Property Ratings at Tramor at Oak Run
I have lived at Oak Run for close to a decade and have enjoyed every bit of it. They have so many different floorplans to choose from (I have lived in 3 different ones myself!) and options for yards. Very close to every major highway, food, downtown, etc. I have loved living in this location and will miss South Austin. We bought a house or we would still be at Oak Run. It is an older property so expect some normal maintenance to need to be done. Maintenance is very prompt and communicative so don't let that deter you. I have never had any trouble with pests or anything like that. They have great amenities and if I wasn't such a shut in I would have used them more. There are 3 pools, a dog park, pickleball court and laundry facilities (if you don't have the hookups). Alright I'm going to wind this down I don't want to be writing a book I just wanted to give my honest feedback of my stay and I'm sure I left things out but the overall takeaway is, Oak Run is lovely and the atmosphere is chill. Can't get much better than that in the heart of a big city. Thank you Jenny for being an amazing property manager and Richy (If I misspelled I'm sorry!) the maintenance manager is top notch. Ya'll have been wonderful and I will truly miss you guys. Thank you again :)
The team at Tramor at Oak Run has shown me nothing but kindness and attentiveness over the last year. I had moved from North Carolina and was nervous about such a big change, but they all were a big help before the move and during my stay here. Every work order I submitted was taken care of quickly and effectively. I had a blast watching the solar eclipse this year at the event they hosted. I would've loved to have stayed in Oak Run longer, but I am moving in with my partner and needed a larger place.
Since moving to Tramor at Run of the Oak in December 2023, I've had a wonderful experience. Erin, Grace, and Mia from the office are all incredibly kind and helpful, making the community feel even more welcoming. The maintenance staff is prompt and friendly, and the complex is very pet-friendly. The apartments are unique, and my loft in particular is filled with natural light, has high ceilings, and even a fireplace that adds to the cozy atmosphere. The grounds are always beautifully kept, with stunning oak trees adding a peaceful touch. The location is perfect, with South Lamar, shopping, and great restaurants just minutes away. It's also an excellent area for walks. A great place to call home!
This apartment complex is so cute and very endearing. It has been my refuge after a long day at work. The trees and trails make it very relaxing and calming. For the most part, it is a noticeably quiet place and very centrally located. It is near lots of groceries and shopping centers as well as easy access to the highway. The apartment management and maintenance staff are friendly, kind, and respectful. They are attentive to your concerns and will promptly respond to your maintenance issues. Go, take a look at them. If you choose to make them your new home, may you enjoy them as much as I did.
When I stumbled upon Tramor at Oak Run, I knew that I was going to live there. When entering the property I was immediately lost, just like your future delivery driver's will be! After locating Erin from the office, I found my first apartment at Oak Run. You really get to walk out your front door and immediately feel like your in nature. The green belt curves throughout the property with multiple pools, a dog park and neighborhood market. My second apartment is definitely worth talking about! After the freeze of 2021, Erin once again saved me. Miraculously, a 1B/1Ba Loft was available and I couldn't have moved in quicker. I could see the ENTIRE city skyline from almost any angle in the apartment!!! Out the front door was a courtyard full of neighbors who became friends and a TON of flowers! If you get the chance to live at this property, trust me, take it!
I stayed at the Tramor Oak Run when I moved to Austin. It is a nice location as it is close to Downtown and several grocery outlets. The leasing and maintenance staff are amazing. Especially, Erin & Grace have always helped me during my stay. It was very sweet of them to share information about the city with me as I was new to Austin. And I always enjoyed a cup of coffee whenever I visited them at the leasing office. :-)
Tramor Oak Run has been my home for 11 years! I highly recommend this place. The office staff, maintenence, pest control, and lawn care team all are very friendly and highly responsive to any concerns. The complex is unique in that it is like coming home to a resort or campground with all the tall beautiful trees. It is extremely dog friendly, which is one of the most important factors for me. The units are not cookie cutter, there are a mix of various types of dwellings including mine (a single bedroom with a very hard to find yard!) There is a dogpark,gym, at least 3 laundry facilities, and ample parking. You can also rent your own parking spot as well. The location is great. There is a convenience store within walking distance. I have never felt unsafe in this complex for any reason. I will miss living here so much, but moving out of town to be closer to family. Thank you, Oak Run! Lolly and I will miss you so much!
