Overall if you are liking for location and affordability then your in the right place. The right roommates also make or break your living experience.

Very good for the price. The only issue is I keep having to call maintenance about our freezer not freezing and they don't do anything. Other then that it's fine

Town Lake offers a fantastic location and friendly staff, which are definite pluses. However, my initial experience was marred by significant cleanliness issues. The bathroom had visible mold, and the bathtub's paint was peeling, with mold also growing within the porcelain itself. While the location is undeniably convenient and the staff are welcoming, the maintenance of the property needs improvement. Additionally, there appears to be an issue with trash disposal, as debris sometimes blows out of the dumpsters and remains unaddressed for extended periods, sometimes months. If the cleanliness and maintenance concerns are addressed, Town Lake would be a much more desirable place to live.

I have enjoyed living here. I am not home very often, so I have not had many chances to use the amenities, but the property is clean and taken care of. I wish we had newer appliances and regular maintenance of apartments such as changing the air filter or light bulbs. Overall, I am satisfied with my experience living here.

Overall the apartment is great for the price and availability. It is on the bus route to UT and close to a grocery store. The apartment complex overall has all the basics for a college student and they also host a number of opportunities to get you out of your apartment. Maintenance is really quick to get out to your building as well. The only thing to take into account is getting out with roommates, especially random ones. If you are a student, you may be placed with people who are not students and are in different places in their lives.

Good for the price you can get. Safe, and most the time it's very quiet. Close to h-b-e, not far away from i35, good if your normal commute is to the south west direction.

Good and affordable place to live. There was one week where I didnt have hot water and that was not fun. However, my other maintance request has been answered quickly. Also my downstairs neighbor pulled out a gun this morning and that was scary.

My experience has been so far so good! If I ever have an issue, it’s always heard and resolved. I honestly can’t imagine living anywhere else at this point in my life!

Love it here! The staff are super nice and the maintenance staff are always prompt and super helpful! Very nice apartment for a super affordable price

Affordable and great central location. I wish the pool was in working order but otherwise it’s a good spot to be at especially if you work or have class downtown.

people working in the front office are very helpful and attentive to my needs. I called multiple times with questions and they had an answer for each one of them.

My experience living in this apartment has been fantastic. The move-in process was seamless, and the management team has been incredibly helpful and responsive. The apartment itself is spacious, modern, and well-maintained, with all appliances and fixtures in perfect working order. The building amenities, including the gym and pool, are always clean and accessible, making it easy to enjoy my free time. The community is friendly and respectful, with quiet neighbors and a welcoming atmosphere. The location is also ideal, with plenty of shops, restaurants, and parks nearby, as well as convenient access to public transportation. Overall, I couldn’t be happier and would highly recommend this apartment to anyone!

It has been okay. I live with nice other ladies; we all respect each other and live well together. The apartments gates haven't been working for a while and are open 24 hours a day, which isn't safe.

overall it is ok, i feel like the management and communication can be a lot better than it is. as well as the maintenance. it’s taken multiple attempts to get connected with whoever i need to get a hold of.

I like the place nice and quiet atmosphere. If only the gates and swimming pool can be fixed, also do quick response on maintenance issues when they are reported.

It's been good so far. The rangers come quickly if anything is wrong, the only thing is appliances like ovens and dryer/washer need to be taken care of more often. They are not the greatest.

People in the office are very nice to help me on application. They are very patient on answering questions i have, and kindly provide me solutions.

The 30 fee is very unforgiving, if there are any glitches or issues the fees just keep stacking up, from your very first payment attempt before you even get to move in. Highly suggest anyone paying skip online pay and auto pay just do a physical money order.

The value and location is what sold me. The communication when it comes to maintenance request or any request one might have regarding amenities or rent has room for improvement

I just moved in but I’ve had a pleasant experience so far. Maintenance has taken care of a wasp nest I needed removed. The office staff are pretty nice as well. I just hope they redo the pool area or clean it up

I mean I've lived here for 2 years, like having my own place. The roomates I have are amazing and they are fun to hang out with even outside of school.

Very Safe and overall a convenient when it comes to bus stops. There have only been a few issues with maintance taking a while to come fix our stove but other than that i don’t mind it

The appliances here are dated and cannot be further used. The day we came in, we did not get a clean patio. We have raised request for changing a lot of things, the fridge didnt have rack, the lock was broken of the patio door, the blinds are coming off, the cabinets in the kitchen are damp because they are old and have moisture, and havent been refurbished, it looks like they simply overlooked all the important things before we moved in here. We got the apartment in a very bad condition and there is roach infestation. So I would not recommend anyone this place to live.

