Management is a combination of deadly incompetent and absolutely rude. Everything in the apartment is poorly put together and half works. Terrible terrible Internet that rivals management in uselessness. Small, cramped, and filled with bugs. On the plus side my lease is almost up and I'll be able to move.

Please know that we do offer 24/7 maintenance to promptly resolve any emergency issues in your apartment and have a full maintenance staff that lives on-site that can help with any non emergency issues throughout the week. To assist you, we kindly ask that you submit a work order so we can address the concerns you're facing. Regarding the internet, each apartment is provided with 500 Mbps upload and download speeds. While the office itself doesn't handle technical issues, we’re happy to connect you with our internet provider, who offers free support unless the issue is related to user error or non-property equipment, in which case a $75 fee may apply. As for your comment about the space, we ensure that all residents receive a tour of their unit type during the leasing process to familiarize themselves with the layout and size beforehand. Lastly, we offer free pest control services for any unit that requires treatment. If you're experiencing issues, please notify us as soon as possible so we can schedule pest control and provide cleaning recommendations to resolve the situation quickly. I lived in this apartment for almost 3 years and now regret every single one. When I first moved in, the floor was dirty, there was a large crack in the back of the building where ants festered (still there), cracks in the bathtub upstairs, and many stains on the plastic wood flooring. Despite this, we cleaned the apartment and made do. After our initial request to have the tub fixed, it took almost a whole year for maintenance to show up. The only reason they showed up was because I threatened to not renew the lease. They painted over it and sanded it down while we were still in the building making us breathe in the fumes. After a few uses, the tub cracked again because they simply painted over it. Mold was rampant in the building, especially where the tub was because it was also dripping water constantly. There was mold in the sink too. Not only was this a problem, the ceiling was leaking water and took months for maintenance to show up. Other leaks were "fixed" and then when they left I would check and it would still be leaking. This lead me to essentially give up on calling maintenance for the problems that we already wrote in multiple times for. The downstairs toilet would run water constantly unless I manually stuck my hand into the back to reset it. Of course maintenance claimed they fixed it. During an annual inspection, they had the audacity to claim we potentially caused water damage. There was also another instance where they moved and attempted to tow my vehicle when I was busy for a week. Despite this, to their credit, the location of the apartment complex and bus stop is a positive. The internet is fast but also unreliable as there are weeks where it will go down on a daily basis. The front office was really nice and accommodating up until the few days of our lease, when they decided to throw out our belongings before we turned in all our keys and before the lease ended.
My family lived 2 terms here, friendliest staff ever guys, internet is included it with the rent and is pretty steady. Good communication from the office about works on internet, vendors around the property, landscaping always on point and I personally think the pond is beautiful! We had an alligator as a pet for a while???? dog park you can compared it to heaven since is the pet SUPER FRIENDLY. Veggie garden amazing and you can grow your own. Again nice outside spaces.
The staff at Towne Parc told me several months ago that we did not damage the apartment and that we should expect our security deposit soon. It has now been over 4 months since we moved out, and they keep coming up with new reasons that they can't send it until tomorrow, or "soon". I've had to email them 11 times and make a similar number of phone calls, and they keep coming up with excuses about not being able to send it without approval from their parent company. Living here was pretty good, just don't expect them to know how to mail a check after you move out.

Hello Thank you for acknowledging that living at Towne Parc Apartments was "pretty good". As you know it takes a team effort to make your living experience here at Towne Parc pleasurable. Maintenance, Leasing Staff as well as Management. Regarding your security deposit it would be best to reach out directly to the property manager at manager@towneparc.com so that your particular case can be reviewed ASAP. Sometime various things can happen, for example based on your review made in August you moved out 4 months before that. If that is the case that means that you terminated your lease early since all our leases end July 25th. Most places would actually not issue a refund of security deposit and even charge a cancellation fee for early lease termination. However being honest and being our main priority that our residents have a great experience with us during and after they leave, we actually do return security deposits once another tenant takes over the unit. But since there can be many circumstances and policies that can explain delay in this situation such as : policies, USPS, maybe not even having a security deposit to begin with (which we waive with approved co-signer) or even human error I would encourage you to please reach out to the property manager who will ensure that the situation gets cleared out. They claim to be very pet friendly but have refused to improve the rapidly deteriorating dog park. The plank of wood they have there caused our dogs to get splinters, after pleading with them to change it for 2 years they still have yet to do anything. Additionally the rates continue to go up but very little is done to improve the old buildings. Our floor was on an increasing slope which led to the hardwood cracking by the door and the door to get stuck often. We also had a very noticeable crack in our wall and it was also obvious that the humidity remains trapped in the walls; I always wondered what could be growing in there. Our air conditioning system would have continuous problems. Luckily the maintenance guys are quick to fix things. But the management clearly need to begin to listen to the residents and stop making decision they solely think is best. Maybe they should ask the residents why they would like to see in the community as opposed to spending money getting new pool furniture and a new office when the laundry machines are falling apart and barely dry. The only thing that kept us there for a second year was the great office staff, maintenance guys and our great neighbors. The administration ultimately started to deteriorate in quality once Kim left. She was the one who actually listened.

