It’s no wonder why, since it’s wedged between the wildly popular South Congress neighborhood and the elegantly historic Barton Hills. But South Lamar offers a subtle beauty all its own. It is home to top-rated restaurants, terrific shops, and the legendary Broken Spoke, a dance hall where toes have tapped since 1964. This venue has played host to a variety of country music legends when they were just starting out, including George Strait and the Dixie Chicks.
South Lamar sits just across the Colorado River from Downtown Austin, spanning about three square miles. Property Ratings at Tramor at Creek Village
I have lived within the Tramor Properties going on for 2 years now and I can say after living in various apartments throughout Austin, The Tramor at Creek Village is my favorite place to live yet. It is not glorious as far as amenities (it's a small property) but what makes up for that is how efficiently everything works. Parking spots. There is always a readily available parking spot available. This may seem like a small thing, but having visitors or coming home late is nice when you don't have to drive around searching for a spot. Maintenance. I haven't had many issues with my unit, but whenever I used their online request system I always had somewhere there to fix whatever it was within that same day. I was expecting to take 2-3 days, but somehow someone comes knocking on my door to handle the work order. Location. This to me is the perfect location to be near downtown, without the downtown drama/traffic. Theres easy access to get south or north with hwy 360, mopac, and 290 all nearby. The biggest reason I love living here are the actual property managers. They are actually happy people who dont mind helping you with something. Whether it's a question about a unit, late payment, or just small talk...they take the time to keep things easy and simple. Especially during this covid season with many people losing income, the property manager was willing to work with residents to help. They're not trying to nickel and dime you for everything. It's almost as if they want you to stay. Diana is the property manager and she is the prime reason why I feel very comfortable living in one of her units. Definitely worked with me on numerous occasions. Its easy to complain about things when people are upset about something, but it's just as important to make sure good things are said about good people when they help you. Diana and her team have all been a delight. The only negatives about the Tramor creek is the small pool, not hot tub, and there's not laundry connections (there's a laundry room near the office) Also there is a small dog park. I dont have a dog, but if I did, I'm sure its nice to have a small gated dog area to let them sniff grass and whatever else dogs do.
The pictures of this apartment looked very good online, and the staff were courteous and helpful when my roommate and I came for a tour. We were told we couldn't see the exact unit that was available, but the one next door was very similar. It was under construction, but generally looked fine. They also showed us photos of the unit we'd be applying for, which also looked fine. We applied and signed a lease to move in about a month later. I picked up the keys this week and was shocked when I saw our apartment. The Bathrooms: They have all kinds of water damage - peeling paint on the ceiling and walls, BLACK MOLD in the caulking and grout, some rotted wood on the cabinets and baseboard around the toilet, rusted metal, the list goes on. The shower tile had been painted over with some kind of seal, but it was peeling away. I guess they thought hiding the mold would make it go away. There are no bathroom fans. They clarified that none of their apartments have bathroom fans. Some have a window. Some don't. It's no wonder there are so many moisture issues. I asked the apartment if they could provide a dehumidifier for the bathrooms. No yes or no response, only that these apartments are "just built that way". There are water stains and bubbling paint underneath the sinks, as well as some leftover roach bait and a few ROACH DROPPINGS. The musty smell is horrible and permeates the entire apartment. The Kitchen: Fairly new appliances, a new (kind of sloppily executed) tile backsplash, and original 1980 cabinets complete with a large hole in one corner (perfect size for a rat). The rack in the freezer is rusty. The drawers were filthy. What looked like years of accumulated crumbs were shoved back into the corners and sides, not to mention a few dried spots of mystery food. I tried scrubbing them and my paper towel came back in shades of red (tomato sauce?). I don't expect an apartment to be spotless when I move in, but this is unacceptable. The sink handles were extremely loose, but they worked at least. I recommended this place to a friend of mine right after I applied, and I completely regret it. She wasn't allowed to see the actual apartment she'd get before moving in either. After this mess she might look elsewhere. TL;DR - DO NOT sign a lease here.
