Property Ratings at Towne Plaza
Worst management people I have ever encountered. The apartments are falling apart. The A/C units are as old as the building. But the MANAGEMENT is rude and unhelpful
facilities are run down and poorly kept, there is never any parking, constant break-ins, and maintenance never actually shows up.

Our property is wonderfully located within 5 minutes to Greenway Plaza and 7 mintes to the Galleria. Parking is first come, first served, and guests must park along the street or in spots outside of the gates. There are not constant breakins, and you may check the crime statistics yourself on HPD's website. Our maintenance teams respond to all service requests, and for each ticket that is closed the resident who requested the service is sent an email letting them know.
I won't lie the beginning of my stay here started out smooth. The office seemed to be somewhat helpful. After a few months of being here, the bugs, the mice, the maintenance requests take forever to be completed, the plumbing is always off because of repairs, any time it rains the whole parking lot floods, it smells like sewage everywhere, the gates were always breaking (what's the point in having them if they never work?), and even the staff began to become a bit condescending. I started having trouble with a roommate stealing my belongings and bringing animals into the apartment that weren't allowed and when I went to them for help they just made the entire situation worse, told me I'd have to pay for my roommate's animal violation if she didn't get all her animals out within 3 days, so I had to just move out. Then when my roommate left her dog in the apartment unattended for 3 days (I had already moved out and notified them of this via email & photos) they emailed me and said I'd be charged with animal neglect if the dog wasn't gone by the end of the day! I'm not even there, nor are my belongings in the apartment and they have not been since January 18th and I'm still paying rent just to avoid a broken lease. My rent also was just jacked up $400 and I don't know why but I don't even care anymore I just want out of this lease. I wouldn't even recommend this place to my worst enemy. I'd give 0 stars if I could. Definitely am never coming back to this hell hole. Can't wait to make my last rent payment so I can just be done with this place.

Unfortunately, when residents have roommate situations where they do not get along, they are both responsible for the lease contract. Management does not choose sides when there is a clear lease violation where both parties signed the contract. Suggestion for future leases-opt for a one bedroom with one lease holder.
Mold. Leaks. Mice. Roaches. Broken AC. Water always shut off. And you have to put in multiple work orders and they still ignore it or do the bare minimum. Stay away.

Usually, in these cases, the resident reports the repair issues, and the maintenance request is addressed timely. Pest control is also completed every Monday, if the resident reports the issue to the office.
I have lived here going on 5 years and have found it very pleasant. I love my over-sized walk in closet, fenced in patio, 3 pools, covered parking and tropical landscaping. I am close to all the stores, restaurants and a very large dog park. Recently my refrigerator went out. The engineers tried to fix it but it just would not work so they had a brand new refrigerator installed. When the staff delivered the refrigerator to my apartment they noticed that the refrigerator doors opened the wrong way for my kitchen layout. The door problem was fixed right then and there. I also had a plumbing problem recently fixed with one hour on the weekend! My patio hose bib broke and the water would not shut off. The building staff called a plumber and it was fixed within an hour. The staff here have always worked with any of my apartment issues in a friendly and timely manner.

Thank you so very much for the awesome review! We are so happy you are pleased and hope you will call Towne Plaza home for many, many more years to come!
I lived here for 2.5 years. When I moved from my first unit to another unit I was told by several members of the office team that my pet fee would transfer but not the pet deposit. However, once I moved out completely I get a mystery pet fee (collected but not charged, applied to rent). No one in the office was able to explain this fee, what collected but not charged meant when I showed them the money was taken out of my checking account and lastly when it was applied to my rent (because it never was!). After going back and forth with their poorly trained staff I finally talked to corporate. They told me a new pet fee should have been charged for every unit I lived in (except when I moved due to a damaged roof). Corporate could not explain why their staff was so untrained in their policies that they gave me incorrect information several times regarding the pet fee. Also when I asked if I could see their pet fee transfer policy they could not provide it to me. Only referred to pet agreement when I moved in and it says nothing about transferring to a different unit.

We offer convenience and luxury right inside the heart of Houston! We do not charge pet rent, and welcome dogs up to 100 lbs with proper vaccinations. We are also right across the street from the Danny Jackson Family Bark Park for leisure time with your fur babies! We do charge a non-refundable pet fee for each occupied unit-even when transfers occur as this fee is mandatory. All residents are required to read and sign the pet addendum upon execution of their lease agreements. Recommendations to read and understand all pet documents prior to your move or transfer is highly recommended.
I love this place! it's super homey and the staff are super duper nice.... ( i'm a kid btw, but that just means that i'm more brutally honest about stuff right? ) you should pick this place because they have nice apartments and nice nabors. and they give you a gift bag when you first come now days! i've lived here for almost three years now and i seem to like it more and more. it has a lot of dogs, and its getting more kid friendly! like i've been seeing tons of kids lately! there are cats too just not as many but you can bring yours! plus we partys here sometimes today we are having a raffle for 2 tvs today!!!!!!!!!!!! we also have nice schools here, ib schools i don't really know what is so good about ib but everyone seems to think its a big deal so, yay! and there are other cool things that ill probably think of later but yup! you should live here. and if you think i'm to young to understand finances don't worry mom shows me what i should look for. great prices here. okay bye bye!!!!!!!!!!!!!

