This place is completely is awful. My apartment is now infested with roaches. First of all the apartment is built so poorly, there is holes cracks and gaps everywhere and now the roaches are crawling out of every crack there is. My rent has increased over $200 monthly and I was on a fixed rent and the leasing office has no explanation.

Good Evening, We are truly sorry that you are having a bad experience here at Loring Heights. We provide pest control, but you must call before Tuesday to get on the list for the week. This property is of age, but we continue to fix all issues that are reported to the office. Your rent did not increase it was the water and sewer bill rate that has been increased per Atlanta watershed. We do understand the concern but this is an uncontrollable expense that we incurred also. You are more than welcome to call the Atlanta Water Shed and voice your concerns as we have, but at this time we have no control over that part of billing. As a former resident, I am now writing a bad review because my boyfriend still lives there and I have had problems before with management due to their lack of willingness to help and poor attitude, but my boyfriend still lives there and is about to move after 3years because management is the absolute worse.

Wouldn’t recommend here unless you want to live in mold that is continuing to grow due to a leak that no one will fix or if you want water to squirt out of the vinyl of your flooring. Doesn’t matter if you’ve emailed, called, and put in multiple maintenance requests even though there’s a whole statement in their lease about mold….

Thank you for the review as we cannot control all water leaks in each apartment home. We address them as they come to our attention. We have been working diligently on all emergency work order as they are reported to the office. We are slightly delayed due to HVAC issues. However we did come by your home on Tuesday and address the issues in your home. The property manager will stop by your home on Tuesday due to the holiday to follow up on work performed.
Please for your safety and peace of mind find some place else. The complex is nasty, rodents everywhere and my unit is current infested with roaches. My rent somehow increases every month and no one can tell me why. The staff is rude and maintenance is a joke ha! you have to place unforseen inquiries in months because they will literally take months to assist your concerns. Property management shift and its been downhill ever since. I feel like this entire complex should be shut down, you cant have friends over without them getting booted by the way, they will have a parking pass and still be booted. I pay way too much to be disrespected by unprofessional and insulted by maintenance as if its my fault they're apartment is falling apart. Why am i paying all this money when my needs cannot be met! I will sleep with a calm mind and be in peace when my lease is up.
The Atlantic Loring Heights have so much to offer when it comes to an apartment community. First, lets talk about location, incredible you are so close to Midtown and Atlantic Station! I love that the property is so well kept and clean, you can see that the onsite staff really cares about it. I really like the pool area in the summer, its super fun. The apartments are amazing! Granite countertops, tile backsplashes, stainless steel appliances, bar areas are just some of the fantastic features inside the homes. I would highly recommend this apartment community to anyone looking for a quality apartment. :)

The worst apartment I've ever had the misfortune to rent. I had numerous problems including A/C repair over a dozen times, two continual water leaks, and a rat problem that lasted over two months. Very unprofessional management and poor customer service. The management company changed three times in the year and a half that I lived here and there was never any improvement. They are unresponsive, rude and service is a complete scam. Please save yourself the grief and headaches and avoid this place at all costs. I should have believed the bad reviews and never moved in.

these apartments are terrible & i’m glad i moved out quickly. management doesn’t care about anyone or anything. the higher ups (corporate) also are just as rude. the apartment i lived in had missing hardware after being “newly renovated”, applicants broke often, ROACHES all over the place, loud neighbors, parking was a mess, etc. don’t live here if you have standards.

The only positive about this complex is the great location. Management is horrible, only respectful staff member they have is Harrison who is new. They are very rude and unprofessional. They do not care about you at all. From the beginning of the process they lost my deposit and thought I never paid it. Maintenance is a joke. They walk about playing loud music as they clean up parking lot and when they come in to do maintenance in your apartment. My closet bar fell and broke and I had to pick out my clothes off the floor for months until maintenance finally came to fix it. When you call and complain they say we are experiencing high volumes of work orders as to they are working on more important ones first and to be patient. My one only bathroom could not flush and I waited days to be fixed until I told them I have guest coming for the holidays. Maintenance fixed it with a paper clip for it then to break again!! There was a six car break in in one night recently. Did I mention homeless people are found roaming everyday in the dumpsters. You will see each month a deputy Marshal putting people out and their whole apartment in the parking lot for days. Parking is a joke. I can’t have friends stay for a few hours at night or let alone spend the night or they will get towed. There are only literally a handful of visitor parking spots for over 100 apartment units. Why do I pay so much in rent and can’t have friends over?? My last draw was when my apartment was infested with roaches and pest control was not working to resolve the issue. Every night I killed over 10 roaches. They stated for me to be placed in a new unit I would have to sign a whole new lease with new higher price and new year long lease agreement. When moving out I was charged a utility bill for previous month ok that’s normal but to then have been moved out for a month and you charge me again for another month utility???? They said every month you pay two months prior??? Upon moving out, I was also charged a carpet cleaning fee stating they needed to get the urine out from my pet to then charging me a carpet replacement fee when I paid my $350 pet fee and monthly pet fee??? Spent 3 years as a resident there and was treated horribly upon move out.

