Good apartment for a starter apartment but they had roaches there. I’m not sure if they still have them bc I don’t live there anymore ! It does have a great view of the city
Run, don't walk!! Maintenance is cool, but everything else is terrible. Mold, bugs, filthy parking garage. Management has no clue what's going on. If you try to complain it goes no where.
Apartment is infested with roaches ! One fell on top of me while I was asleep and I was livid! The area is quiet and the apartment was quiet but that was about it !

When I lived here it was horrible. Roaches were everywhere no matter how clean I kept the place. The only pro about this place is it’s quiet. You’re better finding somewhere else that is cleaner

My main problem is that the west building is infested with roaches, and you can't get rid of them with any amount of cleaning, and they only do minimal pest control. Not worth it to life here, if you can please find anywhere else to live.

My apartment was cute and had a great view. Maintenance requests were responded to promptly. However, the price for a studio was outrageous. I had roach problems from the time I moved in to the time I moved out, and they charged me for it when I moved out, even though it had been an ongoing issue. The elevators were constantly broken and often smelled like pee.

I have experienced no hot water for almost a year (finally somewhat resolved), an increase of roaches in the hallways and in my apartment due to unclean neighbors, damage from water leaks and trashcans left in hallways. I have waited almost 2 years for certain cosmetic repairs in my apartment due to water leaks from above apartments without repair or remedy. Yet utilities and rent costs have increased yearly.

The staff is very supportive and quick to help if or when issues arise. I love the area, it is so centralized and feels like it is ten minutes out less from all my favorite places in Richmond. The view from the higher floors is amazing, including the community room and pool on the roof.

I have throughly enjoyed living in Potomac Towers, from the amenities to the monthly events, the community is very engaging and has allowed me to meet others in the building! The rooms are great templates to fill in however best fits your needs! Worth the price!
This is the WORST apartment I’ve ever lived in. I live on the second floor. It is consistently 82° in my room. Maintenance has said multiple times they can’t do anything and it’s just that it’s an old building. It used to be consistently above 98° But then the building provided me a bulky and ugly window AC unit. So now, I’m still constantly hot and SWEATING, but I guess my apartment is “livable” again. TONS OF THEFT- my packages constantly get stolen from mail room. the other sister building hast to walk two blocks just to get their mail ROACH INFESTED! I have a neighbor that leaves his lights on 24/7 to deter of the roaches from coming out at night. Even when my sink is completely empty, the roaches crawl out from the drain! There are several amenities advertised on the window including a multitude of common spaces, yet these are truly accessible for residence after 9a-6p (when the front office closes and residents are getting home from work), which is completely ridiculous.

My experience at Towers on Franklin started off great! The peace, the quietness, and the all utilities included package. Until 4 months in I started experiencing a roach problem, vandalism, and smelly elevators! This place is infested with roaches! No matter how clean you are those critters will still come in your apartment! The icing on the cake was when a roach crawled on my when I was sleeping! Thank God this is my last week in this nasty place and I can move out!
The 'low' prices aren't worth it. Horrible bug issues... you could be the cleanest person and still see 3-4 each day. Elevators are always down - so is the hot water (??) Very suspect. Packages can easily be stolen and will be if you live in the West building. And the A/C and heating? a COMPLETE joke. The only convenience is location to campus, if you're a VCU student, but like I said its NOT WORTH IT!

it’s not an option but i’m actually giving it 3 and a half stars. the apartment itself is great and so is the location, however there is somewhat of a pest problem and issues with the hot/coldness of the water.

Constant bug problems even after various treatments. Fire alarms not working on new years i had to walk up 8 flights of stairs to get my cat to find out that still for three months the fire alarms aren't working. Elevators can break down easily. No security cameras in the hallways.

Most of the people are friendly, however they continue to vandalize the elevator and not take good care of the building. I’ve had multiple experiences with pee on the elevator floors from what I can hope is dogs.

my first year was decent, the people were nice, maintenance was also fine and management was okay. second year was absolutely horrible. management office refused to pick up phone calls, there were roaches in my apt but the pest control was doing nothing. the AC system SUCKS. 2nd year was horrible. my package would also be lost constantly in the mail room.

I used to enjoy living here because of its proximity to the campus, bus station, and gym. However, this year, the elevators have been out of order for a long time. There are only two elevators in the building, and one of them is constantly broken. Sometimes the other one is also out of order, leaving us with no choice but to climb the stairs, which can be very exhausting.