Thanks Rachel for your feedback! We appreciate our residents and their families giving us positive vibes. The exemplary schools are important for parents to know BTW because most parents want their children in great schools for the duration of their education. You will definitely have that here!
The water was cutoff almost twice each week. The staff didn't repair the the light and sink after several request. There was a lot of bugs in the apartment and they didn't get it cleaned effectively after several request. I had to work by myself to kill the bugs. They charged a lot after moving out without providing proper invoice and threatened to charge more when we argue with them.

We email all residents to let them know if the water will be turned off prior to the plumbers completing any repairs, and we also let them know when the water will be turned back on as the repair is completed. When residents have a service request, we ask that they place the request in writing via the resident portal, or by filing out a work request form in the office. The resident portal allows residents to pay their rent, and report service requests 24 hours a day, any day of the week. Pest control is offered every Monday morning (at least 3 times a month). Residents may be added to the pest control list per their request and our exterminators treat each unit that has reported an issue. Once a resident moves out of their apartment, we complete a very thorough move out inspection, including pictures documenting all charges. We also offer the move-out checklist to those residents who have turned in their move out notices. This checklist would have been very helpful to you during your move out to avoid any additional charges.
Terrible and Terrible. Looks good from outside but apartments are heavily infested with cockroaches. They dont help you even if you raise continuous service requests.
I have lived at this apartment complex for a number of years now and I have thoroughly enjoyed my experience. The location is really convenient since it is located at the intersection of 59 and 610 and it is really easy to get to jump on either freeway. The landscaping is one of my favorite parts about this complex and the grounds are always kept in great shape. The apartments themselves are spacious and comfortable and they are much cheaper than most of the apartments in the same area of town. This place is quiet and the people are great and I would highly recommend them.
Let me share my experience since last November (about 9 months) with you, please know this before you sign the contract. It all looked great and professional at the beginning, especially with the good staff, which unfortunately got replaced multiple times since I signed the lease, but things got really bad since then. WATER CUTOFFS This is one of the most annoying parts of living here. While I'm writing this review, there is not water right now. They sent an email about 3 days ago for scheduled cut off that was supposed to start at 10:00 am and end at 1:00pm, it's 6:00pm now and the water hasn't come back yet. They actually blamed the city today so I called the city and after checking it turns out the water was cut off upon the management's request. At least once a month there is a water shutdown, some are scheduled others are sudden. Basically every time it rains they have a problem with the boilers and have to cut the water off. They warn you by email which might be a problem if you check it once or twice only a day because they might send the email in the same day of the "scheduled" shutdown. SAFETY - They had a shooting here back in January, one was killed and 2 were injured. - They don't have any cameras REPAIRS One issue they were able to trick me with was the repairs, they used to respond quickly in the first couple of months but now all they have is one guy to do all the repairs. The window screen has been broken for 2 months and they keep saying ok we're gonna repair it and they don't. HYGIENE - There's always a nasty smell outside and I think they have a problem with the sewers or something, when the weather gets warm it's really something. - Roaches are way out of control - If a dog owner doesn't pick up their dog's waste, no one will. OLD BUILDING - The air conditioner for example is really old and loud you'll have to shout in your apartment to talk to someone. - Nothing will be replaced unless it's completely broken - Whenever it rains, the boilers flood and need repair, so the water cuts off THE GOOD - The price is fairly cheap - The staff used to act quickly and get things done, I was really happy and satisfied, but the new staff is not as good. - You can pay online - You can submit "tickets" for repairs online instead of calling or visiting the office - pools are a nice touch - A gym is available and is always clean.

Thank you for your review! Towne Plaza Management prides itself in offering the best in pricing and location for those individuals with location and amenities in mind. We are located less than 5 minutes from Greenway Plaza, 7 minutes from the Galleria and less than 1 mile from the upscale community of West University. We have 3 sparkling pools and we recently upgraded our laundry care facility with brand new SMART machines. These high efficiency washers & dryers use less water and we will very soon have the ability for residents to monitor their machines using an interactive website. We do not charge for covered parking (parking garage or carports) and also offer a 24 hour Fitness Center for our residents.
Nice place! Great prices. Wonderful trees and grounds for the many song birds. We've been here two years and plan to stay a few more before we retire. Everything is super easy with the freeway access (i59, 610, and West Park Toll Road). The management and maintenance team are really great and our neighbors are awesome! Great bang for your buck! Check it out.
I can't say enough about this place. I recently moved in and the process was seamless. Management has been extremely helpful in addressing my worries and answering all of my questions. Maintenance requests are solved almost always within 1 day of submission. I just moved to the big city and was nervous about safety. Nothing to worry about here. All of the residents are extremely friendly and the complex is quiet. The complex is centrally located, roughly 5 minutes from grocery stores, restaurants, shopping, and entertainment. Again, I can't praise the management and maintenance crew enough!