Let me start of by apologizing that you left the property feeling upset and unhappy, this is never our desire. We always want you to enjoy your stay with us from the tie you move in to the time you move out. In our industry there are times when maintenance may get behind, this is just something that happens. We do our absolute best to always stay caught up, but when we do get behind it just takes time to get caught up. With the parking there really is no room to add any additional parking. Our concern is for ensuring that we have parking for our residents first, and then for visitors. We are in the process of rolling out a new tow service as well as botting service that we feel will be a great asset tot he property. If you were charged for urine cleaning in the carpet this would be a normal charge. The pet fee and pet rent are paid to authorize your pet to reside in the apartment. These are not pre payments of any expected damages. Thank you again for your feedback and I hope you will consider our property for any future housing needs you may have.
I'm not going to waste my time to review such a poorly managed property. Place is a joke, save yourself the headache and time by not looking at this place. Property managers are beyond incompetent and are no help whatserver. Moved into an apartment that wasn't ready with holes in the walls and still waiting in work orders to completed from the end of may.

I rented a 2x2 unit on the ground floor facing the parking lot and it was a nightmare. We looked at a lot of different properties but landed here because the price at the time was so great. We had nothing but negative experiences from the beginning. First off, we had an appointment to view a 2x2 unit prior to signing our lease and when we showed up, management told us there were no available units to tour. This was after my roommate and I both took the day off work for the tour. We were eventually able to view a unit that was not ready to be toured, a few hours later. We ended up signing the lease (again, we felt the price was too good to pass up)and moved in a few weeks later. Upon moving in the place started falling apart around us... AC broke 3 times (took them more than 24hrs to fix), Master shower tiling was broken at the time of move in, management "fixed" it by applying some calking. This of course did not work and water leaked into the wall for weeks before seeping into the master bedroom. Dishwasher broke 4 times causing flooding, Toilet was not properly fastened to the floor and came loose multiple times, garbage disposal broke 3 times (causing sink to backup and kitchen to flood), the unit directly above us flooded twice (due to a dishwasher leak that went unaddressed by management) leading to water coming through our ceiling and causing extensive water damage. Management's solution to the water damage was spray paint, both times. I feel bad for whoever lives in this unit now since there is almost certainly mold in the ceiling and walls. We paid for pest control monthly but it was a total waste of money. I know living in GA comes with a certain amount of bugs, but we had roaches in our unit almost on a daily basis. (We kept a VERY clean home, and a number of other tenants expressed they were experiencing the same problem.) Pool was almost always dirty. The first 6ish months, the staff was awesome, but they became very obviously annoyed with all the issues we were experiencing in our unit and made us feel like it was our fault. Their friendliness and professionalism went right our the window and cursed at my roommate on multiple occasions. Finally, upon move out, we were hit with multiple hidden fees and they kept our deposit, though we returned the unit in better condition that we revived it. Renters beware.
This place does not even deserve a one star rating. My boyfriend and I just moved into our apartment and it was nothing like the model they showed us. The microwave they recently installed is tilted and a screw came out while shutting the door for the first time. The door is not sealed properly so we have to spray every day for bugs. The model showed a fan in the bedroom and other lighting that is not in our apartment. The doors are not as nice as in the model, they are cheap. You can hear right through the walls. While in my living room, I can hear my neighbors talking. There is exposed piping still visible. They just sawed off the old pipes and just left them. In the room where the water heater sits there is a huge hole in the drywall. So now I have to worry about mice and rats coming in. The whole place is not up to code, but they think it is. I would suggest everyone to run away from this place. It is beyond awful!!!

Place is a joke, please avoid this place unless you want to live an apartment that is not up to code. Property managers lie and show you a nice show unit but the unit you get will be in complete disarray.

Seriously if I could I would give this place no stars. First off the management is horrific. They just sit in the leasing office and dont do anything and everyone has a horrible attitude in the office. I submitted three service requests through the office and not one was put down. It took them 3 months to actually fix my dishwasher and when they did they installed it horribly with it basically falling out of the spot. They say they are renovated which is a crock. The fixtures are bad, carpets are worse, sliding doors dont lock, and the cabinets are just painted over poorly with bubbles everywhere. The worst is the parking. They dont have enough spots and even so the spots are poorly drawn out with some not even big enough. The worst part is they will call Parkatlanta on you even as a resident for no reason. Honestly avoid this place at all costs. The rent is so not worth what you actually get. You can find a better apartment nearby( like i did) for either the same or a little cheaper.

When I called, I talked to Simone, she quoted me prices and said that if I waited later in the month to move in it would cost more. When I said I would keep that in mind she said "Okay, bye bye" and hung up! It was so unprofessional! I was calling to view the apartment and she didn't even give me the opportunity to. If this is how they run their front office then I can't imagine what it's like living there.

