Property Ratings at Town Hall Terrace
Riedman has worked hard to modernize our aged community. They’ve demonstrated their genuine care since purchasing Townhall Terrace about a year ago—replacing every balcony and (in stages) fully renovating every apartment building in the complex; and there are many! I’m fortunate to live in one of the newly renovated apartments. It’s lovely and very well-appointed with modern amenities. I enjoy living here. It feels brand new and the grounds are well-kept. Riedman’s staff are professional, friendly and responsive. A few have voluntarily mentioned how much they enjoy working for Riedman. That says a lot. I’m excited to see the overall finished product.
The new owners are making great updates to these apartments and are very responsive to any maintenance concerns. The pool is very nice and the fitness room is open 24 hours. Very convenient.
I lived here for two years. Each year it got exceedingly worse. There was pee all over the carpets, it wreaked when I moved in, but I cleaned it since this is apparently common at Town Hall, they do not clean them prior to moving in. Sewage issues (flooding of sewage, not just backups), animal infestations, bug infestations, garbage all over the lawns and parking lots, garbage disposal issues, leaky ceilings, carpets are NOT cleaned before you move in so you have to account for paying for that prior to moving in, they often "lose" your rent checks and you must pay a late fee even if you paid on time, maintenance doesn't know what they're doing so they often will have projects going in your apartment for 3-5 weeks (if its a shower issue, prepare to find someone else's shower you can use for a month), and you do not get your deposit back after staying for more than 1 year due to "replacing carpets and cleaning appliances". I, like many others, paid to have the carpets cleaned before I moved out and they claimed I did no such thing and kept my deposit! I left it cleaner than it was when I moved in. They cleaned my oven with something that left a film, which caused my oven to smoke when I used it, then then they charged me $70 for the film THEIR cleaner left.... They are mostly nice to your face, but they will definitely take advantage of you if they see the opportunity. No one really lives here anymore, people abandon apartments often because it is less expensive to leave your deposit than pay their strange fees and fines. A lot of apartments are vacant and there is no "24/7 security" like the lease states.
We moved out after three plus years of paying our rent on time or early every month. We left our apartment spotless and shampooed the carpets. We would have never dreamed that town Hall Terrace would keep $135 of our security deposit for a "painting fee". Any reasonable landlord would consider the need to paint after 3 years of tenancy as normal wear and tear. They also did a very poor job of removing snow and ice. They also increased our rent considerably every year.
My father and I were all ready to rent an apartment, all that was left was the lease agreement. Though my father's truck violated it because it was 500lbs too heavy and is considered a commercial vehicle when it's nys law that pickup trucks have commercial plates. Since this was a deal breaker for him, we asked the woman working for us to see if the owners would agree to writing something up saying it's okay, they wouldn't do that so we were getting up to leave. The property manager came into the room and starting yelling, actually yelling at us because my father's truck is too big. Saying that we should have told them and this that and the other thing, when we didn't know that there were any vehicle restrictions in the first place. As we were trying to leave, with the property manager still yelling, a truck that is exactly the same as my fathers pulled up, my dad pointed that out and so the man went outside, when he came back in he said that they were borrowing the truck. Earlier he said that NO commercial vehicles were allowed on the property, then contradicted what he said by allowing that truck to be on the property just because it was borrowed, not owned. My father and I saw plenty of pickup trucks, all with commercial plates. While waiting in the office to verify our address for the refund of the down payment he still continued his hissy fit, since my dad was so furious he was shaking, I talked to the man and told him that his behavior was unprofessional and rude, he then said sorry in a snarky voice and continued to antagonize, my father was glad we didn't get an apartment there because now we don't have to ever deal with that terrible man again. Lovely apartments, awful man!
Love it here, they have a great pet policy, no extra charges on top of monthly rent, and they have a dog park.