Town Lake is a great community for everyone. Location is convenient for buying groceries,easy access to Lady Bird Lake,bus stops to any direction, and a bank within walking distance. Office is available 7 days a week, with a great staff. Maintenance and security on the premmis.Two 24 hour fitness centers and a great pool area for chilling. I've been living here 4 years, and renewed my lease for 2025.

I have no complaints other than some maintenance issues, but other than that it is a great place and the staff are very friendly ! The neighbors are nice and the atmosphere is always super calm and relax

It’s been a really 2-star few days since move-in day. Our unit’s AC has been out and has not gone below 82-84°, among other things. I’m really hoping it improves. I also don’t think it’s right that we had to pay a full month of rent only for the six days out of August that we’ve actually been living here, only to have to pay another full month of rent of September on the first. I don’t know if I speak for other people, particularly college kids who live here, but I’m having an EXTREMELY difficult time coming up with that type of money.

My 4x4 apartment is spacious and perfect for me. I love my roommates and the area is vibrant and convenient. It’s a great place to call home!

There is good location, an abundance of stores around the area, right next to the lake, so the views are nice and the bus stop is right out front if you catch the bus.

It has been pleasant living here. Most of the staff members are nice and attentive. However, during move out and move in season, they focus on that first, so when I was having an issue in my apartment, especially for the AC it wasn't resolved as fast, so I've had to handle the heat for a couple of days.

Very professional and clean, some, the manager really cares about the residents and the property. The manager also took time out of her busy schedule and helped me with my application. My walk through was perfect answered all my questions and explained the mail box and gate process. It’s nice to know a lot of stuff is done on the phone. The property is beautiful can’t wait to move in and enjoy the gym and pool

Good rent prices, love my roomates, and the staff is super friendly and approachable!! However, when I was here the pool was probably open once (I've lived here for almost 2 yrs) but I don't really care since it doesn't even go 4ft deep

The customer service was very nice , every time I called it felt like they really cared. They even called me to check up on me and my application. Overall the vibe is just super warm and friendly kinda like family.

It’s been amazing so far! The office has been very attentive and helpful and the residents around are so nice and welcoming. The basketball court is my favorite.

They said the swimming pool was going to get finished, but this never happened. Also had some issues at the beginning of my contract but it got fixed in an acceptable time frame.

Super friendly staff. Just signed a lease and I’ve had nothing but great experiences so far. I heard about the apartments from a friend and am excited about living here.

The move in process was really easy the maintance staff is great. Close to many things. Shuttle nearby. Not very safe area though. My car was broken into this last year and back of 4th building does not have any security or locks . So it easy to get into the complex.

Wish they would upkeep the area more and get more help to resolve maintenance requests in a timely manner. But for now it’s an affordable place to live.

Awesome place to live. There's a dollar general near by and also an HEB so even if you don't have a car going grocer shopping is manageable. There's also a bus that can take you to UT

Value for price is pretty good and it seems as though after what I am sure is years the pool is being worked on . Though my biggest and only real gripe is the pedestrian gates as there is 2 that lead to the mail area near building 1 and they both don't work and the app itself will just not work sometimes too for the doors it does typically work for

The location is very convenient. It is close to the downtown Austin area, as well as, shuttles for the UT campus. The apartments themselves are not bad and do have amenities such as a washer, dryer, and microwave.

Honestly, I don’t really feel like I want to stay here for another year. I feel that my experience here has felt underwhelming. The rat problem was never taken care of. I was never told that we would have a new roommate recently. The fact that I had to do all the cleaning when I moved in still makes me mad because it should have already been done before move in. My roommate always has his wife and her kid here cooking and sleeping on the couch all the time! One of my roommates lost his key to the apartment and leaves our front door unsecured. He refuses to get a new one because a replacement key cost too much. I just do not feel like my issues with the rodents in the walls and my apartment as a whole are being taken seriously. Ever since I moved into this place, I have had trouble breathing normally and my health is only getting worse the longer I stay here. The only good thing about this place is the cost to live here.

My car has been broken into with my window shattered and my trunk completely open. That same day, 5 other cars had their windows shattered. There are no cameras around the property and the main office refuses to help in any way. One of my roommates has gotten her car broken into 4 times with no help from the property manager & another roommate has gotten her car broken into twice. The gate works 25% of the time and honestly does nothing to deter people as there are other way s to access the property. Besides that, you get what you pay for and a plus is that maintenance is very timely.

Town Lakes has been super responsive and helpful in coordinating housing for this summer. I am excited about the amenities and affordable cost!

The staff is so helpful, nice and respectful as well as the roommates. I love how everyone communicates with each other while also getting to know each other. Love the outside area and the amenities that have to offer.

This place is a DUMP!!!! The roaches should be paying rent here! Management is a joke and the bug man is useless! DO NOT rent from this place, you will totally regret it!
