Property Ratings at Trails at City Park
I do not recommend to move here.. cars are broken into often and the staff in the leasing office are rude.. the roaches are bad and the gate is always broke and we have no security. Definitely moving soon. Dont make my mistake of living here.
The best apartment tour I ever had! Me and my husband was so impressed we filled our application out right after the tour. We were displaced due to the storm and the whole staff was pleasant and made our transition easier. We also received a welcome gift ?? Any issue you may have the front office responses in a timely manner to address the issue. Communication is excellent. Easy to use mobile app for paying your rent, community discussion, request of services, and messaging the staff.I also love the monthly events the apartments does for the residents. The staff does a great job with keeping the community clean and landscaping.
I’ve lived here going on 6 years and we absolutely love it. If we could give the maintenance guys 10 stars we would! They’re always so attentive and make sure we are taken care of. I really appreciate how informative and helpful the office staff were during the winter storm. They communicated with all the tenants and even passed out McDonalds! Wow. We will be renewing once again. Thanks to you all for making this place so enjoyable.

These apartments are horrible we got new landlords in May. And these apartments been going down heel every since. They ruined, they don’t send out any notice saying things has changed. They communicate is horrible. They even have a big dumpster taking over 5 parking spot that residents can pack at. It’s been there since June. And if you call in a work order it takes them almost a week to come fix it. I will not be resigning my lease here. I miss the old landlords they had everything together and was organized.
This community is quiet and clean. The apartments are nice and spacious. The leasing office and property manager makes sure you are okay everyday and they are the sweetest people I’ve come across. I can see myself renewing my lease because it is quiet and the community is so friendly. I highly recommend these apartments if you want to live in a spacious, drama free, friendly, and quiet environment. It’s also pet friendly. My pup loves the grass fields and the peaceful walks we can take everyday!??

Office management has been terrible since I moved in 7 months ago and getting worse. There are robberies/break-ins happening on the property and residents are not being notified. The apartments are roach infested! No matter how may times pest control comes, the roaches still come. I have neighbors that have left trash on their front porch for weeks and months at a time. Management should walk the property everyday to catch these things. Hence, why the roaches remain. For the past two months, birds have been building nests and leaving dropping EVERYWHERE! I am unable to sit on my balcony due to birds swarming all over the place. My guest are also terrified. The buildings are disgusted with bird poop and no one has come to power wash the building after several complaints. Management is very unprofessional, unethical, and rude.
I am a current resident, the service I've received has been bottom of the barrel. For the past 6 months I have not had use of my second bedroom nor my entry closet, this is do to damages I received during Hurricane Harvey. Water damage cause mold, the carpet in second bedroom and entry closet was never replaced nor was the sheet rock . I've sent numerous maintenance request and had a walk through with the MANAGER but to date 3/15/18 the repairs have not been done.

I am a quality type of person, so when I searched for an apartment I looked long and hard and finally decided on Landmark at city park. It was quiet, great location, and the ladies in the office were very nice but who isn't when it comes to money. One of my main things when looking for an apartment are the reviews on the environment, community, and pest. No review said anything about roaches otherwise I would have looked the other way. Prior to moving in there was 1 roach, I went to the office and they had my apartment treated. Meanwhile I was out of town for 2 weeks and had not even moved my belongings in. After about a month I finally started to get my apartment together because there were no signs of critters. As soon as I did that there was another one. I literally get physically sick at the thought of a roach! The office was good about "treating" my apartment a second time within a month of renting. Please let me say I did not bring roaches with me, all of my furniture is brand new, all of my clothes come from the cleaners, and I haven't even cooked a meal in the kitchen. On to my next point, I notice the apartment had a very bad paint job, paint on the floor, paint on door knobs, and the patches from the previous holes in the wall are very noticeable and annoying. Me being one not to complain the number of issues are just too much too soon. To add icing on the cake it rained one day and I notice my 2nd bedroom closet has some kind of damage and the roof began to leak and there is mold in the closet that I did not notice, because we didn't even do a walk thru of the apartment, and they never gave me a apartment conditions form until like my fourth email to the property manager regarding the damages pre existing to my move in. It's been about 3 weeks since my last pest control treatment and I was just greeted by 2 little roaches in my kitchen, not to mention I emailed the property manager almost a week ago regarding the leaking roof with no response. I guess they have gotten tired of me complaining about things that should not be an issue when you pay the amount of rent that is being paid. If you need space and can deal with roaches, garbage trucks collecting trash at 3 in the morning, and property manager neglecting your concerns, great neighbors, and the smell of sewage no matter how many plugins you have then this place friends will be excellent for you. As far as me I just can't do it.
Only been here a month nice space and very spacious but I came expecting luxury but I just been receiving average apartment services here! I don't know if my apartment was rushed but the paint job was sloppy. I've been dealing with a smoke issues here. Not sure if it was a heavy smoker here before me or just seaping in from nieghbors. I have asthma. They offered a new apartment but I feel safer at the location I'm at. And I really feel like the problem should be rectified since they're going to fix it up for the next tenant. I can't afford movers again because of all of the cash dished out of candles, plug ins, cleaning soulutions, washing powder for all my clothes, sheets and pillows being soiled with smoke continuously and air freshners trying to get the place smelling cleaner. I did receive an air purifier from the office a few weeks ago which helps out but hasn't rectified the problem but added to my light bill. Office has been helpful when they get a chance and not busy still waiting for more assistance on the matter.. . Consider viewing the place before moving in the actual apartment you would be leasing.
My husband and I were looking for a temporary lease while construction on our house completed. We searched for quite some time before stumbling upon this gem. Location couldn't be better, as the complex is two exits away from Pearland and about 10-15 minutes away from the medical center. The community grounds are clean and well maintained. Apartments are large and roomy with great balconies! Onsite gym and pool are great, along with a car wash station. Food trucks are on the property about once a month and the property staff hold great community events (that residents actually attend)! A true and honest since of community, neighbors seem to have been living here for some time. The office staff are exceptionally nice and very efficient. Maintenance here hasn't been a problem, but the staff seem always readily available and friendly.