I liked this apartment at first until I saw roaches ! They just won’t stay away! Oh and the building stinks and your room will feel like a sweat box bc it’s controlled access ! Move somewhere else! Glad when my lease is up in July!
persistent Roach problem, Black mold in heating/AC unit, no personal climate control, low security parking/building, frequent water access issues, persistent leaks from upper floors. OVERPRICED.
I subleased it and lived here for about 8 months. Infested with roaches all the preventive measures don't work. Lifts are disgusting smelled like pee and with actual pee most of the times. And with all that the rents are high and when i moved out i was made to pay for whole month and asked to leave on 19th. They put that in lease and there is nothing much you can do about it so be aware.
This property has its flaws like anything else, but honestly the big issue is kinda an issue. I haven’t had too many coming in because my cat eats them but it is disturbing when you are cooking. Another issue is just not being able to control the heat and the AC being cut off during the winter months, Virginia weather changes and having the air would be nice at times.. other then that I don’t hear much from my neighbors, elevator from time to time has dog pee in it. And be aware of what time you try and get your packages as they have began to lock the door completely after office hours.. other then that a great starter apartment for anyone getting their toes wet in the city :)
This place is infested with roaches no matter how clean you are. They like to come out when I’m cooking. I have made many requests and pest control is free however what they spray and their roach traps DO NOT WORK! I constantly burn inscents after I cook to keep them away. They are worse during summer time. I kill 2-4 a day in all sizes. Management does reply to emails however if you call and keep calling, they will start to ignore you since they have caller ID. I had to ask my friend to call and tell them my issue since they were ignoring me. Packages are locked in the mail room however people will steal them during Christmas time. They also control the heat and A/C. A/C is only cut on during the summer time but if you are a hot box like me I have to open my window for cool air. Virginia weather constantly changes so if it’s 70 degrees in December, good luck! They are not turning the A/C back on. My apartment was 80 degrees! Walls are thin! Dogs are allowed so the elevators smell like pee. I have also gotten stuck in the elevator twice. This is the main building. I have no review for their other building next to the Graduate hotel. I also pay for parking through Richmond parking because parking is always full (90$ a month). You do get your own router for WiFi which is nice. The bugs is where I draw the line. I honestly pray before my boyfriend comes to town that they don’t come out when he stays the night. Is this place livable? I would say a 3 out of 10. This was my very first apartment and I signed up for an 11 month lease and I cannot wait to leave! This place needs to be knocked down and built from scratch. That’s the only way the roaches will leave. Appliances are old however I do like the gas stove. My refrigerator leaks water that I have no patience to put it a request for. I am over it. I am literally existing in this apartment and not living. It is a cheap place and this was a humble experience of getting what you pay for but no one deserves roaches. Do yourselves a favor and RUN!

between the absolutely gross living conditions, bugs everywhere, rude and incompetent staff that are just a bunch of kids running the place, the awful smells at every turn... I understand this place being chosen as a last resort because you have literally run out of options. You really need to do everything you can to avoid even considering this place as an option.

Professional pest control is scheduled twice per week and a full-time janitorial service is onsite to clean all common areas. We have also implemented Valet Trash services, a professional company that picks up trash outside each apartment door 5 nights per week. Thalhimer purchased the property and took over management in February, and we have begun making positive improvements to the community. We have contracted Orkin Pest Control to treat twice per week, so if you notice any pest concerns please contact our management team and we will have your apartment treated immediately. We have also hired a full time janitorial contractor to clean the common areas of our buildings every weekday; therefore if you notice any particular areas needing attention, please do not hesitate to notify our management team. Trash Fairies was recently implemented to deter unsanitary conditions throughout the buildings, and we have received great feedback from our residents regarding this change. We upgraded the laundry facilities this week and installed brand new machines that offer debit/credit card payments and a free payment option through a mobile app. Our security cameras are currently being upgraded and we will have 24/7 access to surveillance to manage the buildings. Next month our new security contract, Silbar, will begin their 7 night per week surveillance for us. We are also working to repair the parking lot gates for our resident’s convenience. Would you live here? @ people in management. Answer would be probably a NO. No pest control even though I requested several times, Wood under carpet starting to break because of rain(wdf?) they left fan to dry it(?) and never came back to pick it up so I called them to fix my carpet and take this useless machine. Dirty carpet, bad smell hallway, bathroom(no fan,smell of weed),no control of A/C and heat, 2 of stove doesnt work, water dripping from the wall in kitchen(had to call 5 times BUT STILL NOT FIXED LOL), paint came off, blinds broken, have to wait for hot water for 10mins, smelly elevator, no protection from homeless people, always full dumpster, ppl puking on cars, rusty window(you might fall to ground from 10th floor if you try to open it without heads up), laundry eats your money you will never get refund(its like abandoned hospital if you go down there), and R O A C H E S !! at least 7-10 of them on sight everywhere(even in my bedroom) I could list endlessly how bad this place is. Lastly, this happened recently We had issue with bed bugs. They came to do inspection but they found none(like how?) then my roommate found and caught one(how is he doing better than expert) so NOW they are gonna come again and do inspection and charge us $500 fee because we did something they couldn't do. Management is nice? please. All lies they just wanna avoid situation that moment and pass to someone else. They will tell you "nothing we can do about" , "technician is on the way" that two are their biggiest lies. All they will do for you is call you for renewal LOL MAKE US TO RENEW!!!! who would live /renew here if if theres not a single good thing about this place. Dont let the price trick you its not even that cheap its about $1k per month and totally not worth it. I dont know how bad is East building but West building, enough said. I wish theres one good thing about this place so I could write for them but N O T H I N G

I stop by for a tour with Tracy last week and he was very informative and helpful. I love the apartment it's very cute and beautiful close to downtown and has a great amenities. I plan to stay here next year.