Hello, Thank you for acknowledging our great office staff, maintenance team and our great resident community. As you know it requires a team effort to run a community and its always great to get recognition. Obviously you had some issues that apparently were not addressed. The floor in your apartment was the only one that had laminate flooring (we tried it but currently we are only installing wood vinyl planking), however we tried to have it addressed but since it involved moving all furniture out and construction work you agreed not to get this done at the time. Once you left this floor was replaced. As far as the dog park this past year was renovated and there are plans to even make it better in the near future. Sometimes our wish list defers from our needs and even those are executed after all options are discussed and sometimes that creates certain delays while improvements take place. Regarding your A/C there are numerous factors that can cause an A/C to fail but I'm glad our maintenance team was "quick to fix" things when problems came up. Our Laundry Facility was also just recently upgraded to new machines, credit card operated as well as the previously existing sitting areas, TV and WIFI. Laundry Machines are not property of Towne Parc apartments but because we listen to residents issues we immediately started negotiations with Laundry equipment company to get them replaced. Lastly we at Towne Parc apartments have an open door policy in which our offices are open 7 days a week, management lives on site and also is available Monday - Friday from 9am-6pm. Kim (when she worked here) or The Property Manager or any of the Towne Parc staff are ready to help, addressing any concerns that our residents bring up to our attention. Thanks again for your input. My husband and I moved into a two bedroom unit at Towne Parc in 2011. The complex includes several amenities and has a friendly neighborhood feel. We have two small dogs and have connected with other neighbors at the dog park. The apartments have a functional layout and include patio or deck space. Although the buildings are older, we have had no major problems with our unit and the maintenance team has been both friendly and responsive. One of the aspects that initially attracted us to the property was the responsiveness of the property managers and front office staff, this excellent customer service has continued throughout the years we have lived here. Overall, Towne Parc Apartments has been a great place to live.

Towne Parc apartments isn't just some buildings. They are a family of well put together people. They are always willing to help and accommodate to our needs. The apartment complex is very green and vacation like. Such a beautiful landscape and nicely paved roads and painted buildings. There are many bonuses to this apartment complex aside from its looks. There are basketball courts, handball/racket bal, tennis courts, a garden and monthly pizza parties by the pool. And they are very pet friendly having a nice dog park and no monthly fee. I would advice thus apartment complex for anybody looking to move into the Gainesville area. Very well locates but just outside of the chaos by nice open fields .

Towne Parc is definitely the best apartment complex I have lived. It's one of the few places in town with no carpet (with the exception of the bedrooms), new machines for laundry, dryer and dishwasher and the internet works great. This is also the only apartments that was very clean when I moved in. They always send maintenance to clean after someone moves out, and they did a great job.The complex also has a great dog parc, pool and a 24 hour gym that I love. In addition, the Towne Parc is beautiful and the neighbors are very respectful. Finally, the location is excellent with 3 bus routes right in front of the complex. It usually takes me only 10 minutes to get to the University of Florida. My only complain is that services request for fixing anything in your apartment takes quite a while. But overall, I give it a 5/5!

I have lived in Towne Parc Apartments, for almost three years, now. I have loved this area, ever since I moved in. It's a very quiet, and friendly location. There are restaurants, and shopping centers, all around the area. I don't have to travel too far, for anything. I love being outside, so I enjoy chillin' by the pool, occasionally. Every first Friday, the leasing agents buy pizza, for the residents. There is always free coffee, every day. I love the area, and I can't think of anything that would have to be changed.
