a left out of the complex during rush hour. The apartment is upgraded with granite kitchens and bathrooms and plenty of closet space. The property is well maintained and whenever we have reported a maintenance issue it has been addressed the following day. The office staff is extremely helpful and always goes above and beyond to help us. I feel like a valued tenant. Since it is close to UCF, you can expect a lot of tenants to be students but I've never had a problem with noisy neighbors. Parking can be issue depending which side of the complex you live in but I think we were lucky in our location because we never had a problem. The rent is comparable to other nearby apartment complexes although they do raise the rent each year, the increase is generally minimal and the office staff is reasonable and understanding. The pool is well kept and not overrun by children or students. I love that it's pet friendly (and has pick up stations around the lake). I would definitely recommend Tortuga Bay.
I gave this apartment a 5 star rating, not because it's perfect, because like any place it has its issues, but because of how they have handled the issues. First though the buildings are kept in god shape, and the pool and community building are always looking good and functioning. My apartment is a 2 bedroom and it's spacious and had a good layout. Now this place has had issues, for example after the first 3 months of living here my microwave just died on me. However, I called the maintenance people for the apartment and they sent someone over right away to check it. Turns out the microwave was completely kaput, so they replaced it with a brand new top of the line microwave. Last thing I want to mention is that I love the location. It's a short walk to get to the Waterford lakes shopping Plaza so you can pretty much get anything you want or need right around the corner.
