Property Ratings at Town Square at Mark Center
Shoddy interior and terrible maintenance. It feels like they pulled contractors from the bottom of the bargain bin. This place isn't even close to worth the rent they charge. Avoid if at all possible.
Pay too much for a shabby townhouse that’s falling apart. Not to mention the gym is broken into almost every night by kids who play ball all hours of the night. Sleep is an understatement. Do yourself a favor and look elsewhere.
Where should I start. We have lived here for over 5 years and it progressively got worse. Anything I write please go ahead and check for yourself, by googling or if you decide to visit. Its a gated community but the gates are always broken. Do not pay for that premium, there has been a murder, car break ins and a home invasion on the property. They have a policy where they charge you for trash, Its an amenity but it doesnt feel like one. Instead you have dirty trash benches and rotting trash in the hallways everyday. Just see for yourself on the tour. If they tell you that its limited to times of week and day, again just take a walk and look in them. You can always check the ring app and see rats and racoons wondering the hallways. Make sure you do your math. Forget the fact they charge a much higher rate than other apartments in the area they add on a lot of fees. From trash which you can not opt out of even when they raise the rate mid lease. Parking, amenities etc. with two cars expect to pay at least $200 more a month. The property has had a face lift but dont let that fool you, its old and so are its "bones" We have had at least one leak or flood annually If you have a dog, its a great community with other dog owners. Make sure you look at the dog park and see if you can live with the cat litter they use in it. Just ask to see it and walk in. You will understand. Again everything I listed is easy for you to verify. Use this review as a checklist. If you still want to move here you can maybe have some sway with all this knowledge to get an appropriate rate. If I could start by rating this place with 0 stars I would, I cannot in good conscience recommend this place to even my worst enemy.This place is an absolute dump!! The management does not AT ALL care about their community residents. The gates are constantly broken allowing tons of crime into what they advertise 'a safe gated property' BS! there is nothing safe or comforting about living here. I did not receive my security deposit back because the previous renters ruined the carpet and now are making me pay it!!! I HATE THIS PROPERTY SO MUCH!!!!!!!! So here we go with all the notes I took from the 1 year I lived here. Let me start by saying this is not the place you want to live!!!! So I started this note/journal after a few sketchy things began happening & raised to property management. So first; when I moved in I was told there was a domestic violent assaulter living within the community & the community wasn't the one to tell me!! They don't do anything to ensure safety. They promise a safe premise (they have gates) but the gates are constantly breaking down & being left open, people use the exit as an entrance & once someone didn't see me & almost hit me head on SMFH. I moved here because it was 10 minutes from Pentagon city where I'd be needing to work, however due to COVID I remained a WFH employee. And as December 2021 creeped around, our neighbors were robbed at gun point with their children in the home, and a car of theirs was stolen. The community took days to address this publicly meanwhile it was all over the neighborhood RING APP!! Let's not forget that the power goes in and out constantly & do not except fast internet, I have the latest router & fastest internet speed & it never reaches top speeds (EVER!) and it crashes all the time!!! So between the safety, power & internet issues then we had another neighbor whose car was broken into right in front of our home, then the best one which has still not been addressed by the community a third neighbor was raided by the FBI/SWAT team for drug possession. This community makes a lot of promises to keep their residents safe but they aren't doing any background check when screening their applicants. I would not recommend living here at all it's a total dump!
Profiteering at the expense of the cast outs, Town Square raises rents to see which residents will float the higher bill and which will be priced out, forced to flee for some other abode. The price they offer new tenants is not this surged rent that kicked out the old tenant, but returns to the same fair price that enticed the last victim. What they could do, is maintain fair rents, and try and not place monetary profit above their own inhabitants. They provide a home but no protection. And!! They put a limiter on their feedback textbox to less than a paragraph
Worst apartment I’ve ever lived in by far. Packages are stolen frequently, the gates are always broken, the fire alarms break often too leaving residents stranded in cold, maintenance is slow to respond if at all, and trash services simply yeet the trash off of balconies and leave a mess every time they attempt to do their job. No cameras in property despite the fact there was a murder (who stalked the victim in the complex despite not being a resident), an armed robbery, and frequent damage to cars and packages stolen. When we moved in there was even a hole in a door, shower was broke, fridge broke and they never fixed despite multiple inquiries, etc. just an overall terrible place to live.