Landmark at City park is a nice apartment area. The rooms are big and spacious and they're good for having guests come over! I live with a roommate in a 2 bed/2 bath apartment on the 2nd floor. Honestly it's nice. My master bedroom has the bathroom inside with 2 closets. I fit a full size bed, 1 dresser, 1 full size futon couch/bed as well as a corner desk and 2 smaller drawers in my room. I'm still able to navigate around my room even though it may seem cramped. The management itself could be better. They are very unfriendly at times especially with money. When I had difficulty with money because of my roommate they were not willing to be helpful in anyway instead they had the "it's all on you" behavior. It was very uncomforting. I got robbed in the galleria in 2015 and my purse was taken. My apartment key and gate card were in my purse and when I told the office they responded with "you got that stolen too? It's going to be $15 for a new key and card." and I explicitly explained that "I had a gun pointed at me. Is there anything I shouldn't have done other than give them my bag? So I definitely did not just get something stolen from me because I had a gun pointed to my head." They finally gave me a new gate card, mail box key and relocked my doors and gave me a new key without charge. That situation was definitely not something I "simply had stolen." I don't usually see the police going around to check the entire apartment facility. I do know there is one that lives on the site but I've never seen them patrol the entire area, just a small section of the apartment complexes that are said to have alot of noise complaints. Overall, it's a nice place to live in. Only downer, again, is that the office managers could learn to be a little nicer and know how to show empathy to their residence.
I moved in with my best friend in these apartments after having a HORRIBLE experience in an apartment on the SW side of Houston. My commute to work in the Medical Center was 2 hours most days in the afternoon and approx. 1 hour in the morning back then. Now that I stay here it takes me about 15 minutes to actually get to my desk and start working. THATS INSANE for Houston. Shopping, movies, library, ...and more shopping, is literally 2 exits down on 288. The floor plans are very spacious. The rooms are enormous and the bathrooms have garden style tubs (my favorite). We have a patio where we currently grow our own produce and a large and spacious kitchen with nice updated appliances. There is an onsite area to wash your car and vacuum it. The pool and fitness center are both connected to leasing office and the entire community seems to be filled with friendly and quite neighbors. The leasing agents seem to know each resident. Our lease is up soon and I intend to renew to a one bedroom (I love my best friend but a lady needs her privacy). Moving into these apartments changed my whole outlook on Houston.
The 2 br/2 bath w/ a study is very spacious. Both bedrooms are large. The master fits a King bed with 2 night stands. Might be a tad bit tight with a dresser. The bathroom in the master had double sinks and a spa tub. Also provides a storage cabinet over the toilet. The second bedroom is also spacious as a roommate deal, guest bedroom or a good size for twin beds (kids). It fits a queen bed and dresser fine. 1 night stand. The second bath provides a single sink with spa tub and a storage cabinet over the toilet. The dining room can fit a round table that seats 6 comfortable or a small rectangular table. The study is pretty small, a small desk would fit and maybe a very small book shelf. The living room is very large. If you have bulky furniture it will fit with no problem what so ever. The kitchen isn't that big. No more than 2 people at a time and that's pushing it. Its open so if you're having guest over you're not cut off from enjoying them. You are provided washer and dryer connections so if you have them great! No laundry area provided by the complex. Although they do provide a workout room and pool for your use. All in all the complex is nice but can be a bit noisy from other tenants in the parking lot (music, loud talking etc) and kids. There's lots of kids. The walls are a bit thin. So if you don't mind your neighbors noise, you'll be ok. There's plenty of parking but some days there seems to be more cars appearing out of nowhere. You also have the option to purchase a reserved parking spot. At one point there had been some break-ins but lately I hadn't heard of any and the mgmt is really good about keeping the residents informed and apt maintainence is pretty good at handling concerns in a timely manner.
I moved in 1.5 years ago from the midwest. Prior to then, I read the reviews, the were terrible (everything from bad management to excessive break-ins, to no parking options after a certain time in the evening). I decided to sign a lease because I fell in love with the apt. layout and amenities. 1.5 years later, I see the transition and strides that were made: new management that is outstanding, police presence throughout the day, apt. watch committee, and enforcing actions on all concerns tenants voice. With rent increasing yearly on all apts in the area every year, i am prideful to also say that Landmark is the most reasonable of them all!
The staff is extremely unprofessional and unorganized! I have been living here for less than a month and I've been experiencing problems since the moment I moved in. If you want to experience unprofessionalism from inadequate staff, this is the ideal place for you.
Great place to live at, clean, and family friendly too.
