The northwest Augusta suburb of Montclair sits midway between Fort Gordon and the Savannah River alongside Interstate 20. This classic Georgian suburb provides a quiet setting for Augusta residents looking to put down roots just outside the city center.
Montclair’s location makes it a convenient choice among Augusta suburbs. Washington Road holds just about any type of cuisine one could want. There’s even a bowling alley just minutes from the heart of the neighborhood. Montclair’s proximity to Fort Gordon means it’s popular among basemen and military families, and there are both single-family houses and mid-rise apartments to choose from.

Property Ratings at Traditions at Augusta Apartment Homes
This apartment home complex was quite frankly the worst possible experience I could have had as a first time apartment lessee. I moved into the complex in August of 2022. My refrigerator being broken and unusable for almost the first month of living in the apartment, without previous knowledge when I moved into the apartment, additionally, management had told me that it would be fixed within a week, and that I would be receiving some form of compensation, which not only was not fulfilled, but also ended up taking about a month to be fixed. Disgusting carpet upon moving in, with piles of dead leaves and multiple dead bugs in the apartment, including a cockroach, and multiple odd brown stains upon the carpet. Multiple power outlet sockets that were not in use simply being painted over with dripping paint Disgusting back porch with various amounts of dead bugs, dust and leaves, with an extremely rusty, and sharp railing, that proved to be a massive risk of obtaining an injury. Many of these could have simply been ignored and passed by in my mind if not for this final thing, I was told that upon my move in, that washers and dryers would be installed into every unit starting in October of 2022, which was understandable that it would take some time, however; I received on, 23 January, an email stating “If you have any questions about the new installation of the washer and dryers please contact the leasing office as we are now taking request if you would like to receive washer and dryers BEFORE your lease expires. We have a limited amount that we so please contact as soon as possible for February and March installations” I entered the leasing office shortly after this email was sent out, around late January, I was informed that I would have a maintenance member review my apartment in 2-4 weeks to check that I had the correct hookups for a washer and dryer, which then shortly after the machines would be installed, and at the date of me writing this review, I never had a maintenance check, nor the machines installed into my unit. To make a long story short, this apartment complex is nothing short of awful, the management staff is awful, and never returned calls that I placed regarding issues that I had with either the apartment itself, or any of the above mentioned problems. I would personally rate this apartment complex a 0/5 stars and would not recommend ANYONE to move in here.

I was contacted about renewing my lease and informed the representative that I would not be renewing. I turned my keys in and signed move out paperwork on 10/01. I called starting 11/01 asking for my deposit I was told Sheila wasn’t in and she had to sign off on it. I received a letter from Morgan properties on 11/30 saying I didn’t move out until 11/01, which was incorrect because Becky confirmed she found my paperwork saying I moved out on 10/01. I called the office on 12/01 and was told that I didn’t give a notice and that’s why I was charged Octobers rent. Living here has been a nightmare and I’ve still paid my rent on time. I’ve been without water on numerous occasions, the tub upstairs leaked in my apartment, I’ve walked outside to sewage on my front porch and then my apartment flooded. Trash is always around the compactor and the cats are taking over.Pool never was working I lived here for 3 years and the gym was never operational . I have videos and pictures to support my claim.

I absolutely cannot recommend you rent here if you value any sort of communication. I have FOUR different phone numbers for this complex, none of which anyone answers the phone. I’m fully aware that right now it is Labor Day but it’s not exclusive to today. The office is never open, they don’t take care of maintenance issues that were reported 2+ times and the water is off for nearly 24 hours at least once a month. I get it, stuff happens. But once a month for 3 months in a row? Come on. Not to mention we didn’t sign a renewal lease, the rates went up and we’re leaving the absolute dumpster fire of a complex and they’re charging us still when we have less than 10 days remaining. Makes sense I guess. Also they raised the rent 3 times while we were already in a lease agreement. Our lease was supposed to be up at the end of the month (because we signed in October, so it would be up at the beginning of the next October) and it’s up mid September. Steer far away. Do not ever rent here. No matter how many times they change their name, 3722 Walton Way Ext is NOT worth it. The convenience of the location isn’t worth the absolute dog water service.

We strive for 100% satisfaction and we regret to find out that this was not the case. We appreciate you bringing this experience to our attention. Can you please call me at 706-860-4874 so we can work towards a resolution? We look forward to hearing from you.
Very inconsiderate and unprofessional individuals working there. They will over charge you and impose fees on you when you leave or decide not to renew the 1 year lease. My husband's vehicle got broke into twice , my bicycle was stolen from my front door.i went and bought another one and left it on the balcony. The balcony is on the second floor and it was removed. Wish I could give them zero.Worst place that I have lived.

DON'T LIVE THERE! AVOID GETTING STRESSED!!!! We've lived there for 2 years. The apartment was old and we knew that before moving. The playground was totally destroyed (real hazard), the gym you could get tetanus if you try using it and the pool is always closed. When we decided to move from there my wife talked to the leasing office and took them almost 2 months to make a document formalizing it. But we had to go after them almost everyday. So we paid the fees normally and we scheduled a day for doing the walk-through. NOBODY went there to do it on the scheduled day/time and we were about to leave by the next day. We called the leasing office and as ALWAYS nobody answered. So we started walking and found one guy from maintenance and he called the leasing office girl (a private number) and she said "she forgot and about it and he could do". He did but he was no prepared and he did not give us any documentation. The next day we left the keys on mail box and moved to PA. So far has been more than 40 days and they STILL DON'T ANSWER THE PHONE and DON'T SOLVE THE PROBLEM! I want my money back and the proper documentation. It's not a favor! If you read until here and want an advice again, DON'T LIVE THERE! AVOID GETTING STRESSED!!!!

Hello, Thank you for taking the time to give us this feedback. We are truly sorry that you experienced this and would like to assure you this is not the norm or nor or standard customer service, I will look into this matter. There were difficulties nationwide with the Covid Pandemic that resulted in our amenities being closed, which was the perfect time to dismantle the playground for replacement. Please email at augustaleasing@morganproperties.com with your forwarding address so guarantee we do in fact have your correct address. Or you can also call the leasing office as we do have staff onsite from 9AM to 6PM, (706)860.4874. Thank You!
Living in Traditions of Augusta has been a life changing experience. I could never go back to the old ways of renting. Being here and having an office that actually cares about its renters is so rare. They helped tremendously with the move in and i will forever be grateful for that. Maintenance is always on time with different issues and not letting it become a problem for residents.1 - 2 days max on work orders and thats on a bad day. One of the best experiences I have had renting. Come check them out