We have genuinely loved being residents at Tramor at Oak Run for the past 4 years and would probably stay indefinitely if we weren't buying our first house! The sprawling property feels tucked away, but still very central -- with easy access to both i35 and Mopac. The thing I'll miss the most is all of the trees!! I feel like a kid at camp walking around to the pool(s), pickleball courts, mailboxes, etc. The maintenance and office teams are great and always friendly. These units are a little older, so some things need occasional tune ups, but to me it's part of the charm! We really made this place feel like our own and I'm honestly weirded out by the idea of someone new moving into our unit, lol! Prices are super reasonable for the area. Highly recommend!
We've lived here at Oak Run for the last 4 years and have enjoyed every minute of it. It's in an excellent location near downtown with easy access to some great hangout spots south of the city. It feels like camp with all of the trees and the green belt that runs through the middle of the complex. Adding 5 pickle ball courts last year was also a huge plus. There are definitely signs of age here, but with a little bit of love, you can make these apartments truly feel like home. The only reason we're leaving is because we purchased a home. Had we continued renting, we would have remained here for years to come. 100% recommend to anyone who wants a tranquil escape close to the city.
I have really enjoyed living at Tramor at Oak Run. The front office staff - particularly Erin - have been so responsive and friendly over the 2 years I've leased with them. Additionally, the maintenance crew is quick to respond and respectful of your space. The pool is well maintained along with the property, and the rent price can't be beat for the amount of space you get. I enjoyed my apartment. It was a little older, but the layout was good and the features like the balcony and fireplace made it cozy. I will miss Tramor!
Like most people, I came for the trees, stayed for the community. While the complex is older, I prefer its unique charm and maintenance is ON IT. Front desk staff and maintenance have always been very nice and helpful
Tramor at Oak Run is a great community for apartment living. From the very start of my lease I have enjoyed living here. One major plus about this apartment complex is the dog park. It's absolutely massive! It is also a really easy place to make friends with. Maintenance employees and the leasing office employees have always been responsive as well. The complex has a brand new pickelball court as well! If I were not purchasing a home I would be renewing my lease in a heart beat.
I love my apartment and the Oak Run community! I moved to Austin a year ago for work and I’m so glad that I chose to live here. I was drawn to the charm and unique features that stood out from other apartment complexes. The property is surrounded by trees and has a beautiful greenbelt running through it. My unit gets a lot of natural light and I have a view of the greenbelt from my balcony. The residents are friendly and the South Austin location is quiet and tucked away while also being a short drive from downtown. The staff is amazing and very responsive! Erin has been so kind and helpful, and truly shows care for the community. Moving to a new city can be challenging, yet I am so thankful to live in a place that has a welcoming atmosphere and feels like home.
This place is the best! If you want quiet, comfortable and affordable living then this is for you!
This beautiful wooded property has everything. Three pools, gym, dog park, downtown views, large floor plans and fenced backyards! So close to anywhere you need to head to as well!
I moved into my apartment this past July and have nothing but goods things to say about the apartment complex. All of the staff has been super accommodating, welcoming and just overall kind. I had to move to Austin last minute for a job and the leasing agents held an apartment for me which made the move a less stressful experience. This is my first experience with an apartment where the staff was friendly and helpful, the apartment was clean and looked as good online as it does in person. I would 100% recommend living here:)
It was a pleasure living here the past few years. If I wasn't moving out of Texas I would be renewing my lease. The rent is affordable for the location (being Austin, but also being in between Congress and Lamar). The front desk, especially Erin, were always quick to respond and were very helpful when we needed something. Maintenance was also quick to get out to our apartment if we ever needed them even after hours if there was an emergency. I enjoyed the grounds around our apartment the most. For being off the highway it was very wooded with lots of wildlife. Some cons that can't be helped - you're living across a hospital so there's sirens heard late into the night - there's a train very close by. Just down the road, but it doesn't blow its horn that late. You will hear it crossing though
Let me just be direct: The team at Tramor at Oak Run doesn't just talk the talk--they walk the walk. In my two years at Oak Run, the management sincerely jumped thru hoops to insure my living experience was a pleasant, trouble-free experience. Any problem was addressed and taken seriously; questions were answered promptly; suggestions were appreciated and considered. The guys in maintenance are professionals who know what they are doing. Requests for repairs are handled promptly. I never once had to call after even a couple days wondering if anyone was going to show up. There's not one thing that someone or another on the maintenance staff is not an expert at: from plumbing to carpentry, heating and air-conditioning to electrical. And they are a bunch of nice guys, as well. One of the most impressive things about Oak Run is the fact that they are constantly upgrading facilities. Rather than watching your complex slide into disarray, the complex is constantly being improved. While I was there, a new stylish deck was put up around one of the three pools, and two tennis courts were converted into five--that's right FIVE--pickleball courts. That right there is reason enough to sign a lease at Oak Run. Bottom line, the folks are nice and helpful and the whole complex is attractive and well maintained. Before signing a lease anywhere, I'd drop in and check out Oak Run.
