Property Ratings at Trails at Short Pump Apartments
This is a good place for a first apartment or if you are on a tight budget and want to live in short pump. The area is nice. The apartments are average. Appliances in my apt were outdated though and everything looks patched up. It is like those videos you see where landlords just paint over dead bugs as a way of fixing things rather than doing a thorough job. The pool is closed 50% of the time and the leasing agents constantly blame the tenants for any issues there and take away pool rights like we are children getting punished. The leasing agents are disorganized, rude, and honestly don’t seem to know what they are doing at times. They blame any issue on the “new management changeover.” No accountability. As long as there were no maintenance issues or issues with bills and we didn’t have to talk to them, it was peaceful enough living there.
Within the first two weeks we’ve suffered a lack of AC (in the middle of July), wasps building a nest on the patio, and a roach infestation. The rapid onset of these problems leads me to believe they were ongoing concerns that management has chosen to ignore. Property management does nothing to remedy these issues, just quick remedies to get you to shut up. There is absolutely no communication from the property owners on when these repairs will take place and even when they’re done, the AC breaks the next day if it even got fixed at all, the roaches come back, the “pest guy was here but he must have missed you” etc. Short Pump is a great area but this complex is a disaster, do yourself a favor and choose somewhere else. I certainly wish I did.

I have been living here for 5 years and just because my office and daycare was close, i continued to live through the misery. It went through multiple management changes and each one toped the others in how bad they could be and the way they ran the community. Lousy maintenance , no control/power given to leasing folks, things have never been replaced, all you get a quick fix and then back to what it was. The latest one is trying to make it shiny from outside but no changes done in interiors. So, please love leaking's, 1960 appliances, no heater working in sub temp, etc... Also, don't look at this community if you are seeking some flexibility in your lease extension and terms when you are moving out or be ready to pay more than what you will pay for a Newyork high rise.

I have been living here for almost 2 years and getting maintenance to come fix things is the worst. It takes two weeks or more to get things fixed. I’ve called 5 times and they haven’t come to fix things.

I am living here for last 2 years and this is an excellent community with supportive management and staff. New management headed by Laura is extremely good and take cares of any open issues on priority. Would definitely advise and recommend anyone looking for rental apartment in this community. After 2017 Mid , some changes happened over the management or something and response is very poor and rude. they started charging for most of the stuff and they are increasing the rent upto 500 if you are renewing whereas if you file new application you will less 200 from the original rent itself. And apartment will be well remodelled using the people who are moving out . me and friends -totally 6 houses when Moved out and paid lots of money to them . I was continuing only because of Nate who is very gentle in handling the things.
Have lived here for two years and as a senior citizen (old lady), I couldn't be happier. Good neighbors and superior maintenance. Convenient to everything Short Pump and everything in my comfort zone. Maintenance staff knowledgable and quick to respond even in off hours. Thumbs up!

I lived here for a year and had a good experience.The community is beautiful and the staff are friendly and helpful. The community is older but maintained well for it's age. The price is right for the neighborhood and amenities.

I am living here from past 8 months and its very bad experience. 1) It's old apartment but its not maintained well. (I had lived in older apartments than this but they were maintained well). 2) From the day one, everyday I am having one or the other maintainance request for fixing. 3) If I request for any issue fix/service request, you get the response back after 2 - 3 days :( Interior is badly maintained 1) Most of the sockets, if you pull the plug, socket itself will come-out. 2) All bathrooms: Water will be leaking or showers doesn't work properly. 3) A/C doesn't function properly. Stafff Except Nathan and Laura, all other staff members are rude :(

I lived here a couple of years ago and plan to move back as soon as my current lease is up. I have such great memories from here and loved my apartment. I had a one bedroom and it is the last place that has felt like home. The bedroom was MASSIVE and made my king sized bed look small. I relaxed out on the porch and loved my fireplace. I also had the black kitchen so it looked really luxurious. The location was perfect. I really miss Short Pump and my apartment was right next to everything. I literally can't wait to move back!
