I've been living here for 6 months now. It's great that management is welcoming. You can ask any questions with staff, and maintenance orders are quickly done .quiet for the single family home or a single one bedrooms, but it feels safe and like home ??

I love this complex, the management is very attentive and very welcoming. If I ever have any questions I can just walk up to the office or give them a call and I'm welcomed by a smile and a complementary snack from the kitchen every time. They definitely have an open door policy here and its comforting knowing that if I ever need anything I can just walk right up there and be helped anytime during the day. Thank you to the whole management team for your hard work and keeping this a safe and clean place. Also, I want to give a special thanks to Hannah for helping us and being there for anything we need.
DO NOT LIVE HERE! This has by far been the worst apartment experience I've ever had. The security gates do not work, the pool is always closed for maintenance and the ladies at the front desk do not answer their phones. When it's time to either renew your lease or give your notice that you're leaving. They will not tell you that you are supposed to give them 60 DAYS notice and if you fail to do so you have to pay for those 60 days. They find any way to take your money and it's absolutely ridiculous. I find it shady that they couldn't even give us the decency to left us know about the 60 days notice fee. When we moved in our apartment had so many dead bugs in the windows and on our patios. It looks as if they don't have a cleaning crew to clean before a new tenant moves in. Overall I had a horrible experience living here and I hope this review helps others steer clear of this apartment complex.
I want to take a moment to brag about the incredible staff at this community. I have been a property manager and leasing director for many moons before coming to live here at Toscana so it comes with credentials to say this staff has been the most professional, kind, gracious, and communicative management team I’ve ever dealt with. They were super responsive during the unprecedented snow storm, they have been resourceful during COVID19, they have even done virtual community events for us during some of the hardest times of our lives. I really feel like I have a little family at the office that’s rooting for me as I continue through my life. They genuinely care and it shows !!!!! I am forevermore grateful that I chose to be a part of this community and I don’t think my life would have maintained the level of quality that it has if I were not living here! I want to give a STANDING OVATION to management, leasing, and the amazing maintenance team of Toscana at Valley Ridge!!!!! And because you guys don’t hear it enough, I’ll say it loud enough for the people in the back ........ THANK YOU FOR ALL THAT YOU DO !!!!!!! I highly recommend this property to anyone wondering if it’s a good place to sign a lease. DO IT... you won’t REGRET IT !!!!!

The maintenance Dept is very quick and very friendly. My husband and I and our dog moved in April 8th. Had a few problems but they handled them very quickly. Very quiet and peaceful. Neighbors are very quiet and nice. Glad we moved here.
There are many complexes in this area in the same price range. The quality of the customer service is one of the only things that differentiate them. Toscana’s customer service is not good. Rarely is the phone answered and if you leave a message, don’t expect to be called back. If you go into the office there may be no one there. I walked in one day to ask a question, the woman was on her cellphone. She acted like I was bothering her and looked at me and said, “Do you need something?” Another time I went to the office several days in a row asking if there was any covered parking available. Each time I was told they would have to call me back. I never got a call back. I called the office and asked again, and told the woman that I’d been up there several times asking about parking but no one ever called me back. She said, “probably because there isn’t any available”!! I said, “Do you think they could have called me back to let me know that?” and hung up. I will say they are good with maintenance requests, but that’s not enough. At this point I’ve pretty much decided not to renew my lease.
I recently moved to this complex and I love it here. The new management, Cottonwood, has been great so far. My maintenance requests have been completed within 1 business day. The few other residents I have met so far have been friendly and you can tell the community is pet friendly. I'm not sure what all the bad reviews are about, but maybe it was a different management company. The location is great with easy access to I-35E.
I decided to write a review since I take them into consideration when looking for a new place. I lived here from July 2016 - July 2017 and had an overall good experience. It was a pretty quiet area which I enjoyed and it didn't feel cluttered by too many units stacked so close to each other. Neighbors at the time were nice and I made some friends living there. The area was kept up fairly well (though I didn't like the idea of curbside trash pickup as small piles would build up right by the apartments). My apartment was nice. I stayed in the 754 sqft unit - the space worked well for my needs. The gym and pool were cool too. I also appreciated the maintenance staff being quick about fixing the couple minor problems I had. The reason this got 4 stars is because management on site at the time was always difficult to reach. I had left countless voicemails and never received calls back, including before I moved there. And the laundry area is terribly small for so many units and the machines rarely worked correctly (I eventually just bought a washer and dryer to avoid further use of those). Despite that, overall it was a good experience. I only moved away because the places I frequent often, like work, were kinda far and I got tired of fighting traffic everyday. But I'd look into this place again if I wanted to live in the area again.

We have lived here for almost 5 years , so we have some seen some things come and go - management , rules , and updates. There have been some good updates- exterior paint all over, new landscaping, extended pool area, new pool furniture, fitness center updated and improved, and the dog park was updated. A year ago some larger dog restrictions and new management came into being and upset many. So this is a year after these policies came into being in place. Things have settled down and I find the office responsive and the maintenance staff very competent. Valley Ridge Elementary is just down the street along with nearby daycare centers. We have down sized greatly in the last 10 years but we are happy living here. Come by the office and talk to the staff and take a tour.
Sad sad sad...the new corporate management is typically selfish. I have cracks in my walls from failing foundations, leaking windows, bugs and now rodents! But, there is a newly redecorated management office, pool and they painted the outside of the buildings. The only redeeming feature is the location. "Luxury" not at all...Needed a lot of work several years ago...now too little too late.
Horrible management. Takes forever to complete work orders correctly. Work orders that get put in are marked completely but are never done! Not worth the money!!
The constant turn over of ownership and management is a nightmare. No one in the office has a clue what is going on. We moved out over 5 months ago and just got a call from COLLECTIONS over a bill that we paid as soon as we moved out. We hand delivered the check to the front office and then never heard anything else from them. We never received a notice saying they hadn't received the payment or any additional bills. So without any other notifications they sent us to collections for a bill that we PAID ON TIME!!! Their lack of service and organization is abysmal. They are horrible to work with and I would not recommend them to anyone.
I LOVE this place! It is right at the border of lewisville and highland village so you get the best of both worlds. You are not too far from some major shopping or eating places but just far enough that it is very quiet and relaxed. If you love dogs you will love this place because there are people everywhere with pets! Unlike other apartments I have seen, I feel that this one has a lot to offer for the affordable price. Very spacious kitchens, garden tubs, walk in closets. Beautiful!! You will not be disappointed