Staff is very unprofessional as well as leasing office doing their job. Many issues in apartment not getting resolved.
This is the worst place I have ever lived. I moved in March 17th and my AC want out the very next day. It took till the very end of June before I had an AC unit that didn't keep going out. They tell you about a 160.00 a month cable and Internet fee but they fail to tell you that it's always going to be more, I paid 160 the first month and since then it's been 198.00. The smell of weed is almost a constant thing everytime you walk outside. The grounds are trashy and unkept. The parking is always bad, never enough spots. Before anyone moves in I would love to sit down and have a chat about all the wrongs of this complex.
The location is great, close to Atlantic Station and downtown. The apt itself is ok the cabinets weren't put in well and the floors are uneven. The space for the stove is way bigger than the actual stove. The laundry machines were placed in haphazardly. The finishes are cheap but what can you really expect for the price. This is my 3rd year here and the most recent management company is trying to make some positive changes but they have not been notifying the residents about Crimea however and maintenance takes forever to come and doesn't fix the problem if they show up at all. The parking sucks and everyone's car gets hit at one point or another. The spaces need to be widened or assigned by apt. There are several loud flamboyant male residents that are always fighting in the parking lot and while it's nothing serious it's so annoying! Overall it's an ok place to live but I'm ready to move when my lease is up.
I have lived here for about 2 years. It is convenient to everything. Atlantic Station and Peachtree Road is walking distance. Restaurants and shopping are right around the corner. My apartment has high ceilings and the layout is nice. I have the sun room options. It provides extra space. The management and maintenance staff try their best to keep up with requests made. The only downfall is the TRAIN that blows it horn at all hours of the day and night. You get used to it, but it takes a while. Overall I would live here just for the price in Midtown and the location.
Management here could care less about meeting the needs of the residents, or keeping their word. They tell you what you want to hear then don't answer your phone call for weeks until the work or request is actually taken care of. They have a terrible attitude, I've seen phones thrown, eye rolls, staff ignoring guests or giving attitude. They are very unprofessional and condescending in this office. Also, the regional manager won't return phone calls and the corporate office won't talk to you until you've talked to the regional manager. There are cockroaches every where...huge ones. Park in the parking lot and your car will get dinged...multiple times, there's trash every where. This is by far the worst apartment I've lived in...all due to staff.
I have had an average experience living at this complex. For the location, you can't beat the price. It is a short walk to the shops and restaurants in Atlantic Station. Apartments are equipped with a washer and dryer which is also a plus. The negatives- parking and management. Parking spaces are extremely tight and hard to maneuver. The pool did not open until almost July. The past 3 weeks the bathroom there has had a broken light. It is very dirty to the point of being unusable. The grounds aren't the cleanest but like I said, good value for the area!
Pros: It's a quiet community No crime issues in the 2 years since living there Best rates for 1 & 2 bedrooms in the midtown area Cons: Horrible maintenance team Management changes a lot The homeless are always going through the dumpsters (day/night) No parking lot lights at night There is a $25 fee to pay for rent online The biggest problem I've had is maintenance not showing up. When I had a leak in my kitchen or when I waited an entire week after putting in multiple maintenance reports for my washer & dryer not working.
I spent 5 years as a leasing agent and property Accountant so id say I know a thing or two about how a property should be run and TOWNVIEW STATION is a well oiled machine. Here is why I love TVS: 1) Pre-Move in- they were kind, friendly and accommodating. I'm a second year accounting professional so I keep a tight budget. I needed a nice place for a "good" price. That's pretty much what I told them when i walked through the door. Most agents in an apartment complex like TVS (meaning, a complex in such a ritzy location) snarl at budgets but not them. They found me an amazing, pre renovated unit within my budget. The property manager is also very hands on, and for me, that's a big deal. I can be somewhat of a pest but they were very patient with me. Lastly, signing the lease was a breeze since it's done electronically. 2) Move in time- knowing that my apartment was unrenovated I was slightly nervous to see what I was getting. High and behold, I came into an aprtment with stainless steel appliances, brand new carpet and the place was spotless. The property manager, after going back to turn in my move in form, told me that he couldn't let me move into an apartment that was "half done" regardless of it being unrenovated. The staff won me over for going above and beyond. 3) My unit- I have a 550 sq ft unit. There is an island (Yes, a freakin' island) in my open kitchen/living space and it looks amazing. My kitchen cabinets are black, which compliment my stainless steel w/black trim appliances. My kitchen floors are wood, My living room is cozy and is provided with plenty of light from the sliding glass doors which lead to my balcony with a storage closet (awesome since I am working with a tight space). Then there is my bedroom- very nice size- my queen size bed and side stand fit fine with cartwheel room to spare. The bathroom is A nice size w/plenty counter space. My WALK-IN closet is in the bathroom where my stackable washer and dryer stands (which comes in every unit). No more shared laundry facility for me! The only bad part of my unit is that the floor in my bath tub makes a creaking sound when i move around. Small price to pay. All of the fixtures are modern, also. Awesome lighting the kitchen, bedroom n bathroom. 4) Grounds- clean, quiet, and we have courtesy officers (not like we need them n this amazing neighborhood).