From the gates that are broken 90% of the time, to the valet trash which selectively chooses which garbage to pick up, and which to leave on the side of the road for me to find on my morning dog walks, I have never been infuriated by a community more. The absolute incompetence and lack of any menagerial skills from the leasing team is unparalelled to anything I have ever witnessed before. However, these are not the only reasons for leaving. As a woman and a mother, I have chosen a gated community for my family, thinking it would provide us with safety and a peace of mind. Unfortunately, I chose to ignore the fact a person was murdered in cold blood on the sidewalk, thinking it was a one-off, and that security must have been tightened since that happened. In the almost 12 months we have lived here, someone hit my car in the parking lot, our packages were stolen, my emails wondering about the possibility of video surveillance were left on read. Oh, and a woman was robbed at gunpoint less than a month ago. Not to mention the countless fire drills we have been subjected to by the faulty fire alarm system, and the complete lack of communication afterwards. This community is irredeemable.
Leasing an apartment at Town Square at Mark Center has to be one of the worst experiences I've had to date. Every month, it seemed like there was a new problem my partner and I had discovered with the apartment we stayed in. When we put in maintenance requests (including emergency ones), it would take up to a month for them to be responded to. On top of that, when maintenance would "fix" a problem, a new problem would arise; one of which was a flood in the apartment. If that's not enough, they will definitely try to schedule an inspection of the apartment after you've moved out in order to keep as much of the security deposit as possible. Long story short, don't move into the Town Square at Mark Center. Your hard earned money is better spent elsewhere.
I love living here! The office staff and manager are amazing. When ever you have an issue, no matter what it is they are on top of it with a smile. ?? The maintenance crew are great! One thing I love is the valet trash pick up. Everything is wonderful here. Move here! You won’t be disappointed.
This place used to be great and the management was well organized and well mannered and I used to recommend it to all my friends. However after they changed the manager and the leasing team everything went downhill and they are horrible and do not get anything done as before. I have lived here for four years and changed the apartment three times for a different size as the family needed. They have a rule that states you can pay for (Easy move )and that will cover all the paint, carpet cleaning, etc needed for the apartment and then they return your original deposit. The first two times I moved, Paid what was required. We had no issues and that was with the previous management who were really helpful and knowledgeable and punctual. For my last move I paid the management (Easy move fee) to cover everything needed for the apartment and they were suppose to return $250 to me which was the original deposit. However, I didn’t receive anything from them and when I called the one of the leasing team staff who I paid the money too she claimed that she thought I paid that amount only to clean the carpet not for the wall paint, so she used the original deposit to paint the wall, which is ridiculous. When I called the manager, he said he will check with her. But of course this a corrupt management so he called me back and said I own them $19 more dollars because the painting take more time and was costly. This is ridiculous and ripoff. They are awful and he didn’t treat me with decent manners. They lie to you and change their policy according to their needs. Stay away from them, they might make you pay way more. So it’s a lose lose situation with them .
