Please don’t move here unless you know how to fix your own appliances and you have your own water system. My ac has been broken since I moved in but I dealt with it because it was cold when I moved in. 2 weeks ago my AC went all the way out they told be that some one bring me a window unit as the windows don’t open in my apt and there are no fans in the rooms. Walmarie in the office advised me that the outside ac company would be coming to replace the compressor. Fast forward in 3/16 my ac stop working all together maintenance tells me that the manger of the TreeHouse apartment has not approved for the ac compressor to be replaced and they have no window units for my place and that I need to go buy my own fans. Not to mention the plumbing is a nightmare toilet gets backed up at least 2-3 times a month and Maintenace say oh that’s normal. I haven’t been able to take a bath since I moved in due to the peeling paint. I can go on and on. I’m in the process of filing a complaint with the city. Oh and the ppl in the apt office will not answer or respond to your calls but if you drive to the office it’s always one or 2 ladies sitting there eating or chatting it up. My water pressure has been low since I moved in and my water has had an order to it since I moved in and I was advised by the office that this whole area has a water issue. Mind you I did advise that this water is breaking my skin out. Peeling paint on all of the walls and part of the ceiling in the bedrooms look like they are about to cave in.

Our work history indicates the plumbers were in your home last week and fixed all issues with pluming. The AC will be replaced this week, a portable unit was offered and refused, if you have changed your mind, please let us know and we will be happy to bring one over. The bathroom ceiling was coordinated with the vendor and you for Friday, please be patient just a little longer for the contractors to complete with all the requests placed. We appreciate you very much.
Have not fixed my dishwasher or water issue going on three weeks, maintenance came one time, said he will never came back, told leasing office said someone will come, have not came yet..since the end of last year, maintenance and front office is an all time LOW??

Always a plumbing issue. We requested emergency maintenance and they will not fix the problem now for over two weeks. I checked the status and they closed the work order. I placed a new order and still nothing is being done. Do not waste your time moving here. Your car will be broke into all the time. I will not renew the lease here.

Would NOT recommend even my worst enemy to move here. Extremely unprofessional staff, have no care for their residents and completely unsafe. Multiple car break ins, attempted break ins, people being murdered. STAY AWAY.

I looked at these apartments a couple of years ago- what an improvement!! The apartment I just looked at was perfect. The renovations were impressive. The mamangament is also new and I found to be more caring and helpful. I love the location as it is close to anything you would need.

I recently moved here In May the biggest mistake ever. All the drains in my apartment have been backed up from Day one. The kitchen sinks garbage disposal grinds through the night and old food flys up in the air and causes flies and bugs. The bathrooms showers clogs up with this black mucus and stops up. PLEASE PLEASE don’t lease these apartments
Have been here for years not really many issues that were not expected. Currently my ac has not been able to cool my apartment below 80 degrees during the day and most of the night I have sent multiple requests to fix it and the maintenance guy say it working and blamed bad insulation in the roof which I would believe I I havent live here for years and never had this particular issue I even went to the office today and they said they would send someone but no-one came. Not to mention the power bill i am going to have with the ac running all day just to be 82 degrees its rediculous.
The water smells like sewer. It's a roach infested wasteland. I moved in in hopes of saving money but it's not worth it. I'm a current tenant since Feb 27,2019 who is deciding to break my lease and accept the penalty than to stay another month. I brush my teeth with bottled water because of how gross the water smells...
I visited Tree House apartments while out searching for a new place. The renovations are gorgeous and especially for the price. I spoke with Dominique to get more detailed information and pricing. I must say she was very helpful and informative with a great smile which made me feel this will be a great choice for my new place! Thank you Dominique!!
Don’t bother with this place. If I could give it “zero” stars I would. Between the lack of maintenance, the fact that they get back to you about issues 2-3 days later, no amenities (even though the new management says they “are making more livable for you”) and the noise, I’d stay away if I were you. Made the mistake of living here almost two years and it was just because of the proximity to work. So look elsewhere. There are plenty of other properties that are cheaper and newer.

