My dog and I love living here. Not only is the office staff amazing and helpful, but the maintenance staff is so quick to respond and fix any issues in my apartment. The amenities are incredible. And the neighborhood is great.

At this point I would not recommended the Trails other than for the good location. It’s expensive for what you get and often amenities are broken. We are unsure if we will renew our lease. Our rundown old apartment we used to live in was sadly better than here.

It's a very nice and safe community. The staff were very helpful in the leasing process, and were very lenient with moving in, even ignoring some fees that I should have paid for messing some things up on my end. Every experience with staff so far has been a great one.

Good facilities but often some perks are not working (bowling alley, movie theatre, golf range, etc.). Management doesn't seem to be in office much.

Overall, the complex has very nice amenedies at a fairly reasonable price. But do note that most of the amenedies are not available after 6pm without a reservation. The maintenance team has been hit or miss on completing service requests well. And finally, the app this property uses runs slow. Besides these problems, the living situation has been quite good, it's just good to know what the problems are too.

Over all a nice facility, but could use some improvement with cleanliness on the outside.
We lived at this apartment complex for two years and originally it was a good experience, but that changed as soon as it was bought by Greystar midway through the lease. After the new management came it was significantly worse experience as a resident. Upon move out, we provided our new forwarding address in an email. We also gave it to the lease office over the phone when they called to confirm our account was closed, and again when I called to check on the status of the return nearly two months after we moved. Now it has been over 2 months since our lease ended, but we still have not received our security deposit. Each time I checked with them on the status, they say they never received our forwarding address, which is simply untrue. I have then given them our address several more times and they say the check will be sent by accounting but they never give us confirmation or indication that this is true. This has happened twice where I follow up to ask for the status again they say they “sent it to accounting” but I have yet to receive anything. I shouldn’t have to continue fighting them to give us what we are owed. Do NOT rent from this company.
SUMMARY: NEW MANAGEMENT HAS SIGNIFICANTLY INCREASED RENT AND INSTITUTED FEES TO USE AMENITIES; THEY WILL NOT RESPOND TO ATTEMPTS TO SPEAK ABOUT CHANGES. This apartment complex was recently taken over by a corporation called Greystar. Since they have become owners, they have implemented a fee of $125 for any use of the indoor clubhouse amenities (lounge area, conference center, golf room, bowling alley, movie theater) after office hours, in addition to a $250 deposit. As their office hours are 9-6 Mon-Fri, 10-5 Sat, and closed on Sundays, this would mean you only have Saturday during the day to use the indoor amenities for free if you have typical work hours. They have also increased rent prices 8-10% for 13-month lease renewals. Tenants have attempted to speak to management about this via the provided phone number and have received no response in over a month. Other issues we have attempted to discuss with them include snow not being cleared until late in the day, recurring maintenance issues within the apartments, and vague wording regarding the conditions under which a security deposit to use the clubhouse would not be returned. I would not recommend moving to this complex as we are unsure what future changes will be made and Greystar has made it clear they will not make themselves available to discuss.
My fiancé and I have lived here for 6 months and honestly we’re pretty disappointed. For starters, extremely expensive compared to other complexes we’ve lived in. The amenities you pay for are almost always closed or broken. The pet fee and deposit are outrageous compared to other complexes. The apartment itself is built so cheaply, floors creak, the walls are extremely thin so you hear pretty much everything your neighbors are doing, when we first moved in things were already broken- closet door, light bulbs out, one of our cabinets wasn’t screwed on correctly and completely fell off, and what kind of luxury apartment doesn’t even have ceiling lights in bedrooms or a medicine cabinet? Maintenance takes forever to come and fix things. And lastly the office is absolutely no help. There’s plenty of apartment complexes in Fort Collins that are better for the money, don’t waste your money or time at this place.

Beware of the rental contract! The McWhinney's have outdone themselves with a lease designed to squeeze a tenant out of as much money as possible! The construction is flimsy at best. You can hear your neighbors very easily! The pool is flooded with people who don't even live there! Don't think about a relaxing evening in the hot tub as inconsiderate parents let their kids use it as a pool. The extra amenities are a nice touch, IF you use them, but are really just window dressing. Besides, the clubhouse is often not open. Not worth the money!!! Seriously, there are better places.

Fort Collins' biggest scam. More expensive than renting a house or townhome in the area and the buildings are cheaply made as noted by other reviewers. Do NOT make a mistake and sign with these people. Do your research and find better properties/deals in the area.
On the weekends I love to walk about four miles, feeling safe where I live. During the week I only drive one mile to work and it's great where businesses are close by to shop.
I moved here about four months ago and found the office staff to be very friendly and helpful since I was moving from the East Coast and could not view the apartment in person. They answered all of my questions in a timely manner. The apartment interiors are nice and very spacious.
1. The apartments themselves are the nicest ones we saw in Fort Collins (Besides Terra Vida which was too far) and we love living in it. 2. Every time you will show up to the clubhouse, it will be closed. I can almost guarantee that. Even though you will pay $350/year to use all of the amenities. It is only open when you are not home. 3. Don't expect relaxing evenings in the hot tub. It will always be filled with unsupervised little kids that may or may not live here. FYI: Children do not belong in hot tubs. 4. No assigned spots so you may not be able to park in front of your apartment. 5. The buildings were built CHEAPLY in terms of the construction. The ceilings/floors are so thin you can hear your neighbor and their kids/dogs running around the apartment and shaking your apartment through the ceiling. 6. Don't worry, the money they saved on the construction of the apartment buildings, they spent on the clubhouse which is never open when you want to use it.