I lived here 2016-2017. First, for pet owners, I want to warn you of the numerous AC and heating issues I had, as well as the fact that the grounds have glass all over the places you walk your dog. I would not live here ever again, particularly with pets, in addition to it being over-priced on rent alone plus all the added fees for parking and trash. When I first moved in, I had no hot water upon move-in. I moved in during August, and I called to fix the AC about 2 weeks after moving in. The temperature was quickly getting up to 80 degrees and the complex refused to put me in a hotel as per their lease agreement to find other lodging when the apartment is uninhabitable. The complex even fought me on reimbursing me for rent that night. The apartment manager argued with me telling me my dog could live in 80 degree weather. I called on the AC not working an additional 3 times that week. I called 6 times in total through October. There were numerous times maintenance ignored my emergency request even though it was getting too hot for my pet. Also, I was told I could switch the thermostat from heat to AC as needed, but turns out I couldn't until maintenance came. I also called 1 time in December since the heater was throwing cold air; I woke up to the apartment temperature at 68, even though the thermostat was set to 70. Maintenance told tell me there was no issue. This showed the heating system failing after months of the AC failing too. I had to call maintenance two more times due to the heat not working up to the temperature it was set at. Additional problems included knats coming out of the drain, the door to my balcony frequently sticking even though they said it would be fixed, not all the outlets in the apartment working, office staff that ignores any current resident's phone calls and entrance to the office requesting assistance. Town Square tried to fine me for boxes sitting outside my door while I was in the process of moving in because they weren't broken down. Even though the carpet was stained when I moved in, they told me I had to pay to replace it. Never forget they legally have to replace the carpet every couple of years, so the only way I got this reduced was by making sure it was pro-rated. I have cleaned every apartment I lived in upon move-out with no issue except this place. They were doing this to collect any maintenance fees they could come up with. Without a doubt, this is the worst place I have lived and is so OVER-PRICED.
1/2: To begin, I am a young adult in my 30's who is a full time working healthcare professional and full-time doctoral student. I have been a tenant here since January 2017 and I am anxiously waiting for my lease to end. I absolutely DO NOT recommend living in this complex. The management is absolutely terrible and do not care about their residents. They WILL nickel and dime you to death and you do not have any privacy. They will bombard you with "maintenance projects" and enter your home anytime they feel like it (yes, they even write that into the lease). The walls and ceilings are paper thin.. and the neighbors aren't always on the friendly or courteous side. Imagine writing your thesis/dissertation and all you hear is stomping, banging, and loud music echoing in your entire apartment. I have had so many issues from the very moment we moved into our "newly remodeled" apartment. On the day we arrived for move in, we were not greeted and took over 30-45 mins before someone acknowledged us standing there. We were not given the proper paperwork or information regarding our new home. We had no idea how to access the gate, we were not given the opportunity for a walkthrough. Upon moving in, the apartment had not been cleaned and was incredibly dusty and dirty, while much of the floor molding was rotting (which still has not been repaired to this day). I filled out the "walk through" paperwork and submitted it to the office, only to find out that they had lost the forms. We did not have hot water for the first 2-3 weeks, as they had to replace the hot water heater and plumbing. Next came the washer and dryer.. we were promised all new appliances (as we found out, that excludes the washer and dryer) and of course, they are barely running properly as it is. Following that, we had the AC unit completely die and it took 2-3 days in the dead of heat summer to replace.......

I have lived here for about 3 years and I have things that I do and do not like about living here. I live in a 2-bedroom, three-level townhome with a garage and have never had any issues with the leasing office or maintenance personnel. When I first moved in, I was agitated that I had to take my trash to the middle of the community; but just last year, a trash pickup service was implemented so I no longer have to put my trash in the trunk of my car to drive it to the dumpster. I like that we are within walking distance of the Elementary school and shopping. There is also a shuttle for the community I guess takes you to and from metro - I have never used it because of my work hours. It costs a lot to live here but you pay for the convenience to live close to 395 and DC. Also the rent goes up every year. Overall, it' a good place to live - not the best - but good.
They are short in supply for the electronic key cards used to get past the security gates. You will need to make a small detour and enter a security code into a keypad then the gates will open. It's a small inconvenience but none the less, an inconvenience. I received a key card 1.5 months after I moved in. Also, the gates themselves are often broke and remain open. This place is so busy, often times people just follow you into the community when the gate opens. No issue with theft, vandalism, or criminal activity other than people taking up 2 parking spaces or parking so close to your vehicle you have to enter your car using the passenger side. The shopping center across the street is convenient. It has a Subway, McDonalds, STARBUCKS, 2 hair cutting places, bank, dry cleaners, thai restaurant, CVS, Dairy Queen, Verizon store, Noodles and Co, and a Global Foods grocery store.
this apartment complex is good for someone who works nearby. there is also shuttle bus that operates on regular basis during rush hour on business week should you need to use the metro. as far as the complex is concerned they keep it clean and well manicured and has great surroundings most notably the botanical preserve and Dora Kelly natural park that i find very enjoyable.