I would not recommend that anyone live at The towers on Franklin. It was one of if, not the worst buildings I have ever been in my life. The west building is infested with Roaches! I tried to talk to any resident that I saw walking through the lobby and only two of them said that they did not have a problem and I probably talked to over fifteen. I would see about 5 to 10 roaches a day. My sister and one of her friends slept over one night and woke up to the roaches crawling on them. My sister's friend said that one was on her eyebrow. At first, I was very upset but didn't have a problem sleeping there until I saw one in the bedroom. I tried anything I could to get rid of them from placing bait traps around the apartment to spraying barrier solution all over the floor and the walls. The stuff I did only lessen the amount I would see each day. The management of the building has been aware of this problem for years but has not done anything sufficient to get rid of the problem. One of the workers that I told of my situation said that I just needed to wait till the cold weather comes because the roaches are not a problem in the winter. They told me that the exterminators would come and put my name on a list. However, when talking with other residents I learned that they don't always come. I wanted to make sure I knew if they came or not so I set up a camera to record someone coming into the apartment. The exterminators never came and when I confronted them about not coming they assured me they did. Even after showing them the footage of my apartment that day and no one entering the unit they argued that the camera just was not positioned in a way to see them. My camera was pointed at the front door the only entrance to my unit. After arguing with them for five minutes and causing a scene outside of the leasing office the management finally told them to just "do it a second time that day." I felt relieved to know that they were going to come and I went out to get food, to come back to my unit and see that they didn't come again. They told me that would not spray my unit with a dog on the loose, probably fearing that they would get bitten. I would understand that if my dog was free to roam around the apartment but at the time they tried to come in she was confined to her crate.

Living here for about a year, and things keep getting worse and worse. I am not renewing my lease. Prices keep going up higher and higher. They won't hook my cable up, even though CABLE IS SUPPOSED TO BE INCLUDED. Homeless people break in all the time. Dishwasher breaks, sink clogs up, pipes burst, and they don't do any work on it!!! It's always hot in the units and roaches are everywhere. This place is not even live-able. I'm done with it here. Rear parking lot is disgusting with trash and they put a new machine out in the parking lot that makes this really loud constant ringing noise that will not stop!!! Each day I can't even sleep because of the headache that loud noise makes. The apartments are so expensive and the pool is supposed to be included in rent????? That's a lie too.. The pool upstairs is the grossest thing I've ever seen! I CANT WAIT TO MOVE OUT!!! DONT MOVE HERE! ITS ALL A LIE!!!!!!
All management will do to you is lie. The pool hasn't ever been open in the 15 months I've lived here, it is just continuously filled with beer cans and cigarettes. The gym wasn't open for 6 or more months. They closed the billiards room entirely, as well as the TV room for "renovations". These renovations were just the HVAC company storing their equipment in there. They also posted cautionary signs stating that asbestos was in the gym, but I never witnessed any sort of cleaning or asbestos removal. I cannot wait until my contract is up.
I'm 21 and I was looking for something small for my first apartment. When I found this place everything seemed perfect. But I do wish I asked all the right questions before moving in. I guess I would say the pros are the view and the amenities and how hassle free it is to get everything started and moved in. It's also close to everything. The cons would be none of my major appliances work and I let them know the day I moved in. It's been a week and I still can't cook in my own home. I notified them three times now. Also management isn't the best once you become an actual resident. I constantly feel like I'm bothering them over something that shouldn't even be an issue. Overall I love it and its finally become my home minus the few hiccups here and there.
The place is barely kept in rent-able condition. when i moved in their was a mildew smell, torn up carpet in bags, roaches, and you can't count on the owners to keep any promises, or even fix what they said they'd fix. I've had maintenance report they fixed something and with a camera installed seen them hang out and do nothing. I can never get in contact with the office via email. phone calls, or voice mails to call me back. Except for Euland everyone working in the office is fake, rude, and has no regard for your wants, needs, or concerns they are there to do homework and collect a paycheck. If they spent half as much time working on improving the living conditions for the tenants as they did planing events it would be a better place. It may say its a safe secure place but i've had laundry stolen, as well as the hallways constantly smelling like the homeless sleep and urinate there. The tenants are nice, the company could go under and it would be a great day for that building. When it comes to vital information about your living situation don't expect notice, unless 8 hours is notice. and they don't always give notice of coming in. If you like unexpected guests, a regular schedule of heat, AC, and water outages, no working bathroom fans this is the place for you. You also get the bonus of all mail for the entire building left in a pile with no body around or cameras to protect your mail. Not to mention they seem to hold grudges against tenants that want a healthy living environment, and are extremely unprofessional. They love to mislead and misinform tenants to hide their mistakes. i've had 4 different notices that i was going to be evicted, merely days after rent being due. Because the office worker paid my rent check to another tenant. luckily i had copy's of the checks to prove it. DO NOT RENT HERE, i would recommend across the street. However it is a great location!
So far I love living here. They staff are very nice and work hard. I never have problems and it is very close to VCU campus. Has tons of amenities, and is very nice for the cheap price. Highly recommend checking it out.
