Property Ratings at Towne Point Apartments
Property is run down and most of staff are inconsiderate and money hungry. I co-signed for my brother who died after living there for two years. The company tried to get me to pay 2 extra months rent even though he was on a month -to-month and deceased. When I fought paying the two extra months they kept his entire security deposit with fake charges to include replacing a carpet that was almost 7 years old and should have been replaced anyway, They actually billed me an additional $100+ and kept the security deposit. This is not a place for anyone who can afford to live elsewhere!
This has been the worst experience of my LIFE ! They do not communicate effectively they rushed me for security deposit and informed me that all my documents were correct and in good standing and at the last moment told me I wasn’t approved. This has been the one of the most stressful experience ever! I contacted them everyday for a month like literally everyday. Asking is there anything else you need or is there anything else I can do to make my process go faster. I was never told that I had to have a job for a year in order to qualify or even informed that I need to have rental property first. They truly have the worst management in Dover. Waste of Time and Money !!! Take it from me towne point is not the place you want to rent.
Every year this place have a new management in the office some of them don't know what they doing they only care about money money don't even care about the property I will update more...
I just gladly renewed my 4 year lease. My first year at townpointe apartments wasn't the best experience due to occurring situations that left me feeling unsafe. Once we got a new property manager, things improved tremendously. Cameras were installed, we got new windows, new washers and dryers, new landscaping, and more. The most important thing is I feel safe. I love that rules are enforced. I loved that the property manager creates events that brings the community together. The incentives are nice because its demonstrates appreciation. I also wanted to mention that maintenance is great. Whenever I reported a work order, maintenance resolved it within a couple days if not the same day. I'm satisfied with my living space and community with townpointe apartments.
The apartments are old and ran down. Even the " upgraded" ones are a joke. Cracks in the ceiling, leaky pipes and windows. Security cameras are not there for your safety but for the benefit of the property managers parking spot. Maintenance is a joke! He will enter your apartment to start the repair; will not finish the repair. Glad I moved out of there! Several spiders and bugs I think it's due to the cracks in the walls. No, they will not send an exterminator. The caulking in the bathroom looks like a 5 year old did it. Don't waste your time or money! Please don't fall on hard times the whole world will know about it. The property manager LOVES to stick colorful late notices on your door for the passerby to see. My neighbors was posted on facebook. Don't waste your money!!

We strive to provide our residents with the perfect solution to having a nice comfortable apartment at a reasonable price without upgrading so many amenities that would exceed their budget. We continually make improvements throughout the property. Last year we remodeled all of the laundry rooms and installed brand new equipment. Currently, we are working our way through each building replacing the windows and shopping for a new playground. We offer 24 hour, on-site maintenance service and we address all issues reported to the office. We have a bi-monthly extermination service should an unwanted problem arise. In financial hardships, our goal is to communicate and help residents stay on track. The only reason we would post a notice on the door would be as a courtesy in a last attempt to avoid court action or eviction if the resident has ignored their rental payments. I am sorry that your experience was not happy. I would have been happy to have had the opportunity to resolve whatever issue you were upset about and make sure your home was a positive environment for you.
I've been here for about half a year now and I am looking to move. My dog has never had a flea problem until I moved to this place. The people here are unsafe to live around. The living conditions are unclean and you are given a dirty apartment when you move in. Just recently someone was killed in the neighborhood. I am also convinced that the property manager and maintenance go into their residents home when they're not home. I am on the first floor and can hear whenever my upstair neighbor talks, snores, walks, and every activity you can think of. The building is so old and run down that it sounds like my neighbor is coming through the ceiling. PLEASE DO NOT WASTE YOUR TIME AND MONEY INTO THIS PLACE! UNSAFE AND DIRTY!

I can assure you, Mid-Atlantic Realty provides 48 hours notice to enter any apartment unless there is an emergency requiring immediate attention as designated by the Delaware Tenant Landlord Code.
I am writing this review to thank the staff at Towne Point Apartments. I recently had a maintenance issue with my bathroom tiles. The maintenance guys came out to look at it and explained what needed to be done and it was more work than expected. I was told it would have to be scheduled and I waited until my scheduled time. When the work was completed it was very professional and even better than it was when I moved in. The maintenance guys did a great job and even asked me a few days later if everything was to my liking and if any issues came up. I expressed that I was very satisfied with the job. I had also recently been laid off and that affected my ability to pay my rent on time. I have been in constant communication with the property manager who has been very understanding of my situation. She explained the process and time frame involved so that I had a very clear understanding of what was required of me and the help she could provide. This to me is great customer service. I was not judged because of my employment status but rather given options to help me. I want to say thank you to the staff at Towne Point from the property manager to the maintenance staff. People often write reviews when they have a bad experience but sometimes never tell you the full story so that you can make the best decisions. I chose to write this review to share a good experience. The bottom line is if you are upfront with people, they will be upfront with you and if you get a good experience then share that as well.
DON'T RENT HERE! BEWARE! They will ask you for a deposit of $100 right up front and they will charge it as fast as they can. However, after you have payed they will tell you need to get "rental insurance" and they will "suggest" some Insurance companies. Very suspicious. They never tell you this until is too late, so they already got your $100 in case you don't like it. I asked for my deposit to be returned and I am still waiting. Dishonest and misleading management.

I can't answer for someone else and possibly you misunderstood what was said. I am the current property manager, working with the management company since 1995. Mid-Atlantic Realty is a professional management company that has been in business since 1973. They thrive having consistent policies and procedures in place assuring an understanding and positive rapport with their customers. I personally let all prospective residents know before they apply or at application time that we require they procure renter's insurance. It's an inexpensive peace of mind, being only a little over $100 for an entire year. We suggest one or two insurance companies that are familiar with our properties, making the process easier for applicants. But we also let you know you are free to use whoever you choose and that possibly the insurance carrier you have for your vehicle would have a multi policy discount. We ASK if you want us to hold an apartment that you put a minimum partial deposit of $100. It holds the apartment for you while we process your application. We let you know verbally as well as with a signed application and supplement that you have 5 days to cancel and still have the $100 returned. Once you are approved you would pay the balance of your deposit and sign your lease making moving day go smoothly where you would only need to pay your first month's rent and sign for your keys on move in day. I'm sorry you feel the way you do, but hope this brings some clarification for you, too.

I'm sorry that you had a bad experience. $100 deposit is only taken from those individuals whom wish to secure an apartment. Since availability is extremely limited most don't want to lose out on the apartment of their choice. Since it is community living we do strongly suggest that everyone obtain renters insurance to protect there own belongings but it is not mandatory. Renters insurance can normally be obtained for around $150.00 a year which is less then a cup a coffee a day to protect your belongings. We will be more then happy to look into your deposit return if you would like to contact the office and provide your name since that is never our normal business practice. Thank you