Learn more THIS MONTH POST FOR SEPTEMBER; The water bill came and once again it extremely high; here's the breakdown for 2 people living in the apartment; $95.88 ( water 17.30, sewer 63.58, trash 10.00, pest control 2.00, service fee 3.00). I was informed that there was a water leak on the property and that is why the August bill was so high; they were charging all of us with the water leak; then was in formed that they were going to give us a refund; WELL, the refund was very small, if at all! For the month of September they reduced our bill by $10.00 to $20.00; So looking at my bill it would have been over $100 again; TOO MUCH AGAIN; So was talking with my co-worker who lives in a 1800 sq ft house, (with three adults living there), she showed me her water bill which is much cheaper than mine; the breakdown of her bill, water 12.68, sewer 38.04; I don't understand how her bill is so much cheaper; the total bill was on $164.68, with the other chargers for electric and taxes included; So the next bill is suppose to outsource to another water company; I will let you know how that turns out; Add photos
When it was time to renew my lease the apartment management notified me that the water bill payment would no longer be included; stated that it would be outsource to a third party; I asked how much would that cost, I was informed that it would be between $60 -70 a month; I was told that the company would use a formula to determine the amount and that it would be based on how many people in your household; so I decided to renew my lease ; thinking that the amount of money that I was told would not be that big of a deal; well guess what? my July water bill was $118.67, based on two people living in my household; here's the breakdown of the bill; water $21.85, sewer $81.82 ( why is this triple the amount of the water), trash $10.00, pest control $2.00 ( have not seen anyone), service fee $3.00 ( why do I have to pay this when the office is the one outsourcing the bill); when I went to the office to discuss the bill; I was told that the apartment complex pays the water bill, then outsource the bill to Utility Billing West in Sandy Ut, and if I had any questions about my bill to call the 1800 number; I called the 1800 number; I was told that I used that much water for the month of July and they were trying to tell me how they came to the amount; I listen to the representative; then I asked how my family used that much water and when we were only home about 22 days during the whole month( we were gone to another state for a vacation and then to a funeral) ; silence, that could not be explained; SO BE AWARE THAT THE WATER BILL WILL BE MORE THAN YOU ARE TOLD; and also my other neighbors bills were between $118 to $135 also with only two or three people in the household( my neighbors also went to the office and was told the same lame excuse); now I have to wait out my lease to be free again;
They recently got new management and they are amazing honestly probably some of the best in Jacksonville they’re still renovating but it’s getting done quick. The pools got reopened. I used to come here before the new management and when I was looking to move I was so shocked on how much better it is. The complex is beautiful very shaded. I did have a small problem with bugs but it’s Florida the pest control fixed it the same day. I highly recommend these apartments.