I lived at Tramor at Oak Run for almost 3 years and absolutely loved it! The community is filled with so many kind people and sweet cats to greet you on your walks through the greenbelt that goes through the property. The properties greenery and wonderful neighbors gives the property a feel of an adult summer camp! Maitenance is really responsive on call and orders get done quickly. The front office staff is super helpful and full of sweeties! The leasing office also has a business center in the front office where you can print things (because who owns a printer anymore). The property also has a bunch of different types of layouts that are wonderful for life changes if you need to move into a bigger space with a roommate or a partner- you can always see what floorplans they’ll have available!
Incredible maintenance and front desk staff, SUPER reasonable rent, beautifully renovated apartments, and quiet. It feels like you're going to your favorite summer camp when you drive in, and the inside of the apartments will pleasantly surprise you. I have loved living here for 2 years!
Overall a very quiet, pleasant apartment community. The staff were absolutely fantastic, especially Erin at the front desk But everyone I interacted with was polite and very helpful! The only reason for 4 stars is that my kitchen appliances didn't work great, even after maintenance had looked at them. You also have to plan ahead if you want to do laundry, as the only way to load money on your card is to bring cash to the office while it's open. However, overall I would absolutely recommend this apartment complex. My friends said it felt like I was living in a summer camp with all the trees! Definitely a great community for the location that felt safe and was a reasonable cost for this part of Austin.
I love living here! The property is large and hilly, with several well-maintained swimming pools. Office staff and maintenance guys are friendly and responsive. I asked for a handrail when I first moved in, and within a couple of days maintenance guys had built and painted one, The place has an idiosyncratic, "Old Austin" vibe, and seems to attract interesting, creative people of all ages and backgrounds. I appreciate the architecture and engineering here, which seem to prioritize privacy. If you're looking for a great place to live in the 78704 part of South Austin, check it out!

My wife and I just moved out of Tramor at Oak Run after about 6 years of living there together. We have nothing but good things to say about our experience. The maintainance staff is friendly and helpful, the office is easy to reach and work with, and the units themselves are beautiful and unique. I have had mixed results in the past with larger companies that run multiple apartment complexes, but Tramor seems to genuinely care about providing a good experience for their tenants. The staff knew our name and were friendly any time we contacted them. We moved out of Austin for reasons unrelated, but in the circumstance that we come back we have already talked about moving to another Tramor property.
I've lived here for two years and am only leaving due to life circumstances! This is the second time I've lived at a Tramor property, and it is clear that across the board the management genuinely cares about their tenants. The buildings are a bit on the older side, but many units are renovated. Can't beat the location, and the price is pretty great. Maintenance has always been quick to respond to issues. Will miss this community!
I have lived in the Tramor at Oak Run Apartments since I moved to Austin on Memorial Day of 2007 and not once have I ever regretted living here. While the staff has changed over the fourteen years that I have been here, no matter who was in the office, they have always been friendly, understanding, and accommodating. The complex has a rather incredible variety of floor plans so if you get bored with one you can always move into another one which I have done four different times. You also can’t beat the location. Provided traffic is light, you are literally ten minutes away from downtown, S. Congress, Central Market South, Zilker Park, and just about every entrance to the Barton Creek Greenbelt. The only reason why I am leaving is because my girlfriend and I are moving into together and she owns a house. Otherwise, I wouldn’t be going anywhere. I really can’t recommend living here enough and I am sad to be leaving.
Resided for ~2 years and enjoyed it a lot. The atmosphere is pretty private and relaxed, maybe a little bit of a country club vibe with all the greenery! Management and Maintenance were friendly, courteous, and quick to respond (though rarely needed maintenance). I was also here for the 2021 Freeze and Management/Maintenance handled it well between frequent updates and helping out resident needs. Also, definitely dog friendly with a large shaded private dog park and greenbelt- lots of shade in general, good for walking dogs in the summer. Good location. Would recommend.