WE LIVED HERE LESS THAN 3 WEEKS, THEY SCREWED US WHEN WE WERE MOVING ACROSS THE COUNTRY AND THEY SCREWED US OUT OF MONEY. They don't deliver there after dark, the leasing office makes you feel like you're bothering them when you go in there. We were promised a river facing apartment that was renovated and when we got there, we were told it wasn't ready for us. We're offered another apartment that was also renovated. RENOVATED IS NOT PAINTING OVER EVERYTHING. I didn't feel safe bathing my kids in the tub because the paint was peeling up. We were told we could get out of our lease and they would refund prorated rent, and all of our deposits, including pet deposit since we didn't even live there long enough for our dog to destroy anything. We got back our two deposits, but didn't get back the overpayment of rent we had paid when we moved in or the prorated rent we were promised. it's a disaster, don't live there! DO NOT EVEN CONSIDER THIS PLACE TO LIVE. TAKE YOUR MONEY AND GO SOMEWHERE ELSE!
First off, I have not been able to talk to upper management. If upper management is interested and willing to remedy what we have had to go through as new residents I would be more than happy to rewrite this review reflecting it. Post Move in: My wife shows up October 5th with me a few hours behind with the truck. She goes into the office and the representative informs her that the unit wont be ready until sometime on the 7th. We are now left 1000 miles away from home with nowhere to live. If we were informed in one of the many times we talked with the representative that it would not be available till the 7th, we would have shown up on the 7th. The representative tells us that they have another unit of the same floor plan that would be ready later that day. Problem is, its not the waterfront we were promised. Its not right next to the pool, fitness center, and dog park. Its across the complex on a first floor with nothing that was promised except the floor plan. We had no option but to accept since we have no where else to go. We were lied to to make the sale, then left with no option but to settle once we found out. In addition, the pool and fitness center that we now need to drive to are out of commission which we were not informed of and they dont mow the dog area. Now for the inside of the apartment: This apartment was just renovated, they said it was all new. They finished the "renovation" in the secondary unit after while we moved in, which was very hard to work around. By the time they were done, most of the closet doors would not open or shut properly, they could not find closet doors that matched each other, you need to get a running start to try to get enough force to get the door open, at least half the outlets dont work properly, the garbage disposal and dishwasher didnt work for 3 days, and the ceiling lights flicker making it feel like a horror movie. On top of that, they did not renovate the apartment, they just painted over everything that was dated. You can tell they just painted over all of the holes from before. They even painted all the way over the cable receptacles so you couldnt screw the coaxial on to get your internet. There is a lot more to this review, but apartments.com said i was 1526 characters over the limit.
:I have been living here for 2 and a half months and couldn't be happier. The apartments are clean and spacious, the complex is quiet and well run, maintenance is efficient, and there is excellent security. Pest control is also excellent. In the 2 and a half months I have been here I have seen a cockroach on 2 occasions, and when I reported it, pest control came out the same day. I love living near the water, and spend most evenings in good weather watching the sun set over the river from the fishing pier. There is shopping nearby, as well as banks, and healthcare. They are very picky about their tenants, doing a criminal background check, as well as the usual credit check, and It shows. All the people I have met have all been friendly, helpful, and considerate. I am a 63 year old woman living alone, and I feel completely comfortable and secure.
We lived here a year and in that time there was no end to the problems. First thing is when we moved in we were placed in front of a beautiful sparkling pool, within a month it was filled with slime and mosquitos. The entire summer we called over and over to get it cleaned because of the rancid smell. A year later, still not open and still an eye soar. Scam artists don't live here!
They do not do repairs. The apartments are bug-ridden. It's mid-June and the pools are still not open... they look like swamps. If you are interested in buying drugs outside your front door, this is the place for you!
They give rewards of tenants go online and write a good review. No restaurant in the area will deliver after sunset. Management are not trustworthy, when I moved in, I had an apartment with a carpet in bad shape. They said if I wanted a new carpet it will be more than $582 a month. I agree to stay with the old and bad shape carpet to pay less a month (582). At the end of the lease they took my deposit saying the carpet was replaced and lied about charging me with cleaning fees when the apartment was returned cleaned. When I demanded my deposit based on what we agreed, they asked with a condescending tone "do you have that in writing? They are thieves
I checked out these apartments and liked them. The apartment is really big and it looks like they are remodeling. I like the area and everybody seemed nice. Still trying to decide.
I just want to be able to save money and move out of my apartments. I thank God and I'm very grateful for a place to stay, but I pray every day that I'm able to move and live somewhere more safe. My current apartments isn't the best! The maintenance, and the condition of the apartment is very poor. Free rent for a year would be more than helpful, that way I'd be able to save money and hopefully buy me a house for me and my son.
They are mold ridden apartments! Have been fighting to get it fixed since a month after we moved in. Looks like they painted over the mold before i moved in. The apt staff is nice but maintenance crew is awful!!!!
Leasing agent doesn't acknowledge anyone who walks in. Great lack of communication between agent and residents unless rent is late or not paid in full.
I love my little apartment the space is amazing better than what most complexes offer and the price is excellent as well. I've been out here in Casa Del Rio for a few years and I've seen some good positive changes but there are a few downfalls that could be handled still as far as request being made about your apartment.
For what you pay the rent is good, I have a 2 bed / 1 1/2 bath for $760 a month. Apartments are not the best, old fixtures, bad carpets, roaches, etc. Water gets turned off pretty frequently but nothing that really sets you back. When every you need help with your apartment, help takes days to get a response and when you do, its usually because you had to call and complain. One nice thing is its under new management and you are able to pay rent online now. Most of the bad people who use to live here are gone, so might be turning around. So if your looking for something cheap and you can handle out dated cabinets and bugs from time to time its really not that bad.
My apartments are in a great location close to downtown and the beaches. The size of the apartment I live in is very huge for the price we have new management now who are making improvements with new floors and kitchens . The Apartments are located by the river with a dock to go fishing we have security and the neighborhood is diverse and quiet. My apartment is located close to schools, banks and shopping.