I loved this apartment. I enjoy the charm of older complexes, but that of course comes with the complications of older buildings. The office is very receptive and communicative with inquiries and maintenance requests, which I greatly appreciate. The south-central location and amenities and surrounding slopes of hills and nature make this apartment a solid deal for the price. The greenbelt through the middle of the complex is great for dogs. Neighbors keep to themselves but were very sweet and helpful around the time of the snow storm, which I greatly appreciated. I've lived in Austin off and on for about 7 years and while I wouldn't call this complex the lap of luxury, it has a charm that won me over, making it my favorite place to live in the city so far. Only giving it 4/5 stars because the laundry situation is kind of annoying (you need cash to load up a card which you can only do in the main office during business hours), and since you're basically in nature, there are of course bugs. Nothing unmanageable, we are in Texas after all.
My husband and I lived at Tramor at Oak Run for the past two years, and have always been met with respect and friendliness by the staff members. Our dog, Simcoe, was spoiled with having a private backyard IN ADDITION to a dog park (in which we've seen upgrades since moving in)! The location is perfect for foodies and Austin adventurers alike, since there's easy access to 71, South 1st, and South Lamar. The vast amount of trees on the property make it peaceful and reminds me of camping. It's a hidden gem, and I wish I would have found it sooner!! ??
Tramor at Oak Run was everything I was searching for in an apartment, seriously! The location is perfect; only 10 min (without that Austin traffic of course) from downtown, less than 2 min to hop on 290/71, easy access to the airport, and just so much good stuff in very close proximity. The complex itself is spacious and feels more like a Summer Camp than an apartment complex when you're driving through. There's a big Greenbelt running through the middle that gives you access to nature without having to go far. The dog park is huge too, always a lot of pups out there. We had a "townhome" style apartment; on the first floor, no upstairs neighbors, and a decent sized back yard. Many of the units have yards which is a huge plus in Austin. Last thing I'll say is the staff and their responsiveness. I didn't have too many issues (just the typical small things that come up) but when I did the front office staff was friendly and responsive, and the maintenance staff was also friendly and helpful. If you're looking to live near downtown or South Austin, stop by and see why Tramor at Oak Run is the place to be.
My husband and I have lived at Tramor at Oak Run for 2.5 years and have loved it! The staff is very communicative and always willing to help. I never feel like a burden or that I am doing something wrong. The maintenance staff is very responsive even when on-call (speaking from personal experience haha). I live right by the dog park and always see people gathered and have people saying ‘hi’ and introducing themselves. The apartment management also set up easy ways to donate to local communities. Also, Back in late 2019 there was a fire that affected condos and some apartments and the management went above and beyond to get the word out on how to donate and support the individual impacted by the fire. I have loved living here and will truly miss the feeling of home that it brings. Also, I love the way that the apartments are labeled making it easy for Ubers and Doordash! If you chose Tramor at Oak Run you will not regret it!

I have been living in the Tramor at Oak Run location for around 3 years now and I must say it has been the best place I've ever lived. The location is amazing, the units are affordable, and the staff couldn't be more helpful. The community here is second to none and my neighbors are friendly. My biggest gripe is that the community is in high demand and you have to be quick to get the unit you want.
I have lived at Tramor at Oak Run for two years now and it is the absolute best! The maintenance staff is so reliable and they always do such a great job. As well as the girls in the office, they are so great at what they do! :) Also the location is hard to beat! Best complex in ATX! I wouldn't live anywhere else in Austin!
I feel so fortunate to have this complex with a variety of affordable apartments. They have lofts, townhouses, apartments with views. Convenient to lots of shopping and downtown. My unit has a fenced in yard (that my cat and dog appreciate), new appliances, friendly neighbors and is very quiet. There is lots of parking and on-site security. With all the trees, I feel like I am living in Vermont not minutes from downtown Austin. The management and maintenance team are professional, responsive and cheery. The few maintenance issues I had were resolved quickly. I highly recommend this complex.

I love living here. The apartments are in the perfect location. Just a few streets from south Lamar. Everything is very close, even my job downtown. If you are looking for an area that always has something going on and isn’t too crowded like congress and downtown then this area would be great. Our apartments are older but they are so homey and the office staff and maintenance are great. I recommend these apartments to everyone. Hope this review helps you find your perfect apartment!

The office staff are great! The complex is real neat the way it is set up. Delivery drivers and friends that visit hate it though.. My apartment is too hot during the summer. Older complex. Great for walking during the day. Dog park. Two pools. Tennis court. Not so safe feeling at night time depending on where your apartment is in the complex. Parking sucks.
Old but nice. Each unit is different. Nice treed area.
